How can a town or area faced with the threat of a coal mine rally against such adversity? By standing together, as they did last Saturday afternoon in the Cooran Hall after the hinterland town learned the news of a mining permit for coal exploration in their area. Over 200 locals from Cooran and surrounding Noosa Hinterland communities viewed the film Undermining Australia, a production from Lock the Gate Alliance, exposing the untold truth behind the mining industry in Australia. The film and discussion afternoon was presented by local group Cooran Earth Rights, concerned locals who came together six months ago after learning of the impending threat to the Great Sandy Strait from the re-opening of a mine near the town of Maryborough. During the discussion following the film it became apparent many who attended the day had “no idea’ that an exploration permit existed. “The public response to the film screening has been overwhelming. Attendance was double what we imagined which just shows

how passionate people are about protecting Australia for future generations.” As well as highlighting the expansion of mining in Australia the film event informed the community about the national trespass laws which empower citizens to say no to exploration teams. Bronwyn Marsh from Cooloola Community Action shared how the community in and around Goomboorian and Wolvi galvanised over 1200 community members to declare their roads and region coal mine and gasfield free in September 2014. “It’s a real David and Goliath battle. You’re going up against a $70 billion dollar industry that pays handsome political donations so you have to stand your ground as a community and fight for what you know is right for Australia’s long term future,” says Bronwyn. The day resulted in a unanimous vote of “NO” to coal and unconventional gas mining in the area. Cooran Earth Rights is among a national movement of volunteers working to raise awareness about inappropriate mining. “Over 450 Lock the Gate

Alliance and affiliated groups in Australia are actively opposing the radical increase in scale of coal and unconventional gas mining and its impact on our water quality,

ecology, land value and long term job security,” said Julie Devine, speaker from Lock the Gate South East QLD. Maps from the state Department of Mines and

Energy also feature a massive pipeline through Cooran, possibly to be used for gas, although “no-one in the Department can tell us what it’s for.”

Cooroy-Noosa Family & Local History Group COOROY-Noosa Family and Local History Group were inspired by the informative talk given by local author Anne Moorhouse recently. At the next meeting of the Group a member will tell us about her father’s experiences in the Light Horse Brigade at the Battle of Beersheba. The talk will be on Saturday 11th November from 1:00pm at the Heritage Centre, 17 Emerald St. Cooroy, afternoon tea and the meeting will follow. This year’s Melbourne Cup celebration will be held at a member’s home; it is a fun day for members, family and friends. Inquiries phone 5442 5570 or visit www.genealogy-noosa.org.au

COOROY RAG

WHEN Mapleton resident, Chrys Stevenson, signed up for dance classes 7 months ago, she never expected to find a long lost relative. In March this year, Chrys, 59, joined Lyn and Barry Bayfield’s Tuesday evening dance class at the Eumundi School of Arts hall. “I was invited to a swing dance party in NSW,” Chrys explains. “I wanted to go, but I didn’t want to travel all that way and be a wallflower! I found Lyn and Barry on the internet and, in just three months I was able to do a basic ‘swing’. I enjoyed it so much, I continued.” During that time, Lyn and Chrys became good friends. “It was strange. We seemed to bond instantly,” says Chrys. But, it’s only now Lyn and Chrys have discovered the reason for that inexplicable bond. When Lyn addressed a meeting in Cooroy last week, Chrys went along for ‘moral support’. During her presentation, Lyn mentioned her family’s long connection with the Cooroy district and her relationship with her aunt, Cooroy historian, Betty Sutton. “I nearly fell off my chair!” said Chrys, “Betty Sutton is my second cousin! I suddenly realised my dancing teacher and I aren’t just friends we’re relatives! I walked into a meeting with a friend, and walked out with a cousin! Since then, we’ve been comparing family photos. We’ve been amazed how much we look like our shared ancestor, Margaret Kinmond (junior), and each other!” Third cousins, who share the same great-greatgrandparents, Chrys and Lyn are descended from Margaret and Robert Kinmond. The Kinmonds were Scottish migrants who, with their infant son, John, arrived in Australia in 1848 on the Artemisia - the first ship to bring free settlers to Brisbane. Robert Kinmond set up a sawmill at Moggill and

In his late teens, son, John, moved to the Coast where he was involved in timber-getting, land-clearing and various other business ventures. John is reputed to have once owned the Royal Mail Hotel at Tewantin. John and his family finally settled at Cootharabah and Kinmond Creek is named after him. The story of the Kinmonds is one of a family which overcame many hardships, tragedies and setbacks. The hardy pioneering females of the family faced drought, flood, disease, death and deceptions with great fortitude. Their descendants have gone on to make significant contributions to both the Sunshine Coast and other communities. “I like to think Chrys and I inherited our female forebears’ feistiness,” said Lyn. “Perhaps that’s what drew us together. I know we both feel a real connection to this area that was pioneered by the likes of our ancestor John Kinmond. Of course, everyone who moves to the Cooroy district enriches the community,” says Lyn. “But, we like to think old pioneer families like ours provide an important link with the past, and make a special contribution towards the promotion and protection of our local heritage.”

THE famous American author, Mark Twain once described the game of golf as a good walk spoiled. Of course, millions disagree but can certainly relate to Mr. Twain’s comments made many years ago. In a region spoiled for choice with beautiful places to play, Cooroy Golf course is up there with the best. Originally opened in 1936 as a 9-hole course, it served locals and visitors well until 2004 when it expanded to 18 holes. It still offers a challenging but enjoyable experience for golfers of all levels. Operating as a not-forprofit club, there are many stories and photos to document the charity tournaments Cooroy Golf Club has hosted, focusing on breast and prostate cancer research. There’s long been a link between golf and business, and it’s with one well-known local business that Cooroy Golf Club has enjoyed a long association. The Cooroy Community Bank branch of Bendigo Bank has recently invested in a few improvements around the club, including a new pathway. Manager, Geoff Edwards called by last week to join the club executive and volunteers in celebrating its completion. “I do love a round of golf when I can find time and have been lucky to do that many times here at Cooroy,” Geoff said. “Like Rob Powell, Aileen Morton and the executive at Cooroy Golf Club, we’re passionate about our community, supporting it and growing with it, but not losing sight of what makes the hinterland unique. The more businesses can support

each other, the more secure our future will be,” Geoff added. Club president, Rob Powell agreed, saying partnerships like the one the club enjoys the Cooroy Community Bank branch are vital to the club’s successful future. “Our club is here for everyone to enjoy, but it’s our association with local businesses that’s an integral part of our future. Our 380 members choose to play here because of the ambience as well knowing how to provide a great round of golf in a social, corporate or charity golf day experience. We thank the Cooroy Community Bank branch for their ongoing support,” Rob said. An example of one of the ways the club is involving the community is happening right now. A free program called “Get Golfing Girls” is underway for beginners and women wanting to return to golf. It’s open until November 14 and involves 30 minutes instruction with the club coach. That’s followed by a 30 minute practice with hire clubs, balls and even tees provided. A free golf ball and information pack is included as well as a free morning tea. Social golf is available 7 days a week and new members are also welcome. Every Wednesday is Veterans day and ladies golf takes place on Tuesdays and Thursdays. Competition day is every Saturday and new members are always welcome. For further information regarding “Get Golfing Girls”, email Women’s Golf Director, Terri Cairns at cooroywomens golfdirector@gmail.com. For all your golfing enquiries, call Cooroy Golf Club on 5447 6258.

Cooroy under the rainbow A COOROY builder who has been playing the same lotto numbers for more than 30 years has admitted he is “tingling all over” by the revelation he’s now a millionaire! The man held the only division one winning entry across Australia in Monday & Wednesday Gold Lotto draw 3706 on Monday 23 October 2017. He won the guaranteed division one prize of $1 million. It’s the second division one win to land in the Sunshine Coast region during the past 10 days. When a Golden Casket official broke the dreamcome-true news to the unsuspecting winner first thing this morning, the man erupted into laughter. “Wow! Mate, this feels

great!” he exclaimed. “I’ve just starting to tingle all over! I was the only one in Australia!? I’ve been playing those numbers for decades – they’re just random numbers – but when I first started playing them I thought no one’s ever going to pick these! I always hoped those numbers would come up – that’s why you go in it. And they’ve finally come good!” With the shock of the win still sinking in, the hardworking man admitted he didn’t know exactly how he would use his windfall. “Honestly, I don’t know what I’m going to do,” he said. “But it’s come at a perfect time and it’ll be a big help for the future.”

The man, who wishes to remain anonymous, purchased his 12-game marked entry from Belvedere Newsagency, 4 Diamond Street, C o o r o y. B e l v e d e r e Newsagency owner Gary Christensen said he was happily celebrating the outlet’s first division one win. “We’re bloody happy here today!” he exclaimed. “This is the first

division one winning entry we’ve ever sold – we’ve owned this outlet for 25 years! “It’s great news!” This recent win comes hot on the heels of another 1st Division win in a Saturday Gold Lotto bought at Cooroy Newsagency in April this year after the above photo was published in the Cooroy Rag. Wouldn’t it be nice if the wins kept on coming!

BOUQUETS & BRICKBATS BRICKBATS to business owners and staff who park in the street in town and fill all the parking spots so people find it easier to shop elsewhere instead of parking out the back. BRICKBATS to local tradespeople that promise to come repair work they did, and after 4months still haven’t although paid promptly. BOUQUET to Rob Sharry and Alan Bennett for letting us know that Noel Abraham had recently passed away. Noel started the Cooroy Rag back in the late 1950s, operating from a shed (which was originally used by the women who did needlepoint for Jack Daley’s tailor shop) behind Springs Pharmacy. Noel began his printing career at the Courier Mail working as a proof reader. This is made more remarkable by the fact that he was classified as legally blind and had to wear very thick glasses. After printing the Rag on a gestetner for some time, Mr Abraham bought a linotype printing press from Brisbane. It was so big part of the shed had to be dismantled to fit it in. By all accounts, Mr Abraham produced quite a professional publication Mr Abraham used to play for a blind cricket team who travelled here from Brisbane. After deciding to move back to Brisbane, Noel sold the paper to Mrs Dorrie Connolly after her husband Jim, who owned R.A. McDonald, suffered a stroke. Their stopping station agent business was sold to Col Duke. Mrs Connolly ran the paper from her home in Maple Street with the help of her daughter Pat who was a school teacher before handing handing over the reins to Edna Smith. Who would have guessed the Cooroy Rag would still be going so strong all these many years later. Thank you Noel for creating what was, and still is, such a well loved local newspaper. Brickbats and Bouquets are supplied by the members of the community and not necessarily the views of the editor or staff of the Cooroy Rag

Insurance shouldn’t be a traumatic choice Geoff Edwards, Cooroy & Pomona Community Bank Branches of Bendigo Bank I HOPE you had a win on The Cup. One thing you can be sure of is those jockeys will have very good insurance policies. In a lot of ways we have to consider the same risks through our everyday lives. As tough financial times continue, people remain cautious about many financial matters. Through my work I regularly listen to some of these concerns, particularly about the security a customers’ income. Some of the concern is around employment and the security of their job or possible reduced hours. Another is the perceived lack of alternative employment options should they wish or have to change employers or career paths. We tend to insure our home, cars and housing contents. However, we aren’t aware or simply don’t often tend to insure one of our most vital assets - our income. Take Personal Risk Insurance for example. What is it? Personal Risk Insurance comes in a number of forms but essentially it is an insurance policy that is taken out to cover an individual in the event they suffer from a serious illness, an injury or death. This includes Income Protection Insurance, Total and Permanent /Disability Insurance, Trauma Insurance and the most commonly known, Life Insurance. Income Insurance is also becoming more and more important these days. This type of insurance is designed to replace your income if you are unable to work due to illness or injury. Most policies can cover up to 75% of your before tax income and it is paid directly to you the customer. They don’t pay it directly to banks or real-estate agents etc. There is generally a waiting period which means it does not cover people for short term illnesses such as mild cases of the flu or an absenteeism of 2-3 days. More and more people are now being encouraged to look at Income Insurance for a number of reasons, including: • A heavy reliance on two incomes to service

bank debts and lifestyle. What happens if one of the incomes suddenly disappears? • Insufficient savings or “back-up” options should income cease. • An increase in statistics around likelihood of ill health before the age of 65. • An increase in statistics around serious illness such as cancer, heart disease and stroke. The topic of Income Protection Insurance is a big one. Some people may already have some limited coverage through their employee superannuation. Additionally premiums paid for these policies often can have tax advantages. My advice is to speak with a professional Financial Planner who can listen to your needs and then advise you of your options. If you have any questions about insurance of any kind, please contact us on 5447 7131 or 5485 1786 or on email at geoff.edwards@bendigoadelaide.com.au. A LANDMARK stage in the life of a self-managed super fund is when at least one of its members moves from the accumulation phase to retirement phase. SMSFs often have members in the accumulation and pension phases. And typical two-person funds have both members retiring within a short time of each other – if not at the same time. (Two-person funds make up 70 per cent of SMSFs.) Of course, some members take a transition-to-retirement pension rather than move from full-time work to fulltime employment in one step yet still may contribute to super. The growing waves of baby boomers who are nearing retirement or in early retirement and the large percentages of greying SMSF members underlines the need for their trustees to consider how their funds should handle the retirement phase. Tax office statistics show that 46 per cent of SMSF members are over 60. And well over a third of SMSFs pay superannuation pensions (including transition-to-retirement pensions) to at least some of their members. The Superannuation market projections report 2016, published early this year by independent consultants Rice Warner estimates, that SMSFs hold 52.5 per cent of overall superannuation assets invested in retirement products (including transition-toretirement pensions), as at June 2016. This compares to 32.1 per cent for commercial super funds and 6.1 per cent for industry funds. Some of the issues that SMSF members should be thinking about in preparation for retirement include: • Whether to gain additional specialist advice on preparing their funds for the members’ retirement. • The appropriateness of a fund’s asset allocation for retirement, given such considerations as the need to pay member benefits while gaining an appropriate exposure to growth assets. A decision may be made to sell some assets to acquire others. If direct property transactions are anticipated, the process may take some time. • Whether the fund’s existing mandatory investment strategy will still be appropriate for the retirement phase. • The need for pension-paying SMSFs to accurately calculate their tax-exempt pension income, whether to manage assets on a segregated (specifically allocating or segregating assets to supporting its pensions) or unsegregated basis, and to pay the annual minimum pensions required to retain concessional

treatment. • Estate planning. Quite simply, the retirement of members will no doubt prompt many SMSF trustees to focus on the need to plan for the management of their funds upon the death of a member. Specialist superannuation editor Stuart Jones writes in the Thomson Reuters Australian Superannuation Handbook 2016-17 that beginning to pay a pension to members is a significant event for an SMSF that may warrant a revision of its mandatory investment strategy. Under superannuation law, SMSF trustees are legally required to prepare, implement and regularly review an investment strategy that has regard to the whole circumstances of their fund. These circumstances include investment risks, likely returns, liquidity, investment diversity, risks of inadequate diversity and ability to pay member benefits. And trustees are required to consider the profile of their members, which would include their individual tolerance to risk. Jones writes that a revised SMSF investment strategy for the pension phase may include the likely returns from the fund’s pension assets, liquidity of pension assets, expected cash flow to pay the minimum pension, and the ability to member pensions and death benefits. As Jones says, there are no specific rules for the investment of a fund’s assets supporting a pension. Is your SMSF retirement-ready? There’s plenty to think about. COOROY AUTOMOTIVE SERVICES is a Modern Fully Equipped Workshop that caters for all Car Makes & Models

ROB and Leila Chapman of Chapmans Auto Repairs are celebrating 20 years of business at 14 Jarrah Street Cooroy. They have seen many changes from their humble beginnings, starting out with Rob servicing vehicles and Leila doing the office work in one end of Carruthers Contracting workshop in Johnson Court, while they waited for the workshop in Jarrah Street to be built. Over the years the business has grown to include all types of mechanical repairs including log book servicing, road worthy certificates, tyres, 4 wheel laser wheel alignments, suspension kits, turbo upgrades and miscellaneous repairs on all makes and models of vehicles. Arthur, Leila’s twin brother, now manages the workshop with five mechanics and an apprentice, Rob and Leila’s youngest son Stuart. In 2002 they purchased Cooroy Auto Electrics and now have two auto electricians, their eldest son Clayton and nephew Nathan, who are able to cover all areas of auto electrical repairs including diagnostics, LED lights, batteries, air conditioning and aftermarket computer installation. In more recent years Rob has concentrated on his passion of dyno tuning under the banner of Chapmans Performance Dynotuning, upgrading to a 4-wheel Dyno Dynamics dyno in 2013. He has seen great results with aftermarket computer tuning for performance engines and is able to fine tune carburettors for the older engines as well. He has also had some very impressive results with remapping of common rail diesel engines for improved performance and reliability.

Continuing with the family theme, daughters Emma and Larissa assist Leila in the office, so it may be their voice on the other end of the phone. Over the years Rob and Leila have employed six apprentices who have all completed their training with very high achievement levels, with three of them winning awards in World Skills competitions. Each year students from the local high school are given opportunity for work experience. “We would like to thank our loyal customers for their continuing support, some of whom we have served for 20 years. We are also proud of our staff and would like to acknowledge their expertise and thank them for the effort they put into their job to give the best service for our customers,” said Rob and Leila.

Probus Club of Cooroy FOR the October activity, the Probus Club of Cooroy invited other local Probus Clubs to join them in a spit roast luncheon at the Apollonian Hotel, Boreen Point. The local clubs jump at the chance for a combined function and the Cooroy members welcomed Probarians from Noosa River, Gympie-Widgee, Noosa2000 Combined and the Laguna Ladies Club. The good weather held long enough for us all to have a fabulous lunch, some refreshments and plenty of happy conversations. Many thanks to Barbara Taylor of the Probus Club of Cooroy for organising such a great day. If you are interested in joining in on these activities, the Probus Club of Cooroy meets at 10:00 AM on the first Monday of the month at the Anglican Church Hall, Miva Street, Cooroy or you can give our membership officer a call on Ph: 5485 0415 for more information.

Fad diets are not the answer HAVE you been trying to lose weight through constant crash diets, only to find each fad diet results in short-term gain, before the excess weight returns? And what about those accompanying feelings of failure and guilt? If you answered yes to the above question, you are among the 95% of dieters who are caught up in the endless cycle of yoyo dieting. Health experts warn that restrictive diets can actually do more harm than good, and even cause people to end up heavier than when they started. What is needed is a much more sustainable approach to weight loss. It is about creating a lifestyle where you are eating nutritious food that you love, and doing physical activity that brings you enjoyment. It is also about ensuring that other aspects of your life such as work and ca-

reer, and personal and relationships, are satisfying so there is not the temptation to fill any voids with an overconsumption of food. So if you are currently overweight, the question becomes are you willing to bring awareness to your whole life situation and then set the intention to take appropriate action. This thinking immediately takes “overweight” from being a problem to an opportunity and allows you to make those first steps to feeling better about your self and your life, in a caring and compassionate way. For any women needing further support as they make these first tentative steps, a small group coaching session titled “Towards A Healthy Weight” is being held on Saturday 25 November 10-1.30pm at the Cooroy Library. Participants will discover how mindfulness and self-compassion can be very effective in bringing about a healthy weight.

Debbie, a Louise Hay Heal Your Life Coach will facilitate. For bookings or further information phone 0436104237 or email blossomasyou@gmail.com

Help! I think I have a cold sore!! Cold sores are certainly a common occurrence, but that doesn’t make them any nicer to deal with! Our pharmacists now have many options available to you for treating your cold sore, so don’t suffer in silence; come in and see us today! So what actually happens when we get a cold sore? Well there are generally 4 stages: Tingling (and itching, before the cold sore is visible); Blister formation; Weeping (from the blisters after a few days); Scabbing (of the burst blister). But WHY do I get them and how can I avoid more cold sore outbreaks in the future? Avoid any known triggers, if possible: Emotional or physical stress Lowered immune status Exposure to cold or windy conditions Sunburn (wear a SPF50 lip balm at all times!) Hormonal changes, such as the menstrual period Illnesses, like the flu or a chest infection Try to stay healthy by eating healthy food, getting enough exercise and sleeping well. Try to manage your stress levels and avoid getting ill or run down. Don’t share towels, face cloths, cups, cutlery or

razors with other people. Don’t kiss someone with a cold sore! Try to avoid getting sunburnt on your face and lips - slip slop slap wrap! If you are known to suffer with colds sores, have an antiviral treatment ready; either a cream available over-the-counter or an oral tablet that you can obtain from the pharmacy; ensure you are ready to treat right from the very first tingle. What if it’s too late and I already have a cold sore?! Avoid arginine rich foods (e.g. High protein shakes, chocolate, nuts and seeds). Keep the area moist with an ointment. Try not to scratch or rub the sore. This could cause a secondary bacterial infection, making your symptoms worse. Avoid passing on the virus through kissing, sharing eating utensils, razors, towels etc. Wash your hands before touching another person or any other part of your own body, especially the eyes and the genitals (which are most likely to be affected by this virus). See your LiveLife Pharmacist ASAP for the most effective treatments available!

Managing daily stress Stress is a natural, evolutionary body response. You will instinctively react to stress with a fight, flight or freeze type reaction. It may be an acute stressful event such as an exam or public speaking, or it may be the ongoing challenge of raising kids, the daily commute, or financial pressures. Your body will still have a response, even if you do not feel like you’re stressed. You don’t have to be ripping your hair out to be suffering from the effects of stress. Nutritionist and Naturopath, Jodie Persovic, explains more. Stress can be an underlying factor behind a myriad of health conditions, and can present itself in many different ways. Symptoms of acute, current stress include: low energy, difficulty sleeping, poor memory and concentration, mood changes, and digestive disturbances. Long term stress may lead to hormonal and thyroid imbalances, obesity, and a weakened immune system. Stress can be both a cause and a consequence of ill health, which is why it is so important to deal with your stress now. Not only will you feel better now, but it will benefit your health in the future. There are steps you can take to reduce the effects of stress and help you manage life’s challenges. Herbal medicine, nutrients, diet and lifestyle factors all play a role. A class of herbs known as ‘adaptogens’ can help increase your body’s physical and mental capacity to cope with stress. Traditional adaptogenic herbs include withania, gynostemma, rehmannia and rhodiola. If stress makes you uptight you may also need anxiolytic herbs. These help reduce feelings of anxiety and

promote more restful sleep so you can handle the challenges your day has for you more easily. Passionflower, zizyphus, and bacopa are all anxiolytic herbs that have been extensively studied for their mild sedative and calming effects. Some vital nutrients are also important in times of stress and include: 1) Magnesium: Stress reduces your stores of magnesium, and a low level of magnesium in the body may actually make the effects of stress worse! You need to replenish your magnesium levels to support a healthy nervous system. 2) B vitamins: These help to support stress moderating brain chemicals called neurotransmitters to keep you in a good mood. B vitamins also help improve your energy levels. 3) Essential fatty acids: These are an important building block for the brain and nervous system, and can help support healthy mood. Stress busting diet and lifestyle tips include a phytonutrient rich, healthy diet with adequate protein and essential fatty acids. As well as regular exercise, getting enough sleep and practicing meditation. Stress is an inevitable part of modern lifestyles, but it needn’t get the better of you nor keep you from reaching your health goals. With the right support and strategies you can regain control over the stress in your life. Jodie Persovic is the Principal Dietitian and founder of Nutrition Means. She is also a Naturopath and specialises in a wide range of health conditions. For more information call 0419 668 803, or visit www.nutritionmeans.com.au

COOROY RAG NoosaCare supports quality reforms, older Australians protection in aged care NOOSACARE will work with our industry leaders and the government on proposed reforms to the National Aged Care Quality Regulatory Processes in mutual support of the future of quality aged care in Australia. NoosaCare made the comments following the release of the Review of National Aged Care Quality and Regulatory Processes (Carnell Paterson Review) last week. “This review is an important opportunity to reflect on what works well in the aged care system and where there are areas for improvement,” Chief Executive Officer Megan D’Elton said.

health Tee-off for Breast Cancer Research

“We share a desire for a strong aged care sector, supported by an accreditation system that protects consumers’ safety and upholds the standards our community rightfully expects when it comes to quality of care. “As an industry we all have a role to play in seeking to continuously maintain and improve high standards in quality care and service. “Collectively, we need to translate the Report’s findings and recommendations into appropriate actions and outcomes that will address identified shortcomings and contribute to continuous improvement and community confidence.”

L to R: Christine Michael, Aileen Morton, Shay Zulpo, Kym (Noosa River & Canal Cruises). Once again Cooroy Golf Club women held their annual Tee Off for Breast Cancer Research. The day was sponsored by Noosa River and Canal Cruises who also provide the club with an evening cruise where all proceeds from the sale of tickets go to Breast Cancer Research. We are very fortunate to have among our members, a former member of the Australian National Women’s Cricket Team from 1968 to 1976 in Patsy Fayne (nee May). She gave us an extremely entertaining account of the joys and pitfalls of being a woman competing in a sport which was considered to be the domain of males. The Australian Cricket Association of which she is a member very generously donated another $500 to our cause.

Page 12 - Cooroy Rag, November 8, 2017

Thanks to the generosity of our women, our small club was able to raise $716 today from a raffle and escape tickets with another $630 coming in from the cruise. A very satisfying day. Buying property in Queensland contemporary precision cuts & colour

Invest in Cooroy with Hinternoosa.com

THE conveyancing process in Queensland is different from other states and it is important that you have experienced professionals looking out for your interests for both residential and commercial properties. Whether you are a first home buyer or already own property, there are always issues that can arise in a property purchase. So what are some of the common issues to be on the lookout for? Entity: Owning and living in a home is very different from investing. A home owner can be entitled to a transfer duty concession – but only if it’s in their own name. And land tax can be vastly different between a company owner rather than an individual. So it’s always best to check with your lawyer and accountant before you buy to ensure that you are using the right entity. Finance: “Pre-approval” of finance does not guarantee you the loan will be approved – it merely confirms that you meet the financial requirements for the repayments. A valuation of the property is almost always needed so make sure about this before signing up an unconditional contract. Inventory: What comes with the house? Pool equipment? Dishwasher? Furniture? Make sure you make clear what you are intending to buy as most items are excluded unless specifically named in the contract. Special Conditions: Do you need the property to be subject to the sale of your house? Is there a specific issue you need looked at? Allow yourself plenty of time to get these clauses drafted if you need them. Consumer Protection: Most residential house contracts will have a 5 day cooling off period – but at a price. There is a penalty involved in terminating under the cooling off period so don’t assume there will be no responsibility if you change your mind. Most contracts are “buyer beware” - meaning that you have to carry out all the searches and satisfy yourself before settling, and the contract doesn’t always protect you (i.e. in case of flooding). So doing a little homework on the area is a good thing. If in doubt, get in contact with one of our expert SPM Law property lawyers. Phone 5440 4300.

Bed 5; Bath 3; Car 3; Spa; 2.22ha/ 5.48acres Price: Offers over $785,000 Substantial is an understatement when describing this very special property just minutes from the village shops and schools of Pomona. Perfect for a growing or extended family, it’s big enough for the most enthusiastic of entertainers, but cosy enough to call home. The versatile and expansive floor plan boasts 5 bedrooms and 3 bathrooms, including a fully self-contained guest suite in a separate wing. Immaculate inside and out, this grand abode sits well back from the road on a lush 5.48 acre block. Offering the perfect north-facing aspect, the property is approached by a concrete driveway, with easy access into the remote entry 3-car garage and separate workshop. Offered to the market for the first time, everything about this property is large scale. Even the outdoor entertainment area is huge, and can accommodate 40-plus seated guests for Christmas lunch! The dazzling kitchen is superb with stone bench tops, breakfast bar, outdoor servery, free standing oven with 6-burner gas cook top, dishwasher and butler’s pantry. There’s an outdoor kitchen, too, complete with Caesar stone bench top, builtin BBQ wok burner and sink. The carpeted master bedroom features a walk-in robe, ensuite and ceiling fan, whilst the generously proportioned guest

bedrooms all offer built-in robes and ceiling fans. In a separate wing you’ll find the fully self-contained guest suite, with spacious open plan living, kitchenette and separate bedroom with ensuite. The “family sized” main bathroom features both a shower and a 2-person bath, along with a separate toilet and powder room. Comfortable all year round with insulated ceilings and exterior walls, this energy efficient home stays cool in summer and warm in winter. Big windows and sliding doors invite in the light and views and allow for gentle cross breezes. Ceiling fans and air-conditioning guarantee your comfort. The neutral colour scheme is timeless and allows you to put your mark on this fabulous property. Heading back outdoors you’ll love all the inclusions, especially the spacious undercover spa. There are verandahs front and back, an enclosed vegetable garden, fruit trees and a garden shed. With fabulous neighbour separation in a quality area, you are assured of tranquillity, with only the sounds of visiting birds. Call Sam 0425 777 121 or Phil Hargrave 0417 750 507 from Hargrave Real Estate to arrange your private viewing. A buyer who knows style and quality will immediately see what a smart investment this is, just 15 minutes from Noosa River and Tewantin.

sport Queens Baton Bearers 15-year old Abbey Morcom (left) from Pomona and Clinton and Sue Stanley (below) from Cooroy have been chosen as Queens Baton Bearers. Since being nominated Abbey has been selected to represent Budgies Australian Indigenous Netball at the School Sport Australia at the Pacific Games in Adelaide in December. The Pacific School Games provides opportunities for around 4000 schoolaged students to participate in 11 different sports at the highest level. She has also been selected to represent the QLD Murri Team at the National Indigenous Netball Championships. Each year, states and territories bring their players ranging in ages from 11 years to 19 years. The girls compete in the National carnival in January of each year. From there, Australian Indigenous Teams (known as Budgies) are selected and they compete in various carnivals throughout the year. Sue and Clinton Stanley (below) are also very excited to be baton bearers. “I am so excited to be able to do this with our inspirational son, Clinton, and to have my husband Chris of 47 years share in the dream. For the love of sport, our community and being Aussie we share in the dream of running with the baton through Noosa on Monday 26th March, 2018,” said Sue.

Start your engines for Classic Hill Climb RACING cars from the 1920s through to today are set to tackle the fearsome Noosa Hill Climb over the weekend of November 11 and 12. The event marks the 20th year of the hill climb, widely regarded as the toughest in Australia with its 14 testing corners through Tewantin’s State forest, fringed with unforgiving concrete barriers, rock walls and gum trees. Over 140 racing cars are expected to take the start line, ranging from a near century-old Austin 7 through to a pair of modern Toyota 86 racers with customised turbocharged engines. Cars are divided into numerous classes and launched up Tewantin’s Gyndier Drive at approximately 30-second intervals. The drivers race against the clock up the 1.5-kilometre climb, with spectators able to enjoy the action from grandstands and numerous other vantage points along the route. An open pit lane also gives spectators the chance to see the racing cars up close and talk to drivers as they wait for their next run. Highlighting the eclectic range of cars in action from all eras, the entry list features a 1937 Chevy

Sedan, 1949 MG TC, 1959 MG A, numerous Ford Escorts and Mustangs, modern classic fourwheel drive Subaru WRXs, Mitsubishi Evos and Nissan Skylines, plus Porsche 911s, Jaguar XJSs and the fastest of all: the single seater hill climb specials. Standouts this year include a 1963 Watson Indy 500 replica with 5.7-litre Chevy V8, a World Endurance Rally 1970 Ford Capri Perana with Windsor V8 and a 1983 Lola T594 with a shape similar to the fastest Le Mans endurance racers. On display at the event will be a locally restored 1958 Read Holden Special single seater, while the aforementioned 1963 Indy 500 car will make a spectacular display at Noosa Civic shopping centre on the week before race weekend. A pre-event street parade and car display will be held from 3.30pm on Friday November 10 along Hastings St. Racing starts at 8.30am on Saturday and Sunday November 11 and 12, with tickets available at the gate each day. Access to the start and main pit area is from the bottom of Gyndier Drive off Noosa-Cooroy Rd.
