Celebrity Homes Musicians Sing the Blues Over House Prices BY LYNNE FRENCH, WINDERMERE REAL ESTATE Celebrities, like the rest of us, can have a tendency to overprice their homes, leaving them on the market for months and sometimes leading to multiple price reductions. Of course, there are other reasons that a property sits on the market such as location within the neighborhood or a style too specific to the owner that will take time and money to change. When buyers are paying multimillions for a property they can be picky for sure. Alicia Keys’ New Jersey mansion has been on the market for over a year at $14.9 million. Alicia and her husband, Swizz Beatz, purchased it from Eddie Murphy in 2013. The eight-bedroom, 14-bathroom compound includes a bowling alley, professional recording studio, indoor swimming pool, and movie theater. Alicia and Swizz made major renovations, including an entire wing for artwork. Britney Spears now lives in Las Vegas, where she performs in a popular show. In April of this year, she put her stunning mansion in Thousand Oaks, California, up for sale at nearly $9 million. Still on the market in June, she lowered the price to $7.9 million. Now, that is a motivated seller. The home has a game room, infinity-edged pool, and chandeliered dressing room with a jetted tub. The home has 5 bedrooms and 7 baths. Motley Crue super rock star Tommy Lee’s Calabasas mansion is perfect for another rock star. The property has a piano-shaped swimming pool, 2,000 square-foot recording studio, and theater. Tommy listed his home in May for nearly $6 million. Two months later, he reduced the price to $5.7 million – a $296,000 reduction. If you know anyone interested in this bargain, let me know. Oops! In 2015, rapper Little Wayne put his Miami Beach mansion on the market for $18 million. It is now down to $12 million. The 15,101 square foot waterfront home has 9 bedrooms and 9 baths. There are a few things that could throw a potential buyer off, though. The home has giant iguanas wandering through the property and an indoor shark tank. It also features a rooftop skate park, guesthouse with a professional recording studio, and movie theater. Popular R & B singer Jason Derulo bought his Coconut Creek, Florida home for $1.75 million in 2012. About a year later he listed it again for $2.9 million. No bites, so he took it off the market the next year. In 2015, he put it

back on the market for $2.25 million. The Lower Manhattan apartment of Rolling Stones Keith Richards and his wife, Patty Hansen, was listed in March for $12.2 million. It hasn’t sold yet, despite the incredible skyline views and a master suite with two walk-in closets. The home has 4 bedrooms and 4 baths, one with a soaking tub. Real Estate Trends High-Value Upgrades Lead to Top-Dollar Offers BY NORMA FLASKERUD The real estate market shows no signs of slowing down. In Pleasant Hill, homes sell very fast. And the inventory of homes for sale remains very low. Properties are coming on the market, but they sell within seven to ten days at most. Realtors will typically set a date to look at offers seven to ten days after the home first comes on the market. An average of 30 homes a month sell in Pleasant Hill, and we do not have even one month’s inventory, creating what is still an extreme seller’s market. Does that mean a seller can overprice their home and sell it? No. Buyers are discriminating, educated and savvy. They will pay what they perceive to be a good value. In this super-competitive market, buyers will only pay top dollar for a home remodeled with top quality finishing in the latest styles. These homes sell for more than you ever imagined and are gorgeous both inside and out. If you plan on replacing anything in your house, we highly recommend you do it with an upgrade. Don’t seek the cheapest replacement. Upgrade it to be stylish and attractive. Take white appliances, for example. Sure, they are neutral and go with everything, but they are not in fashion. Better to go with a high quality, stainless steel version. It will update the vibe in your house and pay off in the long run. Consider investing a few dollars on new light fixtures or ceiling fans. These are generally very affordable and can really add value. A bathroom vanity can be purchased as a unit with a granite or quartz counter, sink, and new faucet very reasonably. You can install new ceramic tile floors that look like wood–very in style. Another stylish new flooring option is laminate. Often, we can’t discern them from real or engineered hardwood floors. Have you tried Pinterest (www.pinterest.com) for ideas? It’s an app that lets you save photos of things you see online to virtual boards. For instance, you can make a board of ideas for a bathroom remodel, kitchen remodel, paint colors, furniture, garden/landscape ideas, etc. It is fun and a lot easier than wandering the big store aisles trying to find what you like.

To Trust or Not to Trust Are Trusts Still Useful if the Estate Tax is Repealed? BY JEFFREY HALL, ESQ. With Republicans in control of Congress and the White House, there is talk of eliminating the federal estate tax. In 2017, the tax affects only estates over $5.49 million, meaning that for more than 99 percent of Americans, it’s already been repealed. With no estate tax, do you still need a trust? While trusts can be used to shelter assets from the estate tax, they have many other valuable estate planning uses. A trust is a legal arrangement through which one person (or an institution, such as a bank or law firm) called a “trustee,” holds legal title to property for another person, called a “beneficiary.” The following are some of the benefits of trusts. Avoiding Probate. One of the biggest benefits of a trust is avoiding probate. Probate is the process of administering and settling an estate after someone dies. It can be a costly and time-consuming process. Even with small estates, beneficiaries may not have access to estate funds until a will is filed and an executor appointed. A trust gives beneficiaries immediate access to trust funds. If you have property in multiple jurisdictions, a trust can be especially beneficial in avoiding more than one probate proceeding. Also, probate is a public process – anyone can access court records – while assets distributed in a trust are private. Protection for Disability. Another benefit of a trust is to provide protection if you become disabled. If you become incapacitated, the trustee can manage

your finances without the need to go to court and get a conservatorship or guardianship. Control. A trust allows you to specifically detail how you want to distribute your assets. For example, you can choose to dole out benefits in small amounts if you don’t want your beneficiaries to receive all your assets at one time. You can also direct how funds in the trust can be spent on a beneficiary. If you have property, the trust can specify who has the right to use the property, whether it can be sold, and how proceeds should be distributed. Protection from Creditors. Certain types of trusts can be set up to protect beneficiaries from creditors. A properly structured trust can ensure that creditors cannot reach trust funds. This can be helpful if, for example, your intended beneficiary divorces or is the target of a lawsuit. Providing for a Child with Special Needs. If you have a child with special needs, a trust is particularly important. A special needs trust allows a beneficiary with special needs to receive inheritances, gifts, lawsuit settlements, or other funds without losing his or her eligibility for government programs. Garden to Break Ground on Center Ruth Bancroft Garden Challenge Grant Received The Ruth Bancroft Garden has received a new $1.15 million challenge grant to help the garden raise the final $2.3 million needed to fully fund construction of a visitor and education center. Two long-time supporting families of the garden, Ken and Donna Coit, and Sharon Simpson of the Barclay and Sharon Simpson Foundation offer this challenge grant. The Coit Simpson Challenge Grant will match all new gifts and pledges up to $1.15 million to help fund the historic building project. The new visitor center will allow the garden to conduct year-round programming further fulfilling its mission of education and community engagement. Currently, the garden welcomes over 15,000 visitors annually

and provides over 50 workshops, tours and classes on topics that include basic botany, environmentally-friendly, drought-tolerant garden design, photography, and container gardening, to name a few. Additionally, the garden conducts an education program that serves 600 pre-school, elementary and high school students a year, with a two-hour guided field trip and workshop. With this grant, the garden has now raised $3.45 million in gifts and pledges, or over 75 percent of the $4.6 million total goal needed to complete construction. Three hundred generous members and friends of the garden and seven local foundations have contributed thus far to the project. Groundbreaking for Phase I of the building project will be held on Sat., Aug. 19, from 5 - 7pm. All donors, Walnut Creek city, county, and state officials, and planning department personnel involved in the project have been invited to attend. Q & A with a Real Estate Attorney Property Managers Provide Industry Expertise BY JOE STOKELY Professional property managers provide numerous benefits to investment property owners, not the least of which are the relationships they have with experts in the industry. I invited Nick Roscha, an attorney who specializes in real estate law and business, for a quick Q & A about the benefits of working with both a property manager and a professional real estate attorney. Nick has been practicing law in California for 20 years. His specialty is in residential and commercial real estate transactions and litigation, so he’s the right guy to offer advice on the legal issues rental property owners face. Why work with a real estate attorney? The residential landscape is fraught with legal issues and pitfalls for an unwary owner. If you don’t know the ins and outs of listing a property and leasing a property, and you don’t understand the rights of the tenant or how to terminate a tenancy properly and file an unlawful detainer action without violating any rights, you’re going to get in trouble. Under that giant umbrella, an attorney is vital to navigating those waters in this market. Are owners without property managers at a disadvantage? When an owner comes in and they haven’t had counsel or professional management in the past and they want to get a tenant out of their property, one of the main things we notice is that they often don’t have the proper lease forms. We may be dealing

with a California property, but the owner has an Alabama lease that’s 10 years old that they pulled off the Internet. Our legislature is constantly changing what’s required in a lease, and new things have to be included all the time. If you’re going to evict someone, you need to have proper forms and notices because California courts will protect the tenant’s rights during an eviction. If you’re asking for too much or not using the proper wording, you could file it and lose. You’ll pay your tenant’s attorney fees and start all over again. Having legal advice at the outset will be helpful in fixing issues. What’s your advice for staying out of legal trouble? Take all the proper steps when you’re first leasing out a home, and honor the tenant’s rights during the tenancy. Some tenants sue landlords because the landlord has decided to go into the property without notice. This bothers tenants and violates their rights of quiet enjoyment. That opens you up to litigation and damages. So, understand your tenant’s rights. Another thing landlords struggle with is lease termination. If you include an improper amount in your Three Day Notice, you’ll lose your eviction case. You can only include rent – not late fees or utility charges. Those things require a separate notice. You can avoid these mistakes by working with a property manager and a real estate attorney from the beginning. Cleaning the BBQ Grill Keep it Chemical Free with Vinegar Let’s face it; no one likes to clean a BBQ. It ranks right up there with oven cleaning, only worse. However, there are some things you can do to make it easier and quicker. While it is tempting to just empty an entire can of oven cleaner inside your BBQ, it can cause all sorts of problems. Harsh chemicals leave a residue that can affect the taste and smell of the food for the next few barbecues. The chemicals can also harm stainless steel and painted finishes, as well as other components. A great alternative to chemicals is vinegar. It works great for cleaning the grill, and you don’t have to worry about leaving any harmful residue behind. How to Clean with Vinegar All you need is a spray bottle, lukewarm water, white table vinegar, and a sheet of aluminum foil. 1. Pour two cups of vinegar into the spray bottle. 2. Add two cups of water. 3. Put the lid on the bottle and shake it vigorously to mix the water and vinegar together. 4. Fold the aluminum foil until you have a small square, about two inches across in each direction. (Use for step 8) 5. Spray the water/vinegar solution on the racks of the grill and the area above and underneath them to saturation. 6. Let the solution dry for 10 minutes.

7. While the grill dries, pour out any extra water/vinegar solution and refill the bottle with vinegar only. 8. Spray the vinegar on the foil and use it to scrub the grill’s interior. No rinsing is required. You can also use vinegar to clean the exterior of your grill. If you don’t want it to smell like vinegar for days on end, it’s best to go with the diluted solution. Instead of using aluminum foil to scrub, just use a standard cotton cloth. Spray the solution on the cloth instead of directly on the grill so it’s easier to make sure you hit every area. Use a cotton swab to take care of any tight spots. Deep Cleaning with Vinegar If you find that the steps above don’t get your grill grates spotless, there’s another process you can try that may get you a deeper clean. This one again uses vinegar but also combines it with baking soda. 1. Place the grates in a large plastic bag (such as a garbage bag). 2. In a plastic or metal dish, stir together one cup of vinegar and half a cup of baking soda. 3. Pour this solution on the racks. 4. Close the bag and leave it overnight. 5. Rinse the gunk, which should now be loosened, off in the kitchen sink or with the garden hose. Note that the vinegar and baking soda solution will bubble up, just like it did in those science fair volcanoes, so make sure you use a dish that is much larger than what you think you’ll need. If there is any residue remaining on the grill after these steps, a once over with the grill brush should take care of it. Your BBQ should get a thorough cleaning at least once a year. Always refer to the care & maintenance section of your owner’s manual for advice. Avoid all but nonscratch scrubbers, and use only if you have stubborn stains. Source: Family Features
