A buyer’s market If you are serious about selling your property you should give serious thought to any sensible offer that comes your way.

s you make your way around the island you will see plenty of ‘for sale’ signs adorning houses of all shapes and sizes. Every band of the property spectrum seems to be covered and there appears to be no shortage of choice out there, especially in the middle and upper segments of the local market.

This is all well and good for home hunters, especially for prospective buyers who are on the housing ladder already. But the issue for property vendors is that there is definite lull in sales and it is not just a summer phenomenon which will pass after the holidays. The number of actual property transactions has been bobbing along at unspectacular levels for quite a number of years. One of the main factors holding sales back is that the rules for borrowing are, if anything, getting tougher rather than easier. One local lender has recently hardened its criteria for taking out mortgages and a minimum ten per cent deposit is virtually always required. Then there are other factors such as a fall in the number of housing licence holders on hand to buy a home locally as well as the island’s continuing slow rate of economic growth. Meanwhile, many potential sellers, although they would like to move home, appear to be in no tearing hurry to do so. Under all of these circumstances, the challenge for any local estate agent taking on a new instruction is to try to get the seller to appreciate that, apart from the odd exceptional property, it remains very much a buyer’s market. Underoneroof has found out more by speaking to one local market expert who has been selling homes for more than two decades. “Vendors are now having to make decisions they didn’t have to make five, six, seven years ago when the market was running along,” he states.

“They have to consider figures they wouldn’t have had to think about even a few years ago. It is a buyer’s market and so I tell my vendors that if they get an offer lower than they want they should, within reason, give it serious consideration.” Our expert gave two very recent examples to back up his case, starting with the story of one client who wanted to put a house on the market for £495,000. “I advised [him] to go lower at £485,000 with the aim of getting £475,000 and he agreed,” the agent reveals. “Within the first ten days we had an offer of £472,500. It was a lot less than he wanted at first but I advised [the client] to give it consideration and he took it because that was the only real firm offer he had.” The second example was of a female client who was moving off island and who had put her house on the market initially for £565,000, before deciding to bring the asking price down by £20,000 to £545,000. “I found her a possible cash buyer and then I had a phone call from her saying: ‘I’ll sell for £485,000’. I rang [the buyer] and said ‘My client will sell to you for £485,000 because you are offering cash’, and that house is now under offer.” The latter case may be an extreme example as very few vendors are prepared to withstand such a big drop on their initial expectation but the underlying message is clear. It is a buyer’s market and in most cases the asking price does not equate to an achievable price. If you are serious about selling your property, the advice is that you should put it on the market on for a realistic figure and be prepared to listen to offers.
