What exactly is a Short Sale and how does it work? Answer: Short Sales are very common in today’s market. It’s where a lender is willing to take less money, short of the payoff amount, than what is owed on the property. This allows the seller to sell the property fast and usually well below market. There are several key things that must happen in order for the lender to even consider doing this. For starters the seller MUST be behind on payments and the seller can NOT receive any funds/profit at closing. A common misconception is that the seller won’t be able to pay a real estate commission. That is incorrect. In most cases, the lender will require a real estate professional to handle the transaction. Keep in mind that not all real estate professionals are experienced in handling short sales. It requires about 30 percent more work and some agents just aren’t willing to do the extra work required by the lender. Russell. There are 634 square miles in Russell County. It is bordered on the north by Lee County, on the west by Macon County, on the south by Barbour County and on the east by the Chattahoochee River. The original county seat was Seale, but it was moved to Phenix City in 1943.
