Where Do My Dues Dollars Go? “Where do my dues dollars go,” and “what am I getting for what I pay?” These questions are most often asked by new members and by members who have not participated in the association for several years – until a dues increase occurs or your membership is up for renewal. Suddenly, the association is asked to prove itself. Once proven, the member usually discovers that the services provided – either directly or indirectly – are higher in value than the actual amount of the total dues. Let’s take a look at the HBA of Greater Columbia and what services are provided. The total dues that the HBA of Greater Columbia currently invoices members is $450 for Associates and $475 for Builders. It is important to know and remember that each is split between three different associations - our local HBA, the HBA of South Carolina (HBASC) and the National Association of Home Builders (NAHB). Dues Split: - NAHB = $150 - HBASC = $90 - Local HBA = $210/Associates; $235/Builders - Total = $450/Associates; $475/Builders Let’s first take a look at the $150 that is sent to NAHB. That money is your membership in the national association. As part of that membership, you get legislative representation on the national level. Promoting legislation that is favorable to homebuilding is something that must be done. No member can afford to do it alone at the national level.

You can’t find anyone willing to monitor the hundreds of proposed regulatory and legislative changes that are occurring at such a great rate AND speak up on your behalf for only $90 a year… except for the HBA of SC. In addition to this, the HBA of SC offers education classes, administers the Certified Master Builder (CMB) designation program, runs the SC Housing Hall of Fame and Pinnacle Awards, presents the annual State Convention for members and works with local HBAs on a variety of meetings, events and legislative needs. Finally, what about the money that stays right here at the HBA of Greater Columbia? A professional staff is retained to implement association policies and to carry out the work of the association as determined by the HBA Board of Directors on behalf of the membership. Thanks to the work of our Executive Director, our association has a strong reputation with local elected officials. This reputation helps get HBA members in front of elected officials and issues thus fostering a positive work environment for members of our industry. (Most times these local issues, policies and taxes are focused directly at home builders and/or land use issues. This is the reason that builders and land developers pay higher membership dues than do other members.)

In addition to this representation, NAHB enrolls each member in the Member Advantage program. This program gives you discounts on many items including car rentals, hotel stays, office supplies, computers, and even vehicle purchases! If you’re in the market for any of these products or services, you could recoup your total yearly dues in one purchase (and many members have)!!!

The HBA of Greater Columbia also keeps up strong community relations, provides education and training for members, develops and maintains open lines of communications between members and the public, plans meetings and programs for members (see our yearly calendar in this newsletter), and many, many other types of membership services. If you’d like an even better understanding of how hard this association works for the membership, please call us and schedule to sit in on one of our Board of Director’s meetings this year, or get involved with one of the many committees we have available.

Next is the $90 we forward to the HBA of SC. At the state level, your dollars support representation in the legislature as well as in various offices of state government. The HBA of SC is continually monitoring proposed laws and regulations that will affect your business. Issues from building codes to land use, environmental and energy codes to taxes, and property

Together, the three associations (local, state and national) form one of the nation’s largest and strongest trade organizations that benefit an industry of such fundamental importance. Our associations comprise the only organization working around the clock exclusively in the interest of the residential building industry.

2010 SMC Chairman Letter The New Year is here and I am privileged and honored to serve you as the Chairperson of the Sales and Marketing Council for 2010. As we close the books on 2009, I encourage everyone to set their sights on a prosperous future and plan on tremendous success to come. No matter what the economy may be for this time or our area, it is more important to have the right attitude than to have the right circumstances. The Sales and Marketing Council exists to help its members be successful in the sale of new homes in any economy. It is my goal, with the support of our Board of Directors and Committee Chairs, to make sure that your membership is a key part of your future successes. We will offer education, networking and other activities to help you improve yourself and your professional opportunities. I want the council to be whatever you need to accomplish these objectives. In order to do that I will need to hear from you, the members, so that I know what you want the council to focus on to your benefit. I plan to reach out and ask you for your thoughts on a regular basis and will adjust the council’s objectives to the needs of our members. SMC Annual Meeting Over 130 SMC Members and guests attended the SMC Annual Meeting on December 3 at Embassy Suites. Hannah Horne, news anchor with WIS-TV News, was our special guest speaker. The 2009 Board of Directors were recognized and the 2010 officers were installed. To wrap up the year with a little holiday cheer, members and guests participated in a holiday trivia game which while chaotic was a lot of fun. Happy Dollar Time resulted in $330 being donated to St. Lawrence Place and we collected over 115 lbs. of goods for Harvest Hope Food Bank.

Hilburn Elected President of Home Builders Association of Greater Columbia David Hilburn of South Capital Group, Inc. and Midland Mortgage Corporation will serve as President of the Home Builders Association of Greater Columbia (HBAGC) in 2010. He has been a member of the association since 1986 and has been on the HBA Board of Directors since 2003. David has been active in association events including service as chairman of the Carolina Classic Home & Garden Show and the Parade of Homes. He is also involved with government relations for the association on the local, state and national levels. David was born in Charleston, SC where he attended Middleton High School. He then attended the University of South Carolina where he double-majored in Finance and Insurance and Economic Security. After college, David went into the construction lending and banking industry. He currently is with Midland Mortgage Corporation where he has worked since 1997. In addition to his 21 years as a construction loan officer, he has 19 years experience in residential and commercial development with South Capital Group, Inc. He and his wife Karen are members of Columbia’s First Baptist Church.

Serving as the 2010 HBA Board of Directors are: Wade McGuinn, McGuinn Group as Vice President; Hal Von Nessen, RESH Marketing as Associates Vice President; Tony Thompson, CMB, CGR, CAPS, CGP, Remodeling Services Unlimited, Inc as Treasurer; and Carl J. Berry II, Sycamore Development, LLC as Secretary. In addition, the HBAGC elected one Associates Director and three Builder Directors to the board for terms of two years each. The Associate Director is John Butcher of 2-10 Home Buyers Warranty. Builder Directors are Steve Baudo of Baudo & Associates Home Builders, Inc., Allyson Way Hank of Sovereign Homes, and Jim Fadell of Rymarc Homes. Chairpersons of HBA councils also have a seat on the HBA Board of Directors. Included here are Bill Dixon of Mungo Homes, Inc. serving as Chairman of the Land Development Council; George Delk of Delk Homes, Inc. as the Chairman of the Kershaw County Chapter; Mike Lowman, CGP of Mike Lowman Homes, Inc. serving as Chairman of the Sales and Marketing Council of Greater Columbia; Johnny Del Priore of Del Priore, Inc. as Chairman of the HBA of Greater Columbia Remodelers; and, Bill Wichlei of Bill Wichlei Builder as Chairman of the Green Building Council of Greater Columbia. Hilburn was installed as President of the Home Builders Association at the Annual HBA Holiday Ball on December 5, 2009. All new board members began their terms in January 2010.

2009 Awards

Barry Davis Named Builder Member of the Year by Home Builders Association of Greater Columbia Each year the Home Builders Association of Greater Columbia (HBAGC) holds its annual Holiday Ball in Columbia. It’s an evening of fun and celebration, and recognition of those who have helped the home building industry throughout the year. Prior to the Holiday Ball, the HBAGC membership votes for their choice of nominees for the Byron Crosthwaite Builder Member of the Year and the Award William H. Peters Award recognizing the Associate member of the year.

1 The 2009 Byron Crosthwaite Builder Member of the Year is Barry Davis, CMB of Barry Davis Homes, Inc. Barry has been a member of the association since 1989. He has served on the HBA Board of Directors since 2006, serving this year as President 1 of the association. Davis has presented homes in many Parade 2 of Homes and Tour of Homes events over the years. He is a member of the Builder/REALTOR Joint Legislative Committee and the HBA Political Education Committee. Davis attends many HBA meetings as well as the HBA of South Carolina and National Association of Home Builders annual conventions. In addition to his duties as President of the association this year Barry also attained the Certified Master Builder designation from the HBA of South Carolina and joined the Green Building Council of Greater Columbia. Barry was born in Charleston, SC and raised from the age of three in Columbia, SC, where he attended A. C. Flora High School. He then attended the University of South Carolina for a few years and then entered the U.S. Navy Reserves. Upon completion of his time in the Reserves, he continued his education at what is now Charleston Southern University where he attained a B.S. in Marketing with a minor in Economics. After college Barry worked as a buyer for Rockwell International, Materials Manager for Owens Steel, and with Cooper Air Tools. Today, he is owner and president of The Barry Davis Company, Inc. He and his wife, Earline, have two children, Alan S. Davis, a Civil Engineer in Columbia, and Craig C. Davis, Band Director at York High School. Barry and Earline are members of Lexington United Methodist Church.

2 The Home Builders Association also gives an award for Associate Member of the Year. This award, named after William H. “Billy” Peters, recognizes a member who represents the association in an outstanding manner in the business community, and who devotes tireless service to the improvement of the association. This year’s recipient of the William H. Peters Award recognizing Associate Member of the Year is James W. “Jimmy” Derrick of Coldwell Banker United REALTORS. Jimmy has been a member of the HBA since 1986. He regularly attends local and state HBA including Sales & Marketing Council of Columbia meetings. Throughout his many years involved with the HBAGC he has shared

his time and talents with the association and fellow members. Perhaps his greatest contribution to our group, and to Columbia on the whole, is his work helping charitable organizations including the HBA Charitable Foundation. He uses his great personality and skills as an auctioneer to encourage others to dig deep and help those in need. He could very easily be called The Voice of Charitable Giving in Columbia. We appreciate his work in this area and with our association.

3 The Gordon A. Harrison Award is given each year to an outstanding home builder in the spirit of the man it is named after. Harrison is remembered for his high personal character and integrity, and his commitment to helping others. This year’s recipient of the Gordon A. Harrison Award is John A. Zeigler, III of Zeigler Home Builders. John 3 has been a Builder Member of the HBAGC since 1991 and has been 4 on the HBA Board of Directors since 1998. He served as President of the Association in 2005 and was awarded the Byron Crosthwaite Builder Member of the Year for the same year. John as presented homes in many Parade of Homes and Tour of Homes events in Columbia, which has helped earn the reputation as a high-quality custom homebuilder. He is active in the HBAGC having served as Chairman of the Columbia Revmodelers council in 1997, as a current member of the Green Building Council of Greater Columbia, and attending many local, state and national HBA meetings. Zeigler has over 30 years of construction experience in a custom cabinet shop and experience in wholesale and retail building material sales. He has a degree in carpentry technology from Midlands Technical College. He is married to wife Cherie and attends LongCreek Presbyterian Church. The people that make up Civil Engineering are active in the HBAGC, the Land Development Council and the Green Building Council of Greater Columbia. They regularly attend meetings and, furthermore, lend their expertise to help the association and fellow members whenever possible. Big Deal Grand Prize winner Matthew Tucker with Cecil Brazell of C & C Builders of Columbia, Inc. and Leigh Anne Nettles from Whit-Ash on Gervais. Matthew won $10,000 in furnishings from Whit-Ash by buying a home during The Big Deal promotion presented by the HBA of Greater Columbia. The Big Deal made many winners The Big Deal promotion was a joint effort of the HBA and builder community to stimulate home sales through positive communications on the local housing market and an extra incentive to the consumer. The promotion ran from August 1 through October 30, 2009. Builders listed over 400 available homes for sale on a website as part of The Big Deal. When purchased, the homebuyer received $1,000 off the price of the home, coupons for discounts on products and services for the home and they were entered in a drawing for a grand prize of $10,000 in furnishings from Whit-Ash. The promotion resulted in thousands of visitors to The Big Deal website and 59 new home sales. Carolina Classic Home & Garden Show Coming March 12-14 The Home Builders Association of Greater Columbia (HBAGC) presents the 44th Annual Carolina Classic Home & Garden Show at the SC State Fairgrounds Friday, March 12 through Sunday, March 14 2010. The Carolina Classic Home & Garden Show is the largest home and garden exhibition in the Midlands and will feature displays in all of the buildings at the state fairgrounds. Over 300 construction, home improvement, and outdoor products exhibits fill the Americraft Cantey, Ellison, Moore, Ruff and Hampton Buildings, and outdoor areas. A number of educational seminars are offered daily by exhibitors on a variety of topics like home building, home buying, remodeling, gardening and green remodeling and building. Seminars are free to attend with admission to the show. In addition to the many tried-and-true products and services presented at the show each year, many exhibitors will display new items at the show. See what new and exciting products are available in 2010 at the Home & Garden Show. Also, energysaving products will be spotlighted throughout the event. Polar Bear Plunge at Lake Carolina Lake Carolina held the 6th annual Polar Bear Plunge on a very cold Saturday morning this January. Forty-five Polar Bears ranging in age from 5 to 51 participated and the event raised $345 for Childrens’ Charities of the Midlands.

Monteith Joins Saluda River Club Executive Team South Carolina Real Estate Pro Assumes Sales/Marketing Duties South Carolina real estate executive Edmund H. Monteith, Jr. has joined Saluda River Club as Vice President, Sales and Marketing. SRC principals Walter Taylor, Bill Theus and Andy White announced the appointment. Monteith, a South Carolina native, began his real estate career in 1997 with The Mungo Companies in Irmo, where he served as Vice President of Sales and Marketing for more than a decade. In 2007 he became Senior Vice President of Coldwell Banker United, REALTORS. A past president of the Home Builders Association of Greater Columbia and its Sales and Marketing Council, Monteith will serve as President of the Central Carolina REALTORS Association in 2010.
