Weston offers a wide range of housing styles and price ranges within a community possessing the distinction of having all A-rated public schools and excellent private schools, outstanding public safety, and a vast parks and recreational system that plays host to cultural and community events and tens of thousands of registrants in organized sports leagues. Our Community Center offers a variety of enrichment classes and programming for all ages and interests the year round. Weston’s economic vitality has continued, in part due to Weston’s convenient location to major thoroughfares, providing easy access to Fort Lauderdale, Miami and Palm Beach. Incorporated in 1996, the tax rate has remained unchanged at $1.5235 per $1,000 in assessed value, the lowest municipal tax rate in Broward County. Weston encompasses a diverse corporate and retail climate that includes Fortune 500 companies, owner-operated retail establishments, restaurants, warehouses and a range of other businesses. World-class health care is provided in state-of-the-art facilities by the Cleveland Clinic Florida and Hospital, the Weston Regional HealthPark, and the Miami Children’s Hospital Dan Marino Center. Over 80 restaurants and clubs, from casual to chic, and the beautiful Mediterranean-styled Town Center downtown shopping and office complex, provide residents and visitors with an array of culinary, nightlife and shopping experiences. Weston is also home to five nationally recognized hotels and resorts offering accommodations for every need. The natural environment that surrounds and is encompassed within Weston is as unique as its lifestyle. Weston borders the Florida Everglades and the City maintains over 2,200 acres of wetland preserves, supporting a diverse ecological population. ou would be hard pressed to find a better place to live than the beautiful city of Weston. The exquisite surroundings, low crime rate, friendly neighbors, religious diversity and excellent public services make Weston a city to fall in love with. The climate in Weston makes it an enjoyable place to live year round. Average high temperatures are 75 degrees in January and reach only 90 degrees during the warmest summer months. The lows range from 60 degrees in January to the low 80s during July and August. There is plenty of sunshine in Weston, with enough rain mixed in to keep things green and beautiful. In addition, the sales tax rate is below the national average and there is no state tax, making it even more enjoyable to live in Weston. With the palm-tree-lined streets and the lush landscaping throughout the city, Weston is a great place to call home. Close to the larger metropolises of Miami and Fort Lauderdale, as well as the famous

white sand beaches of Florida, Weston gives residents the many benefits of bigcity living without all the hassles. Citizens of Weston take pride in their community, and it shows through the active volunteer efforts, beautiful parks and safe neighborhoods. City planners realize the importance of open green space, especially in an area where the weather is so perfect. Parks dotting the community, such as Peace Mound Park and Emerald Estates Park, among many others, provide the residents a place to picnic, walk, play Frisbee or just enjoy the beautiful Florida sunshine. Most communities are gated in Weston, providing an extra touch of security to this already safe city. Boasting the lowest crime rate in Broward County, the city of Weston is a diverse community with family-oriented residents watching out for their neighbors, which aids in keeping crime rates exceptionally low, especially for a city the size of Weston. Law enforcement and fire and emergency services are
provided through a contract with Broward County. The Broward County Sheriff’s Office operates a Weston District Police Headquarters on the corner of Royal Palm and Bonaventure boulevards. Even though crime rates are very low, the Sheriff’s Office considers every crime unacceptable and continues working to eradicate all crime in the area. One example of their continued efforts is the use of technology. A new program, POWERTRAC, helps to monitor crime trends that would not have been noticed in the days of paper filing. Each patrol car is outfitted with a keyboard to file reports, which are then sent to the station and compiled to discover emerging trends in crime in the area. Since its inception, crime has declined 53 percent, the number of cases successfully closed has increased 40 percent, and over 100,000 overtime hours have been saved. This is just one of the examples of law enforcement going the extra mile to discover ways to make Weston an even safer place to live. Weston City GuideŠ 7
» Weston citizens take pride in their community, and it shows through the active volunteer efforts, beautiful parks and safe neighborhoods. There are also several programs offered by local law enforcement through which area residents can help make the community a safer place to live. One such program is a free security screening offered for both private residences and businesses. The survey, conducted by certified crimeprevention practitioners, provides recommendations on how to make your home or business safer. To schedule a free survey, call the BSO West Broward Office at 954389-2040. Each weekend, services such as child-safety-seat inspections are also offered free of charge to the public. The Broward County Fire Rescue Division operates three city-owned stations strategically placed throughout the city. The Broward County Assistant Chief is permanently placed in the city and acts as the city’s fire chief. The Fire Rescue Division gives excellent service to the residents of the city in any emergency. With all that Weston has to offer, it is no wonder that such a strong real estate market exists. It doesn’t take long for people to realize that this preplanned community

is the place for them. The real estate boom spreading across the nation has also come to Weston. New homes, as well as previously owned homes, don’t remain on the market long in Weston. Average homes in the area are selling for almost $475,000, making the dream of living in southern Florida an affordable reality. All homes in the area are relatively new, with the first homes being constructed in the 1980s. All types of real estate are available in Weston. Timeshares, apartments, townhouses, single-story homes and multimillion-dollar mansions are all part of the expanding community. Ranked as one of the best places to retire by CNN and Money magazine, Weston offers affordable housing options for people in all stages of life. The broad array of homes in the area makes it easy to find a larger home when you find you need more space, or downsize a bit when your home has outgrown you. Once you call Weston home, it is always home. If your housing needs change, you can find another home just around the corner that fits your current needs, instead of relocating to another community. One of the innovative housing options recently added in Weston is the Palace at Weston. This gated community is billed as “luxury living for those 55 and older” and is a perfect spot to retire. Away from the bustle of Miami or Fort Lauderdale, yet enjoying the conveniences of a large city, the Palace at Weston is one option for affordable retirement living. The well-planned community of Weston knows a mix of housing options is needed to fit the needs of the residents moving in. New families, retired couples and business executives are all coming to Weston and all have very different housing needs, all of which can be met in the city. Whatever type of housing you’re looking for, you’ll be able to find it here in one of the nation’s best places to live. Among the top things making Weston such a great place to live are the government officials looking out for the welfare
of residents, both present and future. A commission-manager form of government is used in Weston, with elections held every two years on the second Tuesday in March of odd-numbered years. The city is run by a city manager, a mayor and four city commissioners. The mayor and city commissioners are elected to four-year terms, and the city manager and a city attorney are then hired by the city commissioners. The jobs of both the commissioners and the mayor are considered part-time in Weston. Another aspect of the city of Weston that gives it a well-rounded atmosphere is the thriving church and synagogue community. The diversity of the members of the community is reflected in the diversity of the churches found in Weston. Interdenominational and nondenominational groups are easily found in the city. Most religious denominations are located within the city, either in an official institution or at an alternative gathering spot.
COLDWELL BANKER Coldwell Banker may well be the leading residential real estate company in Broward County, but their commitment to charitable causes far outweighs their real estate closings. The Coldwell Banker Residential Real Estate CARES Foundation reaches into the community to make it an even better place to live and work. In celebration of Coldwell Banker’s 100th anniversary in 2006, the company sponsored 100 Habitat for Humanity homes nationally. In Florida, the 7,500 sales associates did commit to sponsor a Habitat home in each of the eight regions the company serves throughout the state of Florida. Recently, the Coldwell Banker Residential Real Estate CARES Foundation began work on a Habitat for Humanity home in Broward County. Other counties throughout the region are also reaping the benefits of the CARES Foundation. Homes in Miami-Dade, Central Florida, Palm Beach and Tampa Bay have already been sponsored and built by the Coldwell Banker Residential Real Estate CARES Foundation, and plans are underway to continue building in Sarasota Bay and southwest and northwest Florida regions. Habitat for Humanity isn’t the only charity to benefit from the Coldwell Banker Residential Real Estate CARES Foundation. Associates raised over
$450,000 to distribute to over 100 charities throughout the region. In addition, more funds were raised to help those affected by recent hurricanes. Other causes include the annual Crohn’s and Colitis Foundation Walk and the American Cancer Society Walk for Hope. The funds used for CARES projects come from a variety of sources. Sales associates contribute a percentage of every sale to the CARES Foundation, and they contribute through payroll deductions. There are also annual fundraising events. In addition, $1 of each transaction is donated to CARES by the company, as well as by its affiliates Sunbelt Title Agency, Sunbelt Lending Services and Coldwell Banker Home Loans. Coldwell Banker Residential Real Estate is committed to reaching out into the community to make it a better place to live. In addition to the charitable causes to which the company and employees show so much dedication, there are also other sponsorships that make the area even more enjoyable. Community events such as the Weston Town Center Jazz Festival and the Enchanted Holiday Festival are both events that Coldwell Banker Residential Real Estate sponsors each year. Associates realize it is important to give back to the community where they live and work. By working together, they continue to make a difference in the lives of those around them. From building homes to filling the night air with music, Coldwell Banker Residential Real Estate is going the extra mile to make Weston spectacular!

These innovations, in addition to an excellent staff, provide the citizens in Weston and Broward County peace of mind when dealing with cardiac concerns. Realizing that education and training of physicians is key to providing the most up-to-date health care, Cleveland Clinic Florida routinely integrate education and research into patient care. WESTSIDE REGIONAL MEDICAL CENTER Westside Regional Medical Center is a fully accredited hospital celebrating over 30 years of service to Broward County. The hospital is known for its comprehensive services, including general and orthopedic surgery, neurosurgery, cancer care, a sleep disorders center, emergency services, cardiovascular surgery, angioplasty, open-heart surgery, and a chest pain center. Staffed by
more than 750 physicians representing virtually every medical specialty, over 800 health care professionals, and more than 100 volunteers, Westside is comprised of 224 inpatient beds and features extensive outpatient surgical facilities. In 1974, three young doctors came together to make their dream of a hospital of excellence on the west side of Plantation a reality. Dr. James Sternberg, Dr. Herbert Moselle and Dr. Alberto Fernandez-Bravo Sr., along with other physicians serving as limited partners, watched as a hospital sprouted out of what was then a cornfield off of unpaved Broward Boulevard. Thirty years ago, the then 204-bed facility was dedicated and named Bennett Community Hospital in honor of a deceased colleague of Dr. Sternberg. Bennett was known for its skilled nursing care and excellent medical staff. Through the years, Westside Regional Medical Center has changed names and hands several times, but the quality of care it has always been known for has remained the same. Service lines have been expanded, millions of dollars invested, and both the hospital and medical staff have more than doubled in size. Today, as an

entity of Hospital Corporation of America (HCA), Westside excels in the areas of open-heart surgery, oncology, neurosurgery, orthopedics and emergency services. One of the latest advancements in cancer detection is now available at Westside. The PET CT provides physicians a metabolic look at a patient’s body. While traditional CT and MRI scans show a structural image, PET CT allows physicians the opportunity to see actual changes to the tissue metabolism, allowing for better detection and monitoring of cancers of all types. This is just one example of how Westside is continually striving to improve the already great medical care available at the hospital.

MIAMI CHILDREN’S HOSPITAL Thanks to the generosity of a worldclass football player, children in Broward and Palm Beach counties are scoring touchdowns of their own. The Miami Children’s Hospital Dan Marino Center in Weston is a one-of-a-kind pediatric outpatient facility helping children with developmental disabilities and chronic medical conditions.
After seeing physicians across the country to have their son diagnosed with autism in 1991, Dan Marino and his wife Claire decided something needed to be done to help other families who may also be struggling to find appropriate diagnoses and treatments for their children. They wrote out a $1 million check to begin the construction of the $3.5 million Dan Marino Center in Weston. The Dan Marino Center, a division of the Miami Children’s Hospital, is a onestop health care facility that annually treats over 50,000 children with developmental and psychological problems. To save patients and their families both time and energy, all the specialists are under one roof, enabling families to focus less on commuting and more on treatment.
Opened in 1998, the center welcomes children from across the nation and overseas, regardless of their ability to pay. Opened in 1998, the center welcomes children from across the nation and overseas, regardless of their ability to pay. Children watch Disney videos while waiting in the lobby and receive treatment in wings with football nicknames and Dan Marino memorabilia decorating the corridors. Doctors at the Dan Marino Center, as well as in the Miami Children’s Hospital, work together to formulate a treatment plan for even the youngest patients. Children from birth to 21 years old receive a variety of therapy types, such as speech, physical, behavioral and music, to treat problems including autism, ADD, cerebral palsy, developmental delays, seizure disorders, and speech and feeding problems. In addition to the regular office visits, children can participate in a variety of activities throughout the year. The annual summer camp, Camp DMC, is staffed by the center’s therapists and allows children to promote their newly learned skills while having fun. There is a resource room for families to help educate them on their
child’s treatment and diagnosis, as well as seminars and support groups. With the enormous success of the Dan Marino Center, the hospital is currently planning an expansion of the neurology and rehab departments and the construction of a new gymnasium that will focus on orthopedics.

Many teachers hold advanced degrees, both enriching the classroom and giving students a great example of lifelong learning. Weston is home to six elementary schools, one charter school serving grades K–5, two middle schools, and one high school. Cypress Bay High School is home

The diversity of the community adds to the educational opportunities in Weston as well. Students in the city of Weston come from over 150 countries and speak 57 different languages, giving all students an opportunity to experience other cultures. This develops an attitude of acceptance and respect for other cultures, preparing students to succeed later in life when they are challenged by different cultures in work or personal endeavors. The schools capitalize on this diversity and offer eight different language classes to students. Parents and students have the opportunity to enroll in the excellent public school system or in one of several private schools. Six private schools in Weston teach students of all ages. The Sagemont School in Weston has two campuses: a Lower School campus teaching pre-K through grade five, and an Upper School campus teaching grades six through 11. A Virtual School for grades sixth through 12 is located on the same campus as the Upper School. Accredited by SACS and CITA, the Sagemont School is building the next generation of community leaders and takes every opportunity to foster a desire for lifelong learning in each student.

community. A diverse set of businesses call Weston home. With a strong workforce and local leaders doing their part to attract businesses of all shapes and sizes, Weston’s strength is not tied to just one sector of the economy. From high-tech companies, to pharmaceuticals, to international food companies, Weston is home to them all. Retail shops are constantly sprouting up, due in part to the cooperative nature of the local government, and they stay in business because of the support of the residents of Weston. When people can find what they need in their hometown, they seldom go elsewhere. Weston has what people need: a variety of retail establishments and many different options for employment. Come and see why Weston continues to be one of Florida’s most popular places to live.
W
hat types of businesses are calling Weston home? All types! Weston is continually attracting new businesses to the area, and those already established tend to stay. With all the requisite amenities for corporate relocations, business satellite offices, retail shops and other entrepreneurial ventures, it is easy to see why Weston is such a hot spot for business. Divisions of Sony, Office Depot, Andrx Corporation, Ultimate Software Group Inc., American Express, Cleveland Clinic Hospital, Hershey International, Best Buy, Circuit City, Herald and Sun-Sentinel are thriving in this beautifully maintained, planned community. The low crime rate, excellent schools, wonderful weather and diversity of residents make Weston a prime spot to open shop and there are plenty of locations in town developed to do just that. In addition to the beautiful buildings, a park and amphitheater overlook a beautiful man-made lake — one of many lakes found throughout the city. The Weston Town Center is owned by Belmont, which also owns three other Weston shopping centers: the Waterway Shoppes, the Shops at North Lake and the Bonaventure Town Center Shops. Having one owner helps to ensure variety in retailers in the town and makes it easy for residents to find what they need within the city limits. Timeshare facilities are an important part of the city of Weston. Vacationers from around the globe can purchase a block of time at a timeshare facility and spend one or two weeks in one of the furnished units. Timeshares have a two-fold benefit for Weston. First, they add to the economy through the tourism dollars the vacationers bring to the area through the timeshare costs and the recreation they enjoy in Weston. Secondly, they don’t place any added burden on the school system. The economy remains strong in Weston, thanks in part to the foresight of the community planners. People discover all that Weston has to offer and want to be a part of such a unique
