We analyze each property and the local market conditions to determine the most effective approach.

Our optional “Buy Now” program allows offers to be made on properties prior to their scheduled auction. It is not uncommon to receive a pre-auction offer, and all offers are presented to sellers for consideration.

WITHOUT/NO RESERVE | The property will sell to the highest bidder at auction. There is no minimum bid that must be exceeded to purchase the property; or RESERVE | The property will sell at or above a pre-determined price threshold at auction. ONLINE BIDDING The majority of our auctions take place via our online marketplace, ConciergeAuctions.com. Dedicated representatives are also available for assistance via phone. Bidding is typically open for 48–72 hours.

O U R S U CC E S S R AT E We have a dedicated, in-house closing team with a historical close rate of 87% for all properties that are successfully auctioned. All interested parties complete due diligence during the exposure period of the property, as all sales are “as-is” without contingencies, typically within 1–4 weeks of the scheduled auction. OPENING BID INCENTIVE (O P T I O N A L ) Depending on the particulars, we may recommend an opening bid incentive that encourages buyers to submit an opening bid prior to the opening of the auction. BUYER’S PREMIUM The buyer pays an additional premium on top of the high bid. This covers all of our fee. T I T L E & TA X E S The seller pays the title search and title insurance. The buyer pays any applicable transfer taxes.

And, prior to engaging us, time will be spent reviewing the market, available inventory, and recent sales to determine an expected opening bid range for properties going to auction. Once properties enter their exposure period, our seller and agent will be informed every step of the way through updates and constant communication with our sales team. 72 hours prior to the auction, we will provide the bidder lineup and opening bid ranges. Westlake Village, California was the lowest, at $2,397,170. New York, New York was the highest, at $65,371,204, followed closely by Holmby/Bel Air, California at $63,225,000. By contrast, according to the National Association of Realtors ®, the median home price for all housing types in December 2019 was $274,500—up 8.24% from $253,600 in 2018. This was higher than the 2.9% increase from 2017–2018, as the overall rate of price increases climbed nationwide. DAYS O N M A R K E T The average Days On Market for the 56 markets evaluated in 2019 was 451, a slight decrease from 2018 and 2017, at 506 and 531, respectively. The average for properties that were on the market for 180 days or less was 80 days, on par with 2018 and 2017. For those listed for more than 180 days, average Days On Market was 637, just slightly less than in 2018 at 742 days. P E RC E N T O F L I S T P R I C E Of the properties evaluated in 2019, 66.6% took more than 180 days to sell and achieved 79.53% of their list price. The 33.4% of homes that sold in under 180 days achieved 92.3% of their list price. This 12.77% difference can be substantial when dealing with multi-million dollar properties and does not include carrying costs, property taxes, or other expenditures of both time and money.

With Concierge Auctions, because start to closing is typically within 60 days, you can avoid the carrying costs and opportunity cost associated with long days on market. It is intense, effective, and lets you control the timing of your sale. In short, we accomplish in 60 days what far too often takes years.

Your listing agreement remains 100% intact. We have never conducted an auction without a listing agent involved and a commission offered to a buyer’s agent.

HOW DOES THE AUCTION PROCESS WORK? In conjunction with your agent, we showcase your property to targeted members of our global database of more than 640,000 individuals, including our Private Client List of high-net-worth buyers, agents, and industry experts. The process typically results in 200-400 prospects, 25+ showings, and 3–7 qualified buyers competing for your property. Before the auction opens, you can decide whether to move forward after reviewing the field of bidders and their opening bids. A R E N ’ T A U C T I O N S O N LY F O R D I S T R E S S E D PROPERTIES?
