Prepare
Pick Your Agent and Look at Properties
Accepted Offer
Save and estimate the costs to determine if you’re ready financially. During this preparation phase, you want to save enough cash (at minimum 5% of the purchase price), improve your credit score (goal of 640), and establish a secure job or consistent flow of income for minimum of 2 years.
Meet with us and tell us what you are looking for. We’ll set you up on an online search to easily browse the most relevant and updated homes available. When you’re ready to look at the homes, we’ll go and view them!
4 Negotiation
2 Pre-Approve & Verify Your Funds Choose a trusted lender and gather your documents to begin your pre-approval process. Your lender will issue you a pre-approval letter once they’ve processed your documents. This is one of the two most important documents when submitting an offer. The second is your proof of funds, which is your most recent bank statement. It’s to prove you have enough cash for the down payment. Here are some documents you may want to have ready for your lender: • 2 months bank statement • Recent 30 days pay stubs • Copy of your photo ID • Recent 2 years of W2 and tax returns
When you find the right home, we will prepare a competitive offer to submit to the seller. Counters and negotiations may be involved so we will walk you through it until our offer is accepted.
We open escrow and you wire in the initial deposit normally within 3 business days.
6 Due Diligence Perform on our due diligence related to inspections and disclosures (meant to find out as much as you can about the home) and appraisal and loan (to confirm the home’s value and final approval from your lender for loan approval). The appraisal will be ordered by your lender.
7 Remove Contingencies After finishing your due diligence, and you still love the home, we’re ready to commit with your home purchase by removing contingencies.
8 Final Walk-Through Take a final walk-through through the property to verify its condition.
9 Fund & Close Lastly, you wire the remaining funds needed to close, the “loan will fund,” and the sale will be recorded with the county.
10 Congratulations! Receive keys to your new home and celebrate!
