Many of clients stop by our office at the J.E. Irausquin Blvd, sometime just for a chat and coffee and sometimes clients have questions. Questions which you may also have but never asked, I share one of those frequently asked questions: Q: I am considering selling my home and I often see that Coldwell Banker is organzing open houses in my neighborhood and wonder what the advantages are? Answer: Well pictures don't do it for me personally in getting a feel for the house and what it is worth and some Buyers say: “I'm afraid to "get married to" a selling agent until I do some research first; an Open House is a wonderful opportunity for those Buyers. It's also smart thinking for you to want to attend an Open House in order to get a much deeper sense than you could from pictures online. That is another reason in today's market that it makes sense to leave no stone unturned so many sellers prefer to have their home held open at least once or twice. Further, many busy buyers today do use open house hours to get quick access, with their agents, to the list of homes they want to see. And broker's open houses are especially useful for giving all the buyer's agents in your area the lowdown on your home. There are a number of additional compelling reasons that listing agents hold open houses. One of the primary reasons? To get new clients, clients interested in your house!. Our agents hold open houses to meet new buyers who are still in lookie-loo stage, as well as to meet three flavors of neighbors: Those who might know someone who'd like to live in the neighborhood; and The voyeurs who really just want to look at how their neighbors live and decorate, but are chatty, and might mention the lovely staging and beautiful marketing materials the next time they know someone who needs to sell a home; Rest assured that if you visit or plan to have an open house organized by Coldwell Banker than let our listing agent know your situation, you'll be treated very warmly! It is not always that your Coldwell Banker agent who holds an open house has someone wander in who ends up buying but It does happen though! very common. QR is short for Quick Response (they can be read quickly by a cell phone - make sure you download the right ap for your phone ). They are used to take a piece of information from a transitory media and put it in to your cell phone. You may soon see QR Codes in a magazine advert, on a billboard, a web page or even on someone’s tshirt. Once it is in your cell phone, it may give you details about that business (allowing users to search for nearby locations), or details about the person wearing the t-shirt, show you a URL which you can click to see a trailer for a movie, or it may give you a coupon which you can use in a local outlet. The reason why they are more useful than a standard barcode is that they can store (and digitally present) much more data, including url links, geo coordinates, and text. The other key feature of QR Codes is that instead of requiring a chunky hand-held scanner to scan them, many modern cell phones can scan them.

Pastry Ingredients : 4 cups flour, 1 teaspoon salt, 1 spoon sugar, 2 spoon vegetable oil, 2 spoon margarine, 1 medium egg, 1 cup water Filling ingredients: 1 pound ground meat, Margarine, 1 onion (minced), 1 stalk celery (fine minced), 1 spoon mustard, 1 red pepper (minced), Black Soya sauce, Black pepper, Nutmeg Filling preparation: Throw the margarine in a saucepan to heat. After this put all your ingredients in the saucepan, except the ground meat. After all ingredients are fried put the meat in the pan and let it cook until it gets tender then let it cool. Preparation for the pastry: Sift flour and salt. Combine butter, egg, and vegetable oil. Add 1 cup of flour to the butter and vegetable oil. Slowly add water and continue mixing. Add remaining flour to achieve workable dough and knead well. Roll out dough into a thin sheet and cut out 3- inch circles. On top of the circle, add about a tablespoon of the filling and fold the circle. Press pastry lightly and close edges with fork. Seal with a few dabs of water. Heat Oil in fryer and submerge pastechi’s until golden brown. Drain and serve. Can fry ahead of time and re-heat in the oven. You can add cheeses, or substitute with pork, lamb or beef and add vegetables if you wish.
