There is also a strong demand for land in its own right, even when it cannot be built on Land is a precious commodity in our tiny island and, as last month’s successful fields auction clearly demonstrated, there is no shortage of buyers out there who are keen to own a little green piece of Guernsey.

was about £4,500 per vergee. It stayed there for about two or three years then it jumped to about £6,500, then £8,500 and then onto £10,000 and the average price now is about £12,000 per vergee.’

Altogether a dozen small patches of land were lined up under auctioneer Nick Renny’s hammer. Four of them exchanged hands before the bidding started and the others were snapped up during the auction itself.

The auctioneer is careful to emphasise the word ‘average’ because, quite unlike the local housing market, where homes of a similar size fall within a fairly narrow price band, the price of a piece of land of any given size can fluctuate dramatically depending on location and other factors.

According to Renny there is a number of reasons why island residents wish to own a field and in most cases it is because people want to make good use of it themselves, whether for their horses, for a smallholding or for allotments. But whatever the reason, the auctioneer is clear from the outset that a piece of land zoned as agricultural cannot be developed, and this means planning permission is highly unlikely to be given for a shed to go with an allotment or a barn for the horses. ‘I speak to them (potential buyers) in very plain language, just so there is no misunderstanding,’ he told Underoneroof. ‘At the auction I use this exact phrase: a field is a field is a field.’ For some buyers nothing else is required, as was the case with one local family who bought a field in the Castel overlooking the west coast simply so they could have their own, private piece of green space for picnics in the countryside with a lovely view to enjoy. Unlike the buy-to-let housing market, there is very little to be gained from buying a field to rent it out because the income is so low. However, buying a patch of land as a long-term investment does appear to make financial sense, especially when compared to depositing money in a bank at the current poor rates of interest. ‘The prices have been rising in jumps almost like a set of stairs,’ Renny reveals. ‘When I started doing auctions, which was about 15 years ago, the average

‘I get many phone calls from people saying: “I’ve got a field and I’m thinking of selling, what do you think it’s worth?” but you can’t give them an instant valuation because you could easily be 50% to 100% out in either direction.’ At last month’s auction the prices fluctuated from £3,500 per vergee to £24,000 per vergee. Renny explains that prices vary according to location, the quality of the land, the field’s aspect and how much it slopes. Another crucial factor is access, with fields that open into a public road the easiest to sell and those with no proper right of way the most difficult to shift. ‘Roughly within the last decade attitudes have changed,’ the auctioneer told us. ‘Ten years ago I would have had no problem selling a landlocked field you had to go across a couple of tracks and over a stile to get to. ‘Today your advocate would advise you not to buy it without a proper right of way and if you were borrowing money to pay for it your bank’s advocate would say no. Access and legal title has become a very big issue so when you’re preparing for an auction the amount of work involved should not be underestimated.’ Nick Renny is very happy with the outcome of his latest auction but if he has any disappointment it is that very few farmers are buying up fields these days. ‘It’s very, very unusual for us to sell a field to a farmer,’ he says. ‘It’s wonderful when we do but it doesn’t happen very often.’
