subdivision
C edar Fields is a 200+ acre conservation subdivision located just outside of historic Watkinsville, Georgia. Going against the grain o f traditional southern neighborhoods, Ce d ar Fields not only embraces the tall grass p astures and hardwood forest that surround it but actually preserves this landscape as a tribute to the site’s rich agricultural his tory. In an effort to keep with the genius loci of the site, the architectural styles come straight from the area’s past - wide veran d as and detached garages, Victorian detail a nd country charm.

p re s e r ve . . . desi g n
The site’s agricultural history is clearly visible in the abundance of public green space. Over 60% of the preexisting pasture and secondgrowth hardwood forest is preserved as the communal “ b a c ky a r d ” f o r r e s i d e n t s . Pa s tures are maintained through annual prescribed burns, an event that has developed into a much-anticipated social gathering.
A combination of high, me d i u m and low density zoning a l l o ws for a variety of dwell i n g types - from small, single f a m ily cottages to multi-story t o w nhouses and large estates. A t otal of 148 lots cover less t h a n half of the 200+ acre s i t e , ranging in size from half a n acre to ten acres. Every l o t i s adjacent to natural open s p ace and spectacular views.
Located in the heart of Cedar Fields is a gathering space designed to bring community members together. A 50+ acre field serves as a general purpose recreation space for anything from soccer games to casual picnics. A community garden allows residents to grow their own food to share or sell. The large playground provides a safe environment for children to play and grow.
s p e c i f i c s
Hiking and biking trails wind in and out of the fields and woods and along the site’s multiple water features. Every lot is within a short walking distance from a trail head. A central loop in the center of the community follows a gentle slope and provides easy ac cess for walking and jogging while the outer trails give res idents greater privacy and more challenging exercise opportunities.

T h e site’s design utilizes a d u el radial symmetry, emanat i n g from the center of each c i r c ular pool section. Marbella’s design is a fusion of old and new - sandstone pavers, native planti ngs and straight lines are reminiscent of the area’s past while the ultra post modern steel and glass structures combined with gentle, curving lines re flect the current trend of extreme luxury.

Guests are encouraged to abandon their cars for more environmentally conscious alternatives such as bicycles and electric golf carts. The pool and adjacent amenities are centrally located within the resort so every suite is no more than a five minute walk away.

The AutoCAD base map is then brought into Photoshop and ren dered using a combination of real photographs, Sketchup models and digitally created shapes and textures.

A hand rendered master plan comes next, followed by an AutoCAD base map. In this step, previous details are brought to the correct scale and the overall site geometry is perfected.
2
Next, the conceptual diagram is refined to include visual buffers, desirable views and pedestrian and vehicular circulation patterns. Item placement becomes more finalized and some details (such as focal points) start to become apparent. 11

FIsk’s Landing is a multi-purpose community center and music venue located in downtown Athens, Georgia. Formerly an abandoned textile mill, all that remains is a series of concrete terraces and a single brick wall that stands as a monument to the past. The interior wall of the mill is now the exterior wall of an internet cafe, coffee shop and local produce market. The new structure’s green roof reduces storm water runoff by over 80% and provides space for growing herbs and vegetables for the market.

A drainage swale planted with native riparian shrubs and grasses winds through the site, collecting excess stormw a t e r f r o m t h e g r e e n r o o f, t h e patios and the lumber yard to the northeast. River stone check dams slow the water during its descent, allowing sediment and pollutants to settle out. The detention pond is planted with native floodplain species that can survive p e r i o d i c i n un d a t i o n a s w e l l a s periods of drought.
Fi s k’s landing is designed as a v e nue that can accommodate a wide variety of uses - from p e r formances by local musi c i a ns to a weekly farmers’ m a r ket. Two awnings made of r e c ycled canvas offer protec t i o n from the sun during such e v e nts. Existing rips and tears c r e ate mesmerizing shadow p a t terns on the patio be l o w. During rain events, these t e a rs allow water to reach the p o t ted plants underneath.
The community cente r’s lawn incorporates much of the site’s pre-existing concrete. What was once an impervi ous warehouse floor is now a mosaic of broken concrete fragments which allow water to seep into the gr ass be tween the cracks. Several re taining walls adjacent to the drainage swale are built from stacked concrete sec tions.
s p e c i f i c s
Wood used to construct the central deck is reclaimed from the lumber yard adjacent to the site. The arched entrance that was previously sealed off is now an attractive fo cal point from which the entire site’s geometry radiates. The two raised planting beds that flank the entrance provide fresh vegetables and herbs for the cafe.

1
Retaining walls made from the pre-existing concrete terraces reduce the amount of building materials brought in from off-site while maintaining the appearance of a historic urban ruin.
2
At traveler camps located on the outskirts of downtown Athens, improvised shelters are a common site. Sometimes, a simple tarpaulin will suffice as protection from the elements.
14
3
Though some view tag artists as a public nuisance, non-offensive graffiti is encouraged on the walls of Fisk’s Landing as a way for local artists to leave their ever-changing mark.

Athens is already a leader in the South when it comes to adaptive reuse. Whitehall Mill is a residential community of loft apartments built within the shell of a former riverside textile factory.
The central lawn features a border of recycled concrete pavers. The pavers reduce the amount of impervious surface on the site and encourage the natural infiltration of rainwater.
6
Bioretention ponds and rain gardens are a common sight in some parts of the country, such as the Pacific Northwest. In the South, however, they are few and far between.
