COMMERCIAL REAL E S TAT E H O L D S S T R O N G THROUGH SUMMER Southern Nevada’s commercial real estate market saw expansion in most sectors in the third quarter of 2017. While the industrial and multifamily markets continued to be the Valley’s brightest spots, the office and medical office markets saw their steady improvement in 2017 continue.

Colliers International – Las Vegas Releases Third Quarter Report


The industrial market is on pace to record more construction in 2017 than ever before, beating construction during the boom years of 2006 and 2007 by as much as a million square feet. Along the way, demand has just outpaced new supply, keeping the vacancy rate a low 4.9 percent. The upcoming fourth quarter of the year, though, will be the real test, as approximately 2.7 million square enters the market only 28 percent pre-leased. While the vast majority of this new development has been in large warehouse/distribution buildings, construction of smaller light distribution and light industrial buildings is now on the horizon.

While the surge in office demand experienced in the second quarter of 2017 did not persist into the third quarter, Southern Nevada still managed to show strong positive net absorption and decrease the office vacancy rate to 15.5 percent. Office job gains have been strong for the past few quarters and several build-to-suit office projects are now taking shape in the Valley. These two things preceded the current renaissance Southern Nevada is experiencing in the industrial market, and perhaps a similar renaissance is in the works for the long suffering office market.

Southern Nevada’s medical office market has now posted positive net absorption for the previous six quarters, its longest streak of positive net absorption since 2005. It seems safe to say that the medical office market is finally entering a sustained period of recovery, post-recession and post-healthcare debate. We think the medical office market will round out the year with a good, though likely not great, fourth quarter. For now, we will demure from making hard and fast predictions about 2018 until the country gets through the mid-term elections, but we expect medical office’s recovery to continue for the near term. As retail job growth has slowed in 2017 in Southern Nevada, retail occupancy growth has slowed with it. Net absorption was positive for a second straight quarter after a negative dip in the first quarter of 2017, but the addition of newly completed vacant space and the closure of three more anchor retailers increased retail vacancy to 8.3 percent from last quarter’s 8.2 percent. Fortunately for Southern Nevada, a couple new anchor retailers are entering the market in the fourth quarter of 2017, and this will boost the year’s otherwise mediocre net absorption number. We think retail occupancy will increase through 2018, but probably not at the rate we would prefer.

Development was also strong in Southern Nevada’s multifamily market, as high home prices and renewed migration into the Valley kept demand for apartments strong. Almost 1,000 new units of multifamily have been brought online so far in 2017, and multifamily vacancy has remained a very healthy 3 percent. An additional 5,786 units are under construction, mostly along the I-215 Beltway from Henderson to Summerlin, and the completion of these units through 2018 will challenge those low vacancy rates. Investors are betting on success, with almost 10,000 units of multifamily selling so far in 2017 at higher average prices than in 2016. Hospitality sales improved in the third quarter of 2017 over the second quarter of 2017, though sales overall in 2017 continued to lag behind 2016. The announced sale of the Stratosphere and Arizona Charlie’s should even things out by the end of the year if those sales are finalized before the end of the year. Visitor volume is a tad shy of where it was last year at this time, but gaming revenue continues to grow. A total of 3,637 rooms sold in the first three quarter of 2017, with total sales volume of $398.4 million and an average sales price of $109,541 per room.

CONGRATULATIONS: JENNIFER KENNEDY Jennifer Kennedy has achieved the new title of Senior Property Manager for the Las Vegas Office of Colliers International. Jennifer began her career at Colliers International in 2007 as an AP Clerk and has, through hard work and determination, worked her way up the ladder to her current position. She currently manages approximately 1,500,000 square feet consisting of retail, office and industrial properties, but her passion is retail. As the Senior Property Manager, she oversees the day-to-day operations focusing on Tenant/Owner relations.
