I’ve already tried to coin the idea of “Midtown Vegas”, now I’m going to take a stab at the “Weed Belt”. Take a look at the map – the blue dots (sorry, Colliers doesn’t have an official green) represent entities that have applied to be medical marijuana dispensaries or cultivation facilities. There appears to be a nice curve, from Downtown to the 215 and then a hard left into Henderson. Note that these dots represent entities that have applied for an MME license.
Some of the addresses for these folks are at Terrible Herbst gas stations and some are vacant lots (so take them with a grain of salt), but they also have taken space in retail, office and every sort of industrial property. The idea was to get an address, get it quick, and get that application in – who knows where they will actually operate if they get a license. The large white dots are the actual operational facilities, which are actually outside the “belt”.
The reason the “belt” is important is that in 2016 Nevadans will vote on legalizing (or de-criminalizing) recreational marijuana, and this is why those applications were really submitted. This is the prize on which those MME operators have their bleary eyes. If Nevada votes “yes”, this is probably where the cultivation facilities (not including the ones at Apex) will be located, and where the marijuana industry will have the most impact on commercial real estate.

eclaring your New Year’s resolution may not be the best way to get serious about personal goals. Researchers from four universities across the United States have now found that asking questions is a more effective method in keeping up with resolutions, which have become notorious for fizzling out shortly after they’ve been made. Instead of pledging to exercise in the New Year, it would be more effective to ask yourself, or someone else: ‘Will you exercise this year?’, they claim. More than 100 studies spanning 40 years of research were examined by the team from the University of California, Irvine, the University at Albany, State University of New York, the University of Idaho, and Washington State University. The team looked at the ‘question-behaviour effect,’ in which asking questions regarding a particular subject will influence future decisions. The findings, discussed in the Journal of Consumer Psychology, suggest that this type of questioning can produce consistent, significant changes. This technique has been shown to influence behaviour more than six months after questioning. ‘If you question a person about performing a future behaviour, the likelihood of that behaviour happening will change,’ said Dave Sprott, a co-author and senior dean of the Carson College Business, Washington State University. Instead of pledging to exercise in the New Year, it would be more effective to ask yourself, or someone else: ‘Will you exercise this year?’ Asking a simple question will prompt a psychological response, which will influence later decisions. If a person is asked ‘Will you recycle?’ they may be reminded that recycling is beneficial to the environment, which will make them feel uncomfortable if they do not do it, the research says. To avoid this, the person will then recycle. This same principle can be applied to other social
behaviours, like cheating on college exams, exercising, recycling, or gender stereotyping. ‘We found the effect is strongest when questions are used to encourage behaviour with personal and socially accepted norms, such as eating healthy foods or volunteering,’ said Eric R. Spangenberg, first author and dean of the Paul Merage School of Business, University of California, Irvine. ‘But it can be used effectively to even influence consumer purchase, such as a new computer.’ The most effective were ‘yes’ or ‘no’ questions asked via computer or pen-and-paper survey.Researchers also found that it was best not to provide a specific time frame for the goal. ‘It is pretty easy to ask a question, and it can be done in a variety of means, such as ads, mailers, online media, and interpersonal communications,’ said Sprott. The researchers also include Ioannis Kareklas, assistant professor of marketing, University at Albany, State University of New York, and Berna Devezer, assistant professor of marketing, University of Idaho. While the ‘question-behaviour effect,’ was widely found to maintain its influence over time, the researcher found that habitual behaviours, like drinking or skipping class, would not have such positive results. In one study, people who were asked about their vices were found to have done them more than a control group. For the best outcome, asking yourself a question this New Year’s Eve may lead to healthier decisions in the year ahead.

BROKER OF THE MONTH NOVEMBER 2015 When you were little, who was your favorite super hero and why?
That’s a tough one and a close tie. The ‘Ambiguously Gay Duo” on SNL had a profound effect on me, but I’d probably have to go with Roberto Clemente. I know he’s not a Superhero per-say, but what he accomplished on the baseball field and off was nothing short of heroic. He gave his life in the pursuit to help others. He is definitely a person I would suggest reading about.
What do you enjoy doing when you’re not working?
I’m a family man and I love my friends. Anything having to do with spending time with my family or friends and I’m all in. I do enjoy movies too, and probably go to a movie a week.
You’ve been given access to a time machine. Where and when would you travel to?
That’s an easy one. November 5, 1955 to San Diego, CA to stop the birth of Kris Kardashian Jenner. Think of all the pain and suffering to so many men I could save and an ancillary benefit is the birth of reality TV would never have happened. Then I would transport myself to Mayfield, 1957, where the Beavers lived. I want to go back and be the Beaver’s best friend in small town America where there was still morals and principals. I would live my life out as a milk delivery agent. Anybody that’s met my wife Kelly will know the similarities to Barbara Billingsley.
