From the e d i t o r T he construction industry started 2020 building on the huge successes of 2019. But the spread of Covid-19 across the globe scuppered any growth plans. However, contractors and industry bodies turned their attention to devising solutions that would make construction sites safer and, in the process, more efficient. By the time the first lockdown had ended, many firms had overhauled their operations, transferring those they could to work remotely and moving meetings online. Contractors and their clients also began to look at more offsite solutions to address onsite challenges, and the transition to digital construction was rapidly accelerated. Twelve months later, at the end of Q1 2021, although the country remained in lockdown, the construction and engineering sectors were out in front in terms of addressing Covid-19, as well as having taken a massive leap forward in making sites safer and more efficient. Digital technologies had become the integrated norm across everyone’s operations, and the sector had turned a catastrophic crisis into an opportunity to review and renew its operations and make changes that were unthinkable at the start of 2019. None of this was plain sailing. While all this was happening, Brexit continued in the background and further impacted the industry. Unprecedented price hikes have been phenomenal since the start of the crisis, with the price of imported timber alone jumping by over 85% since the beginning of 2021. Materials shortages across the world, increases in shipping prices and the slowand non-return of workers from other countries see the sector once again looking for solutions to help it gear up to meet the needs of existing clients and pipeline projects
that will result from the government’s Housing for All programme and Revised National Development Plan. Materials costs and worker shortages will remain huge difficulties in the months ahead, not to mention the necessary reform of the planning process to enable the sector to deliver on the Government’s ambitious plans up to 2030 and beyond. In this Top Contractors issue of Irish Construction News, we have compiled Ireland’s most comprehensive list of top contractors based on their turnover for 2020. Every contractor has a fascinating story to tell about how 2020 changed how they do things. Overall the top 65 main contractors and mechanical and electrical contractors had a combined turnover of over €11.25bn in 2020, €7bn of this in Ireland and over €4.25bn as exported services. Many contractors in our listings managed to maintain close to what their turnover had been in 2019, with a few exceeding it. Despite the unprecedented challenges of 2020, the Irish construction sector displayed its ability to lead, innovate and be resilient. While Covid-19 will continue to impact for the foreseeable future, Irish contractors have shown that they can lead the process of rebuilding Ireland’s economy in the coming years. C O NSTRUC TION INDUSTRY G IVES TENTATIVE WELC OME TO ‘ H O U S I N G F O R A L L’ STRATEG Y The publication of the Government’s Housing for All strategy has been welcomed across the construction industry, but representative bodies are looking for clarifications on critical areas.
T
he government’s Housing for All strategy aims to increase housing supply to an average of 33,000 per year over the next decade. Measures are to be supported by over €4bn in guaranteed state funding every year. The plan also includes measures to support availability of the land, workforce, funding and capacity to enable both the public and private sectors to meet the targets. Among the plan’s main initiatives is a social housing build programme of over 90,000 social homes by the end of 2030, with an average of over 33,000 homes overall to be built per annum, rising to 40,000 per annum by 2030. Measures to stimulate supply and address acute viability challenges in urban areas include the provision of up to 5,000 cost rental and affordable units through Project Tosaigh. Measures to reduce construction costs and support innovation in residential construction will also be introduced. Commenting on the plan, the Minister for Housing, Local Government and Heritage Darragh O’Brien said: “We are launching a plan that will see a radical shift towards more affordable home ownership and secure renting. Our measures for affordable purchase, which include significant state investment, will provide opportunities for those who are losing all hope of ever owning their own home. Our changes to the rental sector, including the supply of 2,000 cost rental homes on average every year, and new protections, will make renting more affordable and secure for many.”
INDUSTRY REACTION
SOCIETY OF CHARTERED SURVEYORS IRELAND The Society of Chartered Surveyors Ireland (SCSI) said that the removal of barriers is key to the success of the plan. It believes an upcoming overhaul of the planning process will be critical to the success of Housing for All. SCSI President, TJ Cronin, said that planning delays, procurement issues, infrastructure and skills shortages all need to be resolved. A new sense of urgency and spirit of collaboration is required if those barriers are to be removed, and we are to avoid repeating the mistakes of previous housing plans. TJ Cronin commented: “We need to see an immediate focus
on removing the myriad barriers which exist. Planning delays, procurement issues, access to critical infrastructure, including water, as well as labour and skills shortages, all need individual targets and plans to meet overall goals. These are the issues which frustrate and ultimately delay housing delivery, and which make it such a challenge for our citizens to secure affordable homes.” ROYAL INSTITUTE OF THE ARCHITECTS OF IRELAND The Royal Institute of the Architects of Ireland (RIAI) welcomes the scale and ambition of the plan and looks forward to working with the government to deliver it. But, it would like to see clarity and more progress on some issues. A spokesperson said that it is vital that the structures and resources are in place to ensure Ireland delivers on these ambitions without compromising on quality. “This will involve measures such as having adequate architectural expertise and resources in local authorities and government departments to deliver this plan. Government must also ensure that Irish small and medium enterprises (SMEs) and micro-businesses are not excluded from the procurement system and that the government invests in digital systems to make sure that all systems are streamlined and accessible.” IRISH PLANNING INSTITUTE Issuing a tentative welcome for the new strategy, the Irish Planning Institute (IPI) said that housing must be place-based and plan-led to deliver sustainable communities. Dr Conor Norton, President, Irish Planning Institute, commented: “Overall, we feel that the strategy announced by the government represents a welcome shift in public policy towards the delivery of housing for our citizens. As planners, we emphasise that delivery of housing must be part of a larger placemaking approach to development that is place-based and plan-led.” CONSTRUCTION INDUSTRY FEDERATION Tom Parlon, Director General, CIF, commented: “Implementation of the plan will provide opportunities for home builders and contractors in the greater delivery of residential output. Expected infrastructure investment in the forthcoming National Development Plan review will be critical in optimising Housing for All.’’ The Irish Home Builders Association (IHBA) welcomed the inclusion of positive targeted measures in the government’s plan, which will enable supply and support for those prospective homeowners who are finding themselves currently locked out of the market.

M Group has reported overall revenues of €398m for 2020, an increase of 16% on 2019. It has also announced that it is creating 400 new jobs this year across various disciplines, including architecture, engineering, construction, data analytics, project controls and Environmental. Of these, 200 positions will be based in Ireland, with recruitment for the new positions already underway. PM Group has appointed a new chairperson, Brendan Jennings, who succeeds long-standing chairperson and director, Dan Flinter. The group’s newly appointed CFO, Rosita Fennell, succeeds Larry Westman. Speaking about the group’s performance in 2020, Dave Murphy, Chief Executive, PM Group, says: “Despite the enormous challenges posed by the global pandemic, our clients have continued to invest in developing their facilities and capacity right around the world. Many of the sectors and projects with which we are currently engaged are actively dealing with the consequences of the pandemic. “Therapeutics and vaccine manufacturing, food and beverage processing, medical devices and diagnostics as well as data centres are attracting significant investment to meet evolving market needs. Indeed, pharma is a powerhouse sector for us, with two-thirds of overall revenues generated in 2020 associated with the sector. “The surge in investment has carried through to 2021, with international projects now accounting for more than 50% of group activity for the first time in our history. We have set ourselves specific targets in our new five-year strategy in areas where we see strong growth potential in the years ahead. The development of a large-

The attraction of working with experienced colleagues on exciting international projects for world-leading organisations, combined with the potential to become an owner of PM Group in time, is a strong magnet for talent.”
IG BC calls for im mediate , d r a s t i c a c tio n o n c lim ate c ha n g e

he Irish Green Building Council (IGBC) has called on the government to take immediate, drastic action on climate change. The call comes as the Intergovernmental Panel on Climate Change’s (IPCC) sixth assessment report highlighting that climate change is widespread, rapid, and intensifying was released According to the 234 scientists who authored the report, strong, rapid, and sustained reductions in greenhouse gas emissions, and reaching net-zero CO2 emissions is required to stabilize the climate. Reacting to the publication of the report, Pat Barry, CEO, Irish Green Building Council, said: “It’s clear from the latest IPCC’s report that global surface temperature will continue to increase until at least the mid-century. But the report also shows that by reaching net zero or negative carbon emissions by 2050, climate change can be controlled. The climate we will experience in the future depends on the decisions we take now. “In practical terms, this means taking rapid and radical actions with immediate impact as we have done during the pandemic. For instance, in the built environment, we must move towards net zero carbon buildings across

the full life cycle.” According to the IGBC, Ireland has been a leader in the implementation of the nearly zero energy building (NZEB) standard. New homes built to the current building regulations are energy efficient, but this only tells part of the story. With an estimated half a million homes to be built by 2040, the charity says the conversation needs to move on to the total carbon impact of housing across their full life cycle. “Ireland’s new home construction programme will result in huge ‘embodied carbon’ emissions if we continue to build houses in the way we currently do,” Pat Barry added. “These emissions result from mining, quarrying, transporting and manufacturing building materials, in addition to the construction activities created. These emissions largely happen before the home is even occupied. Homes’ locations impact on transport emissions. Transport is Ireland’s second and fastest-growing source of carbon emissions. The easiest way to tackle these emissions is by getting planning right so that all new homes are in compact, walkable communities where most services can be reached within a 15-minute walk.”

ollowing discussions between the owners of two of Ireland’s best-known engineering companies, CJK has acquired McGrattan & Kenny and will form a new mechanical and electrical engineering services group to compete in the rapidly expanding sector. The formation of the new group will create an additional 100 new jobs over three years, bringing the total complement to 360 people by 2024. The CJK and McGrattan & Kenny brands, which have a combined total of 76 years in the marketplace, will both be retained. The new
group is projected to have combined 2021 revenues of €45m (CJK €40m; McGrattan & Kenny €5.2m). The acquisition will also create 100 new roles, including mechanical and electrical trade personnel, engineering, operations, commercial and administration staff to support the group’s continued growth. The senior management teams in both companies remain unchanged, and all employees are being retained. CJK and McGrattan & Kenny have a long, shared history during which they have worked successfully together on many projects over the years and continue to do so. Mutual clients include DAA and OPW. Announcing the establishment of the new M&E engineering services Group, Vinny Bruen, Managing Director, CJK, said: “This is a significant development in the engineering services market that is gearing for further strong growth. The alignment of our two companies presents an opportunity to provide enhanced services and efficiencies for our clients, as well as great new career opportunities for our teams.” Commenting on the strong existing partnership between both companies, Eamon McGrattan, Managing Director, McGrattan & Kenny, said: “The creation of this new group will be very positive for employees and customers alike. A
number of companies have carried out essential redevelopment work on Focus Ireland’s High Street Dublin 8 premises, which is a hub office for all of the charity’s Dublin and nationwide services. The building is home to over 100 support staff and provides the essential space for front line teams to have meetings and complete essential work to support those experiencing homelessness. It also acts as a base for meetings and specialist work with people who are homeless or at risk. All the work and materials on the project were provided pro bono to Focus Ireland, meaning that the funds that would have been needed to upgrade the building can be redeployed to front line services. The premises was officially re-opened by Focus Ireland founder and life president, Sr Stanislaus Kennedy. The main objective of the refurbishment was to provide Focus Ireland with the space and facilities needed to grow and develop in response to changes in its customers’ needs. Focus Ireland CEO Pat Dennigan said: “This location is really important for us because it’s a hub for our services right around the city. The redevelopment work

The entire refurbishment was donated pro bono to the
charity by the companies involved. Sr Stan said: “I would just like to say a big thank you to all the people involved. I just could not believe my eyes when I was taken around the building. This will really help Focus Ireland’s work to deliver excellent services and support and housing for people who are homeless or at risk.”

W
e are is delighted to publish the Irish Construction News Top 40 Building Contractors 2021. This is a snapshot of the overall Irish construction industry at the end of 2020. At the end of Q4 2019, the Irish construction sector employed over 147,700 people directly (CSO Labour Force Survey, (Q4, 2019). The Covid-19 pandemic national shutdown in March 2020 reduced the number of people employed to an estimated 128,500 in Q2 (CSO Covid-19 Adjusted Estimate). This figure adjusted back up to 136,400 by the end of Q4 2020. But the Covid-19-related national shutdown at the beginning of 2021 meant that by the end of Q2 2021, the number of people employed in construction was 119,000, with men accounting for 93% of those employed and women 7%. ‘Ireland’s Top 40 Building Contractors 2021’ had a combined turnover of €6.86bn in 2020. They recorded €4.95bn in construction activity in Ireland, and €1.9bn in exported services. Despite Covid-19 challenges, Irish building contractors continue to meet the construction needs of global leaders at home and abroad. The entry figure for inclusion in this year’s Top 40 was just under €32m. The overall figure gives a clear indication that Irish construction continues to be a dynamic industry sector looking to the future with the ambition and know-how to deliver complex construction programmes at home and overseas, where its presence is growing substantially.
HOW THE TOP 40 IS COMPILED
Foundation Media Ltd, publisher of Irish Construction News and the constructionnews.ie, compiles the Irish Construction News Top 40 Building Contractors listing annually. A more comprehensive listing can be found at www. constructionnews.ie Contractors are listed according to their overall turnover figure (combined Irish and international) for their last trading year. We record each company’s Republic of Ireland (ROI) turnover and international turnover figure, where available. Turnover figures are sourced directly from contractors. Companies must have their primary business based in the ROI to be included in the list. Foundation Media contacted contractors directly to request available turnover figures for the business year that concluded on 31st December 2020 or their business year-end that was closest to that date. All end of business year dates are recorded in the entries. The turnover figures requested must relate to Irish-based building contractors or Irish-based subsidiaries of foreign-based building contractors. Companies are also asked to return the overall turnover figures for business conducted in Ireland and internationally. This includes turnover related to direct overseas trade conducted by an Irish subsidiary of a foreign-based company. Each company making a return must have this return validated by a director of the business or accompanied by an auditor’s letter that verifies the returned figures. All returns received were checked and verified by the editor of Irish Construction News. ccording to John Sisk & Son CEO Stephen Bowcott, despite the difficult environment caused by the Covid-19 pandemic, the group’s construction arm delivered a good set of results. “The strategy of growing our geographical coverage in the three key markets of Ireland, the UK and Europe has resulted in a 2020 revenue split of 47%, 35% and 18% across these areas. Different government policies towards the shutting down of construction protected us during this period, as the UK and Europe continued to operate while Ireland was closed for two months in 2020. “Our brand continues to be well respected by our clients, and our annual employees opinion survey results are strong during what has been a challenging period for our staff ’s wellbeing,” Stephen Bowcott continues. “The company was able to maintain all of our staffs’ salary payments throughout the year despite Covid-19 shutdowns, and this was very well received by all.”

In 2020, Sisk published its 2030 Sustainability Roadmap, Building today, Caring for tomorrow. This roadmap included 21 ambitious targets covering five themes: • Tackling climate change and air pollution • Caring for the environment • Enhancing communities • Leading on responsible business practices • Embracing innovation and digital technology The roadmap is the foundation for Sisk’s work for the next 10 years, and it will report annually on its progress against the targets set. In 2020, on the ground, Sisk continued to improve its operational carbon performance, reduced its energy consumption, leading the way with its pioneering approach to electrification of its fleet and the adoption of alternative fuels. Its efforts continued to receive external recognition, and it benchmarked its operations using internationally recognised accreditation programmes.

This project is due for completion in 2023. 70 ST STEPHEN’S GREEN 70 St Stephen’s Green is a six-storey office development with a double basement. The Sisk team on the project achieved practical completion in December 2020. This was a fantastic achievement prior to the Christmas break on what was a very confined site in Dublin city centre site with logistical and construction challenges. Sisk was involved in delivering a number of high-profile projects in Ireland during 2020. PROJECT KELLS In November 2020, Project Kells in Dublin city centre completed
BIOCORK 2 The expansion of BioCork 2 involved the construction of new buildings with a total floor space of almost 20,000 sq metres. It also included expansion of the existing warehouse, laboratory administration buildings, support infrastructure and utilities. The new facility will deliver products that will be consumed by patients, so the quality of manufacture and cleanliness of the manufacturing space is critical to this process. EAST QUAD, TECHNOLOGICAL UNIVERSITY DUBLIN The East Quad at Technological University Dublin in Grangegorman achieved practical completion in October 2020. The building will mainly house academic activities and facilities required for the College of Creative and Cultural Industries. The accommodation includes a 400-seat music performance hall and provides practice spaces, creative arts and media studios. PEARSE STATION The Pearse Station roof project included the design and construction of two new roofs at the main train hall and car park. Pearse Station is the busiest commuter station on the Iarnród Éireann (IE) network and caters for 30,000 passengers per day, with the majority of the works being carried out in the live rail environment.

BONHAM QUAY In October 2020, Bonham Quay in Galway celebrated its topping out with the site team, client Edward Capital and BDP architects. The €105m mixed-use development scheme was also recognised as a leader in “One Planet Living” by the international sustainability charity, Bioregional. It is the first development in Ireland to achieve such recognition.

CANADA GARDENS Sisk has worked at Wembley Park for over 16 years, delivering 11 major projects. The transformation of Wembley Park for Quintain is one of the largest urban developments currently underway in Europe. Its team completed the handover of Canada Gardens in October 2020. CIRCLE SQUARE, MANCHESTER Circle Square is a new neighbourhood for the city of Manchester that reached practical completion in December 2020. The site boasts over 1,700 new homes and over 100,000 sq feet of retail and leisure space, providing a variety of boutique retailers, restaurants, bars and pavement cafes, all centred around Symphony Park. UK FRAMEWORKS In October 2020, Sisk successfully secured a place on the EHA 3 (Eastern Highways Alliance 3). The framework provides 10 county councils in the east of England with a cost-effective vehicle to procure local highways and infrastructure projects. It is estimated that up to £400m of schemes will be delivered via the framework over the next four years, and Sisk has been awarded a place on Lot 3 for schemes ranging in value from £5m to £30m+. Sisk also secured a place on the NHS Shared Business Services public sector construction works framework high-value lots. This deal has also been designed to support the UK Government’s construction strategy by ensuring social value, sustainability and modern methods of construction were incorporated into the original agreement. These frameworks add to Sisk’s ever-growing list of UK public sector clients, including YORCivils, Manchester City Council,

Sisk’s European business has continued to expand, primarily in the specialist sectors of data centres and life sciences, where it has extensive experience. During 2020, Sisk worked on projects in Belgium, the Netherlands, Switzerland, Denmark and Sweden.
OUTLOOK 2021/22
Sisk’s order book in both the UK and Europe is very strong. In Ireland, Sisk is seeing some weakness outside Dublin, particularly in regional building. The civil engineering pipeline is very good in both UK and Ireland, as governments in both countries commit to significant investment programmes as part of their recovery plans from the pandemic. Sisk has been successful in frameworks for its subsidiaries Vision Built and Sensori, as well as its strategic projects teams, for several Irish government bodies, including the Office of Public Works, the Department of Education and the Dublin Airport Authority (DAA). In the UK, the civils team has won a place on several frameworks, including National Highways, York and Humber local authorities and Network Rail.

residential and aparthotel scheme at Spencer Place, Dublin; and a new prison facility in Limerick for the Irish Prison Service; Project Fitzwilliam in Dublin progressed significantly during 2020. This premier site in the heart of Dublin’s Georgian core will accommodate a new mixed-use development (GFA 43,000 sq metres). The project also includes the refurbishment of several listed buildings along Mount Street, Dublin. The office element at the Spencer Place project will be occupied by software company, Salesforce, which has agreed to occupy 430,000 sq feet, with an option over a further 100,000 sq feet. Ronan Group Real Estate is developing the scheme. The letting is the country’s largest in history. The development will also include a 200-bedroom four-star hotel, which has been leased to the Dalata Hotel Group; 325 residential units in three blocks, and a 102-unit aparthotel. In Cork, the Penrose Dock development achieved two Gold LEED buildings, of 80,000 sq feet and 170,000 sq feet, with open floorplates of up to 20,000 sq feet, along with an open public plaza, gym and cafe. It is the tallest office building developed in Cork city, at up to nine storeys. Projects currently on site or commencing shortly include a new office Block at Central Park, Sandyford: two new large scale data centres in West Dublin; a 20,000 sq metres logistics warehouse in Kildare: a new administration building for Boston Scientific, and a lab expansion project, both in Cork.

020 was another record-breaking year for John Paul Construction, with turnover peaking at €447.8m, €363m of which was generated in Ireland.
IRISH PROJECTS
John Paul Construction has enjoyed great success across various sectors and regions. In the south of Ireland, following the successful completion and handover of major projects for Edwards Lifesciences and Regeneron in Limerick, and Bausch + Lomb in Waterford, the company commenced work on two projects on the Eli Lilly campus in Dunderrow, Kinsale, and has returned to Pepsico’s plant in Carrigaline to construct a new production building. The contractor’s civils team has also commenced road upgrade works at IDA’s Carrigtwohill Business and Technology Park as part of IDA Ireland’s infrastructure and upgrades programme. There are two new additions to Cork city’s skyline with the erection of two John Paul Construction tower cranes on Washington Street to construct a new 280-bed student accommodation scheme on the former Square Deal site for Round Hill Capital. In Dublin, Round Hill Capital has also appointed John Paul Construction to build its 368-bed Ardee Point student accommodation scheme in The Liberties. The contractor also has been appointed by MSD on a new 17,500 sq metre biopharmaceutical manufacturing and research facility at its Dunboyne campus, working with the PM Group as part of an integrated project delivery (IPD) model. IPD is a fast-track delivery model with both design and delivery streams working concurrently and leveraging substantially on modular and off-site construction. The residential apartment market continues at a pace in Dublin. In this sector, John Paul Construction recently commenced work on Sandyford Central for Richmond Homes. This is a design and build development providing 564 high-specification apartments over six distinct blocks, anchored by a landmark 17-storey tower. The contractor has also broken ground on Kennedy Wilson’s SLX residential development on the site of the former Stillorgan Leisureplex. This comprises 232 apartments in buildings ranging in height from four to eight storeys, all over a double basement. Additionally, work continues on the next phase of The Grange residential development in Stillorgan for Kennedy Wilson, which consists of 287 apartments. It is also nearing completion on Tribal Development’s landmark 374-unit Charlestown development.
INTERNATIONAL PROJECTS
On the international front, John Paul Construction established new offices in Amsterdam. The primary focus for John Paul Construction in new European markets will be on data-centre and life-science projects. Providing delivery excellence for clients in different markets to the same exacting standards is a key part of the company’s strategic plan. John Paul Construction’s focus on developing the data centre side of its business has seen it appointed by a major data-centre client to construct a new hyperscale 16MW data centre in Swindon in the UK. This follows successful projects for this client in the Middle East and Ireland. In Scotland, the contractor recently completed work on a further phase of scour repairs to the A9 Cromarty Bridge for Transport Scotland. Its appointment follows on from a successfully completed project in 2017. The works involved excavating the seabed around the pile caps, dredging the local surface and carrying out a repair solution using rock armour and specialised geotextile membranes.

The company’s clients range from large multinational corporations and private companies to local authorities and state bodies. Collen is accredited to ISO 45001, ISO 9001, ISO 14001, and ISO 50001 and, in 2021, achieved ISO 27001:2017 accreditation for its information security management system.
BUSINESS IMPROVEMENT
During this past year, Collen set up a new committee system focusing on critical areas. These include mental health and wellbeing, diversity and inclusion, training and development, corporate social responsibility, and sustainability. The goal is to drive positive change throughout the company. Collen Managing Director Tommy Drumm explains: “We have taken a proactive approach by bringing in specialists in their field to train our board and our senior management team in these areas and drive change from the top down.”
RECENT PROJECTS
Collen is currently working on several major commercial projects, including The Haymarket in Smithfield and Two South County in Leopardstown. It was recently awarded the contracts for two new landmark developments in Dublin, including The Sidings, a LEED Platinum office development for Bartra Capital and the Premier Inn hotel and offices for Glenveagh. Since 2017, the company has had a strong presence in Blackrock, Co Dublin, completing the refurbishment of Blackrock Shopping Centre in 2021. Collen’s teams in the south Dublin suburb are currently continuing works on the construction of 45 apartments over Frascati Shopping Centre and a phase-three extension to Fern Dean nursing home. Collen also completed phases one and two of the development. Collen’s dedicated BioPharma division delivered a new purification suite for a confidential pharmaceutical client in 2020 and more recently completed a 10,000m2 CSA fit-out for WuXi Biologics in Dundalk at their new European headquarters. In 2020, Collen successfully delivered two design and build hyperscale data centres in Dublin for a confidential client. OVERVIEW AND OUTLOOK
Commenting on the company’s activities over the past 12 months, Tommy Drumm says: “The construction industry saw a positive increase in activity levels in the second quarter of 2021, as remaining non-essential construction sites reopened. While our Irish turnover dropped last year as several of our projects closed for long periods, fortunately, our ongoing European operations, which didn’t slow down, have made us more resilient as a business. This year, we secured several major contracts across commercial and data centre sectors, which leaves us with a strong order book and firmly positioned for the remainder of 2021 and all of 2022,” Tommy Drumm concludes.

similar schemes, including Buckle Street in London. Bennett is working towards completing the EXO, Ireland’s tallest office development at the end of the North Quays, Dublin. The EXO will have Europe’s first LEED V3 Platinum certification prior to practical completion. Taking its name from its large-scale exoskeleton steel structure, the development stands at 17 storeys high and is raised at ground level by approximately eight metres. This is complemented by an adjacent 10.5 metre-high cubic glazed bar and restaurant, with the development also boasting a 1,000-sq-metre roof garden. Works are also well advanced on The Benson Building on Sir John Rogerson’s Quay. This project includes 72 apartments and is due for completion later this year. In recent years, Bennett has delivered a number of large data centre facilities and is currently well advanced on data hall developments in Clonee and Grange Castle for global clients.
UK PROJECTS
Earlier this year in London, Bennett completed Hounslow Place, a development of nearly 300 homes. It is currently constructing several large high-density residential projects, including 9 Osier Way, London, a residential development consisting of 196 units. It was also recently awarded three additional phases of the Greenwich Millennium Village (GMV). This will bring the total number of residential units to over 600 delivered by Bennett under the GMV scheme.

MARKET DEVELOPMENT
Historically, Murphy Ireland was predominantly a specialist contractor in Ireland involved in gas, piling, industrial maintenance and steel fabrication. In recent years, the company has adapted and expanded its offering in Ireland. Turnover has increased as a result, from €50m in 2016 to €138m in 2020, €18m of which was from exports. “Since 2015, like many other Irish contractors, we expanded to meet market demand as the industry recovered from recession,” John G Murphy continues. “In February 2017, Murphy acquired AECOM’s Irish DBO water business, and this strengthened our position considerably and paved the way for further growth. The government wisely started procuring new water and wastewater treatment plants on a design, build and operate basis some 20 years ago. This has not only delivered great savings to the Irish taxpayer, it has also improved the quality and quantity of water produced while improving effluent standards greatly. This move has also built up expertise among Irish contractors in the long-term operation of municipal facilities. Where clients are looking to save money and improve quality, this experience and expertise are in great demand, and our offering is easily exportable to other countries. Since 2017, Murphy Ireland has secured and delivered some really interesting water projects in the UK for blue-chip clients and are building strong and valuable relationships.”

Conack takes a collaborative approach to project delivery, working closely with clients, staff and its supply chain to ensure projects are delivered efficiently and in a sustainable manner. Kieran Cusack explains how this approach to project delivery has worked for the contractor, its clients and supply chain. “We provide a personal service and pay great attention to the detail of every project. We embrace innovation in materials, construction methods and design, and we incorporate this in all of our projects. “Our motto is to build better together. This means our clients, design teams, construction teams and supply chain are recognised as stakeholders in project delivery. We have established our ability to compete at all levels with both tier 1 and tier 2 contractors by taking this approach. Conack employs over 160 people directly. While its turnover reached €76m in 2020, Kieran Cusack says Conack is on target to achieve a turnover of €100m this year and €110m in 2022.
PROJECTS
CHERRYWOOD TC1 (90M) AND TC4 (46M) Conack is currently working on two residential developments in Cherrywood in Dublin, TC4 and TC1. Including community and employment facilities, retail units and 530 residential units. TC4 will form part of the first WELL community scheme in Europe, promoting and incorporating sustainability and a greener environment and optimising buildings to benefit people’s health. Conack is targeting BREEAM ‘Excellent’ certification for this €46m project. With the €90m TC1 development, it is building all 317 residential units to an LEED standard. MEIRAGTX FACILITY, SHANNON (€40M) Conack recently completed phase one of FDI client MeiraGTx’s facility in Shannon, with over 100,000 man-hours with no lost-time injuries. Phase one has been shortlisted for a major national award in 2021. Conack has a team of over 200 people currently engaged on phase two of the project.

larger sites via thermal pods with facial recognition and temperature checks minimising touchpoints on turnstiles or handles. We also introduced antigen testing in April 2021. This provides greater peace of mind for employees, subcontractors and clients.”
DIGITAL CONSTRUCTION
Conack has been transitioning to digital construction techniques over the past number of years. Tom O Connor explains: “The early-stage use of building information modelling (BIM) data on any project can show the complete building life cycle. Conack is committed to BIM as it creates transparency throughout the project process as an accurate representation of the project as it is progressed. We are currently pursuing our BIM Level 2 ISO accreditation as part of our 2021 objectives and targets.” Conack uses Procore, a cloud-based site management platform. Procore construction software manages a construction project from planning to hand-over. The platform connects every project contributor, including specialist contractors, design team members and client representatives. The ability to communicate across teams makes it easier to collaborate using a single common-data environment. Conack also uses the Causeway tendering package, which has helped it successfully manage projects and growth.
STAFF GROWTH
In closing, Kieran Cusack says: “As our staff are the heart of our business, their full engagement and alignment to the company’s core values and productivity has enhanced the growth of the company. With their input, we would hope to be in a position to increase staff numbers to 200-plus in the near future in order to continue expanding.”
COVID-19 RESPONSE
From the beginning of the Covid-19 pandemic, Conack management took a holistic approach to addressing the many challenges that arose, placing staff safety to the fore of their concerns. Tom O’Connor says: “In addition to control measures developed by the HSE and the construction industry, we introduced our own Covid-19 standard operating procedure, with controlled access on

lancy Construction’s origins date back to 1947. Today, the contractor plays a pivotal role in the development of Irish construction. Its personnel are recognised leaders in the Irish construction sector, helping to drive change, innovation and greater efficiency.
INNOVATION
In recent years, Clancy invested in the necessary technology to integrate building information modelling (BIM) into its operations to enable its teams to work remotely, which facilitated the switching of its project management teams over to the virtual environment at the beginning of the Covid-19 pandemic.
PROJECTS
At the beginning of Covid-19, Clancy negotiated and delivered two of the quickest fast-track construction projects ever to be completed in Ireland for HSE Estates. The two 24-bed isolation wards, at University Hospital Limerick and Croom Hospital, were built in 14 weeks and 17 weeks, respectively. It also completed work on Bloomfield, a multi-phase residential development of 154 units over 16 acres in Limerick, developed by its sister company Clancy Homes. In addition, it is completing the €6.5m restoration of St Patrick’s Cathedral, Dublin, with comprehensive works that include the refurbishment of cathedral roof with 2,500 new slates and kilometres of lead work, as well as the restoration of over 30 original clerestory window units.
OUTLOOK
Clancy approaches 2022 in a strong position, with an order book that is more than full for the rest of this year and filling up rapidly for next year. John O’Shaughnessy, Managing Director, Clancy, acknowledges the contractor’s exceptional internal team and subcontractors. “Our teams have done a fantastic job over the past 18 months in enabling us to make our sites safer and more efficient,” John O’Shaughnessy comments. “As individuals, we still have responsibilities to stop the virus from spreading by continuing to follow Covid-19 guidelines. The industry has shown exceptional resilience and leadership so far. But other challenges lie ahead, including Brexit and increasing costs. We must remain vigilant and continue to adapt to meet what new challenges emerge.”

ne of the youngest firms on the Irish Construction News Top Contractors’ list, Vision Contracting celebrates 10 years in business in 2021. The company was established in 2011 by Niall O’Meara, Mick Allen, Aidan Drummond and Colm Fehily. They all have extensive and in-depth experience in delivering medium- to large-scale projects across Ireland and the UK. The Cork-based firm’s turnover of €61.5m in 2020 is a 16% increase on its turnover for 2019, despite Covid-19 shutdowns. Vision Contracting also has a strong pipeline of secured contracts for 2022 and into 2023.
2020 included The Paddocks, Terenure, Dublin, a high-spec nearly zero energy building (NZEB) development for clients Turkington Rock; Blackhall Place apartment scheme in Dublin 7; and a TK Maxx extension in Liffey Valley. On the pharma front, the warehouse, cleanroom facility and wastewater treatment plant (WWTP) expansion project at MSD, Brinny, Co Cork, was also completed. The countrywide Term Maintenance and Fire Remediation Framework for the Department of Education & Skills, involving more than 30 schools, was also successfully concluded.

Looking to the company’s future sustainability, Vision Contracting has a strong foothold in several specialist niche markets, where entry barriers are high. The company concentrates its efforts on securing repeat business as it works to secure more framework opportunities. It also has several key developer and funder partnerships that provide a steady pipeline of new projects as an alternative to traditional tendering and procurement arrangements. “We partner on developer-led projects, and we provide design, build and turnkey building services where required. “We can deliver all groundworks, building work and fit-out works from our own resources,” Niall O Meara continues. “This makes us responsive to clients’ changing needs and allows for greater flexibility at site level. We also have a proven background in pre-construction, value engineering, project and construction management and provide complete delivery solutions. “Our strategy is to scale out rather than scale up. By doing this, we spread the risk. We are not your standard building firm. We have a broad base of expertise within the company, and we are adding to this all the time. Experience has taught us that it is better to have diversity in what we do rather than focus on one market area where many companies are competing,” Niall O’Meara concludes.
According to Niall O’Meara, Managing Director, Vision Contracting, the company’s success in 2020 can in part be attributed to having a strong pharma presence as well as being agile enough to quickly introduce the new industry Pandemic Standard Operating Procedure (SOP) as well as its own additional measures on sites. Niall O Meara explains: “We had a good mix of exempted/essential work across the regions, with a spread in pharma, residential, nursing homes, education and healthcare areas. “We were agile in our approach to addressing Covid-19. Working with our customers, we moved quickly to get our sites set up properly so they were safe for everyone. We streamlined operations and staggered times on site for trades to cut site numbers at any one time. We introduced the new CIF SOP, adding rapid antigen testing as the year went on. Our teams fully engaged in the programme and were quick to adopt the new practices. Where some sites were closed and others open, we were able to divert resources to the active sites.”
COVID-19 RESPONSE
Vision Contracting has significantly changed how it operates its projects as a result of its response to Covid-19, with many of the new procedures and practices here to stay. “Our sites have less traffic and people on them now, with more focus on offsite fabrication,” O’Meara continues. “Project and personnel management have become much more efficient, and monitoring and reviewing work has also greatly improved. We are achieving efficiencies across the board that we could not have anticipated 18 months ago. The Irish construction sector as a whole has achieved so much since the start of the pandemic, and we in Vision Contracting are delighted to have been able to play our part in that.”

In 2020, MMD Construction completed work on Radharc An tSaile in Kinsale for Cluid Housing, a social housing project that is a nearly zero energy building (NZEB) development. The contractor is currently on site with a number of social housing schemes, including Beechgrove, a 51-house scheme in Clonakilty for Cork County Council. In other sectors, MMD Construction is working on the design and rapid-build of a 60-bed nursing home at St Mary’s Health Campus, Cork city; a new anodising plant in Little Island, Cork, for Architectural Metal Systems; a new extension at St Joseph’s Community Hospital, Millstreet, as well as three schools on the Carrigaline Education campus. Upcoming projects include constructing a new three-storey school in Blarney for Scoil Mhuire Gan Smál. When completed, this will be the largest school in the country.

e are delighted to publish the Irish Construction News Top 20 Mechanical & Electrical Engineering Contractors 2021 listing. This is a snapshot of the overall Irish M&E sector at the end of 2020. Irish M&E contractors have been carving a substantial niche at home and abroad over the past few years, with many seeing a larger percentage of their income coming from overseas activity each year. For many, this can be attributed to relationships built with foreign direct investment clients in Ireland who have contracted them to deliver in other countries. Their delivery record in sectors such as data centres, life sciences and pharma, have meant that Irish M&E contractors built up sought-after expertise in these fields. Irish M&E contractors have also been quick to innovate and set the standards for others to follow. This can be seen in the large number of successful M&E contractors that have made substantial investments in offsite and fabrication facilities, as well as the care that is being taken by them to ensure that their teams are reaching their full potential through in-house career and personal development programmes. ‘Ireland’s Top 20 M&E Contractors 2021’ had a combined turnover of €4.24bn in 2020. They recorded €2.35bn in exported services and €1.89bn in activity in Ireland. Over 55% of the top 20 Irish M&E contractors’ turnover in 2020 was a result of exported services. The entry figure for inclusion in this year’s Top 40 was just under €20m.

We record each company’s Republic of Ireland (ROI) turnover and international turnover figure, where available. Turnover figures are sourced directly from contractors. Companies must have their primary business based in the Republic of Ireland to be included in the list. Foundation Media contacted M&E contractors directly to request available turnover figures for the business year that concluded on 31st December 2020 or their business year-end that was closest to that date. All end of business year dates are recorded in the entries. The turnover figures requested must relate to Irish-based M&E contractors or Irish-based subsidiaries of foreign-based M&E contractors. In Ireland, it completed a Kelwin-2 battery storage project for Statkraft in Kerry. This is the largest battery storage facility in Ireland to date, with 26MWs of battery storage installed. Throughout the pandemic, Jones Engineering has continued to work with over 90% of the world’s leading life-sciences companies. Its current project with WuXi is a new 48,000-sq-metre facility in Dundalk, and when complete, it will be the world’s largest single-use biologics manufacturing plant. By and large, Covid-19 has not impacted the Dornan business, apart from some lagging impacts to specific sectors, but it has resulted in Dornan adapting. At the beginning of the pandemic, it was a case of implementing measures and adhering to guidelines and advice to reduce the spread of Covid-19. “However, as the pandemic wore on, the potential mental impact became an increasing priority,” he continues. “To that end, wellbeing and mental health was a key focus for us. When isolation was at its peak, we encouraged colleagues to check in on one another and chat remotely. We used digital platforms to adapt our sports and social club to encourage people to remain active during isolation and set group challenges. We also used the initiative to raise money for charities monthly. As restrictions lifted, we encouraged personnel to ‘Take a colleague for a walk’. We also encouraged walking meetings and continued to support and be there for those who needed us most. We are very proud of the flexibility shown by our people, the care and support shown to one another and the resilience they have demonstrated during this period.”
THE FUTURE
The future for Dornan hinges on its people and clients. Micheál O’Connor says that Dornan is determined to continue to develop and grow its people through training and development. It is keen to utilise technology to strike an appropriate balance in a flexible working environment. He explains: We are continuing to enhance our graduate development programme and provide advancement opportunities for existing and new personnel who are prepared to stretch and challenge themselves to be the best the industry has to offer. To that end, the company continues to support STEM programmes in schools. We have established a Women in Dornan network and will continue to put programmes and support measures in place to embrace diversity within Dornan.” The company is equally determined to meet and surpass the evolving needs of its clients. Other stand-out recent and current projects include One Nine Elms landmark towers, which on completion, will be the tallest residential towers in Europe. Linked together with a glazed bridge, the new development will provide over 730,000 sq feet of residential apartment space and panoramic views of London across the River Thames. Established in Dungarvan in 1972 by brothers John and Thomas Radley, the company operates from a state-of-the-art facility in Dungarvan, from where it provides steel fabrication and welding solutions to a range of industries, including manufacturing, oil and gas, petrochemical, biopharma, power generation, food and dairy processing.
PROJECTS
Over the years, it has been contracted on many iconic projects, such as The Spire of Dublin; The Heron Tower, London; and The Waterford city by-pass Suir cable-stay bridge. These bespoke projects provide a clear indication of the skill and flexibility of its workforce and design capabilities. More recently, Radley Engineering has been contracted on the IE2B facility for Eli Lilly in Kinsale, Co Cork. This project included the fabrication and supply of a number of stainless steel vessels and approximately 27,500 metres of pipe of various specifications. It required off-site manufacturing of pipe racks, modules and various skids. Radley’s in-house rigging crews also installed all equipment associated with the project. Radley was contracted at MSD Carlow 2 to fabricate and supply a number of stainless steel vessels and approximately 25,000 metres of pipe of various specifications. These were fabricated and installed by Radley. The project included off-site manufacturing of modules, pipe racks, AHU assemblies and skids. Radley’s in-house rigging crews also installed all the project-associated equipment.

Despite the many challenges that the Covid-19 pandemic brought to the industry, most of Radley’s work continued as it was deemed “critical essential”. The company recorded the best turnover in its history in 2020. MODERN METHODS OF CONSTRUCTION
MMC has become a key area of focus over the past number of years. Covid-19 has brought MMC to the fore across the sector, enabling contractors to construct a high percentage of their projects using off-site manufacturing (OSM), and in turn, reducing engineering and craft numbers on sites while still being able to meet tight schedules. Kevin Walsh explains: “Radley Engineering Ltd has made significant OSM investments over the years. We have three large facilities with excellent overhead cranage capacity to handle and meet the demands that OSM requires. This enables us to manage the construction of off-site modules from design input through to commissioning. We will continue to invest in this area to further support and improve the manufacture and delivery of off-site modules to meet client needs.

Lynskey Engineering provides services to a broad range of sectors, including data centres, office developments, retail, healthcare and hotels. Completed in 2019, this was the largest construction project undertaken by Lidl in Ireland, with 58,000 sq metres of warehousing and storage. The mechanical project value was €3m. More recently, Lynskey Engineering completed work on the Termini Building, Sandyford, Dublin, a 25,000-sq-metre office development to LEED Gold standard. Other recent projects include a 48MW data centre in Dublin, completed in Q1, 2021; the 240-room Beckett Lock Hotel on North Wall Quay, Dublin, also completed in Q1, 2021, with a mechanical project value of €4.8m and a Primark store in Prague.
