he local economy is expanding, there is no doubt. But how much? And what segments?
Post-Great Recession, Southern Nevada is (not surprisingly) getting back to what it does best. Economic diversity – sounds good, but how to make it happen? Why are businesses going to diversify Las Vegas like Phoenix when we’re right next door to Phoenix (and Los Angeles, and Salt Lake City)? So, Southern Nevada is back to basics in 2015, and that means hosting tourists and building homes for people who host tourists. If jobs are any indication, the hospitality sector is back. Since August 2014, Southern Nevada has added over 14,000 jobs in hospitality, which puts well above the old height for hospitality employment (275,400 jobs) in 2007. This is the fifth year of rising hospitality employment – not too shabby, and proof that Las Vegas is still in the big leagues. Monthly visitor volume is higher this year than, well, ever. Whether by plane or car, people are flocking to Las Vegas to spend money … just maybe not at the gaming tables. Gaming revenue remains well below the peak in 2007, and while it has increased quite a bit from the trough in 2009, it has been relatively flat for the last four years. This, ladies and gentlemen, is where you will find diversification in Southern Nevada’s economy, diversification away from gaming and towards other entertainment venues. Given the rise of gaming all over the United States, this is probably for the best.
If they aren’t buying new homes, where are the potential home buyers going? Resales are strong, and multifamily is even stronger. This is where the construction comes in, as the Valley has three multifamily developments under construction, and many more planned to begin construction soon. Multifamily vacancy is hovering around 5 percent, which means this construction makes sense and might even be a bit overdue. On the commercial side, the amount of industrial space now under construction or planned is at a level not seen since 2008/2009. Office and retail construction haven’t recovered like that yet, but then those markets remain very vacant. Either way, new completions of commercial space, while still well below past highs, have recovered significantly. More than 2 million square feet of commercial space has been completed so far in 2015, the most new construction the Valley has seen since 2009 (the hang-over after the party). This has stimulated construction employment, which is now the number two growth sector for new jobs in Southern Nevada. Year-over-year, the construction sector has added 9,100 jobs, behind leisure and hospitality (14,700 jobs) and ahead of professional and business services (5,400 jobs) and health care (3,100 jobs).
For the time being, Southern Nevada’s two economic pillars, hospitality and construction, are again growing, and that means more growth in other sectors. Taxable sales are now higher than they have ever been in nominal terms, and certainly higher than during the boom years of What about construction? The former home of the IRONMAN 70.3 World Championship (2011 to 2013), this race combines the beauty of nature and the energy of Vegas with a course that for years tested the world’s best triathletes. WWE NXT Women’s Champion Las Vegas Property Assistant Brenda Martinez’s sister, Pamela Martinez aka “Bayley,” is the current WWE NXT Women’s Champion. NXT Diva Bayley has had a love affair with wrestling since she was 11 years old. After coming up just shy of winning the NXT Women’s Title on numerous occasions, NXT’s most huggable Diva earned the No. 1 contender status by defeating Becky Lynch on August 12, earning her championship opportunity again Sasha Banks at the historic NXT TakeOver: Brooklyn. In front of a sold-out Barclays Center, Bayley showed why she deserved to be considered among the best in NXT, defeating Sasha in an epic encounter where Bayley captured the NXT Women’s Championship. Goodbye Teddie! On September 10th, we gathered at the Golden Tiki to toast Teddie and to wish her well on her new adventures. Teddie has been our receptionist for the last two years and has been an invaluable part of our team. We are certainly going to miss her. Mandalay Bay Opens Convention Center’s ±350,000 Square Foot Expansion
Nevada holds the title for the state with the most convention space with ±6.15 million square feet of convention space as of June 2014. In 2014, more than 22,000 conventions were hosted in Las Vegas and 5,169,054 convention delegates visited the city.

Mandalay Bay Resort and Casino recently opened the Convention Center’s +350,000 square-foot expansion. Creating the most customer-focused convention facility in North America, the $70 million expansion allows Mandalay Bay to grow current shows and attract new groups with added flexibility. Based on customer demand, the resort built new exhibit space, a 20,000 square-foot foyer and underground parking in this first phase, strengthening its position as a leader in the meetings and trade show industry. The second and final phase of the expansion will transition existing space into a 70,000-square-foot carpeted ballroom to accommodate new corporate partners and associations as well as achieve greater utilization of the entire facility. Construction began in October 2014 and upon completion of this project in January 2016, the Mandalay Bay Convention Center will include more than 2 million total square feet and more than ±900,000 square feet of contiguous exhibit space. This new space elevates its ranking in North America to No. 5 in both total square feet and exhibit space.

Britni has lived in Las Vegas for 25 years and enjoys going to the lake, bowling and attending concerts in her free time. CANDLELIGHTERS CAPE DECORATING DAY & CANDLELIGHTERS SUPERHERO 5K August 19th was “bring your child to work day.” We had movies set up for the kids and a conference room filled with crafting supplies so they could decorate their own superhero capes. Lisa Cheplak prepared tasty smoothies and healthy treats in the kitchen. The capes were decorated in preparation for the Candlelighters Superhero 5K which took place on September 12th at Exploration Park in Mountain’s Edge. Check out these photos of our children at the office and of our team as they helped raise awareness and funding for childhood cancer.
