About The Ortega Team In 2001, Alex started his journey as a real estate agent full of enthusiasm and the desire to help others accomplish one of the most important steps in life, to own a house. He was able to help 20 families in his first year by working hard to implement systems and provide the best customer service. In 2006, Anabel joined the Team on the lending side, with the objective of giving clients a one- stop service. In 2013, she became a real estate agent and since then, they have been working together - joining forces and knowledge to provide a better experience to sellers and buyers. Alex's Experience During the 7 years before getting into the real estate industry, I was a business owner. We offered systems, technical support and equipment for HR and payroll departments to many companies. That experience gave me the opportunity to develop my interpersonal and sales skills. Since then, customer service has been a must.
Anabel's Experience My previous experience was in technology, I worked as a software trainer and technical support. On a daily basis I had to interact with people - which I enjoyed a lot. I learned to listen, to work with different types of personalities, solve problems, and work in a fast-paced environment.

Install a lock box on the property to track access and make it easy to show. A social media & calling campaign to advertise we have a listing coming soon. Set the date for the open house. Order all Marketing Material. Property flyers. Open house invitations. Launch property website. Pitch property in office meeting. YouTube video to highlight the property features and attract more buyers. Social media campaign to promote Open House (face book, Instagram, MLS, all major websites, our data base, network and office meetings). Depersonalizing a home involves removing anything of an overly-personal nature. Think about model homes in new-home communities. These homes are carefully staged to appeal to the broadest number of buyers and they are decidedly depersonalized. You want buyers to be able to imagine themselves living in the home, with their furniture and their belongings
Tour your house, go through each room and make a list of the things that need to be fixed and repaired. No one wants a deal to fall apart because the home inspector found an issue the buyers can’t stomach. A little prevention can spare you from the pain of watching a buyer walk away.
Clean Having a clean and odor free home is a must when selling a home. Make sure to have shiny floors, surface, kitchen, bathrooms and exterior. If you don't have the time, we recommend you hire a professional company or maid to help you with the deep cleaning. Pet owners need to ensure that the cat box is cleaned daily and the dog is bathed frequently while the home is on the market.
Guard your privacy Homeowners are told to skedaddle before home showings and open houses. Before you go, lock up valuables or take them with you. This includes jewelry, cash, small, high-value collectibles, weapons and prescription drugs. Home showings are critical to the sale of your home. Doing all you can to make the home appear ready to move into will make yours the queen of the neighborhood real estate market.
HOME SALE PREPARATION CHECKLIST Clean Remove clutter, pictures, frames, accessories, papers, files, books, music, magazines, small appliances, electronics, collectibles, toys & excessive decorative objects Scrub all surfaces The home should be free of all smells including animal, food, and smoke. Clean baseboards in the entire home - this is where the most dust & dirt collects that is often overlooked. Clean windows inside & out - let the light in! Don't neglect the closets, potential buyers will peek in here too. Keep them tidy & clean. Clean all light fixtures & ceiling fans. Dangly. spiderwebs are not attractive to home buyers. Steam curtains & dust blinds.
Repair Take an inventory of all repairs needed in the home & get to work! Check all doors to make sure that the hardware is in good working order, replace if needed. Check that all the windows open easily & have a secure window lock. Make sure the water heater has the straps installed properly (double-strapped). Check that caulking is clean & no peeling away in kitchen & bath - if so have it replaced. Repair any cracks in ceilings & walls. Fill in holes left by picture hangers & wall art.
Decorate Take down overly fussy window treatments, replace them with clean blinds or curtains to allow light in. Keep colors neutral on the furniture and walls, but don't be bland. Introduce a little color with accessories like pillows or pottery. A fresh coat of paint can do wonders. Consider using a low VOC / non-toxic paint smell. Place vases of fresh flowers or potted plants inside for added life. Hang bright and new towels.
AC filters Have carpets professionally cleaned & consider replacing them if they are too worn. Hardwoods should be mopped & oiled or waxed to give new life & shine. Large appliances should be cleaned inside, out & under. Remove caulked-on or peeling paint from windows casings & sills, top with fresh coat of paint. Clean off shelves & display just a few purposeful objects. Remove grease & grime from kitchen cabinet doors. Clean & tidy inside the kitchen & bathroom cabinets. Perform a deep maintenance to your front and back yard. Remove objects and any extra stuff to create more inviting areas. Keep the bed linens clean & beds made. Touch up paint. Use neutral colors. Replace shower heads with a clean, new one Repair any leaky faucets or supply valves. If you can, repair chipped or broken tiles you have in the house. Ensure all outlets and light switches are working, hire an electrician if needed to be fixed or replaced. Replace old, dirty, & paint covered electrical covers with new ones. Put the right bulbs in the light fixtures. Make sure there are no bulbs burned out inside or outside of the home. Make sure the smoke and carbon monoxide detectors are working properly and installed in all required areas Toilets working and sealed Mow the lawn, plant flowers, and place a few bright pots at the entry. This is the one time to make the home look as neutral & depersonalized as a catalog. Each room should have a clear use - rearrange & move furniture if necessary for buyers to see how the room can be used. Set the table with some china, glasses, table mats and some flowers to give a great look to that area.
