Vince Romanelli is developing the Verona community. The Parade of Homes, ending Sunday, Sept. 18, features an eclectic array of architectural, interior and exterior designs from 16 builders and a dizzying array of some of central Ohio’s top designers, architects and landscape artists. And today only, Sunday, Sept. 11, The Parade of Homes will be featuring the Buckeye Mobile Tour from 1-6 p.m., kicking up the spirits of Buckeye fans with fun, interactive inflatable games. the scene, as it can be difficult to find new development in the area, noted Gianni Romanelli, vice president of Romanelli & Hughes. Or, if you are simply curious about design and decor ideas for updating your current home, whether it’s the latest trends in hardwood flooring, ideas for outdoor entertaining or to shine a light on the latest in light fixtures, the Parade is the place to be. Daily “Meet the Designer” events will be held at a different home each day of the Parade to provide visitors with further advice and insight. To help you plan your Parade visit, Jim Hilz, executive director of the BIA of Central Ohio, offered some tips. “There is a lot of walking, and you will climb a lot of stairs,” he said, so comfortable shoes are a must. He also suggested having your phone on hand to take photos of the different homes and ideas, but mostly to “take your time and enjoy yourself.” For visitors that are not able to get through all 16 homes in one visit, a secondday ticket is half-priced and second-day parking is free. Not only is this year’s Parade of Homes the largest since 2005, providing visitors with even more ideas and inspiration, but it does not get much better when it comes to those three most important of real estate words, Hilz said. Location, location, location. Powell prides itself on being a familyfriendly location, offering all the services of a big city while maintaining that smalltown feel, said Steve Lutz, city manager for the City of Powell. The Verona neighborhood, located where Shamrock Golf Club once stood, is just minutes away from all of life’s conveniences, including shopping, grocery stores and restaurants. Turn left out of the development’s stately entrance and in minutes you will be in the charming historic district. Turn right, and you will come upon the Columbus Zoo and Aquarium and Zoombezi Bay. Plus, there are plenty of recreational areas, including golf courses, playgrounds, pools, bike paths and parks, and, planted between the Olentangy and Scioto Rivers, the city offers breathtaking scenic river views, Lutz said. Major access freeways are just a short ride away for the commute downtown or a neighboring community. In fact, if you stop by the Parade of Homes today, you can also make a trip over to the Powell Street Market, where downtown Powell is lined with vendors offering arts and crafts, food, antiques and more until 5 p.m. The Verona neighborhood features 112 single-family estate lots, perfect for growing families, as well as 54 patio-home lots offering a low-maintenance and low-stress option for baby boomers and empty nesters, Romanelli said. While every BIA Parade of Homes entry is stunning, the BIA Foundation Home, built this year by Bob Webb Homes, stands out for its generosity as well as its beauty. Paradegoers are being wowed by this “home with a heart,” with its oneof-a-kind design. Proceeds from the Foundation Home’s sale benefit Habitat for Humanity-MidOhio, as well as other charities, through the BIA Foundation. “We’re really proud of what we do and how we do it, and to use our work to promote a good cause makes it even more special,” said Scott Shively of Bob Webb Homes. “Bob Webb and Becky Webb are really excited about building the Foundation Home. Most of our subcontractors, vendors and suppliers wanted to do it too, so they were happy to step up to the plate.” Vendors, suppliers and trades who work on the Foundation Home help lower the cost of building it by generously donating or discounting their services and materials. Their goodwill ensures that more money from the sale of the Foundation Home will go directly to Habitat and other local charities. Since 1960, Bob Webb Homes has been building exceptional custom homes featuring built-to-last crafts-

Several of the Parade homes have already been purchased, and after the crowds oohing and ahhing their way through the Parade route have all gone home, these homeowners can officially come home, too. “A pre-Parade buyer needs to have the right temperament and perspective on more than 30,000 people walking through their home before they actually move in,” noted Dan Dillon,
co-owner of P&D Builders, whose Parade home has been sold. The 3 Pillar Parade home has also been sold prior to this year’s Parade, as were their last two Parade homes. For them, they like the idea of a presold home, as it allows for not only the architects or designers to weigh in with their ideas, but for decisions to be made in light of the homeowner’s goals and lifestyle, Solomonides said. She believes that the combination creates a home
that speaks to what central Ohio residents want in a home today. And for those instances in which the direction of the designers and homeowners may differ greatly, the builder will often go with what they want for the Parade but after will change aspects as needed for the homeowner, Solomonides said. Either way, she noted that they will go in and touch up the house following the Parade to make sure it is fresh and movein ready for the homeowner, a process that usually takes about two weeks.
But if you missed the boat on purchasing a home in this year’s Parade, there is still plenty of value in purchasing one of the Parade homes after the fact. You can take it to the bank. Nothing is more exciting than building a brandnew home, designed to perfectly suit your family and your lifestyle. But financing a new build is a little different than getting a mortgage on an existing home. To learn the ins and
outs of new-home financing, we sat down with First Federal Lending Senior Vice President and Chief Revenue Officer Mary Ann Stropkay, who oversees First Federal’s residential lending team, and asked her all of our questions. Many BIA Parade builders work closely with First
Federal to make sure their customers are well connected with a lender experienced in the new-build process. Can I get pre-approved before building begins on my new home? Great question! Yes and no. We certainly look to pre-qualify buyers, based on
credit history, amount of the loan, etc. But with new construction, we have the added dimension of reviewing the plans for the home itself. What makes financing a new build different than purchasing an existing home?
A newly constructed home has added risk to the borrower beyond that of an existing home, based on the builder’s ability to finish the project within the schedule and budget and without issues. That means the borrower, CONTINUED ON NEXT PAGE

the bank and the builder work together throughout the process, generally six months or more, to ensure that everyone is happy with the finished product. What options exist if I need to remain in my existing house until my new home is completed? If the borrower has an ex-
isting home to sell, we offer both bridge loans and Home Equity lines of Credit. That makes it possible to use the equity in the existing home to begin construction on the new home. How does financing work on a new build? Do you close on the loan before the home is completed
— or after? We evaluate the borrower’s ability to repay the new home based on the approved plan and “close” on the new project, prior to a shovel hitting the ground. Typically, the first part of the loan pays for the initial work on the project—the foundation work. The Bank will monitor the process to
ensure that all of the work is completed prior to funds being disbursed to the builder. The builder is paid as the work is approved and completed. He or she will pay subcontractors throughout that process. What happens if we decide to add features or upgrades that increase the
cost of the home after we get pre-approved? Those upgrades can be paid out-of-pocket by the borrower or through a contingency budget. The first scenario is the best, but either situation requires the lender be kept in the loop for any changes requested by the borrower.

Tiny House brings big ideas to Parade The idea of living in just 160 square feet of space presents quite a contrast to the largest house in the BIA Parade of Homes at 6,100 square feet. For the first time ever, a Tiny House will be on display at the Parade, offering considerable juxtaposition to the luxury of the average Parade home. A project of junior and senior high school students at Columbus City School District’s Fort Hayes Metropolitan Education Center Carpentry Program, the Tiny House stands 13.3 feet tall and is 8.7 by 21 feet. Around 30 students worked on the house over a year, learning all phases of design-build construction, from creating a material list and cost sheet, to floor and wall framing and installing windows and doors, wood siding, a metal standing-seam roof, electrical, HVAC, plumbing, cabinetry and countertops, trim, drywall, flooring and paint. The home’s exterior is 100-percent cedar siding and features a porch. Inside, Parade guests can check out a queen-size sleeping loft, and a living area with a TV, DVD player and a pullout couch that sleeps two. The fully function-
ing kitchen has a microwave convection oven and stovetop burners. The full bath features a shower with on-demand hot water. “The BIA and the industry need to support the Fort Hayes construction programs,” said BIA Executive Director Jim Hilz. “We need to develop skilled trades to support residential and commercial construction, and there are great opportunities for these students. Displaying their home shows everyone their skills and creativity.” Joseph Rader, a career tech academic specialist with Columbus City Schools added that the Fort Hayes program offers young people the opportunity to gain marketable skills that are very much in demand. “We have students in the program getting real-world experience where they go to school while working for top local builders. They graduate from the program employable and ready to work,” Rader said. Rader and Fort Hayes carpentry students will be on hand at the Parade to talk with guests about the program and details of the tiny house.

Drop-and-go stations, in-kitchen organizing and even homework nooks feature computers and multiple charging docks, all with unsightly balls of wires hidden neatly behind the wall.

Climbing the walls
The modern vintage feel we’ve been seeing in homes? It’s not just antiques and reclaimed wood that are making an appearance. “Wallpaper is making a comeback,� declared Joy Coulter, co-owner of Couture Design & Staging and interior designer for Manor Homes and 3 Pillar Homes. It may not be lining the walls of the modern-day main floor, but expect to see it as a way to add a pop of personality and design in smaller spaces, such as offices or powder rooms.
On the surface Countertops may be trending toward lighter colors, but that’s not all we’re seeing on kitchen, bar and bathroom countertops. They are getting a matte makeover. “Shiny is out,� said Jeff Memmer, owner of Memmer Homes. Homeowners are veering toward matte finishes that give the counters more character and an aged look, he said, noting it provides a “much more organic feel.� Now, homeowners are opting for choices like granite with honedleather finishes, said Jeff Yates, project manager for Manor Homes. “The high-gloss and polished finishes seem to be higher maintenance, and people are looking for easier items to take care of,� added Neal Hauschild, owner of Nth Degree and designer for the P&D Builders Parade home. Butcher-block countertops are another option to soften the look of surfaces in areas such as the laundry room, pantry or basement bar, Mem-
mer said. And while waterfall islands — where countertops continue down the sides of the island to the floor — are also popular, and certainly add a contemporary flair, they are an expensive feature, warned Michelle EthridgeCraycraft, owner of Instyle Interiors.
Floor it What’s trending in floors? Hardwood still remains popular, but homeowners are now opting for wider boards, said Carla Porter, lead designer at America’s Floor Source. “Five inches is pretty much the norm, but six to seven inches is gaining momentum,� she said. Darker color hardwoods are still popular, creating a sleek and modern feel, particularly when paired with whites, she said. But, she noted that lighter colors are also trending, providing a more casual feel and showing less dust than their darker counterparts. Gray woods are also being introduced more and more into the home. But one of the biggest trends? Going rustic. “The latest hardwood trends are going more rustic, consisting of both wirebrushed and reclaimed styles,� Porter said. Wirebrushed wood flooring offers a subtle texture to the floor while maintaining a smooth appearance, helping to mask any small dings or scratches that may happen to the floor. To get a closer look at wirebrushed flooring, be sure to look down when visiting the Sierra Homes Parade house. Not only do rustic styles provide the casual feel and look many homeowners want, but they are also easy to maintain and touch up, Porter
said.
Lighten up When it comes to walls, cabinets and countertops, 2016 is trending light. “Gray has been so dominant, but now there’s a movement away to more organic, warmer grays and sand tones,� said Ruthanne Hanlon, color and design manager for PPG Architectural Coatings. “We are staying in the neutral range, but people want something new.� This trend is noticeable throughout the 2016 Parade homes, where shades of grays and whites dominate the wall, counter and cabinet colors. But for those wanting a pop of color, Hanlon said there is a “real big craving for anything authentic or natural,� and that she is seeing lots of mineral blues. But come 2017, expect to see a purple color story. PPG named Violet Verbena as its 2017 color of the year, a “greyed-off, moody purple with a chameleon-like presence.� Next to whites, Violet Verbena looks more purple, but it becomes a more cooler, neutral shade when paired with other neutrals, Hanlon said. Not sure if you want to go with a bold color like purple or a more organic neutral in your home? “Don’t be afraid,� Hanlon said. “Paint is the least expensive way to transform a space and the easiest to change.� And while hardwoods have become more pervasive throughout the home, including the second-floor hallway, carpet remains the go-to for

many when it comes to the bedroom. “Textured and patterned styles are still popular,” as are soft yarns, which are becoming more affordable and appealing to homeowners, Porter said. For tiles, large-format tiles are increasing in popularity, and the wood-looking tiles in lighter shades are popular for both floors and walls, Porter said. Fun-shaped mosaics, such as hex, elongated hex, arabesque and geometric shapes are also popular, often found in the kitchen backsplash, she added. Porter shared that printed tiles are
another option for homeowners who want an updated take on perhaps a more traditional look. Each tile has a print that forms a cohesive design when paired with the other tiles, another eye-catching detail great for a backsplash and a creative way to add some color or interest to your home. Subway tiles have certainly been trending for a while now, and while they remain a popular choice, Porter noted that homeowners are opting for larger subway tiles, as large as 6-by-18inch format tiles, creating an updated

feel that is both sleek and modern. Looking for something different for your home? How about bringing the outside in? Another trend you can expect to see more of is brick inside the home, Porter said, both natural and painted, and it can be found in everything from backsplashes to feature walls.

One nationally known designer uses vacation photos to drive a look you will love When Ruthanne Hanlon checks out and heads to the beach, she’s still working. As National Color and Design Manager for PPG Architectural Coatings, the parent company for Pittsburgh Paints, Hanlon is the go-to gal for all of North America when it comes to color and its role in interior and exterior design. From HGTV to national home magazines, Hanlon is quoted as that guru who brings you the latest color trends. But she doesn’t just make this stuff up. Hanlon finds inspiration in the moments, people and places that speak to her heart — and the hearts of homeowners. On her most recent vacation, Hanlon captured this evocative image of her beloved dog, Lady Grace, running on a sandy beach. She worked closely with Pam Cinelli of Compass Homes to use it as the inspiration for Compass’ Parade house this year. “Ruthanne and I both love using something meaningful, like an unforgettable vacation moment, as a design inspiration,” said Cinelli. “At Compass Homes, we work closely with our buyers to help them identify what’s most special to them; then we build that into the design. Cool landscaping heats up outdoor living As the heat of summer gives way to cooler nights, Parade guests can discover the coolest ways to enjoy the season weather in non-traditional outdoor spaces. From a rushing water wall, like this one seen at the M/I Homes house, to spaces that transform before your eyes, the 2016 Parade of Homes offers plenty of outdoor inspiration for visitors to take home. This year’s outdoor living areas are designed on a much larger scale than in years past, according to Parade of Homes landscape designer Patrick Affourtit of Blendon Gardens. These spaces are more elaborate and designs feel bigger-
than-life, with mammoth two-foot square pavers that allow for larger-scale patterned patios. “The days of small patios are gone,” Affourtit said. “Not just at the Parade, but everywhere, you see people wanting more in their outdoor living area.” Another popular trend is toward artistic water features. Whether it’s a waterfall or a koi pond, it seems that everyone likes a little water feature incorporated into their outdoor space, Affourtit said. “They’re in demand, mostly because of the resonance they create,” said Affourtit. “The sound of rushing water has a very calming effect.”
This calming effect plays into another trend, as well. More and more, Affourtit says outdoor spaces are becoming spa-like. No longer just spaces for entertaining, outdoor living areas are becoming restful escapes for homeowners. One older outdoor trend that’s being replaced is the once-popular wood-burning fire pit. In its place, fire bowls are now the rage. Affourtit said gas-burning bowls are favored over wood-burning units purely for their ease of use. “People prefer gas-burning fire bowls because they don’t have to chop up or purchase wood in order to enjoy them,” Affourtit said.

The latest trends in upping your outdoor living experience BY CAROLYN DIX REMER SPECIAL TO DISPATCH MEDIA GROUP Want to add more living space to your home? We suggest doing it the hard way. Hardscapes are the hard surfaces used outside the home, including pavers, water features and fireplaces, and they are one of the biggest trends in homes.
“Homeowners are putting more money into their homes to increase the value but also to enjoy them more,” said Matt Moore, hardscape sales manager for Oberfields. Among the most popular hardscape trends are structures like pergolas over patios, he said, providing another “room” for homeowners, noting that they are a much more affordable way for homeowners to add to the home. With built-in fireplaces and TVs in the pergola, the structures increase a home’s character and extend its living space. Pavers have increased in popularity, with homeowners opting for bigger and more linear sizes that bring
a contemporary feel to the hardscape, Moore said. He is also seeing lots of textures, including slate-looking surfaces that are man-made, keeping the costs down. Face-mix pavers are also popular, created with a technology that allows a more natural-looking surface while maintaining rich, deep colors. Homeowners have been drawn to cement pavers, cut and gauged natural stone imported from other countries that Moore said provide a lot of character, and porcelain tiles, which look like porcelain used inside the home, but using larger, more durable tiles for the outdoors. Warm, dark browns were the go-to
colors of years past, but Moore said that cooler gray colors, both dark and light, are increasing in popularity for hardscapes. And while fireplaces and fire pits remain a hardscape trend, other sources of light are also making themselves seen in hardscapes. Homeowners are placing lighting under the caps of walls and stairs, casting down a subtle lighting that assists in extending the use of the outdoors later into the evening. Uplights on the outside of the home and on trees are also becoming popular, making the home appear more inviting, Moore said.
