n behalf of the 850+ members of the Building Industry Association of Central South Carolina, we are pleased to present the 2020 TOUR OF HOMES. Offering four featured communities and 35 new homes for your inspection; this truly is “Columbia’s Largest Open House of New Homes”. The TOUR OF HOMES gives you the opportunity to learn about the best communities, as well as new homes in every price range. Columbia’s finest builders and developers will show you their innovative ideas, special design features, dynamic floor plans and quality craftsmanship. While some model homes are decorated and furnished and open for you to visit, many of the homes are not. If you are interested in seeing a finished or furnished model, please contact the real estate agent and they will be happy to assist you. We would like to thank the 10 participating builders and developers who have made this 2020 TOUR OF HOMES such a success! The Not-So-Obvious Benefits of Buying a New Home
H
ome buyers have the choice of two types of houses on the market: resale or new. Home buyers planning to buy a brandnew house or condominium often cite energy efficiency, open layout, a warranty, and being able to select appliances, flooring, paint colors and other design elements as factors driving their choice. But builders say that buyers can be drawn to a new house for reasons that aren’t so obvious. Here are a few more benefits of a brand-new home that you may not see in the sales brochure.
Building a Community Together A brand-new community is one of the built-in benefits of many new homes. When families move in to a subdivision at the same time, they often form lasting
bonds of friendship and neighborliness right away. Nobody is the “new kid on the block,” and many home builders host community parties in new developments to help owners meet and connect. Popular amenities like pools, walking trails and tennis and basketball courts offer additional opportunities for interaction among neighbors of all ages. Often new communities are comprised of home owners in the same stage of life, such as young families or active retirees, so neighbors can get to know each other through carpools, PTA meetings, tennis matches or golf games.
Entertaining Throwing a party in an older home can be a challenge because smaller, distinct rooms make it difficult to entertain guests
in one large space. Today, new home layouts feature more open spaces and rooms that flow into each other more easily. While you are preparing dinner, you can still interact with guests enjoying conversation without feeling closed off. The feeling of spaciousness in today’s new-home layouts often is enhanced with higher ceilings and additional windows that bring in more light than you would find in an older home.
A Clean Slate For some buyers, parking the car in a sparkling-clean garage or being the first to cook a dinner in a brand-new kitchen is part of the appeal of new construction. In addition, you won’t have to spend time stripping dated wallpaper or repainting to suit your own sense of style — creating your own home décor from the get-go! The advantages of being the first owner extend to the outdoors. Instead of inheriting inconveniently or precariously placed trees, or having to tear up overgrown shrubs, you can design and plant the lawn and garden you want.

he majority of U.S. homes today are designed to work best for the sensory skills, size and capabilities of an ablebodied, 170-pound, five-foot, nine-inch male. What if homes were instead designed to be accessible to anyone, regardless of age, ability, preference (e.g., right or left handed) or size? That’s the idea behind universal design. Understanding home design and remodeling options can be confusing, especially when some terms seem to be used interchangeably. Americans with Disabilities Act (ADA), aging in place and universal design have overlapping concepts, but each offers a distinct approach to home design. The BIA of Central SC has made the process of building and remodeling for people of all ages and abilities easier with their Universal Living home certification. The program consists of an easy-to-follow checklist with many elements of accessible features to Universal Design features.
Builders and remodelers can choose which features to include in a project to attain a bronze, silver or gold level certification for that home. If you’re working with a local builder or remodeler on your home, ask them about including a Universal Living certification from the BIA of Central SC. If homes today are designed for the average, five-foot, nine-inch male, then that is going to limit the ability of others to use those homes efficiently and effectively. Just 3.5% of all U.S. homes included features such as grab-bars or handrails in the bathroom, extra-wide hallways and doors, and a bedroom on the entry level. Even simple remodeling projects can go a long way toward making a home more accessible to everyone. Universal design elements can benefit those who want to age in place by improving visibility and functionality, which is why the terms are often used interchangeably. However, universal design is more comprehensive in its approach
by ensuring people of all abilities — even young children — are able to access things they may need. No matter the specific elements incorporated into a newly designed home, the design should be easy to understand, regardless of the user’s experience, knowledge, language skills, or current concentration level. Examples of universal design include:

Installing appliances, such as side-by-side refrigerators with handles running the length of the door, so that people of varying heights can easily access them;
Providing at least one step-less entrance into the home; Designing wider doorways that are easier to navigate (whether for a wheelchair or carting playpens from room to room); Using sliding doors or barn doors for closets and/or bathrooms that can remain open without impeding space; Incorporating handles that are easy to grip so drawers and doors are easier to open; Providing easy-touch rocker or hands-free light switches;
Incorporating colors that provide a contrast, especially for troublesome areas such as wall corners and countertops. It’s always a great time to start thinking about universal design, aging in place and similar concepts.
The CHiP Home Program
T
he green home certification program of the High Performance Building Council of the BIA of Central SC is the Certified High Performance (CHiP) Home Program. This program is based on the ANSI-approved National Green Building Standard™ (ICC 7002012). The first certification was awarded on April 24, 2012 and there are now over 7,000 CHiP Homes. In the CHiP Home Program the house is certified, not the builder. Each house has to reach minimums across seven different areas to qualify for the certification. The builder has flexibility in how to reach each of these goals, which lends to affordability and ease of use. However, the work must be checked by a thirdparty verifier before the home is certified. What Do Building Certification Programs Do? Building certification programs like our CHiP Home Program exist to promote sustainable practices and changes to our built

environment that bring our buildings into and/ or closer into balance with the limits of our natural resources and planet’s ecosystems. Why Should I Certify My Home? The answer to this question varies from person to person. Most people, whether they are building professionals or owners involved in the construction of a new home, use certification programs for help in the design process to ensure that they are considering and incorporating all the design and building principles appropriate to their home. Some, whether occupants or building professionals, are clearly looking for scientific testing and an independent, third-party verification that their home is achieving green standards. Some seek certification as they believe it will be of value economically through reduced
operations and maintenance costs and/or because a healthier indoor environment should translate to better health. Many feel that incorporating high-performance building practices are important to the health of our planet and to future generations.
