In February 2017, Ronda became a Transaction Coordinator for Coldwell Banker Barnes. She works with agents in each office to help them be more successful, as they build their own business and client base. Prior to working for our company, she had a Real Estate license in Louisiana. Then she worked on the administrative side in many different aspects of Real Estate, from a sole assistant to working on a full team.
Ronda is originally from East Tennessee and a UT Vols fan. She now resides in Murfreesboro, with her husband and two dogs. She is a self-starter, very thorough, detailed and a little bit of a perfectionist. She puts others first and has a servant’s heart She would love to help you be more successful in your Real Estate Business!
Michelle McKnight
Michelle was born and raised in Albuquerque, New Mexico. In 1999 she moved to Murfreesboro TN where she met and married her husband.
She started working for Coldwell Banker in 2006 and has been with them ever since in various positions from Office Manager, Transaction Coordinator and personal assistant. This has allowed her to fine tune her time management skills, prioritizing and problem solving skills to help the office and the agent's business run smoother. She looks forward to helping Coldwell Banker Barnes Agents in making their business even more successful

Coldwell Banker is pleased to offer our agents the transaction coordinator program to assist you in providing superior service to your clients and to lessen the burden of managing the transaction This program will be ideal for new and existing agents
New agents will be guided through the entire process as you learn the critical steps to a successful closing. Existing agents do not have to spend time and money training an assistant and employing one year round You can selectively submit transactions to a trained individual who will move the transaction forward, allowing you to focus on the marketing, negotiations and client services This program will relieve you of the administrative functions so you have more time to acquire new business
SUMMARY OF FEES
Under CAP Commission Plan:
$149 per Transaction
$ 49 per Listing Set Up
After reaching CAP:
$249 per Transaction
$ 99 per Listing Set Up
Under other Commission Plans:
$385 per Transaction

SERVICES PROVIDED BY YOUR TRANSACTION COORDINATOR
Fill out closing information sheet.
Add property and documents to Sky Slope
Be primary point of contact for the Lender, Title Company and Co-oping Agent, email copy of the contract with letter of introduction. Check in with them weekly or as often as needed.
Be secondary point of contact to the client, send introductory email with contract deadline dates and transaction coordinators contact information
Ensure deadlines of the contract are met by all parties
Schedule inspections and inform all parties of the date/time.
Order termite inspection to be performed simultaneously with the home inspection if possible, if applicable
Prepare Amendments as needed
Obtain utility company info for property and share with client/other agent
Schedule closing, inform all parties.
Verify all contingencies have been removed
First review of ALTA
Keep agent informed of all updates, changes or complications as they arise.
Turn in final documents to the office, if needed.
ITEMS NEEDED FROM AGENT
Provide copy of entire binding contract with all signatures and initials, including all disclosures and required documents
as well as any addendums within 24 hours of binding date
Provide client’s contact info, etc
Keep Transaction Coordinator informed of all information, changes and developments.
Provide Transaction Coordinator with a list of preferred partners/or vendor sheet
All paperwork regarding inspection: repair proposal, repair amendment; negotiate repairs and send copy to Transaction Coordinator.
Coordinate repairs, if needed.
Handle larger issues that require the agent’s attention
