Truss to Wall Connection Specification with SKS Edits

Question of the Day: Can you send me the section in the Standard that clearly states our position as component manufacturer’s on specifying (or lack thereof) of Hurricane Ties and/or other hold-downs (truss to wall connections). Thanks for your ‘Question of the Day’…and I will apologize here and now as there is not a short answer to your question because several factors come into play. Looking broadly at the question, one might also ask “who is responsible if the design of the connection is for a joist or rafter to top of wall? The correct answer is the same as it is for truss construction. The discussion regarding design responsibilities is always a contentious debate. There are folks Stan Sias - National Manager on either side of the question and both typically have equally passionate positions. I will try and make Plated Truss Industry at Simpson Strong-Tie sense out of the truss industry’s position, as clearly stated in the ANSI National Design Standard for Metal Plate Connected Wood Truss Construction [Chapter 2]. ANSI TPI 1-2007 is the current Standard. Most, if not all, job specifications reference this Standard as do the major model building codes. I do not have the contract documents and/or specifications from any of the jobs that you are referencing in your question, so I will attempt to keep the scenario as generic as possible. Please be aware that via contract language, specific sections of TPI 1 can be modified and/or deleted entirely, so long as all parties agree to the revised declarations of the assumed scopes of work. Before we delve into TPI 1, Chapter 2, lets look at the connection in question [individual truss to top of wall or other structural element, e.g. beam, girder, etc.) and the mechanics, loads and solutions that may be available to adequately resolve not only the engineering, but also the installation. The connection between a joist, rafter or truss and the top of the bearing is subjected to loading in several different directions. There can be download and uplift, as well as forces parallel and perpendicular to the bearing itself. These loads are caused by gravity [download], wind [uplift] and wind or seismic activity [lateral loads acting either parallel or perpendicular]. Remember, the floor, wall and roof diaphragms deliver loads to these connections too. The perpendicular to wall load typically is the result of either wind pressure [or suction depending on wind direction] or seismic activity. The parallel to wall loads are shear loads being delivered to the bearing from the diaphragm edges. Remember too, large cantilevers or bearings that are very close together can also cause for significant uplift scenarios. Below are graphic depictions of typical loading directions from the industry’s BCSI [Building Component Safety Information], Section B8.
Understanding the multiple loads being resisted by the connection is a critical part of maintaining a continuous load path from the structure down into the ground. Further, these loads are often acting simultaneously and the connection must take that into consideration. For instance, when the wind blows it affects the roof framing [uplift], but it also affects the wall framing [positive or negative pressure]. What is supporting the top of the wall if it isn’t the joist, rafter or truss attached to it? How much load is it? What is the intended load path? Whose responsibility is it to detail or specify? YOU SAW IT IN THE dverti$er Having the understanding of the complexity of this connection and the need to know all of the loads [magnitude and directions], we can now look at ANSI/TPI 1, Chapter 2, Standard Responsibilities in the Design and Application of Metal-Plate-Connected Wood Trusses. Chapter 2 [as we will refer to it in its entirety from here on out], in Section 2.1 General Purposes, “…defines and draws attention to Responsibilities of the Owner, Building Designer, Registered Design Professional for the Building, Truss Manufacturer, and Truss Designer or Truss Design Engineer, with respect to the application of trusses in the construction of a Building.” The Chapter is then broken down into two specific sections with regards to whether the local legal requirements mandate a registered design professional for the design of the building [more broadly, IBC or IRC]. Section 2.3 defines the appropriate Responsibilities Where the Legal Requirements mandate a Registered Design Professional for Buildings and Section 2.4 defines the responsibilities when there is not a registered design professional on the project. In each section, the responsibilities of each party involved in the project are clearly assigned. When one reads and applies the divisions of responsibility within the Code referenced Standard, the answer to today’s ‘Question of the Day’ becomes crystal clear.
Section 2.3.2 defines the Requirements of the Registered Design Professional. Specifically, Section 2.3.2.4 defines Required Information in the Construction Documents [see below]. “2.3.2.4 R equired Information in the Construction Documents The Registered Design Professional for the Building, through the Construction Documents, shall provide information sufficiently accurate and reliable to be used for facilitating the supply of the Structural Elements and other information for developing the design of the Trusses for the Building, and shall provide the following: (a) All Truss and Structural Element orientations and locations. (b) Information to fully determine all Truss profiles (c) All Structural Element and Truss support locations and bearing conditions (including allowable bearing stress). (d) The location, direction and magnitude of all dead, live, and lateral loads applicable to each Truss including, but not limited to: roof, floor, partition, mechanical, fire sprinkler, attic storage, rain and ponding, wind, snow (including snow drift and unbalanced snow), seismic; and any other loads on the Truss: (e) All anchorage designs required to resist uplift, gravity and lateral loads. (f) Truss-to-Structural Element connections, but not Truss-to-Truss connections. (g) Permanent Building Stability Bracing; including Truss anchorage connections to the Permanent Building Stability Bracing. (h) Criteria related to serviceability issues including: (1) Allowable vertical, horizontal or other required deflection criteria. (2) Any dead load, live load, and in-service creep deflection criteria for flat roofs subject to ponding loads. (3) Any Truss camber requirements. (4) Any differential deflection criteria from Truss-to-Truss or Truss-to-adjacent Structural element. (5) Any deflection and vibration for floor Trusses including: (a) Any strongback bridging requirements. (b) Any dead load, live load, and in-service creep deflection criteria for floor Trusses supporting stone or ceramic tile finishes. (6) Moisture, temperature, corrosive chemicals and gasses expected to result in: (a) Wood moisture content exceeding 19 percent. (b) Sustained temperatures exceeding 150 degreed F. and/or (c) Corrosion potential from wood preservatives or other sources that may be detrimental to Trusses.” As we have just read, Sections 2.3.2.4 (d), (e) & (f) provide us with the answer we are searching for today, with regards to plated Truss applications; Paragraph (d) says that the Registered Design Professional for the Building [hereafter called the Building Designer], is responsible for and shall provide the location, direction and magnitude of all loads to be applied to the trusses. Paragraph (e) states that the Building Designer is responsible for and shall provide all anchorage designs required to resist uplift, gravity and lateral loads. Paragraph (f) states specifically that the Building Designer is responsible for, and shall provide, Truss-to-Structural Element connections, but not Truss-to-Truss connections [which are the responsibility of the Truss Design Engineer]. Section 2.3.2.5 reaffirms the responsibilities of the Building Designer and specifically states that he/she is not responsible for the requirements of other parties outside of Section 2.3.2. “2.3.2.5 Responsibility Exemptions. The Registered Design Professional for the Building is responsible for items listed in Section 2.3.2, and is not responsible for the requirements of other parties specified outside of Section 2.3.2.” We can clearly see that the specification of the joist, rafter or truss to wall connection is the responsibility of the Building Designer. December Price Correction Setting Up The end of the building season can be quite perplexing. Dealers, at least this year by comparison to the past few, have experienced the euphoria of increased volume and profitability. On the one hand, there is the reality that Q4 lumber needs are greater than “normal.� There is justifiable reason (need) to keep higher inventories. “Higher�...now there’s the dilemma...higher than comfortable, higher than
last November, higher than Q3? On the other hand, there is the tendency to be wary of winter’s threat. Respecting winter is reasonable, however winter arrives December 21, not October or November. Lumber marketeers are “preppers,� not to be confused with Doomsday Preppers, however we do tend to have a pessimistic bent, expecting bull markets to undergo inevitable deep corrections and bear markets to last longer than desired. Recoveries are always suspect. Good news is followed with “Yeah, BUT...� Bad news is followed with, “Yeah, AND...� This leaning creates a seemingly perpetual state of underpreparedness or under-supplied-ness on the part of dealers. This skepticism causes expanded, drawn-out up moves; and shorter, sharper down moves. November and the first half of December are times of under-preparedness due to premature winter inventory liquidation and unwillingness to keep necessary inventories. Anticipating winter is inevitable, however fearing and preparing for it in the fall is premature, unnecessary and most often costly. The opposite would be winter overpreparation, expecting early spring to be summer like. Fall is not over and neither is the 2013-building season. We are beginning to feel dealer-buying contraction that softens December and sets up a January re-strengthening.Happy Trading...ml

Willful Blindness by: Todd Drummond Todd Drummond Consulting
Willful blindness is the common practice of knowing something is wrong, but either pretending it does not exist, or being unwilling to change it or even talk about it. Recently, I was inspired by a Ted Talk video about the willful blindness of the town residents of Libby Montana. Their willful blindness was in regards to what they were experiencing after being contaminated with terrible, cancer-causing asbestos. This town’s major employer was a company that mined vermiculite, which is the toxic form of asbestos. Because the company was such an important employer of many of the town’s residents, the people in the area did not want to even contemplate the idea that their families were endangered in any way by the mining processes. What was noted by investigators was that the cancer death rate was higher there than anywhere in North America. Too many people were dying at much earlier ages than they should have been. As it was, the vermiculite turned out to be everywhere, including playgrounds, schoolyards, and their homes. To this day, Libby Montana is a major hazardous cleanup site for the U.S. government. In other words, in doing so, these people are butting into someone else’s area of responsibility and authority, which leads them to be perceived as a threat in some way. The two leading causes for willful blindness are stated on my webpage for “Drummond’s 8 Roadblocks to Real Positive changes.” They are the greatest hurdles to overcome… 2) Protecting One’s Perceived Power Change may require responsibility shifts and realignment; therefore, people will perceive change as a threat to their particular area of authority (Major Cause of “Willful Blindness”) 1) Failed Leadership Example Real, positive change comes from the top down in all organizations. Those who have no authority and are trying to make changes in an organization will be undermined by those who do. Lean manufacturing is all about team effort and implementing better practices. When I give a consultation, it is my job to break through all of the roadblocks and help companies change their practices to perform better. I find it humorous when companies tell me they need to make certain changes to address their known problems before they invite me to perform my services. This is like cleaning your house before the maid comes over. More often than not, this is code-speak that tells me a company might need to move someone out of a position of authority because that person (or group of people) is unwilling to make the changes needed for improvement.
I have discussed this hazardous cleanup site in Libby Montana because it is an extreme example of the very common condition called “willful blindness.” Statistically, it happens in about 85% of all companies; as such, the likelihood of it happening in your company is very high. But what does this mean for you? It means that your company is doing things that are hindering profitability but people are unwilling or unable to correct the bad practices. These practices can be both small and large but they have one thing in common. They are practices Do yourself a favor and discuss this topic with your people. I bet you will find that people know are wrong, and the company should not be engaged in them. I multiple examples of willful blindness in your organization. After doing so, when have yet to have a consultation and not find multiple examples of this happening. you are finally ready to take the big leap, give me a call so I can help you make Why are people unable to correct the known problems, or at the very least, the necessary and positive changes that will increase your net profits. It is with speak up and tell others about them? There are multiple reasons, but fear of these best practices that I have helped over 65 companies, and with each company, retaliation and feelings of futility because such behavior is a part of corporate I have learned something new for my next consultation. Lean manufacturing culture are the two biggest reasons. When people do speak up about these practices, accurate time estimations, best practices for all departments, and better communications inevitability allow companies to make greater gains.

Veteran and neophyte traders alike expressed sentiment that this autumn is unfolding in a very similar way to 2012.
As November dawned, lumber traders struggled back to their desks after an epic North American Wholesale Lumbermen’s Association AGM in Las Vegas, NV, to discover very weak field inventories and continued strong demand. Naturally, lumber prices responded generally upward as the usual seasonal slowdown of lumber buying and selling continued to be elusive.
Only time will tell, of course, if this recent swell in demand will be enough to carry through to such higher prices. Producers revealed to Madison’s Lumber Reporter that logs decks are well stocked so at least fibre supply constraints won’t be an issue this winter.
As November progressed it became clear that supply and demand were indeed balanced, however tenuously. Sentiment was generally uncertain though, as both seasoned and new players were reluctant to stock up at continued high prices. Plant/Production Manager Truss My experience in the industry is extensive and includes engineering, sales, administration and production. I think it would be easier to list two job descriptions I can't claim credit for performing, with a caveat, although I never operated a component saw or worked extensively in the maintenance department I had a tremendous success improving aspects of both these areas. I was a hands on owner, even to the extent of developing a 28 hour training course in truss fabrication which potential employees had to pass. I lowered our workers comp x-mod to .58 and kept it there. I lead over 200 individuals and knew each one of them but I did have trouble with the names of their wives and children. I coordinated efforts of every department as if from one customer to another. I read extensively and studied trends in order to develop industry best practices. Customer satisfaction, quality and safety can and must work hand in hand. It is often said, "You can only offer two of the three things customers always want";and you must choose between Price, Quality or Service. I don't believe that is a true statement and the entity which can satisfy all three? ....has everyone else wondering how they do what they do! I put together a production team which quadrupled production. I created a saw system which could handle 5,000 boards / shift with 7-800 set-ups.(one 1 component saw) I helped develop a fully automated functioning quality control devise for roof trusses which is now patented. I overcame huge obstacles and I met with success. But failures followed those successes I am being honest. I think my best ideas will reflect additional lessons learned following such failure. To turn the torch off, turn off the propane fuel tank first, then allow the gas in the line to burn off. Stop work 2-3 hours before you leave the job to prevent hot spots or smoldering fires. Welding machines to apply plastic roof membranes reach 1100°F and use up to 220 volts of electricity. To prevent electric shock, use ground fault circuit interrupters (GFCI) and avoid rain or wet areas. Dont touch grounded objects such as pipes or scaffolding while operating the equipment. Dont overheat plastic membranes, they can emit toxic compounds.
