FLORIDA FIRM ACQUIRES COMPANY PLANNING LAS VEGAS TO LOS ANGELES RAIL LINE
XpressWest, the high-speed rail proposal to link Las Vegas with Los Angeles via Victorville, California, has been acquired by a company that provides rail service in Florida. Southern Nevada’s economy continued to expand in the third quarter of 2018 in terms of gaming revenue and taxable revenue, despite softer visitor volume numbers. The number of jobs in the Valley continued to increase as well, and commercial occupancy is up. Unemployment in the Las Vegas-Paradise MSA stood at 4.9 percent as of August 2018, down from 5.2 percent in August 2017. Unemployment peaked in Southern Nevada at 14 percent in January 2011, and has been generally headed down ever since. The area’s previous low unemployment was 3.7 percent in December 2005. The latest national unemployment figure was 3.9 percent in August 2018, down from 4.4 percent in August 2017. The national labor force participation rate decreased to 62.7 percent in August 2018, 0.2 points lower than in August 2017, proving that not going to work remains popular with Americans, provided one can afford it.

Since August 2017, total employment in Southern Nevada increased by 30,900 jobs, more than the 24,300 jobs that were added between August 2016 and August 2017. Total nonfarm employment was 1,010,500 in August 2018. After adding 35,017 new jobs in 2014, employment growth has slowed in Southern Nevada. Employment growth in 2018 has the potential to end that trend and add more jobs to the Valley than 2017. On a year-over-year basis, the majority of new jobs created in Southern Nevada were in transportation and warehousing (+6,500 jobs), government (+5,900 jobs), education and health services (+5,100 jobs), leisure and hospitality (+4,100 jobs), retail trade (+2,200 jobs), wholesale (+1,700 jobs), manufacturing (+1,600 jobs), construction (+1,300 jobs) and other services (+1,000 jobs). Other sectors experiencing job growth were professional and business services (+700 jobs), financial activities (+600 jobs) information (+100 jobs), and natural resources (+100 jobs). No sector saw a loss of jobs over the past twelve months. While the current construction employment of 67,700 jobs lags behind the 111,300 construction jobs the Valley had in August of 2006, it has improved significantly since the low of 34,800 construction jobs in early 2012. Southern Nevada is seeing new construction projects in industrial, multifamily, retail, office, hospitality, sports and infrastructure, and information from employers is that Southern Nevada is as many as 10,000 construction workers short for the projects planned in 2018, which could delay construction times.
According to Home Builders Research, 5,996 new homes sold in the first seven months of 2018. This represented a 21.2 percent increase in new home sales over the first seven months of 2017. The median price for new homes increased, year-over-year by 13 percent in July 2018, to $380,032. According to the Greater Las Vegas Association of Realtors, 20,010 existing homes sold in the first seven months of 2018, a 3.3 percent decrease from last year. The median sale price increased year-over year by 11.5 percent to $290,000 in July 2018. The gap between the median prices for a new home versus an existing home was $90,030 in July 2018, a 17.9 percent increase from July 2017. After hitting a new high in 2016, visitor volume decreased in 2017 to 42.2 million visitors. While the October 2017 mass shooting in Las Vegas may have exacerbated this trend, it did not cause it. During 2017 there were only two months, March and May, in which visitor volume increased over the previous year. Visitor volume in the first seven months of 2018 was 24.7 million, down 1.2 percent from the first seven months of 2017. Gaming revenue, however, was $6 billion in the first seven months of 2018, up 3.3 percent from the first seven months of 2017. Commercial real estate (i.e. industrial, office and retail) investment sales volume in the first three quarters of 2018 was $1.5 billion in 238 sales totaling 10.5 million square feet at an average price per square foot of $145.88. That puts 2018 on track to best 2017’s investment sales performance, which itself was the strongest in a decade. Investment sales volume in the third quarter of 2018 increased on a yearover-year basis for professional office (+100.2 percent) and industrial properties (+12.1 percent). Sales volume was down over the same period for medical office (negative 100 percent), shopping centers (-60.1 percent) and singletenant retail (negative 42.4 percent). According to the Southern Nevada recovery index, economic growth in Southern Nevada showed some improvement over the past two months. Two measures, visitor volume and Los Angeles port traffic are lower now than one year ago, but all other measures showed year-over-year growth. The index was 110.5 in July 2018, 2.9 points higher than one year ago. The greatest improvement over the past twelve months was in taxable sales (+6.8 points), followed by new home sales (+5.7 points) and gaming revenue (+4.5 points). Visitor volume saw a 1.2-point decrease over last year, and port traffic in Los Angeles dropped 0.6-points.
