BCMC Build I’ve heard a lot about the house building projects that have come to accompany the BCMC, the Structural Building Components Association’s annual trade show and education conference. Can you tell me more about these projects and who benefits from these efforts?

Great question and timely too! The project you describe is called the BCMC Build (www. bcmcbuild.com). It was started back in 2010 when several component manufacturers and suppliers were discussing how the association might be able to give back to the host city the BCMC visits each year. This was an offshoot to the BCMC tagline, Building Communities, Making Connections. The first few were done in collaboration with Habitat for Humanity, starting with Charlotte, NC in 2010. From there we went to Indianapolis and built two homes in 2011. The following year BCMC moved to New Orleans and a home was constructed there. Prior to the start of the 2013 Build, Dwight Hikel of Shelter Systems in Maryland, and a member of both the SBCA and the NAHB’s Building System Councils (BSC), suggested to the BCMC Build Committee that we consider changing our affiliation for the Build projects over to a group called Operation Finally Home (OFH)( http://operationfinallyhome.org/). Dwight had experience with the OFH group with a project that the BSC had done with them, and was profoundly convinced that this was where the annual Build project belonged. Dwight suggested that we partner with both the Building System Councils and OFH. After a presentation by OFH, the BCMC Committee wholeheartedly agreed and motioned the SBCA Board to affirm that decision. This was the start of something that has proven truly amazing. BCMC 2013 was held in San Antonio, close to the home of Operation Finally Home founders, Carol & Dan Wallrath, in New Braunfels, TX. That year we partnered with a local home builder, Meyer-Brandt Custom Homes, and built a lovely home for US Army Specialist Cody Allen Nusbaum in the wonderful Vintage Oaks Subdivision. This Build combined several building systems including wall panels, roof trusses, timber framing and a modular unit! More info on the 2013 Build for Cody can be found at: http://www.bcmcbuild.com/about2013.php. In 2014 we headed back to the birthplace of the BCMC Build, Charlotte. This past year we again partnered with the NAHB BSC and Operation Finally Home, and were delighted to have the wonderful folks of Niblock Homes join the party. Niblock Homes donated a lot they had remaining in the well established Roberta Farms neighborhood in Concord, NC. In meeting with the Niblock team to review possible plans, the Build Committee was also introduced to the Cabarrus County Building Industry Association, the local chapter of the State Home Builders Association. This would prove to be a very important introduction as the CCBIA was with the project every step of the way and was very instrumental in securing finish materials and labor once the Build framing project was complete. It proved once again that getting the local ownership of the project was critical in the overall success of the annual Build. In four days just prior to the Charlotte BCMC, roughly 50 volunteers erected the dried-in shell of the structure that would become the home of Staff Sargent Anthony ‘Tony’ Feaster and his family. On the sunny Sunday afternoon of the Build, with roof sheathing and the final valley set being placed, the Feaster’s were brought to the site and the home was revealed to them for the first time. Over the next several months, Niblock Homes took the completed shell through to completion, with local and national suppliers and contractors graciously stepping up to the plate to provide the needed goods and services. On May 5th, 2015 the keys to the brand new, mortgage free home were officially handed over to the Feaster Family in a dedication ceremony attended by nearly 200 neighbors, friends, local and state dignitaries, local police, executives from NAHB and the BSC and members of

SBCA/BCMC Build. The color guard was provided by the local American Legion Post and there were several veterans and active duty military personnel present to honor and thank Sgt. Feaster. William Niblock, owner of Niblock Homes had the honor of presenting the finished home to Tony and his wife and two daughters under beautiful sunny skies and to the delight of all.

In 2015 the BCMC moves to Milwaukee, WI and this years Build has several special twists. First, the Build will actually be side-by-side Builds! In conjunction with the SBCA Marketing Committee, the Milwaukee area project will be an updated Framing the American Dream (FAD) event. Previous FADs have showcased the benefits of systems built construction, utilizing roof and floor trusses along with prefabricated wall panels and other structural components, over site-built stick framing. This year’s project will utilize two professional framing crews with expertise in the framing system being used for each building. All materials and labor will be accurately measured to provide data for years to come to support the systems built approach. The projects will be monitored very closely for time and material, waste, jobsite cleanliness, safety, etc. In the end, these homes too will be provided, mortgage free, to recipients selected by Operation Finally Home. The lots for this project were donated by the Neumann Companies, and are located in the Cranberry Creek Neighborhood in Jackson, WI. The Builders giving freely of their time and expertise are Tim O’Brien at Tim O’Brien Homes in Pewaukee, WI and David Belman at Belman Homes in Waukesha, WI. Updates on the current project will be posted to the BCMC Build website (www. bcmcbuild.com) where you can also see details on all the previous Builds. You can also donate towards this year’s project there if you feel so moved. Simpson Strong-Tie has been actively involved in the Structural Building Components industry for over three decades and continues to support the industry with new products and services. How about those April new home sales up a strong 6.8%? Break it down...Northeast down 5.8%, west down 2.3%, south up 5.8%...and midwest up a whopping 36.8%. Of the 517,000 sales, 292,000 (slightly more than half) were in the south. That is impressive in the south and midwest, yet troublesome in the midwest and northeast. The over looked obvious is the grossly uneven distribution of sales across the nation. One would assume that pent up demand in the midwest and northeast would have made those regions stronger than the south and west in April. The best explanation is that the late start to the building season has delayed completions and the closing process.
Be very careful about getting sucked into the conversation. Mills have certainly sold better in May than April. Before gulping down the punch, do this simple math. To have generated a two week order file over the past three weeks producers must have sold approximately 200%, or double production, for three consecutive weeks. Week #1 sales...100% of production plus an additional 100% to alleviate the previous month -or two- of unsold accumulated inventory. Week #2 sales...200% of production sells the current week and nets a one week order file. Week #2 sales...another 200% of production sells the third week and accumulates a 2-week order file at the end of week #3. You be the judge. Do you think the producers of the lumber you buy have sold double their production for the last three weeks?
Proof of Lost Market Share in China In Q1-2015 China imported 3.6 million mÂł of softwood...a decline of 6.5%. Russia held on as the top softwood lumber supplier to China with 1.6 million mÂł, an increase of 9% compared with the same period of last year. #2 Canada exported around 1.2 million mÂł, a decrease of 22%. Finland and Sweden soared by 45% and 41% by volume respectively in Q1. This is evidence of the loss of market share we have discussed previously. It's more than currency disparity...its likely political and government mandated.

Everyone wants to make more money. Many have this intrinsic belief that what you are currently being paid is simply not what you should be making. Have you ever really understood it from an employer’s perspective and really understood why you are getting paid what you currently are being paid? I have been on both sides of the wage rate argument, as an employee and also as an employer. I also have been helping owners and managers with their employee issues, so wages are a common topic of discussion. Below is the unvarnished truth of what goes through an employer’s mind when determining how much they are going to pay you. You are no different than lumber, plates, trucks and every other expense. That is right; you are an expense that must be tolerated in order to achieve the end goal of making a net profit for the company. A company does not pay any more than it absolutely has to for lumber; why should wages be any different? Yes, I know you are human being and have more value than lumber, but when it comes to keeping the doors open for business, the company must earn a net profit, and wages are a big expense. All expenses must be minimized to the absolute minimum in order to remain competitive to sell products. No employer can pay more in wage expenses than their competitor, because their product becomes too costly to manufacture compared to their competition. If their expenses (wages) are too high, they have no choice but to raise the sales prices in order to cover these expenses. Raising the sales price over what the competition has leads to lost sales. No sales means no revenue to pay for expenses. It is that simple. So when it comes to you and your bargaining leverage, what adds or diminishes to whether you could potentially be paid more money? It is simple: how much revenue do you generate for the company compared to someone else who is willing to do the same job at the same productivity? Do you have lots of expert experience and are you not going to cost the company more training expenses so that you are able to do the job effectively? If you are a designer, how many sales dollars are you processing every year compared to your peers? If you a truss assembler, how much can you actually produce consistently day after day without fail? When it comes to higher wages being paid, it is all about bargaining strength. The sales representatives who can bring the larger sales to the company have the greatest bargaining strength and earn the most within company. Department heads who can actually get more from their department, such as production and design, are the next higher-paid individuals. In other words, they are the people who earn the company more money. Doing the same job without additional responsibilities for 20 years does nothing for the company to earn more money and therefor it normally does not translate to being paid more. Longevity and decades of services to a company gives rights to cost of living increases, not to more pay because you are loyal. However, the potential for new employees who have worked for another company for 7+ years in their particular field usually have the most potential bargaining strength. Whereas the ones who jump from company to company every 2 to 3 years are frowned upon as being unreliable and are not expected to last more than 2 to 3 years at the new company. Which of these two do you think has the most potential bargaining strength for a prospective new employer? Why does a potential new boss ask what you were earning from your last employer? Because they want to know what is the minimum you can live with as the starting point of negotiations. Getting more money is all about how much they are willing to spend (expense) versus how much are you willing to live with. This game is played with multiple players because someone else may replace you at a lower wage (expense). So in a nutshell, you always need to be striving to earn the company more revenue (sales and/or productivity) in order to earn higher wages. If not, don’t expect a raise, because the company cannot afford it.

Drug and alcohol abuse cost employers through high absenteeism and sick pay. Abusers hurt themselves and their families if they lose their job as a result of their actions. If they are fired or cannot function on the job, the company loses the services of an experienced worker. Those under the influence of drugs or alcohol cause friction in the work group, lower morale and work efficiency, use poor judgment that results in bad decisions, and give the company a poor public image. Certain times of the year individuals should be especially aware of their alcohol and drug consumption. In the winter months when the days are dark and dreary, some people experience a sense of depression or seasonal affected disorder (SAD). They may turn to drugs or alcohol in the mistaken belief it will relieve the symptoms of the disorder.
