Our needs are presented in order of priority; however, we would be grateful for any of the projects your team would choose to undertake. The Properties:

Ventnor Lodge

Hammond Hall

Built between 1890‐1910, the house first served as a Built in 1920, this house has served both as a private summer residence for the owner of the Whitely Tugboat residence and public museum. It is 4,000 sq ft. with grand Company. It was later converted to a nursing home, and chandeliers, French doors, and granite fire‐pit patios. then to a psychiatric residence. It has been vacant since the late 1970’s. It is 8,000 sq ft, 23 rooms with stunning This building will serve as the primary business office for woodwork and stained glass architectural features. The Samaritan Women, as well as counseling offices and residence for the TSW staff and interns. This will be the primary residence and common spaces for The Samaritan Women. It will house up to 16 girls and provide for education, recreation and counseling space. We are seeking support primarily for the renovation of Ventnor Lodge; however, any resources and efforts expended on Hammond Hall will accelerate our ability to provide these needed social services. The details presented below refer to work needed for Ventnor Lodge (unless otherwise specified).

Priority 1.

Sprinkler System

The sprinkler system was installed around 1970 and is in need of a redesign/upgrade.

Goal for Renovation • Inspection of current system and recommendation for compliance to current fire code standards • Redesign routing of sprinkler and upgrade, as needed NOTE: This issue is currently being addressed by Metropolitan Fire Co. (of HBAM)

Priority 2.

Electrical Upgrade

Ventnor Lodge was renovated in the early 1970’s to serve as a mental health facility. Our first electrical inspection yielded that the house has sufficient amperage, but that the wiring all needs to be upgraded.

Priority 3.

We need a power distribution diagram created for the house that would serve as a guide to the overall renovation efforts and be suitable for insulation contractors to use as a guideline in their work All wiring needs to be replaced per the wiring diagram Installation of additional outlets installed as required by code

Plumbing

Most of the plumbing lines within the house have been removed (with the exception of the 4” wasteline in the basement); therefore, assume that all plumbing to supply and wasteline needs to be installed.

Goal for Renovation • • •

Create a plumbing system plan for the entire house that can be used as a guide for subsequent renovation projects Installation of supply and waste lines to the existing bathrooms (5) and kitchen, as well as rough‐in for laundry facilities in the basement Perform an assessment of the current sprinkler system and provide a plan for upgrading the system according to building codes for group home. May require an upgrade of the water capacity.

Priority 4.

Guest Powder Rooms (2)

The room (6’1” x 12’4”) formerly served as the Butler’s Pantry and was later converted to a full bath. It is positioned directly over the 2nd floor bath. Walls are lathe & plaster. There is full access to the plumbing through the basement.

Goal for Renovation •

Renovation would divide the room and create two half baths for guest and resident use. Each bath would include a white pedestal sink and water efficient toilet, ceiling light fixture, vent, and one grounded outlet. Doors may need to be replaced. Our preference would be 6x6 ceramic tile flooring and plain (drywall) walls. Trim around windows and baseboards may be done by TSW to match the rest of the house.

Special Considerations • • • • • •

Depending on agreement between COMAR and Historic Trust, one door may have to be widened and that bathroom configured to accommodate ADA accessibility May need to select bath fixtures to be historically representative Window cannot be replaced and must be retained. Assume that all plumbing (supply lines and waste lines, etc.) should be replaced Our design goal is to have a single, water‐efficient toilet and pedestal sink in each room. We may try to accommodate one urinal, and—depending on COMAR regs‐‐may need ADA assistance bars installed. Floors should be ceramic tile for high‐traffic use. Walls will be painted by TSW; colors must be approved by Maryland Historic Trust

Priority 5.

Residential Baths (2)

There are two resident baths on the second floor. Both rooms have been demo’d to joists and studs. There is some water damage on the walls and floors. Our volunteers can continue to do demo work, as directed by HBAM.

Goal for Renovation We would like each renovated bathroom to provide for (1) water efficient toilet; (2) shower stalls, and (1) double‐bowl sink with two faucets recessed in a sink cabinet. Renovation should include ceiling lighting and venting, new subfloor, drywall, plumbing fixtures, towel bars, robe hooks, and built‐in shelving, if possible.

CRITICAL NEED: because there are three baths in a stack between the 1st , 2nd and 3rd floor, our most critical need would be for a bathroom planner to create a design for all three that would dictate the plumbing and electrical systems. The third floor bathroom (picture on right) may not be renovated until later in 2009, but we would want the lines in place during the renovation activity for the 1st and 2nd floor bathrooms. Bathroom design for Full bath #2 should consider the bathroom directly below and above in terms of plumbing lines. Bath #1 has a window with frosted glass that cannot be replaced or removed. We must retain the doors on Bathroom #1. Bath #2 has a door to access the fire escape. This could not be blocked. Baths do not have to be ADA compliant but should respect accessibility as much as possible May need to select bath fixtures to be historically representative

Priority 6.

Kitchen

This large kitchen (16’7” x 19’5”) is a later addition to the original property. It has one exterior door and one interior door leading to the dining room. There are three windows, two of which require replacement.

This kitchen will be used by TSW staff and also by the residents, specifically for teaching classes in food preparation/handling and culinary arts. We are envisioning a very industrial, Turn‐of‐the‐ Century looking kitchen with a center work table and primarily stainless steel appliances, countertops, splash boards, etc. We need to maximize storage options wherever possible. Some of the doors/drawers will need to be able to be secured. We anticipate the need for the following appliances (2) wall ovens; (2) refrigerators; (1) upright freezer; (1) large capacity microwave oven; (2) dishwashers; (1) 8‐burner gas stove Lighting and ventilation need to be updated. NOTE: recent demolition work has uncovered that the wall between the kitchen addition and the original house is granite, in great condition. We would be very interested in retaining the visual appeal of the exposed granite in the final design.

Special Considerations • • • • •

We need the services of a professional kitchen designer who is familiar with the regulations for an industrial, group home kitchen. The flooring is terrazzo which has a few cracks, but we are obligated to retain it. The MHT has requested that we retain the wainscoting on the walls; this may be negotiable depending on health code requirements. We are looking for donation of all appliances, counters/cabinets, lighting, and building materials. TSW will provide for painting and any finish work.

Priority 7.

Resident Bedrooms

There are five residential bedrooms on the second floor that will sleep 9‐14 girls, depending on capacity.

Bedroom #1 – 8’8” x 17’4” (with fireplace)

Bedroom #2 – 12’2” x 10’8” (with fireplace)

Bedroom #3 – 12’3” x 17’3” (with fireplace)

Bedroom #4 – 13’9” x 17’7” (with fireplace)

Bedroom #5 – 13’6” x 13’6” (no fireplace)

Walls and ceilings require patch repair and skimming. In most cases, it may be more efficient to affix ¼” drywall over the existing ceilings Electrical lines need to be upgraded and additional outlets installed in baseboard according to building codes. Wall sconces cannot be removed according to MHT, but can have dome covers to indicate disuse. We would like for each room to be equipped with a ceiling fan & light fixture, activated by wall switch. The wood floors are in exceptionally good shape but need to be refinished. Some baseboards may need to be replaced/repaired.

Special Considerations • • •

Door frames and doors are badly damaged in all rooms and require replacement. Trim will need to be milled to match the rest of the house to be compliant with MHT requirements We may have to get MHT approval for the ceiling fan & light fixture. All of the rooms have small closets that may need to be upgraded with moveable shelving
