Providing for our mortgages Life goes on in the Guernsey mortgage market despite the loss last month of a significant local lender The local home buying industry was taken aback last month when the Co-operative Bank made the sudden announcement that it would be winding down its business here and closing its Guernsey branch for good some time in 2014. After the initial shock the bank made it clear to its existing mortgage customers that there would be no change to their borrowing arrangements and that it would continue to administer their mortgages ‘as per terms and conditions’. In addition, all mortgage applications received up to and including August 14, the day of the announcement, would be processed ‘as usual’ by the bank. The Co-op’s existing local borrowers can therefore be assured that life will go on as normal for them following the pull out, but what of the wider implications for anyone who will be looking to take out a major loan to buy a home during the coming months and years? Underoneroof spoke to a leading local mortgage broker who, prior to the announcement, had enjoyed an exclusive brokering arrangement with the Co-op Bank. He was as surprised as anyone else by the bank’s decision to close the St Peter Port branch ‘as part of our wider plan to simplify the business’. In the broker’s own words: “I was totally shocked to hear the announcement. There was nothing on the cards.” Putting the loss of the Co-op as a mortgage provider into a wider context, he confirmed that the bank was the sixth biggest lender out of seven operating in Guernsey up until the end of July. But while it was a significant player it was not one of the biggest local mortgage lenders and its loss will not have a major impact on the local market. In the words of the broker again: “The good news is that the current market can absorb what they did and another lender will pick that up. The bad news is that there is now less choice and that having only six mortgage providers is not ideal on a mainstream lending market. The Co-op were a good player and people liked them because locally they offered a good service.” The outgoing lender’s reputation for looking after its customers was apparent, in fact, even on its final day of ‘normal’ trading: “They announced in the morning that they’d accept new business until the close of play at 5pm and we lodged two mortgages that day so that was very honourable of the Co-op.” Borrowers who had been looking to purchase a new property through the broker with the Co-op will now be redirected to one of the remaining six players in the mainstream market. These are Lloyds TSB, Barclays, HSBC, NatWest, Skipton and Guernsey Home Loans. As to whether any new player will come in to fill the ‘gap’ left by the Co-op, the experts are doubtful. “The way the market is at the moment I can’t see that changing,” the broker states. “I can’t see another building society coming in from the UK or a new bank looking to come into Guernsey and set up a new mortgage service, but there is still some choice and certain banks are hungry to lend. Skipton have been a major player in recent years and Lloyds TSB are very hungry to lend, so that’s the good news.” As any good broker will tell you, with mortgage lending business it is not a case of one provider being better than another. At the end of the day it is much more a case of matching the borrower with the provider who is best suited to that individual’s unique circumstances. With the loss of the Co-operative Bank the range of options has simply become narrower.
