Did you and your team take a pay cut back in 2006-08 during the recession? If so, you may want to revisit those cuts and start bringing people back in line with 2013 industry standards. Not so much in the West, but from Colorado East, recruiting has returned to pre 2005 levels and so has compensation.

However the run on R/L lumber has been so strong and so sustained, that the usually more expensive specified length prices were actually at a discount by the end of January. Such shifts in the marketplace will only happen more as the 2013 lumber production and selling season gets going in earnest. Lumber buyers are notoriously not loyal. They will switch regions, or species, or sizes, instantly to get a good deal. The king of North American dimension, Western Spruce-Pine-Fir, can sometimes experience price jumps so extreme that customers will balk and switch to its lower-volume eastern counterpart, ESPF, or even southern yellow pine. In the end a 2x4 is a 2x4 and all fall within US and Canadian home building structural specifications.

There are fewer panel producers than dimension lumber, thus they find it easier to control the market. Put simply: OSB and plywood prices NEVER fall below cost-of-production. Those mills will just go off the market. Dimension lumber prices fell below cost-of-production for very extended periods between 2007 and 2011. There has been quite a run on panel in the past few months. While it is true several operators will be adding capacity this year, and some mothballed mills are coming back into production, it is very likely that panel prices have not yet begun to truly rise.
