Colliers Technology Solutions Case Studies WESTPAC BANKING CORPORATION
THE NORTHERN TRUST COMPANY
The Westpac data center in Sydney, a 130,000 SF-purpose-built facility, was nearing full capacity and required upgrades to redundancy and resilience while remaining in full production. As the client put it “(We need to) change the engines on a 747 in mid-flight”.
Colliers was tasked with setting up a project team consisting of engineers, architects, general contractors and other specialty consultants. Colliers had complete oversight of the project team to complete the due diligence, design/engineering, preconstruction budgeting and construction administration. A land purchase and development agreement was negotiated from a municipality that was developing a technology park on a greenfield site.
> Our solution We assessed the risk of physically performing each upgrade and developed a mathematical risk model that excluded items that fell outside of the customer’s risk profile. We implemented a detailed program, breaking the overall task into discrete work packages that could be performed under close supervision and control. Temporary switchboards, water tanks and generators were installed to mitigate risk during critical upgrade steps. > What was the result for the client? The client was able to accommodate both organic growth and a staged consolidation of IT equipment. Extraneous and under-utilized facilities were closed, saving substantial operational expenses, while the equipment concentration created an additional 50% of new data hall space.

> Our solution Colliers was meticulous in documentation and attention to detail throughout the process. Colliers also supervised the project team through several rounds of value engineering exercises to ensure that the ultimate design delivered the best possible cost and on schedule. The facility was designed as fully scalable, with pre-planned expansion modules which allowed Northern Trust to costeffectively manage their growth requirements for the future.

> What was the result for the client? The project was delivered to Northern Trust at $5.0 million under budget. With Colliers’ oversight, construction was completed well ahead of schedule. The building received LEED Gold Certification from the U.S. Green Building Council. Colliers was able to negotiate over $500,000 in state and local incentives for Northern Trust.
