High Rise Residential Tower Development- Sinogulf Investments
THE EDGE The design of THE EDGE : Sinogulf Residential Tower Development, as part of the mixed-use development of Al Abdali Project District in Amman, is seen as a distinct addition to the city’s most vital landmarks. The Urban Context surrounding the project’s site is rich with several Iconic Ammani Landmarks; Towers of The Abdali Project District, Arab Bank HQ, Court of Justice and King Hussein Grand Mosque are some that define this Ammani Skyline, and which THE EDGE is to augment. This skyline while distinct with vertical landmarks is prevailing mid-rise and white, most variations are created by the hilly topography of Amman. Hence, the design shall attempt to complete the rich urban scene by raising an Architectural Icon which enriches and animates the city character. The project’s site -Plot 7A1a, 7A1-b- of 2,964 m2 land area, is highly strategic within immediate and extended context. Placed at the periphery of Al Abdali Project District, THE EDGE will remain of high visual presence within the context of Abdali as well as upon dialoguing with city fabric around it. This presence is reflected further in the approach to provide extended visual opportunities for all 13 BLUE dimensions
residential units within the Tower. Views will be diverse and directed to various panoramas of the city of Amman; new and old, hills and valleys. As the project is defined as part of a mixed-use development, the design of THE EDGE confronts its first challenges in respecting the main directions and alignments within its Master Plan, while simultaneously achieving a distinctive image. The design is accordingly highly responsive, whether in planning or massing, to the guidelines of the Master Plan. The Tower Footprint is designed to absorb and extend the public domain as per Abdali District. The proposed outline maximizes the green footprint, not only extending public domain and green space from the Master Plan, but also allowing for a variety of open space within plot limits. Pedestrian realm as well as green space is accommodated diversely within site and building; whether through large sidewalks, pocket gardens or integrated arcade space. A different design challenge was the irregular shape and extensive depth of the land plot. The immediate impression of the residential footprint is a direct offset of site boundaries;
which results in deep {unlit} distances and irregular inclined shapes; especially in regard to its function, programmed to host a variety of residential apartments. In response, the plan offers a fragmentation in respect to a residential grid; allowing for maximum filtration of light to most room space, as well as variation of public vs. private openness, balconies for all units and extended visual opportunities. The resulting fragmented outline allows for functional as well as flexible modular framework to accommodate the diverse components of residential apartment types and extends the surface that is exposed to direct sunlight and views. Necessary circulation and services are placed in the central area of the footprint that is unlit. The placement of diverse residential units is approached in puzzle-like arrangements, allowing for the manipulation and overlapping of apartments to let in natural light and ventilation. THE EDGE will host a total of 230 residential apartments in a B.U.A of 35,500 m2 above ground. The residential apartment types range between one-bedroom, twobedroom and three-bedroom apartments. The Primary Massing of the Tower outlines
three divisions; First division accommodates Ground, Mezzanine in addition to 7 Tower Floors. The second accommodates the body of the tower of 16 floors, and the final division is the 5-floor top of the tower. The 30-floors-high massing of THE EDGE is responsive to the fragmentation outlined in the plan; the fragments are seen as extended solidified vertical units and recessed transparent fill in between. The variation of solid and void mainly follows the need to break direct sunlight in the extended space, while transparent recessed space is shaded by the protrusion of solid vertical. The repetition of extended solidified vertical units and recessed transparent fill provides a threedimensional framework flexible to accommodate the different types of residential apartments required by program, as well as provide the necessary variation in openness/privacy, direct light/indirect light for different room space. The extent of iconic visual presence of the realized composition is seen from a multitude of views; as the sculpturesque Tower stands respectful, elegant and playful against its context.
