aying farewell to a job, and to a chapter of one’s life, brings with it sadness, to be sure. And it’s a moment of celebration. As I sit here writing what is to be my last Editor’s Note at Columbus CEO magazine, I’m filled with admiration for the people who came together to make this title a relevant voice in the business community for the past 3 1/2 years—the staff, our talented freelance contributors and especially you, our readers. It can be a challenge to gauge success in journalism–most people who reach out to us are doing so because they want coverage, or they want to complain. But I have filled a wall in my home office with the kind notes of thanks and encouragement I have received since January 2019 from staff, readers and the people we’ve written about during my tenure. The positive energy radiating from that

Multiple national awards for personality profiles—a form central to CEO’s storytelling style. And I am particularly proud of the national award we won for our May 2020 issue on the earliest effects of Covid-19 on the business community—an issue we put together in a scant two and a half weeks in March and April of that crazy year with a skeleton crew who was just figuring out how to make magazines from home. It’s with a sense of great pride and gratitude for what we have accomplished here, together, that I step onto the platform headed to my next stop: entrepreneurship. L
ara DeLeone’s interests may have made her a unique child—even her mom thought so. Her day looked the same as what most expect for a kid, but if the TV was on, she preferred it to be playing the news, and when the paper came, she enjoyed giving it a look-through. She craved all the details of what was going on in her hometown of Lima, a neighborhood
Lara DeLeone over or even in a different state. “[My mom] always thought that was unusual, and I figured out that it kind of was when I went to college or talked to my friends in high school and said ‘Let’s put on the news, see what’s coming,’ but they didn’t want to talk about that,” she says. But DeLeone’s childhood was full of opportunities to learn why those things were important. She grew up in a tight-knit Italian American family. She was the youngest of four—two girls and two boys—and the smallest age gap was
around eight years, between her and her brother. The family’s love for golf was timeless, and it’s what cemented her relationship to her brothers and father, she says. DeLeone’s dad, John, was the owner of Woodlawn Pharmacy from 1958 to 1982. Her mom, Gena, had an office in the back for bookkeeping. It was the classic mom-and-pop shop, DeLeone says, and she put in many hours there herself. “I was with my father many times, especially if there was an elderly person who was sick. I’d hop in the

car with him and he’d go over and deliver the medicine himself and take their blood pressure to see if maybe they ought to head to the hospital,” she says. “He was a very caring person in that way… just concerned about people. There were many times when he knew damn well he wasn’t ever gonna get paid for the medicine that he gave out, but he did it.” DeLeone’s mom was also fundamental to the creation of the Lima Samaritan House in 1987, an emergency shelter for women and children. DeLeone was a student at
Lima Central Catholic high school at the time, she says, and would travel with her mom to board meetings or to check and see how things were going—there wasn’t a day it wasn’t on her mind. “I remember every time we’d stay at a hotel or something, and you get those little samples of shampoo, or when you buy makeup and get little samples and she would yank it out of my hand and say, ‘I think the women [at the Samaritan House] need this more, they’d love to have that.’” Since its founding, Lima Samaritan
House has served over 250 women and their children per year, according to its website. “I spent a lot of time there,” DeLeone, 52, says. “I was very proud of the work my mom did. She really did a lot to help out there.” DeLeone stayed communitycentered through the years. She went to Wittenberg University to study English, with a minor in journalism, during which she completed two internships. The first, her freshman year, was a corporate communications role in Cincinnati, and the secJuly 2022 l ColumbusCEO

ond, her junior year, was at a public relations firm in London as part of a study abroad program through Boston University. In 1992 she earned a master’s in communications. Her next stop was Columbus, and like many new grads often do, she found herself wondering if she chose the right career path—she wasn’t sure journalism would feed her love for current events the way she thought it would. While faced with that decision and an economy recovering from a recession, she chose to play it safe by applying to jobs she was undoubtedly interested in. For DeLeone, that meant working at the Ohio House of Representatives as a legislative aide. And she was good at it—soon she was hired as a special projects coordinator in the office of Gov. George Voinovich in 1995. “It was really fun to be honest,” she says. ”I loved it. I loved the action. I loved watching the politics of it. I love watching the government.” In 1998 she was promoted to assistant communication director for Voinovich at the Ohio Treasurer of State, and in 2000, still working for Voinovich, she accepted a job with the U.S. Senate. The same year, she also served as an adjunct professor in the communications department for Columbus State Community College.
when she started imagining herself being that person. In 2002, she was offered a position as relationship manager of the public sector. Her gut told her to accept it. It turns out, taking the job was a good call, DeLeone says. She’s now been with KeyBank for two decades and has moved up the ranks within the public sector, being granted new territories across the Midwest to oversee relationships with state governments, municipalities, counties and more. For the last decade or so, she has served as the senior vice president and managing director of the public sector. “The people at Key were from day one just so nice to me,” DeLeone says. “It could have been very easy for them to not hire me, or not give me a shot, and they did. I’m forever grateful to a lot of people, some are long retired, and some are still here.” KeyBank is a regional bank founded nearly 200 years ago in Albany, New
Enter KeyBank So when DeLeone found what she believed would be her forever job, she definitely wasn’t thinking that she should switch it up and go into banking. She wasn’t great at math or even keeping order of her own finances, she says, so when a friend and member of KeyBank’s legal team approached her at the governor’s office, she wasn’t expecting the conversation to change her life. “She said, ‘I have a client who needs someone that understands government and they can’t find the right person, and I think you’re the right person,’” DeLeone says. “I thought, ‘Why on Earth would a bank want to talk with me?’” Something told DeLeone to meet with the client. She was told KeyBank needed someone who understood how and why government does business with certain entities, she says, and shocked herself (and her parents)

York. Today it is headquartered in Cleveland and has around 1,000 fullservice branches stretching across 15 states. As of March, KeyBank has approximately $181 billion in assets. In August 2021, DeLeone also earned the role of central Ohio market president, tasking her to grow KeyBank’s local presence. She succeeds Melissa Ingwersen, who held the role for 10 years. Tim Burke, KeyBank’s regional sales executive for Great Lakes East, was fundamental in the hiring process for the central Ohio market president and remembers being urged to reach out to DeLeone by a Columbus attorney. “Lara has a real presence to her, very polished, very professional,” he says. “I sat down with her and knew within five minutes that it was the exact right person. She’s direct, she’s got her own opinions, and she’s very connected. She knows the bank extremely well and is extremely likable. She’s also a hell of a golfer.” It’s not common for someone with DeLeone’s background to become a market president, Burke says—about 80 percent of market presidents are commercial banking leaders. But her work ethic was impossible to turn away. “You’ve got to be an extrovert—a person that really likes being in the market, being on boards, likes to help in the community,” Burke says. “It’s really important for us that we deliver the bank into all aspects of the community and she has a real passion and zest for getting involved.” One major responsibility for DeLeone is finding ways to give back to the community. Namely, that is to organizations that check KeyBank’s pillars for supporting healthy, safe neighborhoods and feeding the growing workforce. Most recently, DeLeone was fundamental to KeyBank’s $150,000 donation to Move to Prosper, a nonprofit dedicated to creating residential and financial opportunities for women. Specifically, the donation will support the nonprofit’s Empower 100 program, an initiative meant to improve the lives of single mothers with low-wage jobs through education and expanded opportunities. The most recent donation follows Key’s initial grant in 2018 and will span over three years.

It costs $6,200 to put one person through the program. “I was so impressed by how articulate [KeyBank] was about what we do, why it’s important, how it aligns with what the bank wants to invest in,” Todorov says. “[Lara] is authentically, it seems, invested in women and in change.” Todorov also envisions KeyBank taking part in a monthly educational program or providing mentorship to participants like how to open a savings account or save money for college. While DeLeone’s “to-do” list is long (and growing), she hopes to make mentorship opportunities a top priority, specifically to small businesses and women-owned businesses—a desire that stems from watching her mom and dad. She also hopes to provide more loan opportunities to those groups, she says. Because of her background— which puzzles many, she says—she enjoys talking with the younger workforce, who may still be wondering if they’re making the right choice or if they should switch their career path. Coincidentally, that has also meant being an advisor to family, specifically a few who have gone into banking themselves. “I have nieces and nephews that are in their 20s and 30s and I’m very close with them, especially my nieces,” DeLeone says. “Three of them work in this industry, which didn’t happen when I was young.” One of her nieces, Abby Mongelluzzo, is a senior fund accountant at Columbus-based Rockbridge Capital.

Though she wasn’t always sure what she would do—she was torn between a finance career or pharmacy, like her grandpa—when it comes to decision making, she knows she can count on her aunt and feels confident that it translates in the workplace. “As an aunt, she is always so concerned and wanting to help any way she can. Whether that be advice or being a resource for how it is to be a woman in business… I can only imagine that makes her an incredible boss,” Mongelluzzo says. “She cares so much. She’s just like my grandpa.”
What’s to come All of DeLeone’s responsibilities— community involvement, mentorship and providing new opportunities— circle back to increasing KeyBank’s local visibility. KeyBank’s market share current ranks seventh behind other major players including Huntington National Bank and JP Morgan Chase and holds a 2.39 percent market share, according to an FDIC Columbus Metropolitan Statistical Area report for the period ending on June 30, 2021. “It’s not where I want it to be, but in my opinion, that’s a good place to start,” DeLeone says. “Especially with where I see us going in the next couple of years, I think we can get there.” There are a few things she has planned to hopefully grow KeyBank’s share of the market. One opportunity may be increasing visibility at colleges and universities. “What I see Columbus doing really, really well is combining the higher ed with the state government, with the business community,” DeLeone says. “... me and my team
need to capitalize on that.” She also hopes to engage KeyBank’s CEO at the local level to share some of the efforts being made. “There are numerous things we need to talk about more to increase our visibility.” Bruce Clapp, financial expert and president of Ohio-based bank and credit union marketing company MarketMatch, says KeyBank is primarily on the right track to growing its share in the market—a growth point for many banks, though, is to be even more consumer centered, including more ATMs and increased financial technology activity. “KeyBank is a very strong organization,” Clapp says. “... If they want to grow in commercial banking, they’re doing a lot of the right things. If they want to grow it organically, then they’re going to have to be a much stronger retail bank with a stronger retail presence that is built around some technology applications, in my opinion.” There’s also one huge opportunity coming that could change the game at KeyBank: Intel. Since Intel made its announcement that it would be expanding to Licking County with a $20 billion investment and projected 3,000 workers, DeLeone has started imagining the opportunities in store. From new home builders coming to town, new salons, car dealerships, growing school districts—the possibilities are endless, she says. “It’s almost like we’ll be watching a new city being built for the next 20 years.” Already, she has engaged the highest levels of personnel at KeyBank in discussions about how to be a major player in that growth. “How do we increase our brick and mortar in that area? Who do we hire? What is our long-term plan? This is an example of how we can really shine in the long term.” DeLeone has been given the opportunity some people dream of, she says. “I feel very fortunate to have been given the resources of a growth market, just at the same time Intel announced how they’re going to change Ohio,” DeLeone says. “I couldn’t have been given a better gift, now I have to figure out how to go out and make it happen.” Jess Deyo is associate editor.

Columbus company offering EV solution for people who don’t have garages.
E
lectric cars are the future that’s already here, say the experts. But a challenge dogs widespread rollout of a U.S. electric fleet – if you live anywhere without your own garage, where are you going to charge them? A pair of entrepreneurs is one of the first to tackle that question with a new distributorship of charging infrastructure in the Columbus area. Heartland Charging Services is a service-disabled, veteran-owned small business that plans, provides and maintains level two and level three electric vehicle charging hardware and software. Heartland CEO Jeff Brock says he and co-founder Brian Borkowski realized the huge changes hitting commercial real estate catalyzed by COVID could also mean opportunities for that industry. He says clients contemplating a return to office spaces began inquiring about EV charging infrastructure because how their

receive the revenue from the charging stations they maintain. Most charging stations are also closed-loop stations, meaning customers must pay using the charging company’s proprietary app and network. Many (like Tesla’s) require your automobile to be the same make to charge at them. Heartland provides local, on the ground service and accepts payments through an open network – you can own any style of EV, and station owners can set rates and accept their own payments rather than wait on royalty checks. They also can help property owners navigate incentives and grants to defray costs. “People are racing to put [EV stations] in with zero plan to maintain them. We are looking at a local workforce stood up to maintain these. And I want to use vets to do these jobs,” says Borkowski, a veteran himself. Cynthia Bent Findlay is a freelance writer.

Solving the charging question
workforce gets to work had begun changing, too. “We realized quickly EV charging services are a marketplace not well represented in the Midwest,” Brock says. The pair realized that since charging takes time—from 30 minutes for a level three charging station to overnight for a level two charger— apartment and condo-dwellers would need solutions, too. The pair researched and struck an alignment with SemaConnect, a Maryland-based industry leader in charging hardware, to become an end-to-end solution for hardware, software and day two services for charging stations. Many EV charging companies are offering to install EV charging stations for free but, says Brock, the catch is they will continue to own and control the charging infrastructure as well as customer data, meaning they will also control how much charging costs—and

innovation and technology officer at COTA. COTA and Rev1 are teaming up to launch COTA’s new GO! Mobility Lab to find and evaluate potential innovations for the agency such as real-time electronic signage informing riders at the bus stop when buses are
expected and which routes are next at the stop. “We are moving beyond being a bus company to a mobility solutions provider,” Mohr says. “To have someone vetting that technology helps us get the best foot in the door working on projects we need.”

• Limit year-end capital gain distributions – Own low-cost, tax-efficient index funds or ETFs so you are not blindsided with higher-thanexpected capital gains on your tax return. Mutual funds are required to pay realized capital gains from their holdings via a taxable distribution near year-end. For example, if a fund bought a stock at $5/share 10 years ago and sold for $25, each shareholder would be required to pay tax on the $20 capital gain. The

If you purchased the fund last year when the stock was at $30, you are still required to pay the capital gain even though you experienced a loss within the stock! Low-cost index funds and ETFs provide the desired exposure and can limit these painful capital gain distributions. • Tax loss harvesting – One silver lining of this pullback is the ability to harvest losses to help reduce your taxes. For example, if you purchased an S&P 500 fund six months ago, you are likely sitting on a loss. Consider harvesting this loss by selling the S&P 500 fund and purchasing a similar, but not identical holding to maintain your exposure. This loss can be used
• Direct indexing (index replication) – In our view, this is an optimal way to invest within taxable accounts. It takes tax loss harvesting to the next level. Rather than owning the S&P 500 fund, this strategy owns 300 to 400 individual stocks that collectively replicate the index. Since they own the underlying stocks, they are able to harvest losses at the individual stock level, rather than the entire fund level. Volatility, just like we’ve been experiencing in 2022, is a friend, not foe. This strategy can help improve the overall tax efficiency within portfolios without sacrificing returns. Technology allows this to now be available for more investors, not just institutions and the ultra-wealthy. Making hope happen Emerald Psychiatry and TMS Center is expanding in Columbus, and it’s calling on a retail expert for help.
W
hen Dr. Scott Yoho was in medical school, he quickly saw that no matter a doctor’s specialty, mental health was always a conversation. The need for support surrounds us—depression alone is the leading cause of disability worldwide, according to the World Health Organization. But many struggle with accessing mental health care and are even put on waiting lists. The revelation is what inspired

In 2015, he founded Emerald Psychiatry and TMS Center. The center offers behavioral health services and has locations on Bradenton Avenue in Dublin and, most recently, Old Village Road in Columbus, which also offers substance use disorder treatment. Emerald’s slogan, “Make Hope Happen,” was intentionally selected to highlight Yoho’s goal—to reach those who have had trouble finding a solution that is sustainable or who haven’t felt prioritized at other centers, he says. “In the mental health industry, you have to attack things from multiple angles. It’s not just doing therapy or just doing meds,” Yoho says. “If you get relief from one or both of those, great, but if not, we will find another way.”
And Yoho prides himself on finding those other ways some haven’t considered, namely through transcranial magnetic stimulation (TMS), a non-invasive procedure that relies on an electromagnetic pulse to stimulate cells in the brain known to be less active in those with recurring depression. For many, TMS offers that plan B, or even plan C. Yoho says to think of the process as a “jumpstart” meant to trigger the mood-boosting chemicals we need. There’s a total of 36 sessions for a full treatment, each less than 20 minutes after the first, and patients can safely drive to and from appointments. Thirty to 40 percent of patients who complete TMS treatment will no longer meet the criteria for depression and two-thirds will see a 50 percent reduction in self-reported

depression symptoms, Yoho says. “That’s progress.” Emerald Psychiatry has 30 employees as of June, including 11 care providers. Vital to the team is Nick Barger, its former CEO and current human resources leader and childhood friend of Yoho. Before coming to Emerald in 2021, he held human resources roles with companies including Rogue Fitness, DHL Supply Chain and Green Growth Brands. For Barger, making the move to Emerald’s team was a no-brainer. “[Emerald] was really easy to get behind because I came from industries that make stuff and provide services, which is great, but helping people the way they do is just so easy to support,” he says. “It means everything to me.” Barger served as the company’s CEO until June but switched positions after he and Yoho offered the CEO role to Peter Horvath, a brand-growth expert, friend and former colleague. Horvath brings decades of experience, including 19 years with L Brands, five years with DSW where he served as president and took the
company public, and additional toplevel roles with Victoria’s Secret and American Eagle Outfitters. He currently serves as a partner at Retail Solutions Group, a business consulting firm in New Albany. Emerald has been a client of the group for over four months, but as the relationship progressed, Yoho and Barger agreed they needed Horvath in company leadership to take it to the next level. To Horvath, the Emerald mission feels personal. “I’ve been on the James Cancer Center board since 2006 and I was able to play a key role in helping them do an action plan for increasing donations,” Horvath says. “When I was involved in that process, it made me realize how important it is to be involved with health care support. You never know when you’re going to need it.” Horvath will also continue to lead Retail Solutions Group. Weeks in, Horvath already has a plan that Emerald began rolling out in June. It includes changes for extra convenience—like text message
appointment reminders and online scheduling for patients, and easy-touse systems for referral partners. Two major shifts will be the ability to accept any type of insurance and guarantee next-day appointments. Currently the average wait time for an appointment with mental health care providers can take up to six months, Horvath says. To help, he plans to grow Emerald’s provider team to 30 to 40 people this year, nearly tripling the current total, to ensure help is available even before it’s needed. Once the formula is locked down, Horvath and the Emerald team hope to continue expanding in Columbus and eventually all of Ohio. The goal? Unlock mental health care for all. “When we’re successful with this plan, which we’ll know very quickly—and we will be—it’s going to motivate other people to copy what we’re doing,” Horvath says. “And that’s great, because we’re going to, between all of us, help more people. Rough start Tucker, 33, says he grew up “doing what I needed to do to survive ... I was young and wild.” His favorite cousin, Reginald Ivery, Jr., was fatally shot in 2013; his nephew, Henry Green, died in a shootout with two plainclothes Columbus police officers in June 2016. The officers were found not guilty for the shooting by a federal jury. Now, the family is in the midst of a civil lawsuit against Columbus police. “That’s what created the new ‘Geno,’” Tucker says. “I had to quit the streets.” He became in-
volved with the People’s Justice Project, joined the local carpenters union and enrolled at Columbus State Community College to focus on entrepreneurship. For a class assignment he wrote a business plan for a hypothetical nonprofit organization that would provide resources, educational programs and paid-work opportunities. “The professor told me this was a good concept and might actually work,” Tucker says, adding he began connecting with other local nonprofits doing similar work and started applying for grants.
Building programs Tucker worked with Impact Community Action, My Brother’s Keeper Village and Franklinton Cycle Works and began building programs. “Geno’s approach is healing and is

centered on helping these kids find their spark and a reason why they need to do well in school and graduate high school,” says Kay Wilson, Impact’s former director of community engagement and advancement. “He’s an advocate for the community.” One of the nonprofit’s first initiatives was a landscaping program that has grown to include a curriculum of safety, customer service, equipment maintenance and landscaping techniques. “The idea was to teach entrepreneurship and how to start a business,” Tucker says, adding the teens in the program are paid to do landscaping work for Linden residents who might not otherwise be able to afford landscaping services. “We started it in the middle of Covid and nobody had the money to pay for that, especially a lot of seniors and single moms,” he says. “All my youth get paid for training and their work because the one thing I know is if you’re growing up in a household without financial means you feel an obligation to help and the majority of the time it’s not a job at Kroger, it’s selling drugs and robberies … my vision it to create a way out for these kids.” The nonprofit also provided residents with information on how to participate in the 2020 United States census and register to vote. Tucker created an after-school tutoring program and a hairstyling program that includes the basics of braiding and shampooing. Again, the idea is to help young people find a career path. Franklinton Cycle Works has donated bikes to Remember Us Urban Scouts, which hosts monthly rides in different neighborhoods in the city. Participants learn safe cycling and the basics of bike maintenance. Wilson says she has watched Tucker listen, learn and build programs. “There’s a brilliance in these young people,” she says. “Even when you can’t see it in traditional ways, it’s there. CHANGE IS HERE An ode to what was and what’s to come.
A
s a child, I usually told out-of-towners that I was from Columbus. Not because I was, but because if I said I was from Johnstown, I’d have to go through the process of explaining how many minutes it was from Columbus or its direction in relation to the city—stuff I just wasn’t sure of at the time. Usually, the response would be, “I pass through it for work,” or even, “I’m not sure where that’s at.” As I’ve grown, I’ve realized I’m fine with the unfamiliarity (though, there’s less of it these days). Johnstown is even more beautiful when it’s quiet—just enough to hear birds sing and leaves fall from the trees. Quiet enough to hear a car coming far down the road or know the mail was three or four stops away. I never lived “in” Johnstown, I lived just outside of it in Jersey Township. It’s east of Columbus, 25 minutes away, give or take. But now, it’s much easier to say that my childhood home once stood on land annexed by New Albany in preparation for Intel. It’s proven to turn some heads. In January, I was already helping
By JESS DEYO + Photo by ROB HARDIN my parents pack their house when we learned along with everybody else that it would be Intel coming, fueled by a $20 billion investment. Intel is projected to create 3,000 jobs in Ohio and has already, on multiple occasions, proved its dedication to preparing the future, local workforce for those jobs by collaborating with our colleges and universities. It certainly doesn’t sting to hear that. In this issue, we’re sharing what we know about what’s to come for what has been coined the Silicon Heartland, including jobs you could have at Intel in the years to come and a Licking County housing forecast by Columbus Dispatch business reporter Jim Weiker. In our coverage, I also believe it’s critical to appreciate what once was, including the projected 75 homes within the Intel site. It’s far from empty. Compensation aside—and there was compensation—there’s no denying that there is an extreme level of difficulty in packing boxes full of items that beg a trip down memory lane or, instead, realizing that some invaluable things can’t be packed. For my parents, that includes things like the pencil marks on the
wall to track my brother’s height or the chalk-covered wooden studs in the basement—the ones where I once wrote something along the lines of being the coolest (and only) daughter. For me, it’s the backyard where I would sit with my mom on Sunday mornings, waiting for my grandpa, who was a recreational pilot, to fly over. He’s my hero. Not surprisingly, I’ve also benefited from a few lessons, as I’m sure many have: It’s all right to feel both excited and a bit somber, and goodbyes can be hard, no matter what. It’s not weak or selfish to admit change and uncertainty is sometimes scary. But one thing is concrete: Intel has chosen a place with a ton of heart. Nearby are diners that bring back childhood nostalgia, a coffee shop where everyone knows your order (Hot Spot Coffee—try it) and more family businesses than I can name. It’s the kind of area where everyone waves at each other and help is never far. It’s a good place to be. Trust me—I would know. Intel, welcome to Ohio. Jess Deyo is associate editor.

Putting Intel in context For context, the Columbus metropolitan area has more than 2.1 million residents, and grows by about 20,000 people each year, about 10,000 of them from out of town. If 1,500 new Intel workers had to find homes in central Ohio, it would require less than .2 percent of the region’s stock of

here are plenty of unanswered questions surrounding Intel’s potential impact on Columbus-area housing. Thousands of them, in fact. How many of the 10,000 permanent and temporary workers initially employed at the factories will be from out of town and require housing, and how many will be from the Columbus area and already have homes? Intel says the two semiconductor factories it plans to build in Licking County will employ about 3,000 workers when they open in 2025, with the potential of more if additional

factories are built. In addition, the company estimates that 7,000 workers will be needed for the three-year construction project. Intel also estimates that its factories will result in 10,000 indirect jobs from suppliers and services that cater to the company and its workers. How many of those workers will be home-grown or transplants remains the huge unanswered housing question. “We’re all curious to know more, and there are definitely some big unanswered questions,” says Jennifer Noll, associate director of community development at Mid-Ohio Regional Planning Commission. Intel spokesperson Emily Smith says “some of those workers will come from out of state, but a great many will be filled by Ohioans already living in the area.” If even half of Intel’s 3,000 workers come from out of town, it would be an important addition to the Columbus workforce, but not an overwhelming burden on housing in the area, which has been growing for years. “Attracting world-class employers is not new for central Ohio, and growth

about 900,000 homes. Another way of looking at it: Last year, more than 36,000 central Ohio homes changed hands through realestate agents, more than 10 times Intel’s entire initial workforce. Nonetheless, experts agree that Intel will further strain an already tight Columbus-area housing market, especially in two ways: in the area near the site, and in rental housing for construction workers moving temporarily to the region for the project. “It adds to an already growing need
for housing in this market,” says Jim Marcero, Columbus division president of PulteGroup, which includes Pulte and Centex Homes. “We’ve been underbuilding for a decade. Supply was already constrained, and this certainly adds to it.” In the long run, the indirect jobs created by Intel may turn out to be more significant than the Intel jobs themselves on area housing. “This could end up being not only one of the largest single employers, but have the largest and broadest and deepest multiplier effect in the region,
at least on par with Honda,” says Michael Wilkos, senior vice president of community impact at United Way of Central Ohio. “We’re not talking about Amazon adding 3,000 jobs in a warehouse,” Wilkos adds. “That doesn’t have the multiplier effect and doesn’t lead to the mobility patterns of someone leaving another part of the country, or even the world, that this has. There will be people, many people, who will move from another part of the country to take a job at Intel or a supplier, and that’s why it will be different.”

Supply not keeping pace with demand Home and apartment construction in the Columbus area has failed to keep pace with demand for several years. Last year, about 11,000 homes and apartments were built in the Columbus area, well below what experts say the area needs. “We need to be in the 14,000 to 17,000 range,” says Jon Melchi, executive director of the Building Industry Association of Central Ohio. “Where are these new workers going to live?” With an average pay of $135,000, Intel workers who move to the Columbus area will be in an immediate position to buy a home if they want. Melchi says he expects those workers to focus on a 20-mile radius of the factories, which will be about a mile south of Johnstown. “This isn’t bringing 3,000 jobs to Downtown Columbus,” he says. “But it will change the landscape of Licking County, there’s no doubt about that.” So far, in the five months since the factories were announced, Intel’s impact on housing hasn’t been noticeable near the site. According to the Columbus Realtors trade association, 39 homes sold in the Johnstown-Monroe School District through the first four months of the year, up from 35 the previous year.The homes sold for a median price of $330,000, up about 21 percent from $273,000 in the first four months of 2021. In neighboring New Albany School District, prices are also up about 21 percent over last year, but sales are down nearly 30 percent. (The figures only include homes sold through the Multiple Listing Service, and do not, for example, include homes bought by the New Albany Company for the factories.)
No land rush, for now While investors and developers are poking around the area, don’t expect cornfields around the Intel site to be dotted with housing developments any time soon. Subdivisions and apartment complexes require sewer and water lines (in addition to

electricity and telecom service), which much of rural Licking County lacks, although some are looking to expand. “Everybody’s very much in a wait-and-see mode,” says Melchi. “If there’s an opportunity, they’ll take the opportunity, but there’s no land rush out there.” The biggest single challenge to housing development in the area is utility capacity, Melchi adds. “Everybody’s looking to identify land, but the uncertainty around utilities and communities’ willingness to rezone, combined with outrageous land costs, have given people pause.” The other big challenge in developing rural land near the Intel property is government’s ability to provide timely platting, permitting and inspection services. “Local governments in Licking County are not staffed for the kind of development that could occur out there,” Melchi says. “This will put pressure on their staffing in a way it’s never been.” For those reasons, builders have so far been cautious, says Marcero with Pulte Homes.
“We’re not seeing a flood of folks coming into the market yet,” he says. “The infrastructure just isn’t there today to support the growth and expansion of housing.” Pulte is one of the few home builders now active near the site, with its 200-lot Creekside Preserve community in Johnstown. Marcero isn’t aware of any Intel employees buying yet in the community, but he says Creekside has been one of Pulte’s strongestselling subdivisions. “We’re transacting homes in Creekside in the mid-$400,000s to mid-$500,000s,” he says. “A year ago we would have been in the mid-$300,000s.” In an effort to keep prices affordable, Pulte is about to start two townhomestyle communities, in Westerville and on Morse Road near New Albany. The developments are examples of alternatives to single-family homes and apartment complexes that experts say the area needs more of to support housing demands from Intel and elsewhere. Duplexes, triplexes and so forth have become “the missing middle of housing,”

most significant housing markets during the construction of Intel,” he says. “You’ll see workers from West Virginia, Indiana, Kentucky and elsewhere in Ohio. They’ll rent apartments and hotel rooms with a couple of friends, and on Fridays they’ll drive the two to three hours home to family.”

says Noll, with MORPC. “These homes used to be the fabric of our neighborhood but are disappearing, and would provide a desperately needed option,” she says.
‘Any market within 20 minutes’ will feel Intel impact Marcero says he expects demand to only increase in Johnstown and nearby with the Intel announcement. “Any market within 20 minutes — Sunbury, Westerville, Gahanna, Pataskala, going out to Granville and Newark and Heath — all those markets will feel it,” he says. Other experts agree that the areas most likely to see housing growth are nearby incorporated areas, both east and west of Intel. “The areas that will see initial building will be the incorporated areas east of Intel — Heath, Hebron, Newark,” Melchi says. “They have infrastructure already in place and have shown a willingness to work with developers.”

Housing Intel construction workers, in fact, will provide the most immediate demand on central Ohio housing. While the majority of the estimated 7,000 construction workers for the factories are likely to come from the Columbus area, many will move to the area during the project. How many remains a mystery. Gilbane, the construction company hired to do the excavation and site preparation work for Intel, deferred questions on out-of-town workers to Intel, which did not provide an estimate. “If you’ve got even a couple hundred construction workers, that will absorb lots of units, and those units don’t exist now,” Wilkos says. Workers looking for Johnstown apartments are likely to be disappointed. Managers of apartments in the community say apartments are already fully occupied. Redwood Living has a waiting list for its 90 two-bedroom patiostyle apartments in Johnstown, built in 2015. “The Johnstown market has done extremely well for us,” says Jake Shields, director of acquisitions at Redwood Living, who says the company has been looking recently for more sites in the area and throughout Columbus. “There’s just not a lot available right now here,” says Judi Jordan, manager of Leafy Dell Apartments in Johnstown. “We have a waiting list,” she adds. “As soon as someone leaves, it gets filled quickly.” Jordan says she hasn’t seen any impact from Intel yet, but expects to. “It has not happened yet, but I’m sure it will.”

FIVE INTEL CAREERS YOU COULD HAVE IN FIVE YEARS Plenty of time to dust off that resume and rehearse your elevator pitch. By JESS DEYO

ntel is coming to Ohio, and it’s doing it in a big way. Earlier this year the semiconductor company announced it would build two factories in Licking County with a $20 billion investment. The location is expected to be up and running by 2025 with the help of some 7,000 construction jobs. To staff those new factories, Intel will employ 3,000 workers with an average salary of $135,000 per year. Until recently, there hasn’t been much information about the specific roles Intel will be looking to fill, though many jobs posted online for the chip manufacturer’s Chandler, Arizona, expansion are a good example of what to expect, says Lisa Malloy, head of global government communications at the company. In an interview for Columbus CEO’s June issue, Cindi Harper, Intel’s vice president of talent planning and acquisition, said 70 percent of the 3,000 workers will be manufacturing technicians, who typically hold a two-year degree in a STEM field. Another quarter of the employees will be engineers, she said. More than 50 percent of those hires will hold a bachelor’s degree, roughly 35 percent will have a master’s and 5 percent will be doctorate-level hires. She estimates the final 5 percent will have roles in sales, marketing,
finance and human resources. So, what could a job at Intel look like for you? Here are five roles the company will be looking to fill in Ohio.

The process of peer reviews is not without pitfalls, perhaps because people tend to recommend their more experienced peers, a group in the legal profession that tends to be more male and more white than newer attorneys as a group. The firm tracked demographic data for the people it named to this list: Just 18 percent are female, while 38 percent of all lawyers in 2022 were women, according to the American Bar Association. On this list, 4 percent identify as people of color, while 19 percent of American lawyers identify as nonwhite. Two percent of respondents chose not to disclose personal information.

while back, I was contacted by an old client who unfortunately told me he was terminally ill with cancer. Mr. Smith (as we’ll refer to him, and obviously this is not his real name), wanted to get his will updated to make sure that his widow would be taken care of. As we were discussing estate planning, his current situation and life in general, Mr. Smith said, “I have one regret in my life.” When I asked him what that regret was, he said, “You know, my wife and I have one child, and that would be her child, the stepchild that I raised as my own from the age of 1. I’m the only father that she’s ever really known. Now she’s an adult graduated from college, and to this day, she doesn’t bear my name. That does create some regret for her, for me and for my wife.” I said, “You know, there’s a little unknown area in our adoption law that allows for the adoption of an adult.” Mr. Smith looked astonished and asked, “Really?” I replied, “Yes.” If there was a parentlike relationship during the minority of the child, similar to a stepparent-child relationship or foster parent-child relationship, Ohio law allows an adult child to be adopted. Mr. Smith was elated. He asked how to proceed, so I began asking questions, starting with the ways he was a father to his stepdaughter. “That’s simple,” he said. “I raised her, I fed her, I clothed her, took her to church, baptized her, paid for her schooling, loved her, disciplined her, educated her, provided heath, maintenance and support.” I let him know that this more than fulfills Ohio’s requirements to allow for an adult adoption. I assured Mr. Smith that the original birth certificate wouldn’t be changed, but a new birth certificate would be created, which will show his wife again as mother and him as father, and it would give his stepdaughter (newly adopted adult daughter) his name. Mr. Smith and his family were elated, so we proceeded to prepare the Petition for Adoption of Adult documents and filed them. I’ll never forget the tears of joy and

of sadness all witnessed after the final adoption hearing was concluded, when the judge found we had demonstrated by clear and convincing evidence that a parent-child relationship did exist during the adult child’s minority. He approved the adoption, issued a final decree and forever changed the stepdaughter’s name to that of her adoptive father’s. Mr. Smith finally felt like he was his stepdaughter’s real father, now that a birth certificate would show the same. Thomas Taneff is the principal of Thomas Taneff Co., LPA. t was one of the most notorious Super Bowl commercials of the past few years. Film star Matt Damon marched through what looked like a spaceship and talked about humanity’s near successes versus accomplishments that changed the world. The ad—which was promoting Crypto.com—concluded with the Oscar-winning actor quoting the Roman general Pliny the Elder, who famously said, “Fortune favors the brave.” Since the commercial aired

during the Super Bowl, it has been viewed more than 28 million times on Twitter and YouTube. Something else has happened during that time, too: Crypto investors took a pounding as the two largest cryptocurrencies—Bitcoin and Ethereum—lost more than half their value. And yet, “what’s amazing is the big boys are making hand over fist on this roller coaster,” says Mike Caligiuri, founder and CEO of Dublin-based Caligiuri Financial. “I believe it’s because these markets are so thinly traded, these big traders can really move the markets. “A lot of big trading firms are very cognizant of how to manipulate retail investors to buy and to sell. A lot of times, the big boys put in a lot of money to make the price go up in something like Bitcoin. That will encourage retail investors to get in. And then, as soon as the retail investors start buying, that’s when the big boys dump.
“So, my view is that these very sophisticated institutional investors are getting rich at the expense of retail investors.” But the tales of people getting rich overnight and the commercials featuring celebrities touting cryptocurrency have been a siren song to new investors. Many local investment advisers remain wary of crypto, however. Kyle Schneider, a portfolio manager and research analyst at New Albany-based VELA Investment Management, says “while we recognize there are many promising applications for blockchain technologies, we don’t offer crypto assets to our clients at VELA as we don’t believe we have a reasonable basis for valuation.” “It’s kind of the wild West,” says Matt Sands, vice president of Heritage Wealth Partners in Dublin. “The problem is all these guys are unaudited. Transparency is not part of crypto — and that adds to

the risk. When you look at regular financial markets, all are highly regulated. The rules are there to keep people from being taken advantage of. When I trade stocks, there’s a record. Everything is very transparent. There’s an audit trail. When you manipulate public markets, the regulators will find out. But with crypto, who is manipulating it? We don’t know. “Hopefully, the coin you pick will be around tomorrow, but there’s no guarantee it will be. Even these socalled stable coins — one literally went to zero in a matter of weeks.” But the professionals know that some people still want to at least dabble in the exploding crypto marketplace. To those people, they offer some do’s and don’t’s.
DO Consult your personal financial
adviser and other experts. “You’re swimming with the sharks,” Caligiuri says. “That’s the first thing to keep in mind.” “The regular investing rules apply,” Sands says, “but there’s other stuff that is new. You size positions based on how much they can move in a day, and any exposure has been very, very small. It’s not something that is suitable for a buy- and-hold type strategy. Something that loses 50 percent of its value in six months is not a stored value.”
DON’T Invest more than you can
afford to lose. “Limit exposure to a modest percentage of your net worth and be mentally prepared to lose your entire investment,” Schneider says. Sands agrees: “Plan for the worst, hope for the best. In other words, plan on it going to zero. So have size limits — this would be no more than 1 percent of your portfolio.”
DO Set targets for buying and selling.
“Define your goals in advance,” Schneider says. “There are no free lunches when it comes to get-richquick attempts, but I’m not strongly averse to people who just want to learn more about blockchain technologies by participating in small doses.” “If people are going to get into Bitcoin, they need to understand what their investing plan is going to be,”
Caligiuri says. “So pick a level to get in, and pick a level to get out. Not that that’s going to work, but if people set targets it’s a better way to go about it. That’s what the institutional people are doing.”
DON’T Get emotional (or greedy).
“Because once you get in there, emotions can take over,” Caligiuri says. “Don’t make large bets, and don’t get greedy,” Sands says. “There are lots of stories about people getting rich, but for every story, there are lots more about people losing everything.”
DO Keep close track of your
account. “Pay attention to commissions, as trading costs are fairly high,” Schneider says. “A guy I know keeps his Bitcoin on a thumb drive on his car keys,” Sands says. “It’s crazy. What if he loses his car keys?”
DON’T Share (or misplace) your passcode. “Don’t ever share your passcode,” Sands says. “If you lose your password, you lose your money.” ”Recently, there have been numerous scams to obtain account passwords or issue fake crypto currencies,” Schneider says, “so you should take precautions to only trade on well-known platforms and practice the same security measures that you
would use for a bank account such as dual factor authentication.”
DO Research, research, research.
“Consult with your adviser. know your situation, make sure you really understand what you’re doing,” Sands says. “Everyone knows what Apple does, they know what the stock price is based on. How secure is this crypto that you’re looking at? Is it centralized? Is it decentralized?”
DON’T Take the word of paid celebrity endorsers. “Avoid ‘meme’ coins and new issues being touted by celebrities,” Schneider says. “And don’t rely on Matt Damon for investment advice.” That last piece of advice is of particular note. Had anyone done even a bit of research about Pliny the Elder’s famous phrase before putting it into Damon’s script they would have known that Pliny said it to encourage a Roman fleet to rush to the aid of people in Pompeii as Mount Vesuvius erupted. While Pliny did—bravely—go to Pompeii, it’s important to point out what fortune awaited him: He died under volcanic ash. Why home care programs have become must-haves for Columbus hospital systems. By LAURA NEWPOFF

n early March, the Butterfly Guild put on four performances of the timeless classic “Cinderella” at the Palace Theatre as part of its work to support the mission of Nationwide Children’s Hospital. The money raised by the organization of women helps fund the hospital’s Hospice and Palliative Care Program, including the resources that allow these services to be provided where patients are most comfortable—in their homes. While home-based care has received a slew of attention since the

Staying home A patient receiving care from home through Ohio State Wexner Medical Center’s partnership with DispatchHealth. pandemic prompted an increased rate of adoption of new care delivery options, Nationwide Children’s has had a “Homecare” practice since 1990. That’s because being at home often is the best medicine for children and so the hospital offers a full range of home care services to Central Ohio kids of all ages. Home care services are part of a broader push by hospital systems toward a more patient-centric approach that also includes an increase in ambulatory practices in communities across Central Ohio. Greater access to health care outside of the hospital setting has the potential to lower health care costs, ease pressure on hospital capacity, reduce emergency room use and improve patient satisfaction and outcomes, sources interviewed for this story say. Here’s a look at the homecare services being deployed by central Ohio’s hospital systems.
Nationwide Children’s The hospital started its Homecare program so it could return children to the most normal, pain-free life possible. Primary services include: • Infusion pharmacy • Pediatric home medical equipment • Intermittent, short-term nursing • Private duty, long-term nursing • Skilled therapy services – physical, occupational and speech • Hospice and palliative care There also are special programs that address the respiratory syncytial
virus, the administration of Factor medication to treat hemophilia and asthma management services. David Wessells, vice president of home care services at Nationwide Children’s, says there are several benefits to the home care model – most patients prefer to be in a setting where they’re comfortable and health systems can deliver more affordable care outside the hospital setting. Home care also fits within the movement in the industry toward valuebased care that, as Deloitte reports, will reward better results in terms of cost, quality and outcomes. “As payment systems transition toward value-based care, more services are likely to move toward the home,” Wessells says. “You can manage and prevent hospitalizations and emergency department use by proactively addressing medical issues in a patient’s home. We’re also educating patients and families about how they can prevent infections, reduce trips to the hospital and keep kids safe and healthy at home. Ultimately, we are empowering our families by giving them greater access to care and education to more independently manage complex medical conditions.” Home care also removes barriers to care, like a lack of transportation, which is helping hospitals increase health equity, Wessells says.

serving the communities the health system operates in for more than 30 years. Working directly with a patient’s physician, the OhioHealth teams meet patients where they are on their health care journey. Services include: • Skilled nursing to help with things like medication education, diabetes care and disease management • Physical and occupational therapy • Registered dietitian • Speech language therapy • Medical social workers • Home infusion therapies • Home hospice “OhioHealth Home Health provides skilled services to our patients, allowing successful recovery and aging in the home. There are many layers to Home Health, including skilled nursing services, therapy services, social services and more,” Katie Toopes, director, OhioHealth Home Health, said in an email. “Home Health has the ability to provide telemedicine and remote patient monitoring as well as specialty services, such as lymphedema therapy, IV infusion and complex wound care.” Services inside the home also became an asset during the pandemic, not only for patient care but to free up bed space during surges. Also during the pandemic, Covid-19 patients who required end-of-life care and wanted to be at home were transitioned by the hospice team with comfort and dignity, Christina Massey, director, OhioHealth Hospice, OhioHealth at Home, said in an email. “Coming out of Covid surges, the business has continued to stay steady as the benefits of home health were magnified during the pandemic.” OhioHealth also formed Advanced Home Services during the pandemic. That allowed for an extra layer of skilled services and care. These teams provided telemedicine and video monitoring, administered monoclonal antibody treatment and other medications that saved lives, and kept people out of the hospital, Toopes said.
Ohio State University Wexner Medical Center Home-based care options always have been integrated into patient care at Ohio State University’s Wexner
Medical Center. The university’s hospital system formalized these services into a unified division in 2021: • Home health care through OSU Home Care for everything from skilled nursing, medical social services and physical, occupational and speech therapy. • Advanced immediate home care in partnership with DispatchHealth to treat everything an urgent care center can treat. • Bridge care for patients at high risk of readmission who need follow-up care after being discharged from the hospital. • Home medical equipment • Infusion therapy elehealth •T • Covid-19 care Rachit Thariani, chief administrative officer, post-acute and homebased care division, says home care services have become an important part of the continuum of care, and they have gradually gained traction for three reasons. First, health systems increasingly are boosting access to services to create a patient-centric system of care. They are developing and deploying integrated care pathways tailored to needs of specific populations such as older adults or patients with heart disease, cancer or diabetes. These pathways also consider non-medical issues people face, such as the social determinants of health. Second, health care systems always are looking at ways to ease capacity and improve hospital operations, reduce the length of stay and keep readmission rates low. Home care allows hospitals to positively impact all those metrics while providing consistent, quality care. Finally, consumers expect health systems to provide these services. “This is an opportunity to view homecare as part of the core of how care will be delivered going forward,” Thariani says. “As a health care system, we can say to the patient, ‘Here are all the options you have, you’re empowered to choose the options that work best for your circumstance.’ That is a true system of care focused on the consumer right at the center. There’s a lot of potential here that we believe we can unlock.”
