f ever the proverbial “wow” factor was written all over a home, this one has it. Just a quick glance at all of the amazing interior

photos not only provides a warm embrace upon all of your senses, it makes you realize that so many layers of personality and charm can comfortably decorate and add just the right amount of fun and whimsy while still giving a strong nod to character and integrity. Although this is a new home, these walls can definitely talk and they have so many stories to tell. Designed by NSPJ Architects, this 2,900 square foot home located in the West Plaza area boasts two complete living levels in addition to a basement and a rooftop gathering spot that could easily be the talk of the neighborhood. “It was interesting to see this go from just a foundation and garage slab when we first bought it to what it is today,” said the owner. “The former home was torn down and we worked from a clean slate.” After construction was completed, the owners moved in two months ago and enthusiastically put their fingerprints all over the place with some of the most imaginative ideas in terms of design, artwork, accessories and style. “This is a departure from anything we’ve had before,” noted the homeowners, who previously lived in a ranch-style home with a pool and large yard near Meyer Circle. “This time around I wanted something that was low maintenance and more energy efficient.” PLEASE TURN THE PAGE

“My taste tends towards excess,” noted the homeowner. “I tend to think about all of the details, whereas my partner excels at editing me and pulling me back when needed. It was definitely a fun process, but not without its frustrations on occasion.” Among the many focal points of the home include the three inset glass floor panels made of half-inch tempered safety glass in the upper hallway. Not only do they provide that initial jaw-dropping expression, they also turn up the volume on functionality. “This is a long, narrow home that can get dark in the middle,” explained the homeowner. “These panels serve to harvest the light from the penthouse level and bring it down to the lower level.” Additionally, the panels have accent lights beneath them to enhance the area once the sun goes down. So….do you actually walk across them? “While we have obviously gotten used to them, it is interesting to note that when guests come over, they initially tend to walk around the glass,” laughed the owner. The see-through staircase is made of aluminum and glass in a mid-century pattern. PLEASE TURN THE PAGE

“I left the aluminum raw, as I like the distressed nature it gives,” said the owner. Most of the artwork within the home is locally sourced and Kansas City inspired. “That was very important to us,” noted the homeowners. “We have many beautiful things in Kansas City that need to be celebrated.” Among the many personal touches that you most likely won’t see in any other home are the pieces of both owners’ past that still have a heartbeat today. For example, the mid-century collection of salt and pepper shakers, once put away in boxes because of lack of space in which to display them, now enjoy their new home in the dining area. Moving into the office, there is a grand collection of toys, from sock monkeys made by an aunt and mom many years ago to a seemingly endless collection of little people that line the shelves. From a distance, they bring a pop of color to the space, and when viewed up close, you eventually realize that they are cleverly placed and displayed toys from days gone by. An old drum made by one of the owners when he was in Boy Scouts holds its own on a side table and the triangular wall mural gives the room added character. Other fun touches include the highboy cabinet with eclectic mid-century lines in the entry way accented by a collection of circle mirrors above; a KCP&L historic tower tile mural with an actual blinking red beacon light at the top made by the owner; and the pièce de résistance –– the “can’t miss” Gulf sign that adorns the wall going up the stairs. “I had a love of vintage, large scaled signs for years and when I found this at a place called Retro Inferno, that re-inspired me,” he said. “It is 72 inches in diameter and has backlit LED tape lighting and a frame built around it to match the wood ceiling in the penthouse. The upstairs penthouse level is the perfect lounging spot after the end of a long day. The coffee table doubles as a gas fire pit with volcano rock. There are hookups in place for an outdoor TV and a hammock with accompanying umbrella is the perfect spot for that late afternoon weekend nap. The simple approachability of the space can certainly make anyone feel comfortable enough to kick off his shoes and sit back for a bit. “We definitely feel at home here. This place has so many opportunities to talk,” smiled the owners.

McDermott and the RDM Architecture team were fully involved with the development of the home, which encompassed roughly four years of committed teamwork. In addition to the 10,000 square feet of living space, there is another 5,000 square feet of usable outdoor space which is easily accessed from within the home. Just like a jaw-dropping piece of art, this inhabitable sculpture represents the result of keen attention to detail, design, functionality and form, seamlessly coming together as undoubtedly one of the top designs in the portfolio of RDM Architecture. “This Mediterranean style home has four bedrooms plus one additional room currently used as an exercise room that can be converted to another bedroom in the future, along with two half baths, one full bath with tub and four full baths with showers,” noted McDermott. “This house was completely customized for the owners and they were involved in the design and the material selection throughout a long and in-depth process which resulted in a great house that fits their style and the way they live.” Among the outstanding highlights of this home include the helical staircase and tower above in the entryway; a two-story great room; a master suite with a formal sitting room; sun room; main floor laundry room that doubles as a catering kitchen and “Her” office and lower level gathering room and theater room. There is also a second floor screen porch that offers a spectacular view. Mahogany was a running theme throughout the home, as well, and was used in the ceilings in the great room, as well as in the trim and the columns. The numerous outdoors spaces situated on all levels, along with large windows strategically placed throughout, support the ambiance of being among nature at nearly every turn.

And while the upper levels of the home tend towards more of an elegant, yet still homey feel, the lower level bar and theater area suggest a more rustic and casual atmosphere. The wool plaid sofa and the subtle browns and greens on the chairs, which are traditional pieces with a bit of heather on them, lend themselves to that feeling. The sliding barn doors are designed to close off the space or to open it up, and the custom designed wine cellar behind the bar is not to be missed. “In my 40 years as a residential home builder, I can certainly say that this home is one of the most intricately detailed homes, using the finest materials and workmanship we have ever built,” expressed builder Julian. “The homeowners were a dream to work with since they enjoyed every step of the process and made a financial commitment to make it the very best it could be. In a 40-year career, you hope to have at least one project where the owners are committed to produce the best of the best, and this client fulfilled that dream with the completion of this true work of art.” One of Julian’s favorite aspects of this home is the helical main staircase, which opens to the expansive living area, featuring solid mahogany throughout. “The attention to detail in this home far exceeds any expectation you may have as you tour the layout,” said Julian. “Working with the owners as they strived for perfection truly helped us jointly create a masterpiece. This is the type of project an owner (and their builder) can only create once in a lifetime.” Landscape designer Heichel expressed similar sentiments. “It was challenging to work with this level of client,” conveyed Heichel. “It’s a place that has a million-dollar view, and the Tuscan-style design is reflected in the outdoor elements.” “We married the interior of the home to the exterior, picking up on the same style,” said Heichel, noting that home sits on a large double lot with 50 feet of fall from the main level to the lowest part of the road. The home is so beautiful. It was built in a very traditional way but it currently supports a more transitional style, she said, referring to the unique touches she has incorporated into the home, elevating its look to embrace an updated style without losing touch with its traditional roots. view to provide enough visual entertainment without overwhelming the space. The light grey walls partner harmoniously with the tweed-like, nubby linen fabric of the couches and with the soft baby blue with a hint of grey on the expansive area rug, along with the spindle chairs flanking either side of the fireplace, all of which encourage both a formal and informal gathering spot. The darker than royal blue colors on the chairs match the dark urns on top of the fireplace mantle while the checkered aqua blue and white coral pattern of the couch throw pillows offset the tone of the hardwood flooring and work well with the coffered ceiling above. “The original ceiling in this room was dark and the owner repainted it a bright white, also adding a new stone fireplace and hardwood flooring, noted Bartlett. The dining room makes a statement with a unique distressed table that provides a beachy look. The accompanying slip cover chairs give it a casual feel which are tempered by the two burlap ones on either end, giving the space a bit of texture. “It was important to keep the centerpiece on this table to a minimum to allow the light fixtures to be more of the focal point,” noted Bartlett. The deck just off the dining room is the perfect extension, not only of the home but also of the day. Can you just imagine yourself relaxing with a cool beverage on a warm summer’s evening while lounging in these comfortable wicker resin outdoor chairs? “I could just sit out there and spend an entire day,” smiled Bartlett. Working with a palette of blues and greys throughout the home, Bartlett has captured an easy-going coastal feel reminiscent of a cozy seaside cottage. She has successfully blended soothing hues along with numerous beach-like accessories and furnishings, to create an appealing look. Because this home sits on the lake, the details of the furniture and the accessories provide a coastal-like atmosphere without being too beachy. “It is good not to have everything match to allow for more depth and interest in the space,” emphasized Bartlett. “It makes it more interesting that way.”

Above... A pair of classic blue and white pottery pieces along with a piece of coral in the family room maintain the nautical beach theme without being too kitschy, and these accent pieces complement the brown leather couch and the wooden tray with wicker candle. Right... The focal piece here is the live edge top, a strong focal point that is the perfect piece upon which to coordinate matching vases with palm leaves, preserved green plant material in a wooden bowl in the middle and a simple piece of driftwood. The artwork just above the cabinet is a set of six fern leaves with tone-on-tone mattes that still give a nod to the nature theme without minimizing the dramatic feel of the live edge top.

2 KNOW YOUR BUDGET Feldkamp shared his most indispensable encouragement: “I think the most important thing to remember is that any space can look stunning on any budget. Budget does not have to restrain you when you find great inspiration. Look in magazines, on the internet, and visit stone yards. You can have the look and feel you want in an unlimited number of ways.”

KEEP IT LOW MAINTENANCE “As you create your backyard space, consider

5 KNOW HOW YOU WILL USE THE SPACE “Before you start your design, it is important to know how you will use the space as it will affect your choices. Do you want to entertain and do you need space for the children to play? Once you determine how you will use the space you can let that guide the kind of materials you will use and their durability or where you will carve out space for each activity. You may want to put the play area within view of a window or you may want to define an area to entertain.”

I

t’s no secret that your home is your biggest investment, and when you add a deck or

screened porch to that home, you can add some decided value to your overall investment. More than just a structure attached to your home, a deck can serve to expand your living

space plus give you numerous ways to relax and unwind. With a great deck or screened porch, the possibilities for year-round fun are seemingly endless. Pop open a bottle of champagne on New Year’s Eve or fire up the grill and celebrate with hot

dogs and a hearty cold one on the Fourth of July. On Halloween, it can be a great place to show off those amazing pumpkin carvings. And the best part about having a space like this? The choices available in terms of styles, sizes and materials are numerous, offering a wide selection of hardwoods from which to choose, as well as fasteners and under deck guttering systems. No matter where you reside –– a country farmhouse, a city dwelling or a lakeside lodge –– a well-constructed deck or screened porch offers you one of the best ways to connect with nature, relax and meditate, and this particular screened porch is the epitome of what having a vacation at home can mean. While a picture clearly speaks a thousand words, some of the highlights of this 18’ x 22’ structure include tile flooring, a real stone veneer fireplace with a three-inch limestone handchiseled top cap on top, and 2” x 6” tongue-in-groove car siding on the incredible vaulted ceiling. This space truly rivals an interior living room for personality and style. Attached to a stunning 3,877 square foot Overland Park residence, this all-season screened porch is clearly a stand out when it comes to outdoor living spaces. “We brought the outdoors in a bit by fully screening in the space with custom-made materials that provide 60% UVA and UVB protection from the sun,” noted the president of All Under One Roof, the company behind the design and construction. “We specialize in the details with our designs and our bottom line is all about the craftsmanship.”

Making Under-Deck Guttering Stylish and Functional For a deck that comes out on top, it’s what underneath it that counts! Sometimes you don’t realize you need or want something until you discover it exists. That just might be the case with the amazing creations of Dry Deck Ceilings:

E BEFOR

beautiful, rainproof under-deck ceilings, also known as under-deck guttering. If your home has a deck with patio or storage space below, this could prove to be a fantastic addition to your outdoor living area. The aesthetic value is undeniable, considering these ceilings vanish the unfinished raw lumber overhead and the accumulation of dirt streaks, algae and bird/wasp nests. The ceiling also keeps all the nasty drip-through off of your patio furnishings or hot tub or grill. Plus, you can enjoy your clean, finished-looking outdoor space even in rainy weather. Dry Deck Ceilings operates primarily in the Kansas City metro area but has installed ceilings as far away as the Lake of the Ozarks. Owner Al Adriance is nearing his 100th under-deck ceiling installation and could certainly write the book on this system at this point. However, he describes his learning curve as both brutal and challenging. “There wasn’t any book on it when I started, literally,” he emphasized. “Much of what I learned from others on installing these ceilings I had to un-learn. Early on, I heard many sad stories from other contractors who had tried to rig up an under-deck ceiling to accommodate a customer. Once I got started at it, I quickly found out the reason for all the sad stories.”

64

|

KCH&S July/August 2016

Because of his keen attention to his craft and his eye for detail, Adriance now routinely produces a stunning end result that makes a deck look like a natural extension of the home, but he is quick to give credit where it is due. “I actually owe my customers in a big way,” he explained. “I’m continually figuring out new improvements but a huge amount of the evolution of our product has come from my customers’ ideas.” So, what exactly is an under-deck ceiling? It is a rainproof, drip-proof ceiling that is affixed to the underside of your deck, allowing you to

E BEFOR

congregate, socialize and relax on the patio beneath your deck, no matter the elements outside, keeping you and your patio furnishings clean and dry. Made of .032” thick aluminum panels that are available in 27 colors, they are resistant to rust and are of the heaviest gauge used in the under-deck ceiling industry. Each Dry Deck Ceiling installation comes with a warranty on materials and workmanship that is valid for as long as your deck frame boards (joists) are still intact. Adriance could best be described as the most experienced under-deck ceiling installer in the metro area and he attends to each project with the utmost of attention to detail and perfection. “I love creating big, positive effects, and these ceilings do that every time,” he smiled. “I custom-make low-profile gutters that resemble trim instead of slapping up a tacky looking piece of plain eaves gutter. The final overall appeal of an under-deck ceiling is also related to the

E BEFOR

trim work, around the sides of the ceiling, around the stairs and around any beams.” An under-deck ceiling completely alters the look of a space, taking it from a routine deck to an eye-catching work of art that is ultra-finished. “My clients never fully anticipate what it will look like until they see the finished product, and then they are amazed,” emphasized Adriance. Perhaps the most compelling evidence for the viability of Adriance’s ceilings is that they don’t leak. He’s perfected his system regarding not just the visual element appeal, but also the mechanics of it. So his under-deck ceilings mean less maintenance on the patio furniture that sits under the deck.

Additionally, with a Dry Deck Ceiling, you can confidently put up an outdoor flat screen TV, sit back and watch your favorite show, remaining dry while enjoying the great outdoors. Adriance can also add ceiling fans and/or LED ceiling lights, enhancing the warmth of the space. If you are considering livening up your deck and making the most of that space both above and below, then consider installing a Dry Deck Ceiling from a well-established company that is readily available to meet your needs and that has a solid system in place for precise installation, as is Adriance’s. Adriance expressed, “I’m excited to see what the future holds for this fledgling industry. It’s easy for me to meet increasing demand. It’s just a matter of people knowing that they can have something really cool that they didn’t even know existed!” KCH&S July/August 2016

You can cook directly on the grates of your gas or charcoal

For gas and charcoal grills alike, let the grill get super hot

Most seafood will cook quickly with just one turn over high heat, but if you’ve got something thicker, like swordfish or tuna, you might consider turning the heat down after putting the fish on the grill or moving it to a cooler area in the case of charcoal. This will prevent a finished product that’s burnt on the outside but raw in Turn the fish only once, and only when it’s cooked at least

The DRG is a small bundle of nerves responsible for transmitting pain message to the brain, controlling when sensations can enter your spinal cord. Every vertebra in the spine has a DRG.

S P O N S O R E D

C O N T E N T

Through the use of DRG stimulation, leads are implanted under the skin in the spine. Mild electrical impulses are sent to the area of a DRG within the spine, which allows the DRG to block pain signals from traveling to the brain from that specific area. As a result, instead of the sensation of pain, a patient may sense either a slight tingling feeling or the complete absence of pain. Procedurally, this device is easily navigated by a trained physician. A lead is implanted on the nerve that is attached to the DRG through which the electrical impulses are sent, powered by a battery that is also implanted beneath the skin. Much like a spinal cord stimulator, it is operated by a rechargeable battery and is implanted through a device that goes through the skin. DRG stimulation can be directed to certain areas from which the pain is felt. DRG simulation aids in reducing effects from problems such as continued pain after a total knee or hip replacement, post-amputation pain, pain after hernia repair and complex regional pain syndrome. It should be noted, however, that this type of stimulation is not promoted as a cure for the source of pain, as pain reduction varies by individual. Most patients, however, experience at least a 50% reduction in pain, with some studies showing as high as 90% reduction in pain. Done on an out-patient basis under light intravenous sedation in typically under an hour, an initial trial procedure is first required. Patients may realize minor post-surgical pain but can expect to return to their normal routine almost immediately. The use of the stimulator can result in decreased pharmaceutical requirements; less side effects; and additionally offers more long-term pain control. With both two and five-year data reports published, the company behind the device has reported upwards of an 80% success rate. “After researching all of the data, I am excited to offer it to my patients,” expressed Dr. Fotopoulos. “In all rights, it should nearly abolish the rare and severe pain seen after knee replacement surgeries. Bear in mind, it is not the norm to have pain (in this regard) but it
