Message from the AE Smith team

Hello and welcome to Cool Breeze #25, We’re fast approaching the holiday season and would like to reflect over the past year. We are excited about what AE Smith has accomplished and how much we have grown. We have integrated well into Spotless after the acquisition in late February and have fully embraced our new ownership. Working closely with all the sectors and meeting the extended team has been very successful and we embraced each opportunity that this has brought about. Our building construction part of our business has developed over the course of the year and we have received a number of exciting opportunities. We have seen the practical completion of the construction of Melbourne Airport’s new Terminal 4, and we look forward to sharing many more of our projects that we have in store for 2016. This year we attended and exhibited at several conferences including the Leading Age Services Australia (LASA) National Congress event and the Association of School Business Administrators (ASBA) conference, to showcase our expertise and innovation in reducing operating costs and best practice solutions for various sectors. As the final print edition of Cool Breeze to be directly distributed, I encourage everyone to head to the AE Smith website to subscribe to the online version of Cool Breeze, to keep up-to-date with the latest news. Air Conditioning and Refrigeration Preventative Maintenance Services As Sigma’s preferred national supplier of air conditioning, AE Smith upgraded the air conditioning system which comprised an extension to the current chilled water air condition system, installation of pumps, ducts and piping. A timely delivery and cost-effective solution Delivering the project on time and within budget, AE Smith’s winning proposal undertook the scope of works for Sigma, utilising AE Smith’s engineering capabilities, including:

Expertise in facilities with critical environmental needs AE Smith manages the provision of air conditioning and refrigeration preventative maintenance services to 13 national sites for Sigma. Since 2012, AE Smith has worked closely with Sigma Pharmaceutical Group to implement a preventative maintenance program that has already delivered significant savings and value. Saving engineering consultancy fees for Sigma Sigma was considering hiring an external engineering consultant to write a brief detailing the design, supply and installation of an air conditioning system to serve the first floor packaging area of their Rowville Distribution Centre. By leveraging the working partnership already developed, AE Smith proposed an innovative value-added service that delivered the right outcome and financial savings for the company. 4 Cool Breeze 2016 #25

A review of the existing air conditioning system to determine the feasibility of expanding or reusing some of this system to minimise capital investment

A return brief to outline and agree on the technical requirements of the design

As a result, AE Smith’s cost-effective proposal saved Sigma more than what they were originally expecting.


Before AE Smith was awarded the tender to design and construct the new air conditioning system for Rowville, Sigma was expecting to engage external engineering consultants unaware of AE Smith’s in-house engineering expertise. This also saved Sigma considerably and streamlined the entire process. Effective, sustainable and environmentally viable The AE Smith system delivers a high level of sustainability efficiency as chilled water cooling is very different from residential air conditioning, where water is pumped from the chiller to the air handler unit to cool the air. Using water has many advantages which consist of water being non-corrosive, non-toxic, it contains a specific heat value, and is inexpensive. Compared to other secondary refrigerants, it is an excellent choice to use. Increased efficiency and effectiveness of dealing with a single contractor In choosing to partner with AE Smith, Sigma’s decision to deal with a single contractor means that there is an increase in the capacity of their in-house facilities team to better focus on high-value activities, and delivers productivity gains for Sigma staff. After working extensively with Sigma, AE Smith understands the operational drivers, unique requirements and challenges of their different facilities and will continue to help Sigma achieve its commercial objectives to become Australia’s leading pharmaceutical wholesaler.

Preventing air conditioning safety hazards AE Smith Service Technicians conduct routine maintenance tasks on large air conditioning units at client sites As part of their role, AE Smith Service Technicians conduct routine maintenance tasks on air conditioning units that can sometimes be a hazard and risk to the safety of our client and team. One aspect of the maintenance task requires Service Technicians to grease the fan units’ pulley wheels by feeding grease into a grease nipple. To carry out this task, Technicians are required to climb into the unit to access the grease points, exposing them to a number of risks and manual handling hazards due to the restricted work environment. These hazards were previously controlled by the use of a lock-out, tag-out system and use of Personal Protective Equipment (PPE). To reduce these risks, AE Smith Service Technician, Michael Cooke, installed a series of flexible plastic tubing to allow grease to be fed directly into the grease nipple located at the rear of the unit. This was trialled and approved by the site with great success. This innovation has since eliminated all hazards and reduced the down time for the air conditioning unit at the client’s site, thereby increasing efficiencies with carrying out service tasks. 6 Cool Breeze 2016 #25

AE Smith exhibit at Leading Age Services Australia National Congress 2015 Leading the way to provide effective Senior Living services to future clients From October 11 to 14, AE Smith participated at the Leading Age Services Australia (LASA) National Congress 2015 alongside Spotless, to generate leads and find new business to leverage AE Smith’s vertical market expertise in aged care.

Promoted as Australia’s largest premier networking event in aged services, over 1000 delegates attended the LASA event in Melbourne. This year marks AE Smith’s fifth consecutive year of attendance, with the theme for 2015 being ‘Co-Design: Tomorrow’s Age Services’. The AE Smith team, comprising of Business Development Managers Raymond Lee, Michael Varga, Finn Smith, and National Account Manager Ash Carmichael, improved brand awareness of services provided, including mechanical services and Heating, Ventilation and Air Conditioning (HVAC). Potential clients at the event were highly receptive to AE Smith’s proactive stance towards educating employees about the senior living environment, as Raymond informed them: “AE Smith is the first and only mechanical contractor to formally train its young Technicians with specialist dementia and ‘working with the elderly’ training by LASA Victoria.” For AE Smith Service Technicians working in a senior living environment, the best way to ensure the provision of effective services is to take the initiative and create new ways of meeting the needs and wants of future clients and older Australians by educating and learning to care. www.aesmith.com.au 7

Site Knowledge With a proven record of delivering large and complex projects, AE Smith solves services integration issues onsite. AE Smith designs and manufactures custom-designed solutions, creating innovative refrigeration solutions, including an ‘Energy Efficient Refrigeration Control’ system to regulate energy efficiency. Over the years, there have been many improvements made to the MCG, such as the installation of an open protocol Building Management System (BMS) to allow the MCC team to have greater control and management of all refrigeration systems. The AE Smith MCG team complete regular condition reports on all MCG equipment, with a full inventory. Keeping a range of consignment stock onsite, if anything breaks down, the team can fix it immediately, without any issue or delay. Having consignment stock onsite limits travel and inconvenience, and minimises the downtime of sourcing parts.

In response to customers’ needs, AE Smith maximises exceptional quality and value outcomes from established national organisations and smaller suppliers, to promote and support local businesses and the community. Helping you determine what you need to future proof your facility. AE Smith learns the MCG’s Asset Lifecycle Management procedure, helping with the process of acquiring new equipment. Every year AE Smith undertakes an asset audit, inspects the equipment provided, and reviews its lifecycle. Saving money through training. With commercial refrigeration with the kitchen and chefs involved, AE Smith creates different solutions, and help to educate users of our equipment. In 2015, AE Smith serviced the AFL Grand Final at the MCG, addressing general HVAC and refrigeration issues on the day. Three AE Smith Technicians, Tristan Reichelt, Sauro Benedetti and Lucas Boucher, were present onsite for an extended shift. The team successfully addressed general Refrigeration and HVAC issues and as a value-add, assisted our client in managing the raising and lowering of the netting and support poles behind the goals. The team are often praised for their hard work and preparation in ensuring a smooth operating day: “The smooth operation of the MCG on Grand Final Day is due in no small part to all the hard work that has been put in by all Facilities staff and Contractors [including AE Smith] during the AFL Home and Away season as well as throughout the AFL Finals Series. To stage a Grand Final attended by in excess of 100,000 patrons and to have so few facilities related issues on the day is a credit to all of you.”

Melbourne Airport Terminal 4 project completion In previous years, AE Smith has installed HVAC systems for:

High temperature shell and tube heat exchangers; and

AE Smith provides full Heating, Ventilation, and Air Conditioning (HVAC) maintenance and reactive repair services to Melbourne Airport’s Terminal 2, Terminal 3 and Terminal 4 The Victorian Construction team provide air quality testing, duct cleaning, carbon filter testing and replacements, project works and equipment upgrades to Melbourne Airport. For over ten years, the team has carried out construction work at the Airport, with the maintenance of the HVAC commencing in mid-2013. Early this year, AE Smith assisted in completing construction of the new T2 Bussing Airline Lounge Transit Expansion (BALTE) project. In November, the team reached practical completion for the construction of the new Terminal 4, installing an extensive Mechanical Services package. The team contributes greatly to servicing the Airport, having reduced the smell of aircraft exhaust fumes inside the terminal, by using carbon filters on intake ducts.

The Terminal 4 construction project saw up to 40 AE Smith employees onsite at one time while also subcontracting electrical, insulation, refrigeration contractors over the course of the project. With four full-time permanent technicians onsite, the team ranged from refrigeration mechanics, plumbers, fitters, and turners. With Spotless’ broad service offering, AE Smith benefits from the partnership it shares with Spotless at Melbourne Airport, working alongside Alliance and TechGuard Security who provide their own services at the Airport. Quality and Safety Management Systems During construction, all work installed was in accordance with site specific Safe Work Method Statements (SWMS) and permanent access platforms that had been provided for maintenance of roof mounted air handling units. AE Smith follows Melbourne Airport’s safety and quality management systems to ensure the safety of staff, client and patrons.

Team AE Smith compete in Corporate Games 2015 AE Smith achieves runners up position in mixed basketball match On November 21, the AE Smith team from the Melbourne Head Office participated in the Australian Corporate Games sporting event at Albert Park. The AE Smith basketball team won three pool games and achieved a high score, receiving a spot in both the quarter final and subsequent semi-final match. The team gained a position in the grand final match and were runners-up in the competition out of 28 teams. Congratulations to the team for their teamwork, and good luck in the competition next year.

AE Smith exhibits at Association of School Business Administration conference Engaging with over 680 representatives from Australia and New Zealand’s independent school sector From 28 to 30 September, AE Smith participated at the biennial 2015 Association of School Business Administrators (ASBA) conference held at the Perth Convention and Exhibition Centre. AE Smith promoted expertise and innovation in reducing operating costs for the education sector, and also represented energy saving programs that can be implemented in the school environment. AE Smith’s sustainable climate control solution

As one of Perth’s leading private girls’ schools, the AE Smith Perth Service team was proud to be awarded a contract to deliver their services to the prestigious Methodist Ladies’ College AE Smith was contracted to provide new air conditioning installations to a number of classrooms and associated areas. The main library is one of these areas, and the team encountered a challenge with this integral building. The two storey library had a very specific and historic issue with noise, inefficient cooling and poor temperature control. The Design Proposal To overcome the challenge, the team proposed a design to incorporate a number of new Inverter-Under Ceiling split type air conditioning units. These units were fitted into strategic positions throughout the library, along with a new and mini Direct Digital Control (DDC) system. The noise issues that existed for many years were related to a very old belt driven propeller type fan that was installed high in the top storey roof. A Unique Fabrication To tackle this, the team removed the old fan and specially manufactured a new correct sized fan with low noise blades, to be controlled by a Variable Speed Drive (VSD) unit. Along with the new fan, a customised horizontal motorised damper was manufactured and fitted to operate in conjunction with the operation of the new fan.

The damper offers a sustainable solution as it automatically opens and closes with the fan, thus keeping out cold air in winter and hot external air in summer. A unique aspect of the fan is the new controls system that uses external and internal sensors to determine the speed and need of the fan to run. For example, in summer, if the library is too warm, the internal and external sensors would start to fan. This would remove any internal hot air before the air conditioning units are able to run, resulting in energy savings. Taking Control of the Climate MLC was very pleased with the results of the AE Smith Perth Services team. They can now take control of the climate with this sustainable solution, ensuring students remain comfortable throughout the warmer and cooler seasons.

Colin helps to implement the new process for construction, Design for Manufacture and Assembly (DfMA), which includes:

One notable project he contributed to was designing, engineering, certifying, manufacturing, assembling, transporting and installing 25 risers for a large PPP hospital project in Queensland. The high quality project was delivered on time and consisted of 58 modules that ranged from four tonne to nine tonne each. Colin’s other completed projects include the installation of a Victorian University’s ten tonne 16 metre fume cupboard riser and the installation of several prefab risers, amongst many others. Colin appreciates working for a company that takes on challenging projects and recognises AE Smith’s dedication to providing high quality solutions for clients. “My motivation at work is to produce high quality prefabrication for our clients.” With his extensive work experience and wealth of knowledge, Colin is a great asset and valued team member of the DfMA and wider AE Smith team.

Revesby Workers’ Club Point of Difference Awards AE Smith NSW/ACT supports the Revesby Workers’ Club event On October 27, AE Smith’s NSW Services team attended the Revesby’s Point of Difference awards night to celebrate the performance of the Club’s staff over the year. AE Smith General Manager NSW John Shearsby, and Service Manager Anthony Jones attended the event that AE Smith has been supporting for the past four years. For the last seven years, the AE Smith NSW team has provided facilities maintenance and air conditioning services to the Revesby Workers’ Facilities and six off-sites and look forward to continuing their delivery of quality services. Revesby Executive Facilities Manager Simon Melham (pictured right in yellow glasses) thanked John, Anthony and the entire team for their consistent hard work, providing positive feedback: “Thank you again for the continued support.”
