It was a long recession and a deep one. There were times where it seemed as though recovery would never come. This feeling was exacerbated by those brief bumps in activity that raised our hopes, only to have them dashed a quarter later. At mid-year 2014, though, I can finally announce that the commercial real estate recession of 2007 to 2013 is over. Prepare yourself for a parade of good news… Employment is not only up, it is back to pre-boom (though not pre-recession) levels in Southern Nevada. This is without any serious recovery of construction employment. Employment growth is not stellar, but it does appear to be pretty steady. More jobs = more demand for real estate (in theory, at least).

“At mid-year 2014, I can finally announce that the commercial real estate recession of 2007 to 2013 is over. Prepare yourself for a parade of good news…” What is driving this job growth? Higher taxable sales. Taxable sales are pretty strong right now, and are comparable with the pre-boom period. They still lag about $2 to $3 billion behind the boom years of 2006 and 2007, but those years are distortions fueled by cheap credit. Pulling in $33 billion dollars a year in 2013 is probably more impressive than pulling in $36 billion a year in 2006. It may not feel as good, but hey – you can’t have everything.

The money is flowing, and it’s leading to more jobs and those employees need to work somewhere. Enter commercial real estate. Industrial net absorption is at 2 million square feet at mid-year 2014 – right in line with the pre-boom days. Office, on the other hand, is still pulling about half the normal pre-boom net absorption, despite posting an average of 3.7 percent job growth over the past three years, higher than the 2.9 percent job growth of industrial and 2.3 percent job growth in retail. This points to the transition office space is going through – less occupied square feet per employee, and more people working remotely or part time. Office job growth has been strong, but it will have to be much stronger to have the same impact as industrial and retail job growth. Retail’s performance of late has been weak thanks to a two quarter dip into negative net absorption in Q4-13 and Q1-14. Prior to that, though, retail piled up 1.3 million square feet of net absorption over nine quarters from 2011 and 2013. Retail has been in recovery long enough that it took a routine business cycle dip. What this all comes down to is that Southern Nevada has weathered the storm. It has not come through completely unscathed – there are fewer construction workers, for example – but the economy has returned to a position not unlike the years preceding the easy-money boom from 2005 to 2007. The Valley is now at a place where people can begin to make long-term business decisions, and that should help propel the economy to new heights that are, thankfully, sustainable.

BROKER OF THE MONTH - MAY 2014 On a typical weekend night, where might we find you? At home with my family watching movies or somewhere local in Henderson. Pretty low key usually. What’s the best thing you have ever eaten & where? My mom’s shredded beef taco’s. They can’t be beat. How do you unplug after a busy day? Get my workout done, and head home for dinner and fun with all my girls. Wife of 20 years (1), daughters (2) and female labs (2). I even think our fish are female! Tell us something people don’t know about you? I was born 8 weeks premature and spent my first 10 weeks in an incubator with a low probability of survival (might have been best for everyone!).

What is your favorite quote? “Imperfection is beauty, madness is genius and it’s better to be absolutely ridiculous than absolutely boring.” – Marilyn Monroe What’s the best advice someone has given you? “Cut that hair and wear more jackets…dark, professional looking ones.” Lucinda Stanley. She also told me to use my imagination and trust my instincts. Where is your favorite local place to take an out-of-town guest? Valley of Fire is a must-see, and the view from Mandarin Oriental is spectacular. Lotus of Siam is still my favorite eatery so any excuse to go there or Mon Ami Gabi. Also trying the new Foot Spa on Spring Mountain is fun. What do you enjoy doing when you’re not working? Spending time with favorite hound, Jasper the beagle. I’m also really into mid-century design right now – architecture and decor.

JESSIE NOCHE | Assistant Property Manager Jessie began her professional career in Property Management / Asset Services in 2003 and began working with CBRE, Inc. in 2010 as a Real Estate Services Coordinator. Ms. Noche’s duties consisted of maintaining a portfolio of more than one million square feet of office, retail, industrial and medical office assets. Her day to day tasks included accounting, marketing, operations and financial activities, while handling a wide variety of owner, tenant and vendor needs.

Ken was born and raised in Las Vegas, graduated from Gorman High School, and he is currently pursuing a BFA in Graphic Design at Texas Christian University in Fort Worth, Texas. Ken has a strong knowledge of typography and other elements of graphic design. He has executed a multitude of layouts on various sized mediums during his studies at TCU.

LINKS FOR LIFE: MAKING A DIFFERENCE We are happy to announce that in June 2014, we donated to 5 wonderful local organizations a total of $11,000. Since January 2014, we have donated a total of $19,000 to 11 local organizations. The Links for Life Foundation is dedicated to raising and distributing funds for local children and children’s charities. The Foundation strives to be the link of hope in the lives of children in our community who are in desperate need of our help. “Each donation directly impacts local children in need, children’s programs, and a variety of children’s charities in Southern Nevada,” Mike Mixer said. “Every dollar is making a difference in our community, and we look forward to contributing more in the coming months.”

COLLIERS NEW ZEALAND VISIT On May 27, 2014, we had the honor of hosting 75 of our New Zealand colleagues in the Las Vegas Office. New Zealand’s “Top Performers Trip” is an annual event to honor and reward their top ranking brokers. Our visitors were greeted in the lobby by two Vegas Show Girls, and then they enjoyed light refreshments, meeting and greeting one another, and comparing the Las Vegas to New Zealand commercial real estate markets. They held an “Information Sharing Session” where each division leader spoke about current trends, market numbers, and a brief report on the economy. This event was the first New Zealand trip to Las Vegas, and our first time meeting our fellow colleagues. Everyone enjoyed their visit, and we welcome them back anytime in the future!
