When Less Isn’t More

nce you’ve made your decision to sell your house, often comes the question of which agent or firm you’ll use to help you. For some sellers, length of full-time experience, sales volume, or what will be done to get the house sold is important; for others, it may come down to a personal connection. There’s also a segment that are laser focused on “getting a deal” and on the bottom dollar, at any cost, and believe that paying a deeply discounted commission is the answer. Less doesn’t always get sellers more. Although there is no “fixed” commission rate in the real estate industry, there are common practices. A very low commission rate may sound good, but at what cost? If this is something that you’ve been considering, read the fine print closely to look for added fees. Ask to see their original list-to-sale price ratio, and find out how involved the agent you select or are assigned will be in the transaction. Sometimes, sellers themselves are solely responsible for overpricing their houses on the market, regardless of an agent’s advice. But did that low rate cost more in the long run with time on market and a lower selling price, therefore, saving you little to nothing? Commissions are not the only part of a seller’s closing costs. Although they sound large to some, they do cover a number of factors and are not necessarily what your agent is pocketing to bring home to their families. Part of an agent’s job is to help you get the best price, terms, and conditions for you, and if they are giving away their service and value, how will they do it for you? There’s no one size fits all in anything in life, just make sure you look at the big picture first.
