Why it pays to prepare When the decision to put a house up for sale happens, along with the question of “how much will we get?” comes “what do we need to do to get it ready?”. The prospect of getting a house ready for the market can be daunting if you don’t know where to begin or if you’re the type to start and stop multiple projects. There are also those who may think it will be easier to sell it exactly as-is, although with that sometimes comes the unrealistic expectation that someone will pay top dollar. They won’t. What you think may need to be done, may be correct. Your Realtor® may also have insight. When working with an experienced Realtor® who has attended years of buyer showings, home inspections, basic knowledge of common loan guidelines that a house condition could affect, and just an eye for detail, they should be able to help you identify areas that you have gotten used to seeing in your home but that a buyer or inspector may notice right away in a house. Whether you invest some time and money in preparing ahead of time or realize that you may end up taking off more money than you would have if you addressed items up front, along with the time of hearing it as feedback from prospective buyers, it will come up regardless. For one example, look closely at your trimwork, especially around the ground or garage. Weather can be brutal on a house. How do your driveways and walkways look? Could they benefit from a strong powerwashing or repair some loose stones? Take a look at the kitchen, baths, and even flooring. There can be some relatively inexpensive fixes or even small updates that may make sense making. Pre-home sale preparation isn’t just about where to move the couches and clearing out the rooms. Talk with your Realtor®, and when you’re happily at the closing table, you’ll agree that it paid to prepare.
