Selling Your House Solo? It’s Not What You’d Think

I

n a busy real estate market, the prospect of selling one’s own house may seem enticing. Maybe you work from home and think it will be convenient for showings. Or possibly your last sale went so well (or not so well), and you can do it no problem. It’s a common thought with many sellers initially, and each solo seller has their own reasons. Just as the ones who tried their hand at it and cried “uncle” before turning it over to a full-time agent, some sooner than others. It is possible we make it look easy. For the most part it is, because not only are the full-time agents doing it, well, full-time, they are trained on what to look for, what to anticipate, what to fix before it becomes an issue, and most of all, be your advocate and stay calm throughout the process. When you are attached to something, all of that becomes much harder to navigate. Real examples of things buyers have said to me through the years about “for sale by owners”: “I would’ve liked to have seen the house instead of listening to the owners’ stories about it. I feel like they’ll make it hard to make an offer because they don’t really want to sell” “I’m glad they said so much. Should we low-ball them now?” “Can’t another agent step in for them? They’re too difficult” And many more. Although “saving” money may be the factor, time versus money saved may be a better option. I’ve seen too many “FSBO” almost leave money on the table, and many have gained more than they would have once they hired an agent because the agent can price the house properly and not give away the store. Selling solo may seem great, but having a “+1” on your side is always better.
