COOROY RAG

Obstacles are fun at Cooroy Fusion!

COOROY Fusion a great family event and mostly because it constantly reinvents itself with new and exciting additions

each year. Reinvention conjures up words such as challenge and obstacle and organisers took that a little literally this year deciding to

add some fun obstacles to the festival! There will be a 15m inflatable Obstacle Course which will be host to the

Cooroy SUPA IGA Obstacle Challenge giving attendees a chance to battle it out with mates or just as an individual challenge! One thing’s for sure it will be fun to watch and to participate in! Cooroy IGA will also be host a local food tasting marquee showcasing local food producers such as Noosa Meats and Wimmers. This tasting area will be set up adjacent to the jumping castle and obstacle course so patrons can sample the goodies whilst watching all the madcap action. “Cooroy SUPA IGA has been a hub of the local community for many years. The store is focused on providing an excellent shopping experience to the local community and beyond and we are proud to be a lo-

cally owned and locally managed supermarket with a reputation for providing service the way it ought to be. Sponsoring a great local event like Cooroy Fusion is just part of our commitment to our local community,” said Romeo Bordignon, SUPA IGA Group Manager. “Terrific sponsors like SUPA IGA Cooroy are a key component in making sure that we can provide such an array of activities for free for everyone! There will be live music and plenty of demonstrations throughout the day as well as activities for all ages. There are so many options. So get in early and make sure you have a chance to see everything you want to!” said Cooroy Fusion committee chairperson, Chris Bell.

Bank on super entertainment at Cooroy Fusion From Page 1 THE Cooroy Fusion entertainment dial has been turned up this year, thanks to sponsorship of the Cooroy Community Bank Branch of Bendigo Bank. Showcasing the very best of local talent, you can expect high energy performances by Ayla Scanlan, The Hi Boys, Cherry Ripes, The Joy Machine and The Claptomaniacs - all in the Bendigo Bank Entertainment tent. These performers have made a name for themselves playing throughout the Sunshine Coast and further afield and with a mix of their various talents, Cooroy Fusion is set to bust at the seams with good vibes and great music. Also performing live on the Bendigo Bank Main Stage will be Zumba Bollywood, Welcome to Country by Brent Miller and the Greenwood Grove

Geckoes Wildlife Experience followed by a twohour walkabout/meet and greet. “Cooroy Fusion Festival is a showcase of all that is wonderful about the Cooroy community. We are proud to partner with the event to showcase some fantastic local performers who bring smiles to so many faces and are sure to get the toes tapping,” said Cooroy Community Bank Branch manager, Geoff said “As many locals know, the growth of Cooroy Fusion in the past few years has been fantastic occasion for the kids, families and most of all, our community. It’s a festival the Cooroy Community Bank branch looks forward to supporting each year.” Head down to enjoy some of the best food and entertainment that Cooroy has to offer. The Cooroy RSL Pickled Possum Bar, returns again this year and

right next to the Bendigo Bank Entertainment Tent, it is a beautiful spot to grab a drink and put your feet up while you enjoy any number of delicious morsels from the many food stalls that will be present. There will be face painting, a jumping castle, an animal farm, an obstacle course, street entertainers, Matty George the Chainsaw carver and so much more! Cooroy Fusion Festival is run by the Cooroy Future Group Inc and couldn’t be produced without the support from festival partners Noosa Council and Cooroy Community Bank Branch of Bendigo Bank and sponsors Greenwood Grove, Cooroy Chamber of Commerce, Cooroy Supa IGA, Club Cooroy RSL, Firefly Solutions, Noosa Today, Cooroy Family Practice, Wimmers Soft Drinks, Cooroy Rag, Cartwright Lawyers, Suttons Cleaning

SUNDAY March 6th was Clean Up Australia Day and once again around 400 local residents took to the streets, parks, creeks and bushland to Clean Up Noosa and surrounds to try to keep Noosa looking a little tidier. This year volunteers collected just under 6 Tonnes of discarded goods and litter from our local environment from 30 sites across the region. A great effort, with many sites commenting that the volume of litter and dumping was at last showing signs of a decrease, but sadly around 3 tonnes of illegal dumping still cleaned up from the Beckmans Rd and other bushland reserves once again. Recent rains once again made it a challenge around our waterways with the potential for a lot of debris washing down the river. The

Kindy Mother’s Day stall THE Kindy is hosting a Mother’s Day stall with a sausage sizzle out the front of Cooroy Supa IGA on Saturday 7th May from 7am - 2pm. That’s right the same day as Cooroy Fusion Festival. Please come on down to the stall, find a delicious home baked treat, grab some raffle tickets in our super special Mother’s Day Raffle or top yourself up with a sausage sizzle. We love our community and the continued support that so many people give throughout the year. All money raised goes directly towards the learning of our children, our future generation of Noosa Shire. See you on Saturday 7th May!

to the value of keeping their club grounds and surrounds free of rubbish and looking their best. Illegal dump sites were once again a major focus this year with the bushland still being used as a ‘free‘ alternative to the Council provided facilities where regularly dumped items such as whitegoods and saleable furniture can be disposed of for free. It is

estimated that around 80% of the rubbish removed each year would have been recyclable if it wasn’t left to deteriorate in the environment. Since the event started 26 years ago, Australians have donated more than 31.2 million hours towards removing accumulated rubbish from their local communities through Clean Up Australia events, removing an estimated 331.5 thousand ute

loads of rubbish from more than 166 thousand locations across the country. To put this into context – this is the equivalent of end to end utes from Sydney to Brisbane via the coastline. As always, many thanks to those that take part and support the cleaning up of our beautiful part of Australia. Joe Jurisevic

Cooroy-Noosa Family & Local History Group AT the April meeting Cooroy-Noosa Family and Local History Group welcomed Noosa Councillor Joe Jurisevic as our Guest Speaker. Joe gave an engrossing talk on his European family history and his finds of old records in a remote church. The Group will join in the Cooroy Fusion Festival on Saturday 7th May, our stall will have plants, homemade preserves and handcrafts available. Come along and talk to our friendly mem-

bers, we can help with local and heritage questions as well as family history. The Guest Speaker for the meeting at 1:00pm on Saturday 14th May will be a local author Maggie Christensen. Maggie has published five novels which feature the situations and challenges faced by older women, “Author’s Heroine Seeks Her Family History” is the title of her talk. The venue is Cooroy Library on Maple Street. Visit www.genealogy-noosa.org.au or phone 5442 5570 to find out more.

THE society has been established for 30 years and the idea is to promote the beauty and cultivation of these exotic orchids and foliage plants. The best way to share this with the general public is to display the plants at a show. We are trying to promote our hobby and share knowledge. Mother’s day weekend is an ideal time to showcase these beautiful blooms and there will be ample orchids for sale. Autumn is the flowering time of the Queensland floral emblem (The Cooktown Orchid) Den. bigibbum. I try my very aged best to keep up with the modern way, But I cannot seem to get a grip on the education of today. How does the Education Minister of our sister State of Victoria, Justify the latest books in the co-called “Curriculum Reach” criteria. These lesson books teach the young about sex, and all associated features. Exploring what they see, on TV, or beaches. It just seems like Junior Pornography for kids in Level Ten, The littles have booklets too, possibly in their play pen, Now these vulnerable children, some as young as five, Are getting their education ostensibly for their knowledge to thrive. Sometimes I feel I am not living in this world so wide. When the adults’ moral principles have been cast aside. The Golden Rule, the Scouts’ beliefs, no longer guide kids’ lives, It’s up to the bureaucrats to ensure each child survives. I hope the teachers are happy, the parents all satisfied, And the teachers and the child carers are properly qualified. The young will now go through life, finding it difficult to spell, or add, or write, But anything of a sexual subject they’ll easily get that right!! So many gods, so many creeds, So many paths that wind and wind, When just the art of being kind Is all this sad world needs (Ella Wheeler Wilcox)

Toastmasters: What are Soft Skills and Why are they Important? and time manager. By contrast, hard skills are often referred to as ‘technical skills’ – the skills you learn to carry out your trade. Hard skills are required for all trades whether you’re an Ac-

countant, Barista, Carpenter or Real Estate Agent. More and more studies are showing whilst hard skills get your foot in the door, it’s the soft skills like being on time, being able to use initiative to make quick decisions and good communication that get people ahead. Workers are looking for training in soft skills - they know their job well technically, but when it comes to communicating and presenting their know-how, they struggle. They need somewhere to train and practise using soft skills without the stress or embarrassment saying or doing the wrong thing at work. But where do you learn soft skills? Cooroy Toastmasters specialises in helping you acquire these skills. Learn to create, communicate & connect, working at your own own pace in your own area of interest in a fun and friendly environment.

news Business Risk Protection Geoff Edwards, Branch Manager, Bendigo Community Bank, Cooroy THOSE who own a business think about ways of improving and strengthening their business every day. You probably don’t think about how it might cope without you, or indeed how you might cope without it. But just like every other sort of insurance, business risk protection is something you need to think about and plan for in case of future need. Try considering the 3Ds – determine value, decide strategy, document agreement. • Determine the value of your business - How much is the business worth? - Is the value based on an agreed formula, dollar value or an independent assessment? • Decide who should be left with what after the departure of a business party - Who takes ownership of the business? - What are the family’s needs and expectations? - What are the business’s needs and expectations? - What is the family’s ongoing role in the management of the business?

- What is involved in the day-to-day management of the business? • Document the agreement - A solicitor can help business owners set up a Buy/ Sell Agreement to document how an outgoing proprietor’s business interest will be transferred to the continuing proprietor(s) upon a trigger event. Insurance is one of many solutions, so speak to a specialist to help you determine whether it’s the most appropriate and costeffective option for your business protection needs. When is a good time to shop for business risk insurance? If you are sitting on the fence or think you’ll get around to it some day, take a minute and ask yourself the following questions? • What would happen to

your business if you were sick or injured? • Will your current insurances, including those within super funds, be enough to pay-off your debts (eg. loan repayments) and keep your family comfortable for the rest of their lives? • What is the cost to your business if you talked to a specialist about putting in place the required strategy and funding to protect you, your family and the business? If you would like to discuss this type of insurance, please do not hesitate to contact me and I can arrange an obligation free consultation with one of Bendigo Bank’s specialists. Brekkie Club giving Cooroy kids a great start THE old saying goes that an army marches on its stomach. Now that schools across Noosa are well and truly into their new term, volunteers from a local breakfast club would argue the same applies for children. Every Wednesday morning, before the school bell rings, about 130 students from Cooroy State School gather at the canteen to discuss their breakfast. “I’ll have a toast with honey, please,” says one child. “Can I have an orange juice, please Chappy Ett?” another one asks. The children, who are lined up, are participants in the breakfast club program run by school chaplain, Ett Ison and her team of volunteers from the Cooroy Uniting Church. Ett says the aim is to give the children, who might have missed out at home, the best start to the day. “Kids come each week and get the chance to eat with their peers, but they also interact with the volunteers and with me.” Ett shared. The breakfast club ensures this army of children aren’t running on empty. “Our school runs this service as a team. Re-

search says that one in four children miss breakfast and that’s for any number of reasons anything from time to lack of resources on the day. Having a healthy start to the day will help improve their concentration throughout the day,” she said. According to data from the 2012 Australian Bureau of Statistics school census, 14 per cent of children are not eating breakfast. Add that to the fact that Cooroy State School goes through 10 loaves of bread each Wednesday, 12 litres of Milo and 12 litres of orange juice on the same day would indicate a need is certainly being filled. It’s the same story each week at many of Noosa’s state schools. Although the school hasn’t tracked concentration levels of the children who participate, teachers have noticed a difference. “It’s more just observations by the teachers, that the kids are on track and more focused with their work,” Ett added. “Our volunteers want to do something back for the community through their church and this is one way of doing it. Things get busy

with so many kids coming at once, but the kid’s kind manners go a long way. We’ve got the kids down to a fine art with their please’s and thank you’s,” she said. The Cooroy Community Bank branch of Bendigo Bank has been long-term supporters of Cooroy State School

and manager, Geoff Edwards paid Ett, her volunteers and the students a visit this week to make a donation of $250 in the hope of inspiring other local businesses to do the same. Any personal or local business donations can be made by contacting Cooroy State School on 5472 2100.

“This is just an extension of the great relationship between our Cooroy Community Bank branch and the school. Chappy Ett, the school and Cooroy Uniting Church’s commitment to the kids is fantastic and we’re happy to do our small part,” Geoff concluded.

Great turnout for Networking Night

THE Cooroy Chamber of Commerce’s networking night this month was another great success! With over 60 people attending at the Cooroy State School, the

speed networking format that the Chamber uses is a big hit. “It was wonderful to see many familiar faces and quite a few new faces at the night including three of our councillors. We had some fantastic feedback and as a result are planning to do a second one later in the year,” said Danielle Taylor, Presi-

dent of Cooroy Chamber of Commerce. “Another great evening with lots of new contacts this year,” said Andy Flitter from Our Town Apps. “Congratulations to all involved on bringing this event together. It was another outstanding success. I met many new contacts and caught up with others from previous year’s event,” said Wanda Jardine from Sunshine Coast Pet Minding and House-sitting Services. “A really great way for people to meet and learn about each other’s offerings. Friendly, genuine and lots of impressive innovative small business initiatives!” said Cr Ingrid Jackson who was one of the attendees. LET’S face it, none of us are perfect when it comes to our finances and financial mastery seems a long way. The good news is all we have to do is start with the first step. Each step we take builds on the last and gradually helps us grow our financial consciousness and awareness. So, what are some ways you can reconnect with your money and start paying closer attention to your finances? 1. Discover your interest rates (if you have a home, car or credit card) and see if you can find a better one. 2. Habitually identify ways to fix any money and financial leaks. 3. Create a net worth statement and update it as required. 4. Go on a 24-hour spending fast - yes no spending for 24-hours and see what happens! 5. When life events occur be aware of any changes you need to make. For example Job changes - be aware of changes to salary, superannuation etc; Family changes add new arrivals to health insurance plan and beneficiaries in your will; Car changes - be aware of changes to cost of insurance payments and car service charges etc; 6. Check your bank account and express gratitude for the balance (yes - whatever is there!). 7. Record and track your income and expenses (by doing this, it helps with number 2). 8. Start reading respected articles and books about money (make sure it makes you feel good!) 9. Total your expenses and income. 10. Review your income and expenses and make any changes if required.

11. Open and review of financial statements from bank accounts and home loans. 12. Create a spending plan and yearly financial goals. 13. Pay your expenses and bills. 14. Review your investments, superannuation, retirements savings, emergency fund etc. 15. Meet with your financial team (i.e. your Board of Directors). What are some ways you pay attention to your finances? Feel free to share them below or join the conversation at the Habits for Wellbeing Facebook page. An Everyday Hero

BOOK REVIEW ENEMY by Ruth Clare (Non-fiction) THIS autobiographical non fiction book by Ruth Clare is her first but by no means her last I feel. Enemy is a powerful, brutally honest no holds barred read about a daughter growing up in the household of a returned Vietnam Veteran. Ruth has managed to successfully combine chapters on her own memories growing up with her research on understanding what happened to her father in Vietnam and other veterans. Her story, I believe is one of resilience and a great deal of insight. As a daughter of a Vietnam Veteran who is the same age as the author I found this book to be very cathartic at times and uncannily similar at other times to my own experience growing up. At other points I had to put the book down and walk away at the rawness and brutality of what was written and experienced by Ruth and her siblings and the unfairness of it all. I found this book to be extremely brave on many levels, well written and cohesive. It is a book that I feel many families of war veterans and those serving in the military may relate to. Also those that have unfortunately experienced PTSD and domestic violence as well. I look forward to Ruth’s next book. Highly recommended. POMONA Paramedic Lee Mangan has been nominated for an ‘Everyday Heroes Award’ for his hard work and dedication as 25 years stationed in Pomona. As a 2-officer station situated only 10 minutes from the Bruce Highway, Mr Mangan was often involved in assisting at accidents along the notorious black spot near Federal before the new highway work was completed. He says the new road has made a lot of difference.

Lee said he was both surprised and honoured to receive the nomination. After 42 years in the Service he is looking forward to retirement next year. Nominations for the awards, which are run by the Queensland Police and Credit Union, close on May 2, with winners announced at an awards ceremony in June. Winners will receive $1000 in prize money and $1000 donated to a chosen charity.

COOROY RAG police beat with Sergeant Mal Scott

WITH the recent death of a 32 year old Sunshine Coast woman and the hospitalisation of two young males due to suspected drug overdoses we should all be very aware of just how close these dangerous drugs are to effecting our lives especially if you have children or other loved ones who are growing up in what appears to be a culture of very flippant attitudes associated with the use of dangerous drugs. In this case it appears that a bad patch of MDMA (or ecstasy) has been manufactured by some backyard chemist and then on sold to where they find their way into the possession of our very vulnerable youth. Drug manufacturers will often just mix a batch of chemicals together in the hope that the end result gives some sort of high but when they get it wrong it can have drastic consequences. Parents and friends of young people should have daily conversations in regards drug use and point out the many examples of people dying and suffering long term mental health issues when taking these substances. If a random drug dealer walked up with a loaded gun and said trust me it’s not loaded before holding it to your head and pulling the trigger I’m very sure the vast majority of people would get out of the way mighty quickly so for the same reason people should not simply trust these pathetic drug dealers when handed a pill made by god knows who with god knows what. If you are aware of a drug dealer in our community please report this person to the local police or Crime stoppers on 1800 333 000 if you wish to remain

anonymous as it may be someone close to you who you are saving. Local police are extremely committed to stamping out drugs in this community as we all have kids who are faced with the exact same choices as the general community so the motivation in that regard is very clear. I issued a warning via Facebook on the 13th of April in regards a number of unlawful entries to vehicles that occurred overnight in the vicinity of Overlander Ave, Pioneer Crt, Wattle St and Tulip streets. Within 8 hrs of this warning being issued we had 10,000 shares throughout our community which resulted in some very helpful information coming in and also achieved the amazing result of advising all of our community to lock up their vehicles and not keep valuables inside as well as to be extra vigilant. I’m pleased to say that no other offences have occurred since this alert went out which is pleasing but the offender is yet to be caught so please report any suspicious activity of a night time as extra patrols have been deployed both overt and covert in an effort to catch the culprit. A search warrant was executed by police as a direct result of our investigations into these offences but as mentioned we have yet to get enough evidence to charge an offender. The Cooroy community never ceases to amaze me with their willingness to assist the police in keeping the town and surrounds a safe place to be. We, the police greatly rely on you guys to keep us informed on what’s going on and the simplest little piece of informa-

tion can, and has, led us to an early arrest of an offender. In another unrelated incident, two break and enter offences occurred in Swift Dr and Gumtree Rd, Cooroy in the last two weeks where offenders appear to have randomly selected driveways to drive up in broad daylight and upon finding nobody home then break and enter the premises. Police have some very good leads in regards these two linked offences and due to some very good work from our Forensic boys I expect to have some good news in my next police report. Whilst on this subject, it is an often used tactic of offenders to randomly select driveways to drive up and if they find someone home they make an excuse why they are there and simply drive off. It is vitally important that people take down registration details and as much of a description as possible and immediately report this behaviour to police so we can patrol for the vehicle. A number of these instances have occurred out in the vicinity of Old Ceylon Rd, Pines Rd and the Cooroy Belli Creek road with some vigilant home owners greatly assisting police with registration numbers and even going to the extent of taking photographs of vehicles and suspects with the ever present smart phone which just about everyone has these days. Both suspect persons and vehicles have now been located and interviewed thus preventing the possibility of offences Assist us to assist you and together we can make a difference in this wonderful community that we live in called Cooroy.

Are you getting enough plant chemicals? WE are usually told to keep chemicals out of food wherever possible, however, naturally occurring plant chemicals or phytochemicals, are a great asset to health. Nutritionist and Naturopath, Jodie Persovic, says they can improve a range of conditions, including cancer, cardiovascular disease, stroke and can even reduce the affects of ageing. A few examples include carotenoids (found in yellow fruits and vegetables), resveratrol (grape skins), glucoraphain (broccoli) and catechins (green tea leaves). Herbs such as ginger, garlic, turmeric, rosemary, sage, basil and thyme, are also good sources. Plants tend to produce more

phytochemicals when they are under stress, such as insect attack, too much sun, or too little water. Produce grown under controlled conditions with the help of pesticides may have less blemishes, but the lack of exposure to natural stressors can reduce the phytochemical content. So growing a slightly neglected herb garden in your backyard could be a real boost to your health! Herbal remedies use the medicinal properties of plant chemicals for a therapeutic effect. As a Naturopath, Jodie uses remedies made from medicinal and culinary plants where the leaf, bark, flower or the root is used. Remedies come in tablets, capsules or as a liquid but it is the phytochemical content that makes the remedy effective. ‘Reputable herbal companies test every batch of plant material to ensure the right amount of active phytochemical is present. If the level is too low the product will not be effective’. Jodie says ‘there are many health conditions that benefit from herbal remedies and there are many medicinal plants available. For example, St Mary Thistle for liver, Astragalus for immunity, Wormwood for killing parasites and Meadowsweet for

soothing an inflamed digestive tract’. Herbal remedies have a complex range of effects and can be potent, so (as you would for any medicine) ensure you consult a trained health professional. Jodie Persovic is the Principal Dietitian and founder of Nutrition Means. She is also a Naturopath and specialises in improving a wide range of health conditions through nutrition and natural health therapies. Let’s compare apples with applies LET’S compare Apples with Apples ... or to be more precisely ... waxing verses IPL It’s a hairy one but let’s give it a shot. Waxing is messy and painful. It does give that consistent smooth hair free look and feel but you’ll need to wax every 4 weeks ... for the rest of your life. Waxing certainly gives short term results at an affordable price. So what about IPL. IPL ... what??? I hear you say! IPL is the buzz word of the Beauty Industry at present but what is it exactly? In a nutshell IPL (Intense Pulsed Light) is a way to work towards a permanent decrease in hair regrowth. It is simply a pulsating light directed onto the skin in the area to be treated. Your individual skin and hair colouring will determine the results achieved. Lakeridge Health, Skin and Beauty Cooroy, offer an initial consultation with a trained practitioner prior to your first treatment. IPL is suitable for men and women. For many it’s the perfect solution to persistent ingrown hairs, excessive back hair, embarrassing chin stubble, bikini lines and even superficial scaring that can result from persistent waxing. But here is the where we can really compare those apples with apples. IPL is not messy. IPL is not painful. IPL works on significantly weakening the

hair follicle to the point it will no longer produce a single hair. Where regular waxing can encourage painful ingrown hairs, IPL does not. IPL affects the strength of the hair to such a degree, it becomes finer and lighter to the point it eventually just falls out and does not grow back and often in just a few treatments. Many of our Lakeridge Health, Skin and Beauty clients find there is a substantial long term dollar saving to be made by undertaking a few IPL treatments compared with the ongoing long term cost of regular waxing. And let’s face it ... we can always find ways to spend those saved dollars. Why not call in to the Clinic and get the conversation started on getting to the root of your hair problems. Lakeridge Health, Skin & Beauty also offers Bowen Therapy, Micro dermabrasion, LED and other up to date skin care treatments. Lakeridge Health, Skin and Beauty. Women’s Health Physio – taking care of all Mums MOTHER’S Day is just around the corner and we all know how much time mums spend taking care of everyone else. Unfortunately though, most mums fail to take care of themselves adequately and often leave problems until they are debilitating. Women’s bodies are unique, and in the process of becoming a mother, undertake amazing changes. Whilst these changes are natural, they can leave many women weak, suffering low back pain and issues with continence or prolapse. And not only new mums are effected. Once women reach menopause, their risk for developing pelvic organ prolapses and suffering from incontinence increases again. Women’s Health physiotherapy is an area of physiotherapy that recognises the unique challenges facing women and adjusts treatment accordingly. Rebecca Steele from Hinteractive Physio in Cooroy has developed a special interest in this area after the birth of her own children. Rebecca has undertaken numerous courses in pelvic floor

muscle assessment, treatment of incontinence and pelvic organ prolapses, pre and post natal pilates and also runs specific strength training classes for women that are pelvic floor safe. Most women who are pregnant, have had children or are menopausal or post menopausal would benefit from a physiotherapy assessment. Any issues to do with core weakness, pelvic floor muscle weakness, pelvic girdle pain or prolapses are much easier to deal with early on, before conditions become more severe or chronic in nature. So this Mother’s Day, give yourself, or that special mum in your life a gift that may positively impact her lifestyle. Gift vouchers are available to use for physiotherapy, pilates or ladies safe strengthening classes. More information about Womens Health Physiotherapy can be obtained by contacting Rebecca Steele at Hinteractive Physio on 5442 5556, email hinteractivephysio@gmail.com or visit our website: www.hinteractivephysio.com.au

Opportunity on a budget

BED 4; Bath 1; Car 4 Situated just 3 a minute drive from Pomona between on the way to Cooran, and surrounded by lush green rolling countryside. It takes some time to understand all this property has to offer, but one thing for sure is that it’s very rare to find a property with so much, at such an affordable price. This property already has a Massive Shed, which offers a very spacious living accommodation over 2 floors of 4 Bedrooms, 1 fully complete bathroom and one partly finished. There is also a very large, very high open garage, storage, workshop area, which also has a large office space, plus a huge covered awning of approx 12m x 6m. Bring your motorhomes, caravans, boats, cars, jet skis, canoes, there is room for it all and more. In addition to that there is a number established fruit trees and gardens as well as a bonus of being on 2 separate titles (each of almost exactly half an acre) and the opportunity to keep it that way or to do a boundary realignment and have two excellent house sites on near level land with easy bitumen road access. Sure, some may say this is an ugly duckling, but we all know the end of that story, and with the right input this property could really give someone a great outcome. In terms of living and as a great investment. Inspections are by inspection with the agent only – Mark Jones of Wythes Real Estate, who can be reached on 0412 884 347. If vacant land is your thing, there is a near level adjacent vacant 1902m2 block also for sale at just $159,000 with a great building site. Price: $299,000. COOROY RAG Solar passive home - 48 Acre Country Escape

Bed 3; Bath 2; Car 2 Sitting high on a ridgeline with sweeping views of the surrounding countryside, sits a superb energy efficient Bush & Beach home. Built to a high standard only 8 years ago for the owners, both environmental professionals, this solar passive home features a north facing verandah and polished concrete floors, which compliment the low maintenance exterior. Grid connect solar and NBN allow you to work from home with very few running costs. There is an abundance of natural light in this sanctuary, giving the feel of being outside when you are inside. Walking into the single level home gives a feeling of relaxation and peace. The main bedroom with ensuite, has beautiful views through large win-

dows to a pristine valley with no visible neighbours, in fact you wont even see any lights at night time. The open plan kitchen, dining, lounge combo functions well and the ridgeline position allows you to open the large sliding doors and enjoy cooling, cross breezes and a sea of green outside. The main bathroom features a separate modern bath and the additional 2 bedrooms are at the far end of the house, giving privacy from children or guests. The immediate area around the house is fertile with citrus, avocado and papaws growing in abundance. There is a large raised vegetable garden area. This is complemented by a 7 x 6 metre lock up shed with adjoining 6 x 6 metre double carport. Take a stroll around the

land and you will discover endemic rainforest species, dams, wildlife and large useable areas. This is one of those rare properties where the natural environment is respected and managed responsibly. There is a voluntary conservation agreement in place and funding with Landcare and Noosa Council, an ongoing arrangement which enhances and regenerates the surrounding bushland of this unique property. A native forestry agreement gives the landholder rights to harvest timber, including valuable species such as bloodwood and messmate. The property is ideal for livestock and would suit miniature angus or organic duck production, or grow organic vegetables and herbs in the perfect sandy loam soil. There is huge potential to cater for the local farmers market scene. With the new tourist route to Noosa nearly complete, there is further potential for farmstay or B&B, or maybe you are happy to simply enjoy everything this beautiful property has to offer. Price: Offers over $549,000. Contact George Andrews on 0477 703 429 or 5485 2200.

Cleverly designed with 2 steps to the main entrance and plenty of windows makes the home light and breezy. The home was raised and re-stumped at 3 metres, with an 11m x 14m concrete slab under the house to provide parking for the toys, a large workshop space, or enclose it to extend the accommodation. Naturally there is a double lock-up garage, with direct access into the home via remote control. There’s also a very handy 7m x 4.6m x 2.7m high shed with 3 phase power, plus side access for the boat or caravan. Bed 3; Bath 1; Car 11; 132 acres How rare is this property? Very! As it hasn’t been offered to the market since 1970 and, once you inspect, you’ll understand why! Maybe it’s the 132.8 acres of prime land; maybe it’s those mind-blowing views that stretch from Mt Cooroora to the Mary Valley and beyond, or maybe it’s the thought of profiting from possible future subdivisions. Or perhaps it’s the thought of having your own peaceful, private sanctuary, still within easy reach of shops, schools, restaurants and the coast. This magnificent property is truly a one-off, and offers many possibilities for the lucky buyer.

North east-facing, and 600ft above sea level, enjoy your own private 4WD driving tracks, hiking and riding paths, with direct access into the National Park. There are five cleared paddocks for cattle or horses, with steel post / timber rail yards; established fruit trees, including nectarine, Bowen mango, grapes, bananas plus a passionfruit vine, and no shortage of water with 14 dams! There is also an excellent investment here, with $30,000 to $40,000 of future millable timber and power poles onsite. Sounding pretty good so far? There’s more! You have the choice of living in the original homestead - an immaculate 3-bedroom cottage - or choosing one of the many won-

derful home sites, all delivering those breathtaking views. The current owners have loved living in the cottage for the last 46 years, but perhaps you’ll rent that out or use it for guests, teenagers or extended family. The flat land is suitable for RVs, or even bush cabins or cottages for tourism (subject to approval) so there are plenty of moneymaking options here. Rounding off the list of inclusions are two large sheds, housing up to 11 vehicles and/or a mix of farm machinery and tractors. With a road frontage of more than 1.5km on Pomona Connection road, and 1.3km of boundary fence with the National Park and the football ground, you can be assured of complete peace and privacy. Yet you are just 5 minutes from the Bruce Highway for easy access north and south. And remember, with a change to the current Noosa Council zoning and usage plan, future subdivision possibilities could be a substantial earner. All of this, just 25 minutes from Noosa, Gympie, Nambour, the Mary Valley and the beach. Chances are the next owner of this amazing property won’t want to leave for 46 years either! Price: Offers over $1,295,000. Contact Phil or Sam Hargrave, Hargrave Real Estate on 0417 750 507 or 0425 777 121.

SELECTED for its design, this house was specifically chosen as the display home for the very successful Cooroy residential estate “Brialka Park”. With only 2 vacant blocks remaining, the developer has instructed us to finalize this outstanding home and land. Situated near the end of a culde-sac in an elevated position, this modern take on a Queenslander is graced with long distance views and it catches the breezes that others miss. Approx. five years old this quality built ‘Trubuilt’ home is sited on a level 733m2 block with clear open park land adjacent to the home. With 3m wide wraparound verandahs; 4 bed, 2 bath home is family friendly and easy to keep clean. A light

bright interior with beautifully polished selected hardwood floors, large living areas, high ceilings and a chic central kitchen with stone benches. Extras make this property stand out from the crowd : large airconditioner, poly tanks, workshop, double garage with dual electric roller doors and a massive pre-prepared concreted area under the home for vehicles and workshop etc. Security screens, and much more. Upon construction the downstairs area was designed with the forethought of building in even more rooms/ office/gym etc. All allowances were made

for this to be an easy transition should the new owner wish to extend. This does not remove the 2 car undercover parking, and will only value add for future resale. Located near the end of a quiet cul-de-sac, walk to town and local primary school this home will suit the most fastidious buyer. Palm Lake investment a coup for Cooroy

COMPLETE TREE SERVICE

ADVICE & FREE Quotes

THE hum of cement trucks and busy local tradespeople this month heralds the highly anticipated start of construction on Palm Lake Resort’s latest $100 million real estate development at Cooroy. Palm Lake Resort Cooroy-Noosa will inject vital funds into the greater Cooroy economy and employ more than 50 local tradespeople over the course of the building process as well as onsite staff in the future. And the property itself is bringing world-class facilities and stateof-the-art home designs to town, putting the Sunshine Coast on the map for those savvy national investors seeking a vibrant and inclusive lifestyle community resort setting in their latter years. Palm Lake Group CEO Manuel Lang says ‘retirement’ itself is a concept that is changing dramatically with the generations – a change that Palm Lake is embracing and fostering through its new real estate developments, like this latest one at Cooroy. “People aren’t looking to downsize as they get older – they want to ‘right size’, Mr Lang explains. “They are used to large living spaces but don’t want the maintenance of a large garden or a large lawn. They like to entertain guests and have family stay – they don’t want to be

cramped up in small dwellings. “A lot of our target market aren’t slowing down or retiring either. They come into our lifestyle community resorts and the number of items in their diaries actually increases due to the variety of onsite activity and entertainment options and the all-round social nature of the resorts. “We are also going through an intergenerational transition where the children of our target market are putting the care requirement of their kids back on their parents (our target market), so our community facilities are designed to give grandparents an avenue to entertain their visiting family members and share enjoyable experiences together.” Palm Lake Resort Cooroy-Noosa is ideally located a stone’s throw from the 2016 Best Australian Seachange Town of Noosa, as voted by the New Daily’s panel f industry experts. It offers the unique and voted combination of seachange and treechange destinations all in one. “The Cooroy-Noosa area has a wonderful small town feel with city amenities close by and perfectly suits our offering of high quality, value for money, relaxing pre-retirement and retirement options,” Mr Lang says. “We also love

the family feel of the area, which suits our residents who are keen to make sure the kids and grandkids visit often. Our facilities are tailored to their needs.’ Among the features of Palm Lake Resort Cooroy-Noosa, residents and their visiting guests will enjoy two 10-pin bowling alleys, eight-rink undercover championship lawn bowls green, golf simulator room, spas, sauna, movie cinema as well as indoor and tropical outdoor pools. Stage One will see 40 architecturally designed eco-friendly homes completed out of the total 200+ homes planned for the site. Among the designs are large two-bedroom-plus study homes featuring specially designed RV garages and storage for those other ‘toys’ that make the retirement years such an adventure. A $25 million aged care facility will complete the Cooroy development. The Palm Lake Group is a family-owned company with 40 years’ experience in real estate development There are 25 Palm Lake Resort properties across the portfolio nationally, as well as four Palm Lake Care assisted and aged care facilities. Palm Lake Resort Cooroy-Noosa can be found at 19 Trade Post Road, Cooroy.
