CITY OF HAMILTON / BUSINESS DEVELOPMENT Progressive Steps for Future Growth By Nancy Wiley, Magnitude Marketing

here’s much to be excited about regarding Hamilton’s revitalization efforts. Buildings are being renovated, people are moving in and the business community is growing, making Hamilton a place where people want to live, work and play.

DOWNTOWN DEVELOPMENTS In 2012, the new Mercantile Lofts opened downtown. The $8.6 million renovation of buildings built circa 1875 resulted in 29 market-rate apartments and three street-level retail spaces, all of which are 100 percent occupied. The former Journal-News building was transformed into a downtown cultural hub, home to Butler Tech School of the Arts and the Miami Valley Ballet Theatre. In addition, the renovation of the Robinson-Schwenn building (the 147-year-old former Dixon-Globe Opera House) includes three floors of office space and three retail spaces. It is the new home of Liferay’s national sales office and the new Lane Library Community Technology Center. These three projects have been so successful that the publicprivate partnership between the City of Hamilton

and Coon Restoration, which led to these developments, won the Gold Excellence in Economic Development Award from the International Economic Development Council in 2013. To continue to accelerate downtown revitalization, a public/private partnership consisting of the City, the Hamilton Community Foundation and local lending institutions, such as First Financial Bank and U.S. Bank, established the Hamilton CORE (Consortium for Ongoing Reinvestment Efforts) Fund. The Hamilton CORE Fund provides financial resources for qualified residential and commercial real estate projects within the urban core. In 2013, the Hamilton CORE Fund acquired the following buildings in downtown Hamilton: the Elder Beerman building (NW corner of Second & High Street); the Hungry Bunny building (NW corner of Third & High Street); and the Fifth Third Building (SE corner of Third & High Street). All are slated for renovation in 2014. Yet, as the City speaks to restaurants and retail outlets about locating in our downtown, the number one comment received is that there are not enough people — especially after

5 p.m. — within walking distance to support the desired amenities. Therefore, the Hamilton Community Foundation created a sub-fund of the Hamilton CORE Fund to assist with residential acquisitions in the neighborhoods contiguous to downtown. Once these properties are rehabilitated, they will be purchased by future residents at the total cost of acquisition and improvements incurred by the Hamilton CORE Fund. This will allow the Hamilton CORE Fund to continually recycle monies into the program and to continue the acquisition/improvement cycle with other residential properties.

FUTURE DEVELOPMENTS Looking ahead, the City is engaged in a number of exciting projects, including:

City is enhancing visitors’ first impressions with a project that will add several streetscape improvements, including landscaped medians; relocating all overhead utility lines underground; upgrading water, sewer and gas mains; adding a right turn lane from eastbound High Street to Southbound Route 4; rehabilitating sections of East Avenue and Seventh Street; installing decorative streetlights; and adding a new access road to support commercial businesses on the south side of East High Street between 7th Street and East Avenue.

South Hamilton Crossing The South Hamilton Crossing project, or SHX, will replace an existing at-grade railroad crossing with a railroad overpass created by

extending Grand Boulevard to the west. Of the three grade separations on the east side of the City, only one currently permits east–west traffic flow. This project is expected to greatly improve connectivity, reduce drive times and increase safety. First referenced in a 1911 Hamilton newspaper article, SHX is anticipated to have especially important benefits to Vora Technology Park, University Commerce Park and Miami University Hamilton, as it greatly improves access to these areas. ARTSPACE HAMILTON: A new residential mixed-use project, to be located on High Street (below) will provide live/work units, commercial and nonprofit space, and outdoor plazas.

Artspace With the Mercantile Lofts breathing new life into downtown Hamilton, the City is looking forward to its next residential mixed-use project: Artspace Hamilton, a $10.2 million project. In 2006, Artspace USA was invited to Hamilton to perform a preliminary feasibility visit. While few cities with a population less than 100,000 could support an Artspace project, it was quickly determined that Hamilton was an exception. Artspace Hamilton will be a community asset that will provide ground floor space for local nonprofit organizations, commercial space for small businesses, and outdoor plaza areas for residents and for the greater community. In addition, 42 affordable live/work units will be added to our downtown living options.

The East High Street Gateway An important entrance into Hamilton, the East High Street Gateway is receiving a facelift. The

H AMILTON CITY SCHOOLS: PREPARING STUDENTS FOR COLLEGE, CAREER AND LIFE

America’s future walks through the doors of public school classrooms every day. The challenge is to meet and serve the needs of a very diverse student population. The Hamilton City School District has exciting and innovative programs to help each child achieve his/her full potential. Technology is changing our lives and our world and plays an important role in today’s education. The Hamilton City School District has purchased over 3,000 devices for student use. Rich, personalized learning is happening every day through the infusion of technology in the classrooms. The “Bring Your Own Device” program has been successfully implemented in grades 9 though 12, and expanded online learning opportunities and new elective courses are offered for Hamilton High School students. Early childhood education continues to be a district focus, ensuring that students Start Ready. All-day kindergarten and expanded preschool classes are improving student readiness for school. The district also continues to have a strong focus in Character Education and Service Learning. Hamilton students (grades preK–12) are active and involved not only in their schools, but also in their community.

Badin was just the second high school in Ohio to offer a 1:1 iPad program for students, and the faith life aspect of Badin engenders a caring environment.

Founded in 1971, Cincinnati Christian Schools is a private, non-denominational Christian school system offering educational opportunities for young people from preschool through 12th grade. For over 40 years, CCS has developed a unique and proven educational model that infuses outstanding academic preparation with a Christ-centered, biblical outlook and approach that is still making an impact in the 21st century. Immanuel Lutheran School has been providing excellent Christian education to students in preschool through 8th grade since 1896. The smaller class sizes (average 22/ room) and the family atmosphere help students from preschool through 8th grade to thrive. High test scores; excellent band, basket-

ball team and choir; computers in every room; and buses from Talawanda and Hamilton school districts all are evidence of the “big school” opportunities in the small school setting. Immanuel’s childcare center provides loving care to children age 3 and up from 6 a.m. to 6 p.m., including before- and after-school care for public school students.

BUTLER TECH

Butler Tech has been helping Butler County youth and adults to achieve their dreams since its founding in 1975. Since then, much has changed at Butler County’s career-technical school. From a relatively few courses offered on a central campus, Butler Tech has grown to four stand-alone campuses and over 190 satellite programs in 10 associate school districts. This year, Butler Tech will deliver education to more than 20,000 high school and adult students. In recent years, educational innovation has been the hallmark of the district. From stateof-the-art health care education, to a nationally recognized public safety education facility, Butler Tech has set a new standard for education in Ohio. The staff and faculty of the district remain focused on the future and will continue “Redefining Education.”

MIAMI UNIVERSITY HAMILTON

Miami University Hamilton has forged a new partnership with the Ohio Small Business Development Center of the Greater Cincinnati Urban League to assist veterans making the transition from the battlefield into business ownership. The partnership gives student veterans access to one-on-one counseling from a business adviser, resources from the small business administration and specialized training targeted to starting, building and growing a small business. A designated Military-Friendly Campus, Miami Hamilton provides smaller class sizes, better access to professors and dedicated space on campus for veterans. “We are excited to have all of these services easily accessible on campus for our student veterans, military family members and veterans in the area who have always wanted to be their own boss and make a difference in the community,” said Chamina Smith, assistant professor of business technology at Miami Hamilton and the school’s veterans outreach coordinator.

BETHESDA BUTLER TRIHEALTH HOSPITAL Joining the TriHealth system in 2012 to become Bethesda Butler TriHealth Hospital, the former Butler County Medical Center maintains its reputation for quality, safety and service and is now backed by an integrated health system. The partnership also connects a patient’s medical record throughout the entire TriHealth system so that patients always receive informed, accurate, quality care. Bethesda Butler TriHealth Hospital is an acute-care, medical-surgical, 10-bed hospital with physician offices and services on campus. A dedicated team of specialists combines advanced technology with compassionate care. In addition to surgery, services include imaging, cardiology and cardiac testing, physical therapy, lab/pathology, and a sleep center. A 17-bed, full-service emergency room opened in 2013. Inspired and Active By Nancy Wiley, Magnitude Marketing FITTON CENTER FOR CREATIVE ARTS: The Fitton Center for Creative Arts is celebrating its 20th year in 2013–2014 of serving the people of Hamilton and surrounding communities. Its programs have reached every age, every neighborhood, most schools, and children and adults with economic, social, physical and mental challenges of all types. Other programs have served artists, performers and crafts people of all skill levels. The Fitton Center has been a place to learn the arts, learn from the arts, participate in the arts and to celebrate life. In 2014, at the conclusion of the 20th anniversary “Build for Now, Build for the Future Capital Campaign,” the Fitton Center will create a more sustainable future with a complete facility renovation and expansion of its Benninghofen Theatre from 160 seats to 257 seats. GREAT MIAMI VALLEY YMCA: The Y is one of the nation’s leading nonprofits, strengthening the foundations of communities through cause-driven programs in the areas of youth development, healthy living and social responsibility. hile downtown revitalization makes Hamilton a destination to live and work, the City has not forgotten about the importance of play. Major projects are in place to improve City parks and recreational areas, including:

RiversEdge In 2013, the first phase of the RiversEdge master plan was completed with the grand opening of the amphitheater and overlook, located adjacent to the Great Miami River. RiversEdge reconnects Hamilton to the Great Miami River and hosts events throughout the year, such as the popular Summer Concert Series. Thousands of people have already enjoyed concerts at this venue, and the City is planning for many activities at the amphitheater for 2014. The City will continue to master plan the remaining undeveloped green space east of the amphitheater in early 2014. It is expected that the final plan will be presented to the public prior to the first planned concert at RiversEdge at the end of May.

Great Miami River Recreation Trail The Great Miami Valley River Recreation Trail winds around parks, museums, and natural land while offering a plethora of distinct and breathtaking views from urban skylines to river vistas. There are three significant projects slated for 2014: 1. The construction of a 1.6-mile multi-use trail along the Hamilton Hydraulic Canal, which runs north of the Nuxhall ball fields in the North End neighborhood. 2. An asphalt maintenance road below the levee that can be used by cyclists between the Columbia Bridge and the Hydraulic Canal. 3. A new ramp from the bike path surrounding RiversEdge Park along the levee down to the maintenance road. Together, these projects fill an important break in the 90-mile-long Great Miami River Recreational Trail, connecting it to the Rentschler Forest MetroPark.

Neighborhood Spraygrounds Soon there will be three new activities for children to enjoy in Hamilton during the warm months. Lindenwald, the West-Side and the North End will see the construction of new spraygrounds during 2014. Spraygrounds are more economical than swimming pools and will increase the quality of life of Hamilton citizens. Each sprayground will contain a minimum of 13 water features that will serve children of all ages. Additional spraygrounds are planned throughout the community in the future as well.Â LLC
