One of Canada’s most celebrated architects, Arthur Erickson’s work formed the initial design inspiration for The Concord. Erickson was a master of water and light, and these two elements and their interplay are central in defining The Concord as a world icon. Educated at the University of British Columbia as well as McGill University in Montreal, Erickson’s mastery of water and light is in evidence in projects around the world, but perhaps most quintessentially defined closest to home: The Waterfall Building, in Vancouver; and the Museum of Glass, in Tacoma.

The Concord is the second collaboration between Concord Pacific and Erickson. The first, a luxury residential building in downtown Vancouver named for the great architect, The Erickson was also designed to address the water uniquely. Its twisting design allowed each resident to enjoy endless views of Vancouver’s False Creek. The distinctive orientation of balconies and angular geometry at the Erickson was also an influence on the fluid balcony edge at The Concord, which allows residents beautiful water vistas.

On the day after he graduated from the University of British Columbia in 1968, Nick Milkovich went to work in Arthur Erickson’s firm. He stayed 23 years and it was the start of a lifelong business and professional relationship, but more importantly, a friendship. Milkovich brings his own architectural mastery to bear on a design inspired by his mentor to create an optimum building form that is functional and iconic, timeless in design with a deep reverence for its unique environment.

Milkovich worked closely with Erickson Architects on 50+ private residences, several multiple housing projects as well as numerous iconic buildings such as the Kunlun Tower in Beijing, China and The Roundhouse in Vancouver. In addition to being an accomplished architect, Neil Prakash also designs jewelry. At first glance, these two pursuits don’t appear connected, but if one looks a little deeper, one sees the commonality that influences the University of Manitoba graduate: Light and its manipulation.

An integral member of the design team at Nick Milkovich Architects, Prakash has been a key contributor on large-scale architectural projects including the Weihai Civic Center, The South East False Creek Community Center, The Evelyn Drive Master Plan, and the Canadian Museum of Rail Travel.
At The Concord, the juxtaposition of offset balcony surfaces and flat bay windows creates a dynamic motion up the side of the building. The reflection and refraction of light creates fluidity and luminescence more familiar to most in jewelry – a connection Prakash also nurtures in his work. The Concord is a perfect harmony between beautiful form and desirable function. 32

An iconic residential site like The Concord’s calls for a level of architecture that sets itself apart and stands the test of time. The award-winning Concord team has created an elegant masterpiece through a comprehensive design process and business practice deeply rooted in an honest and unpretentious approach. The Concord is, quite simply, a new and timeless architectural icon for Calgary. SHAPING THE STRUCTURE TO THE SITE The Concord was originally conceived as a single wall-like building with units which both faced the river and the city, but it is the water, and its reflection of light, which is central to its intent. By constructing and manipulating simple models of the building and site – like his peer and mentor Erickson did also – Milkovich is able to invent and reinvent new forms for the building. The goal is the optimal building form that encapsulates the site’s relationship to the surrounding environment – where modern urban core meets a pristine riverfront park. After numerous iterations, The Concord was reconceived as two buildings that oriented all living spaces toward the water and allowed river views for every resident in the building. The redesign also eliminated the building wall to the south, which opened up river views for The Concord’s neighbours and let sunlight pour into the courtyard. The balconies were offset from one another to create a pleasing rhythmic effect as well as private alcoves. The balcony design is juxtaposed by two ribbons of glass bay windows running up the sides of the building. In the sunlight, these ribbons are in conversation with one another, reflecting the light back and forth, shimmering like light on a river’s surface. Finally, the re-conceptualizing from one to two buildings created a park-like urban edge and provided more amenity space for the Concord community. By letting water and light guide the way, we unlocked the true potential of the site and created The Concord’s masterful, iconic structure and purposeful, distinctive setting.

DESIGNING WITH SHADOW AND LIGHT The intermingling of green space and urban flow is one of The Concord’s signatures. In order to preserve the presence of light on the bike path and parkland directly in front of the building, The Concord’s building form was reconfigured as a terraced, or stepped, structure. The importance of the preserving and protecting the experience of the public pathway ultimately shaped The Concord’s iconic form. Terracing the structure also allowed the luxury of The Concord to be enhanced by creating more opportunities for multiple penthouse suites. 37

With over twenty years of landscape design experience on a national and international scale, Joseph Fry looks at The Concord as a unique challenge, but a privilege to design. “When you cross over the Peace Bridge to the city, it’s the first postcard view.” Fry studied Landscape Architecture at the University of Guelph, and later moved to Seattle to study with the late Japanese-American landscape architect Robert Murase. His work includes large-scale master planning, commemorative landscapes, integrated landscape, and public art projects. His award-winning MARKET LANE London, Canada 44
projects include the Richmond Speed Skating Oval, 909 Fifth & Madison, and the Washington Mutual Roof Garden, which won the American Society of Landscape Architects Honour Award for Design. Fry found the solution to harmonizing The Concord’s masterful architecture with its one and only site in the natural environment of the Bow River itself. “We’re using a native plant palate to try to tie in what you see in Calgary along the Bow River with trembling aspen, native grasses and spruce trees combined with extensive water elements.”

REGULAR RESIDENTIAL DEVELOPMENT DEMISING WALL
While concrete is a material basic to any construction, at The Concord the standard is higher. The Concord’s use of concrete is set above and beyond industry norms to add the luxury of privacy and reduced noise transfer between resident’s suites. The Concord wall construction between suites far exceeds the standard of using insulation materials to fill the air space between drywall and steel studs. The Concord features an additional concrete block wall approximately 4 inches thick between the steel studs in order to enhance sound dampening and privacy to adjoining suites. This elaborate and heavy-duty wall assembly detail offers superior noise reducing properties not commonly present in other construction.

FLOOR-TO-FLOOR SOUND DAMPENING The concrete floor slabs at The Concord are poured 43% thicker than standard construction. At 250 mm The Concord’s floor slabs substantially reduce vertical noise transfer and vibration at a level that far exceeds those of standard construction levels.

SELF-REPAIRING FOUNDATION WALLS The foundation wall system is designed to minimize water ingress and self repair in case of minor seepage. This system consists of three major layers with the deep penetrating Secant piles at the outer line of defence to cut off water. A drainage layer is located in the middle to redirect water seepage while the inner concrete foundation incorporates krystol internal membrance (KIM), a product used for water dam construction, to self repair the wall in the event of water seepage due to minor concrete cracks.
PERIMETER FLOOD FORTIFICATION STRATEGY The perimeter of The Concord is designed with a flood fortification system that exceeds 100-year flood levels by a minimum of two feet. The system incorporates low walls, landscape berms and flood gates. In the event of an extreme overland flooding event, the flood gates are raised, sealing off The Concord from outside water flow.
BACK-UP POWER SYSTEMS Back-up generators are a security redundancy system as well as an invaluable tool in the event of an extended power outage due to flood or other incidents. Each building at The Concord is equipped with two backup generators connected to separate power sources. These generators are sealed within a “submarine” environment to ensure continued operation in the event the power outage is caused by an overland flooding event. The first generator provides power to common areas such as lobbies and corridors, garage gates, service elevators, building systems and life safety systems. The second generator provides in-suite back-up power that will allow residents to stay in their homes and perform everyday tasks with ease. Both generators are equipped to run on either a two-day supply of diesel, or limitlessly on the building’s natural gas supply.

It is unusual to find interesting features in an underground parkade of a condominium project. The Concord is certainly an exception where nice surprises can be found beneath the surface. A heated entrance ramp keeps the slope into the parade slip-free during the winter while the high-speed insulated entry gate keeps the cold out and the warm in. In the summer, the high-speed gate does just the opposite – keeping the inside cool and comfortable.

The Concord also takes the importance of car care and cleaning into consideration. An automated undercarriage and tire wash is located near the entrance to the parkade to rinse snow, salt and mud off of your vehicle. There are also two choices to keep vehicles clean at The Concord. For those who prefer a speedier approach, a four-cycle touchless warm water car wash is at their disposal. However, if a hands-on approach is preferable, a dedicated car wash bay is available twenty-four hours a day.
PRIVATE GARAGES – ROOM FOR TOYS OF ALL SIZES AND ALL SEASONS Enclosed two-, three- and four-car garages with upgrades are available at The Concord, so there’s always extra room for a few toys – new, old or vintage.
