This information seemingly was ignored by everyone else involved in the project except the Building Official, who Red-Flagged the project and stopped work until it was resolved.

These situations arise on a pretty regular basis and there are normally a variety of ways to address them. The issue is one of following the load path and assuring that it’s continuous and that there are no proverbial ‘weak links’. The building designer should look at this and see that the SPF plates, with a compression perp to grain of 425psi (these values can be found for different wood species in the Simpson Strong-Tie Wood Construction Connectors Catalog, C-C-2015, p.16) would control when the Bottom Chord of the truss was MSR Southern Pine 2250F – 1.9E with Fc = 805psi . Dividing the end reaction, 14,400# by the 425psi gives us how many square inches of bearing would be required, in this case 14,400/425 = 33.88. We would then divide the 33.88 square inches by the width of the girder (3 plies or 4 ½”) giving us 33.88/4.5 = 7.53” of bearing required if we sit on 2x4 SPF plates. Well, the wall is only 3.5inches wide so we come up short. This was exactly the info provided on the Truss Design Drawing and what caused the red flag to be waved…and rightfully so! The girder truss was installed without the necessary bearing enhancement.

The bearing capacity of the truss to wall connection is controlled by the member having the lowest compression perpendicular to grain value, either the truss bottom chord or the top plates of the wall.

How else might this situation have been handled? Looking solely at the girder truss and it’s 14,400# reaction and MSR lumber the bearing length would have reduced to just under 4inches (14,400#/805 psi/4.5” = 3.98”). That is still wider than the 2x4 framing. What about the idea of running the end vertical through to the bearing? Utilizing the superior compression capacity in lumber parallel to grain will often times eliminate the need for bearing enhancement for the design of the truss. The capacity of the wall must still be checked by the Building Designer. Another way to address the need for additional bearing without running the end vertical is to place the girder into a steel column cap with either a solid sawn, SCL or steel tube column. This assumption should be reviewed with the Building Designer as it is their responsibility to then specify or design the cap and column to support the reaction and still fit within the wall cavity. The column cap bearing concept is also a great design solution for those pesky interior bearings on long-span trusses. These interior bearings often support double the reactions that the exterior walls see. This brings up another detail for those of you providing Building Designer services. In the back of the Simpson Strong-Tie Connector Catalog there are tables to assist you with column sizing for situations like we are discussing today (see p. 245 & 246). You will notice that the three stud post shown in the picture at the beginning g of this article is also woefully inadequate for the 14,400# demand load. Every time I meet someone new we exchange the inquisitive, "What do you do for a living?" Often one's demeanor and physical appearance is a testimony of their professional expertise. For example, the grooming of barber, the physique of a personal trainer, and the yard of landscaper can be convincing sales tools. Recently while dining out for a pizza, a man in his 50's, rugged beard, modest yet clean clothing, calloused hand shake, tanned face and arms, slim muscular build introduced himself. My first thoughts after about 30 seconds were. Nice guy, personable, extroverted, confident, and a little country. Seems like a trustworthy fellow who would keep an eye on my phone and sunglasses while went to wash up. So, I asked, "Rick, what do you do for a living." Looking me in the eye, sitting up a little taller, with an expression of happiness and satisfaction on his face, he proudly said in a long southern drawl, with emphasis on the 'u'... "struuuction." I knew immediately that he meant con-struction, intuited that he was good at it and likely someone I would hire based upon our two minute history. Great sales pitch, don't you think? ml

Housing Starts are up. Permits are looking strong. New home construction looks very impressive in Q3...rising and gaining momentum. On the supply side, North American lumber & OSB producers are geared up, expecting framing wood products demand to accelerate. So does every one. Now the dilemma...New Home Sales! There is a growing pool of new home buyers, millenniums in the 25-34 age group and baby boomers making upgrade changes. Intentions to buy are real. Growing numbers of prospects are equally as quantifiable. However, the reality is...new home sales, down 6.8% in June, are lagging new home construction. Current supply is 5.4 months which assumes the growing pool of prospective buyers will step up commitments to absorb the increase of completed new homes over the next two months. (Seasonally Adjusted) Single family starts are 685,000. New home sales are down to 482,000, lowest in 9 months. Inventory is up to 215,000, highest in the last 12 months. Additionally, homeownership was down 1.3% Q2 2015 vs 2014. That is inverted from what is needed to further strengthen housing. There is no shortage of supply, however there is a sensitivity to the pace of new home sales vs. inventory and completions. Right now, it is troublesome. Looking Forward...ML

For some companies, scheduling is a huge headache that they are unable to tame and control. On the other hand, companies that are able to schedule properly are normally the same ones with the best net profits. When a company is able to schedule its resources properly, it is able to be flexible for the higher-margin rush orders and process all the others in a timely and cost-effective fashion. If scheduling is something you are struggling with, here are four main causes of the problem and solutions to help you tame this common issue. 1) Poor Communication Between Departments and Contractors: By far, the number one problem is poor communications because not everyone was properly updated with timely information. Let’s face it: stuff happens all the time to cause delays or rushes and prevent critical information from being given to everyone in a timely fashion. Phone calls, emails and other basic communication methods are guaranteed causes of dropping the ball because everything is static and requires direct communication from every individual after any event change. People get too busy or are distracted when something happens, and they fail to inform others in a timely fashion. And if this has been the main cause of your headaches, why do you think more demands or training will help anything? You are only going to get more of the same results with your current practices and system. Solution: A more effective system is a cloud (web)-based automated system that provides every group and vendor’s current task status live so it is updated as it is being completed. Nothing is static. A cloud-based system can also provide you with automated update notifications. Everyone is made aware of any changes as they are happening via their cell phones and computers without having to speak directly with anyone. 2) Always Scheduling at the Limits or the Scheduler Cannot Say No: This is like a self-inflicted wound. The scheduler knows that the schedules are overbooked or is scheduling everyone at their limits for too long of periods of time, so any type of missed productivity output causes missed deadlines. Solution: Every group’s schedule is displayed online. Current capacity units and everyone’s limits are already allocated for every group. Because it is shared in an authorized semi-public forum, people who need this critical information are aware of any unrealistic bookings via their cell phone or computer. 3) Prior Task(s) are Holding up the Current Task and Schedules: How often has something been scheduled and yet not actually been ready for processing because the prior task was not yet completed? This is called dependency scheduling because one schedule is reliant on the previous scheduled task to be completed. Solution: By using a scheduling system with automated dependencies, all of this could be resolved prior to actually becoming a costly delay. When any defined task is not completed by a defined date/time, an automated notice will be sent to those who can resolve the issue prior to holding up other groups. In other words, the schedule is self-monitoring and keeps everyone informed without the need for participants to constantly monitor themselves, so they can spend more time doing more productive work. 4) Not Having Timely Critical Information for Project Completion: Workers missing notes, emails, print updates or any other critical need-to-know-now information seems to always be a problem for many companies. Solution: In the cloud, electronically link everything to each project’s name to quickly retrieve anything and everything. Every email, note, change document and other task information is always there for a salesperson or anyone else who is authorized to find it without having to call someone or go on a treasure hunt. ~Todd Drummond

National vacancy rates in the second quarter 2015 were 6.8 percent for rental housing and 1.8 percent for homeowner housing, the Department of Commerce’s Census Bureau announced today. Workplace Distractions Some workplace distractions and interruptions are unavoidable but others – if not properly controlled or regulated -- could lead to injuries, lost productivity, and a decrease in worker morale. Work interruptions are a distraction that can result in work errors or accidents. Before addressing or responding to another person, workers should shut down or disengage any work tool, equipment, or processes. Job training should include instructions not to interrupt others during a critical job phase or process. Instruction manuals and procedural guidebooks should be kept on site to answer frequently asked questions and thereby eliminate the need to interrupt or distract other workers. External noise from tools, mobile equipment, and processes can be distracting in industrial and construction work environments. In work situations where loud or constant noise is unavoidable, hearing protection devices can eliminate or decrease unwanted and distracting noise. In other work environments even notso-loud sounds can be a distracting annoyance. Constantly ringing phones, conversations, and loud faxes, copiers, and printers can distract workers from their job tasks or -- depending on the level or duration of the noise -- can contribute to workplace stress. Electronic devices such as cell phones, IPODS, and PDAs can be the source of serious distractions in some work environments. Check with your supervisor to find out if these electronics are allowed where you work. If these devices are approved in your workplace, as a courtesy to your co-workers, make sure you keep your cell phone on a low volume or silent when you work. To maximize work safety and performance, turn email notifications off and disable instant messaging. Don’t answer the phone or emails when you’re in the middle of a task – let it ring to voicemail then check messages later -- preferably on your break time. In some work environments wearing a headset with low volume music can be relaxing to workers and help them to safely focus on their work. However, wearing headphones on a construction or industrial site can be dangerous if it prevents workers from hearing warning signals, mobile equipment backup alarms, and safety instructions.Walking around while talking on the phone or wearing a headset distracts your attention from safety and could result in a slip or fall or cause you to run into or be struck by something or someone.
