Quick Facts

Due to the 2010 tax credit, current market activity can look drastically different than it did one year ago. For the 12-month period spanning May 2010 through April 2011, Pending Sales in the Hilton Head region were up 9.4 percent from the same period a year prior. The largest gain occurred in the $100,000 and Below range, where they increased 83.2 percent to 568 units. One might expect properties to take longer to sell without an incentive in place. The segment with the largest increase in market times was the $100,000 and Below range, where they increased 15.6 percent to 101 days. The segment that tended to sell the quickest was the $100,000 and Below range at 101 days; the segment that tended to sell the slowest was the $650,001 and Above range at 211 days. The overall Median Sales price was down 9.5 percent. Single-Family properties saw the smallest price drop, where the Median Sales Price decreased 4.4 percent to $270,000. Meanwhile, Single-Family inventory levels have decreased 17.8 percent, and Condo inventory levels have decreased 15.1 percent.
