Technology Challenges Traditional Real Estate In the past three years, we have seen a renaissance in Southern Nevada’s industrial market. At the end of 2010, five years ago, the industrial market hit a high of 14.3 percent vacancy - a long ways from the pre-Great Recession average of 6.4 percent vacancy. Since then, the area has added 23,000 industrial jobs, expanded occupancy by more than 13 million square feet and seen vacancy fall to 5.8 percent. The industrial market is now expanding, with more than 8 million square feet of product now under construction or planned to begin construction in the next 12 months. For the industrial market, the Great Recession is over, and a new era is beginning. The office and retail markets, on the other hand, are still struggling. Both have seen recovery, but not to the extent, and not at the rate, of the industrial market. Over the same period (2010 to present), the office market added over 16,000 jobs and taken vacancy from 22 percent down to 17.9 percent – not terrible, but still far above the pre-recession average of less than 10 percent vacancy. Likewise, retail has added about as many jobs as the office market, and retail vacancy has only dropped by less than a percentage point! This begs the question – why have the office and retail markets not found the post-recession traction the industrial market has? Industrial real estate differs from office and retail real estate in many ways, including location (industrial is not constructed in the best of neighborhoods), space use (a warehouse uses much more square footage per employee than an office), and construction (industrial buildings do not have to be as pretty as office and retail buildings). This makes industrial real estate less expensive than office or retail. In the business world, a company’s bottom line cannot be ignored. If you can shift from expensive office and retail space to less expensive industrial space without hurting your profitability, you probably should and will. Enter the internet. Since electronic computing’s introduction in the 1950’s, it has been changing the way people do business, making employees more productive and thus allowing businesses to do more with less. This trend has intensified since the 1990’s and the introduction of the internet to home and business. The greatest impact, from a real estate perspective, has been on office space, where fewer, more productive employees require less office space to be occupied, and retail space, where online sales are decreasing the need for physical retail space. Office real estate is not facing extinction, of course, but it does face many challenges due to technology. Computers and the internet make people more productive, and thus businesses require fewer of them. They also make workspace more efficient, replacing large file cabinets and multiple machines with ever smaller desktop or laptop computers and printers. Cloud computing allows businesses to move their computer

servers from their expensive office space, and use somebody else’s servers kept in less expensive industrial space. On top of that, the internet and smart phones make it easier for people to work from home or even their car, removing their need to occupy office space at all. All of these pressures allow businesses to reduce their office footprint, and therefore reduce their rent expenses. The Burnham-Moores Center for Real Estate at the University of San Diego has estimated that the 250 square feet per employee we assumed in the early 2000’s has probably turned into ±200 square feet per employee now, and is heading towards ±180 square feet per employee or less in the next five years. Over the past five years, those 16,000 new office jobs in Southern Nevada have translated into ±3.1 million square feet of occupied office space, or approximately ±200 square feet per job. If we could bump that to ±250 square feet per job, office vacancy in Southern Nevada would fall almost 2 more points. If the office market is feeling a light crunch, retail might be suffering even more. E-commerce is growing year-by-year, and it impacts retail real estate by permitting retailers to reach wider markets with smaller retail footprints, and thus shifting their real estate needs away from more expensive retail showroom space to less expensive warehouse space, and away from multiple locations to a single location with an internet presence. Warehouse buildings in Southern Nevada have seen occupied square footage increase by over ±6 million square feet over the past three years. Retail occupancy, by comparison, has expanded by only about ±1 million square feet. Just as with office users, retail users, especially big users of retail real estate, are finding ways to be more efficient in how they use space. So far, e-commerce has principally hit stores selling books, music, electronics and clothing, but retailers in the United Kingdom are already finding ways to move grocery shopping online, and fast food operators are experimenting with online delivery (consider the impact that delivery had on the pizza industry) and automating the ordering and food preparation sides of the business, meaning fewer employees and possibly smaller retail footprints. Looking further down the road, the impact that 3-D printing will have on commercial real estate is unknown, but 10 to 20 years down the road, it will have an impact. The trend to reduce costs will continued to be pushed as far as possible, as the aim of businesses is to reduce costs, and minimizing one’s real estate footprint, or shifting to less expensive real estate achieves that goal. Technology is the means by which real estate users will do this, and landlords are going to have to find a way to get ahead of the trend and ahead of their competition if their properties are going remain viable into the future.

Sierra, daughter of Scot Marker, was awarded a plaque and interviewed during half-time and is then qualified to for $5,000 in scholarships provided through the Cyprus Credit Union Scholar Athlete of the Year Award. Sierra attends Bishop Gorman High School and is a 4 year cheerleader, 2 years at the varsity level, 2 years track and field, a member of ASG (Associated Student Government), member of the National Honor Society, member of the the Mu Alpha Theta (Math Honor Society), Best Buddies, Environmental Club and National Charity League. Eric Molfetta swam 1.2 miles, biked 56 miles and ran 13.1 miles to complete the Ironman 70.3 Silverman in Henderson on October 4th. He finished 81st in his division and 545 overall out of 1441 total athletes. Congratulations Eric!

NAIOP SOUTHERN NEVADA 2015 BUS TOUR On Thursday October 8th, Colliers sponsored a bus for NAIOP Southern Nevada’s Back the Future/Back on the Bus Tour. Jerry Doty acted as our bus’ tour guide through the valley and spoke about 29 new projects that are planned or under construction. All signs point to a recovering market and new developments that the commercial real estate community can get excited about. The reception after the tour was complete with a DeLorean on display for a photo opportunity.
