The value of valuations With an early autumn boost in the number of property owners looking to change homes, getting the valuation right could be the key to a quick and pain free sale After a slow seven or eight months in terms of local market house sales, there are signs at last that 2013 might end up being not such a mediocre year after all. In recent weeks there has been a notable jump in the number of Guernsey homeowners seeking professional valuations, which in turn is likely to give a welcome boost to the number of homes actually coming onto the market during the coming months. The recent surge in activity has to a certain extent mirrored the ‘Indian summer’ weather we have all been enjoying of late. The increase in valuations is certainly a ray of sunshine for the island’s estate agents, who feel they deserve a decent autumn to make up for a disappointing spring when the market practically froze as Guernsey was hit by an unexpected blast of snow and ice. While the weather, good and bad, does have an influence on the number of property transactions at any one time, it is by no means the major factor governing market activity over the longer timeframe. In fact it has much more to do with the ‘Catch 22’ situation many prospective property sellers find themselves in. These are people who want to change home but who are reluctant to put their own house on offer because they do not see much evidence out there of the sort of property that they want to move into. With the sudden jump in the number of valuations during recent weeks, the estate agents are hoping that this chain of negative perception will be broken and that a whole new impetus will be given to the local housing market as more choice is added. Perhaps it will even give some additional stimulus to the lower end of the market by releasing a few more properties that are within the reach of first time buyers. For much of this year the local market has been kept going largely by the ‘downsizers’ - typically retirees or people close to retirement who have been looking to move into smaller properties in order to free up some cash. The other significant players during 2013 to date have been those wanting a property with a ‘granny wing’ for their elderly relatives - or a house that can be developed to provide additional accommodation for older family members. But whatever the type and size of property, the estate agents who talked to Underoneroof stressed the importance of vendors getting the valuation correct at the start of the process in order to secure a sale within a reasonable period. The two agents acknowledged that when it comes to selling a property we would all like to get the best possible price but they added that the highest valuation is by no means always the best valuation. All followers of the Guernsey housing market must be well aware of certain properties that have been up for sale for many months and in some cases for more than a year. These properties remain unsold because in most instances they have been overvalued to begin with and have become, in the words of one of the professionals we spoke to, ‘an old chestnut’. The term is a topical one because we are in the middle of the chestnut season and if you are one of those prospective sellers seeking a valuation for the first time the advice is to go for a realistic price that reflects the true or correct value of your property. Do not take too much heed of the ‘for sale’ price of similar properties to yours but look instead at what these similar properties have actually sold for, which you can do by studying the pages of this magazine on a monthly basis. In other words don’t be flattered!
