A-Frame advertising to stay A-frame sandwich boards remain, the annual approval license for signs has gone and the size of building signage in two key industrial zones will be increased under new proposals to manage advertising signage across Noosa Shire. A revised draft Local Law on Advertising Devices has been given the green light by Council and went out for public input on Friday October 25. This second round of consultation follows initial consultation on a previous draft that occurred over 7 weeks from late June to early August. Staff and councillors considered the feedback received from that first round. Mayor Tony Wellington said the new pro-

posed changes are a response to the feedback, and they strike a good balance between business needs and protecting the shire’s unique visual amenity. “The look-and-feel of Noosa is our visual and economic strength. It’s integral to what sets Noosa apart. The very elements that define Noosa also underpin the Noosa brand, providing a competitive advantage to so many of our local businesses,” he said. “As the Noosa Design Principles state, advertising signage should fit with the local character. That’s what we are wanting to maintain with this revised local law.” “In fact, we often hear that other shires are wishing to replicate what we do with respect to public signage. Councillors agreed to increase the individual signage allowance for buildings in the Cooroy and Noosaville industrial zones from four square metres to six square metres on a sliding scale of .75 sqm per linear metre of building frontage. Cr Wellington said this was in recognition of the larger size of buildings within the industrial area. Another key difference from the previous version of the draft Local Law is the allowance of one A-frame per tenancy. Under the revamped proposal, each A-frame must be placed on the property or immediately adjacent to the property. Importantly, A-frames must allow for a clear pedestrian walkway with a clearance of at least 2 metres. The matter of real estate pointer signs was subject to considerable debate. It was noted that a number of local real estate agencies had requested they be banned, whilst others wanted them retained. In the end, councillors determined to adhere to the previous proposal of one sign per auction or open for inspection, to be placed on or in front of the property. The initial proposal for an annual license fee to
help cover costs of compliance has been removed from the revised draft local law. “There was a view that Council was attempting to raise additional revenue through this licensing process,” Mayor Wellington said. “In fact, we were just trying to cover the ongoing cost of monitoring and compliance action by Council staff. Nevertheless, we have listened to the reaction and determined to cover those costs in other ways.” Tear drop signs will be not be supported under the proposed new laws. Furthermore, the new draft retains the maximum 50 per cent coverage of shop windows by signage. “This reinforces a long-standing position of Noosa Council aimed at ensuring a high level of amenity and visual interest across our retail streetscapes,” Mayor Wellington said. “It may even help business turnover? The meeting was told of a retailer that was asked to reduce the total opaque coverage of its shopfront windows, only to discover that trade improved significantly after making the shift to allow customers to see inside the shop.” Cr Wellington said responding to the many submissions doesn’t mean that every submitter’s opinions can be accommodated. “There were many viewpoints, and for every situation both pros and cons were offered. We have aimed to find a workable solution that continues to respect Noosa’s long standing approach to visual amenity, a framework which has worked so well attracting visitors, residents and businesses to our special part of the world.” “It’s important to note that none of these proposed changes are set in stone. We are keen to hear the community’s views before we finalise the local law,” Cr Wellington said. The public consultation period starts on October 25 and runs until November 15. The Commonwealth Bank in Cooroy will close on November 29 with customers now having to travel 15-30 minutes to visit their nearest branch in Tewantin. CBA Regional General Manager, Kylie Hall, said the Bank regularly reviews branch locations across Australia to help make informed decisions on where to open new branches, renovate or upgrade existing branches, and in some instances close branches that are not being visited as much as they once were. “After a recent review, we made the difficult decision to close our Cooroy branch on 29 November 2019. We have seen a significant decrease in customer visits and transactions have halved over the past five years, with customers opting for other banking channels such as our mobile, online and phone banking services,” said Ms Hall. “We understand some customers may be concerned, so want to assure them that
during the 6 week transition period, our branch team are on hand to help familiarise them with all the existing banking options available. “Closing a branch is never an easy decision. We only do so after careful consideration of customer demand and the availability of alternative services.” The closest Commonwealth Bank branches are located at Tewantin, Nambour, Gympie and Noosa Heads. The Cooroy LPO Australia Post outlet is also available for customers to conduct personal and business banking transactions such as withdrawals, deposits and bill payments including passbooks during normal business hours. Customers can also access their accounts 24 hours a day through NetBank or the CommBank App. “We are also available for general banking enquiries, through our locallybased contact centres on 13 22 21, every day between 6am and 10pm,” said Ms Hall.

The location selected after an extensive search is 17 Mary River Road, located next to the RV dump point. Unitywater will have their contractors on site over the next few weeks undertaking preliminary works prior to the installation of the water refill station.

Jamie Whiteway is one of the latest members to join the Cooroy Pomona Sub Branch, which is very pleasing to membership officer Greg Holmes, as he has being pushing hard for younger Veterans to become involved. Greg said that membership in Queensland has dwindled from 36,000 in 2011 to 31 000 today and he fears for the future of the Sub Branch if this decline continues. Jamie joined the army in mid-1998 and was just completing his training when he was deployed to East Timor on Sept 20, 1999. What was meant to be a three-day stint turned into a 6 month stay, then another 4 months the second time over. The East Timor conflict had a huge impact on Jamie’s life. Jamie said he landed on a burning island ravaged by smoke, heat and destruction. It is the only conflict where Australia led the deployment of its and allied troops. 11,000 Australian Troops helped return the country to the East Timor people. Though Jamie left the army as a full Corporal in 2003, he returned to Timor recently in September this year for the 20th anniversary of the deployment of the International Force East Timor (INTERFET). The anniversary was an opportunity to honour the role of the INTERFET mission in restoring peace and paving the way for an independent, sovereign and economically sustainable Timor-Leste. Jamie says the he was happy to go back and though it was quite confronting to return to a place where he had seen such carnage the East Timorese people were overjoyed at seeing the Australian troops and they were treated like kings. He was humbled and honoured by the gratitude he was shown on the trip. Though much has been done since the conflict by various organisations, Jamie says there is still much to do. Pre-conflict 45% of the population (400 000 people) was missing or displaced and although most have returned there is there is still rubble and burnt out shells of buildings sitting amongst the new buildings Like many returned service men Jamie isn’t keen to talk about his experience in too much detail and has had PTSD problems surface in the last few years which he says led him to find out about the RSL Sub Branch, and subsequently join. “The Sub Branch members are all ex-service people and understand the uniqueness of serving in the armed forces. We all speak the ‘same language’ and are able to offer help ‘reading from the same page’,” says Jamie. Until a few years ago Jaimie worked for a big oil company but has now settled in Cooroy with his wife and two young daughters and is growing honey. This has allowed him to volunteer some time at the Sub Branch. Greg is happy to have Jamie volunteer, but stresses there is no need to put your hand up to do anything once you join. He understands full well that most ex service men and women are time poor, holding down jobs and raising families and there is no pressure to volunteer in any capacity, it’s just a good support network which is a great benefit for everyone. For more information on the Cooroy-Pomona Sub Branch email subbranch@cooroyrsl.com.au or phone 5442 4723.

COOROY RAG
Since our community consultation around the dangerous Cooroy intersections of Myall and Elm Street and Diamond and Elm Street, things from the Minister’s Office have been very quiet despite requests for updates from my office. Last week in Parliament I formally asked for an update from the Minister in a ‘Question on Notice’. What are the plans for the intersections and what were the final results of the community consultation process? The Minister has 30 days to respond. It’s important that I’m able to fight for what the community wants. As I said at the community forum - I’m here to represent you, not to represent Transport and Main Roads (TMR). To do that effectively I need access to the information that you provided to TMR, their analysis and their plans for the future. This has dragged on for many years and we need to at least be identifying a suitable solution and working towards it. Rest assured
I will keep up the pressure. On a lighter note thanks to the Cooroy Chamber and Tourism Noosa for the great networking night hosted a few weeks ago. It was a lot of fun being part of the ‘guest’ modelling team for Cooroy Country Wear and Jeanery. The event was well put together and a good showcase for the region. I look forward to attending some great upcoming events locally including the school’s awards, Christmas Scone Time and of course helping judge the Bendigo Bank Christmas Street Parade. Hope to catch you at one of these great local events.

Cooroy locals have been trying to understand why another big-four bank has decided to leave town. Change is inevitable and it’s never easy, but rather than sticking by its customers a decision was made by CBA to completely close its local operation. Customers will now either have to move into an on-line relationship or travel 15-30 minutes to have any sort of personal relationship with that bank and, needless to say, heads are shaking and the level of frustration is rising. In 2015, the same thing happened in Pomona. Since then, our Pomona Community Bank branch of Bendigo Bank has been the town’s sole banking facility. More customers have realised we’re a full-service bank, providing excellent customer service and living by the principal of feeding into the prosperity of our town, not from it. Some bigfour bank customers decided to remain loyal and have been driving to Cooroy to continue their banking relationship, and will now become further isolated. Well, through inconvenience comes opportunity. Far from being the Steven Bradbury of local banking, Bendigo Bank isn’t interested in winning business by being the last one standing. Your Community Bank branches in Cooroy and Pomona are not building societies or charities, they’re part of Bendigo Bank - Australia’s fifth largest bank. Everyone now has four good reasons to try number five. In 2002, we opened our branch on Maple Street because the people of Cooroy said they wanted their own bank. The change regional Australia is experiencing through bank branch closures is opening the eyes of more locals to the infinite possibilities Bendigo Bank provides through its 320 Community Bank branches around the country. There are 10 branches on the Sunshine Coast alone, and three of those (Cooroy, Pomona and Tewantin Noosa) are in Noosa. Our customers know we look after individual banking needs, small and big business accounts
and are competitive on all products. But most of all, they know we’re here to stay. In April this year, we opened the new Tewantin Noosa Community Bank branch and changed the local banking landscape. The branch provides a community centred facility where customers are welcomed, not discouraged from coming through the front door. Now in Cooroy, we’re about to do the same thing with renovations soon to start at 36 Maple Street. It will be an open, welcoming space and be completed by early December. It’s ironic that as one bank is preparing to leave, we’re committing to a bright future in Cooroy. Our shareholders live here, bank here and believe in this town. Since then, we’ve combined with the Tewantin Noosa and Pomona branches to return more than $1.1 million to our local schools, clubs and organisations. Helping save Cooroy Memorial Hall and School of Arts and supporting events like Christmas in Cooroy, Cooroy Fusion and Noosa Country Show are all examples of this, but there are many other sponsorships just like these. Why do we do it? Because it’s through our customers’ banking that we generate profits that go into supporting our community. It’s why our team loves coming to work each day and why we’re growing and changing with our community. We believe successful customers and successful communities create a successful bank - in that order. So, if you want to bank where the customer is relevant and connected to its community, give us a try. Whether it’s in Cooroy, Pomona or Tewantin Noosa, you’ll become a customer, not just a number. Surely there can’t be a better time or a more compelling reason to change where you bank?

COOROY RAG POLICE BEAT
news
With Sergeant Mal Scott
The Cooroy township is currently experiencing an increase in criminal activity which has been linked to a group of juveniles aged from 14 to 17 years. Some of these offences have been committed upon the town’s three schools namely our Primary and Secondary schools as well as the Noosa Christian College with significant damage caused to the schools amounting to between five and ten thousand dollars in damage. One school and a school vehicle were also broken into with property stolen. These matters were quickly solved due to a member of the public reporting suspicious behaviour to Police and a quick response by Cooroy police located three offenders in the midst of a destruction rampage. The three youths have since been dealt with under the provisions of the Juvenile Justice Act. Other recent offences include three motor bikes being stolen from around town as well as a lot of graffiti being placed upon public infrastructure. A further three offenders, one being a 17 year old female have been apprehended by police and dealt with under the provisions of the Juvenile Justices Act for the majority of these offences however the behaviour appears to be continuing with a further 11 cars unlawfully entered on the night of the 20th and 21st of October. The majority of offences occurred around residential streets of Cooroy and also in the vicinity of Lake Macdonald Drive, Corkwood Place, Pearl street, Kauri St, Straker Dr and Wilkinson Crt, Cooroy. The unfortunate fact with all of these offences has been the complacency of the victims with all of the cars being left unlocked whilst unattended and in some cases property clearly visible and keys left in the ignition which represents a very easy target for these opportunistic type offenders. Can I please remind people that whilst we still live in a very safe community it is absolutely imperative that we all take responsibility for our personal and property safety and also report suspicious behaviour to the police. In one such instance a motor bike was stolen
and wheeled down Maple Street and over the foot bridge and out along Elm Street with four teenagers pushing it at 7.30am on a Saturday morning and not one member of the public thought to report this suspicious behaviour. It was only after some good local knowledge from police and the use of our CBD CCTV cameras that we were able to identify and apprehend these offenders and return the motor bike to the owner. The other two motor bikes have also been returned to the owners with the offender dealt with by Police. Offences are mainly happening at night and in the early hours of the morning so please be extra vigilant and report suspicious behaviour and especially any teenagers acting suspiciously around the streets day or night. Cooroy Police have been running the Cooroy Blue Light Discos for the past 12 years now which has proven to be a huge success with local police engaging and getting to know our youth with the vast majority being great kids with great parents. It is disappointing in some regards knowing that some of our local youth choose to create havoc in this lovely community by thieving and damaging property around town. Obviously, these same offenders don’t know how lucky they are to live in such a great place as Cooroy so can I ask all parents of children and the community in general to call out this bad behaviour and not just ignore it which may be the way of larger communities. Be vigilant and lock your cars and houses and do not leave valuables in easily accessible places. Around the state property crime linked to juvenile offenders is on the increase and in particular sneak type offences where offenders sneak inside houses through unlocked doors and windows whilst the occupants are asleep and steal property including wallets phones and car keys which are then used to steal the motor vehicle parked out front or in the garage. It’s a sad statement but gone are the days when we can leave our doors and windows unlocked so lock up or you will become a victim of crime as 11 members of the Cooroy Community have just found out.

health Supporting your body naturally during everyday stress
COOROY RAG
Do you ever wake up and wish you had more energy and enthusiasm to start the day? Do you ever arrive home at the end of your working day and all you want to do is collapse in front of the TV? Do you sometimes get through your day knowing you’ll soon be tucked up in bed again, away from the stresses of everyday life? Do you ever feel like you don’t have the energy to cook a nutritious meal for yourself and the family, and instead make do with poor quality food from a convenient but low quality source? Naturopath, Shella Hall, from Maple Street Acupuncture & Natural Medicine says if you answered yes to the above, you may also wonder why this is happening more and more in our society? The answers she says, are complex yet simple. “Today we live in a fast paced, over-populated, high-demand 21st century where people expect more and more of you and your time, and our stress levels are constantly being triggered. So what is stress? Such a casual word thrown about everywhere, used everyday, and on the tip of everyone’s tongue. But despite its chronic use, be it in language or behind the scenes in your body, do you really understand what’s happening in your body when you allow the floods of stress to take over? “When an event in your environment is more than the body is programmed to accept, then stress will be felt, and this is individual for each person, based on your personal history and processing
mechanisms, engrained memories, sensitivity of sensory inputs. So how does this happen physiologically? “If your judgement concludes the situation as stressful, the hypothalamus in the brain is activated, which in turn messages the pituitary and adrenal glands by means of hormones, releasing cortisol amongst other hormones. This affects glucose stores in the liver, which is what regulates your energy levels, in part, inevitably affecting insulin too. Your immune system will also be temporarily suppressed whilst this hormonal play is happening. “So you can see in brief, why stress, being hormonal in origin, can affect your energy, your weight and your immunity, as well as a knock-on effect on all other hormones in the body (as it’s one system), which includes your reproductive hormones, thyroid and mood. “Don’t allow stress to govern you, but take control and govern it, and get the most out of living your unique life. Address your stress patterns by means of a professional naturopathic consultation, which will address all of the above mentioned cycles, and get you onto a path of health and happiness, higher energy and vitality, improved mood and immunity, using natural effective herbal formulas of the highest quality. Trust in the power of nature. Start enjoying your life how it was meant to be enjoyed.” For more information contact Maple St Acupuncture on ) 5442 5526.
A new broom for your spring clean It’s an unfortunate fact of modern life that we are exposed to all manner of toxins; in our homes, cars and workplaces, in the air we breathe, the food we eat and the water we drink. These unavoidable toxins can do a lot of damage to your cells through a process known as oxidation (or free radical damage), which also contributes to the ageing process. Sulforaphane is a component from broccoli that may help provide protection against the stressors of modern living thanks to its ability to clear toxins and reduce free radical damage, helping you and your cells feel healthier and happier. Dietitian and Naturopath, Jodie Persovic, explains more. “Many vegetables contain protective plantbased phytochemicals, particularly those from the Brassica (cabbage) family such as broccoli, Brussels sprouts, cabbage and cauliflower. These protective compounds (known as isothiocynates) contain sulphur, which can make them taste bitter or hot (they are also constituents of mustard, wasabi and horseradish). One of the more important isothiocyanates is sulforaphane. Broccoli has been called the ‘Queen of Vegetables’ for good reason - it is particularly rich in sulforaphane, and regular consumption is an important part of a healthy diet for a healthy life. “Sulforaphane not only stimulates detoxification - the process of removing toxins from the body; it is a potent antioxidant as well. This means it helps
Page 16 - Cooroy Rag, November 6, 2019
to clean up your system and repair cellular damage at the same time. These actions are immensely useful, and sulforaphane from broccoli has been shown to improve a wide range of health conditions including autism, heart disease, type two diabetes, asthma, allergies, prostate problems and many more. “Including broccoli and other vegies from the cabbage family in your diet is definitely a good idea. For stronger therapeutic actions you would need to eat quite a large amount of broccoli though; and additional sulforaphane can be beneficial in many instances. Taking broccoli sprouts is one of the most effective ways to get therapeutic levels of sulforaphane. “The following tips can also help support your body’s natural detoxification processes and reduce oxidation: 1) Ensure your diet contains a wide selection of coloured fruits and veges; these are rich in antioxidant phytochemicals for optimal health; 2) Drink 2 L of filtered water each day to support toxin clearance; and 3) Get plenty of exercise. As well as improving cellular health and circulation, exercise encourages sweating which is a great way to detox.” Jodie Persovic is the Principal Dietitian and founder of Nutrition Means. She is also a Naturopath and specialises in a wide range of health conditions. For more information call 0419 668 803, or visit nutritionmeans.com.au

health Breathe easier this summer
COOROY RAG
The sun is a-shining, the birds are a-singing but you’re just not feelin’ it ... we live such hectic lives, that we sometimes forget to look after ourselves. So you decide to improve your diet and exercise more but every time you try to get out and active, you struggle to breathe ... you cough, you wheeze ... maybe it’s also time to give up those cigarettes. People smoke because the nicotine in tobacco is very addictive! However, continual exposure to all of the other chemicals in the tobacco smoke can lead to many other serious health conditions. Nicotine Replacement Therapy (NRT) is a good option to consider. Clinical trials show it may increase your chances of quitting by 50-70% compared to unassisted quitting – well worth a try. So why should I use NRT? What makes it any better than smoking a cigarette?!! And isn’t it better to just quit “cold turkey?” The main benefit of NRT is that it prevents cravings in a smoker whilst allowing them to abstain from tobacco; therefore you will not be inhaling all of the poisonous gases and chemicals; you will be using a product far less addictive than cigarettes; you will be able to reduce your body’s daily intake of nicotine gradually; your withdrawal from nicotine will be reduced. Quitting smoking is such a personal thing, so it is important for you to feel comfortable in how you go about this life-changing process. Three of the most common methods for quitting using NRT include: Stopping smoking abruptly and using 1 form of NRT to control cravings; Stopping smoking abruptly and use a combination of 2 NRT products (patches plus gum, spray or lozenges) to control cravings; Stopping smoking gradually by using 1 form of NRT to help REDUCE the number of cigarettes smoked daily whilst preparing to quit. Your LiveLife pharmacist can help to advise you on which method may work in your personal situation. But it’s important to think holistically about your
lifestyle when choosing to give up cigarettes. You will need to support your body through this process, so remember: Try to fit in a moderate amount of exercise in your week (30 minutes per day); Eat regular healthy meals, making sure you include plenty of fruit, vegetables and grains; Limit your alcohol intake - it is important not to replace your smoking with drinking; Join a support group to help enable you to overcome the emotional and psychological dependence; Quitline is a telephone service available to smokers who want to quit. You can call Quitline on 137848 from anywhere in Australia for the cost of a local call (except for mobile phones - normal charges apply). Try to keep positive and motivated about quitting. You may attempt to quit a number of times before you stop for good, and that is ok. Try to think of previous attempts to quit as practise. Remember that your quitting success rate may improve by avoiding situations which tempt you to smoke. If NRT is not working for you, please talk to your LiveLife pharmacist - they will ensure you are getting the most from your regimen and that it is the most appropriate one for you. They can also advise on other prescription/non-prescription methods for quitting. Get happy and HEALTHY this Summer – Life; let us help you LIVE it!

So much more than “just a nurse” People with Purpose in Our Community Norma Brooker believes she has “the dream job”. “It’s a job that’s perfectly suited to me,” she says. Those who have met Norma would find it hard to argue. “Norma may have arrived as just a nurse,” says one of her patients in Cooroy. “But after visiting us for a few months, she left as a friend.” Norma laughs when she hears this and plays it down by saying, “Most people are happy to see me because it means they don’t have to be in hospital anymore!” For almost seven years, Norma (a registered nurse and Cooroy local) has worked for a company that provides “hospital in the home care” to patients on the Sunshine Coast. She explains how people would of-

ten have to stay in hospital because they had infections requiring IV antibiotics or wounds that needed regular dressing. These days, with visits from nurses like Norma, patients are able to receive this kind of treatment from the comfort of their own homes. For example, patients with infections can now be hooked up to a simple infuser device and have their antibiotics dispensed intravenously over a 24-hour period, with the nurse visiting daily to change their medication bottles. Norma has lived in the Cooroy area since 1990, previously working at Eden Hospital for nearly 10 years before starting her current job. She says the training and work experience she received at Eden turned out to be really beneficial. At that time, there was a very proactive Director of Nursing who was keen on getting the staff trained and Norma ended up managing all the wounds and doing the infection control. This, of course, was ideal preparation for her job today which involves dealing with wounds and infections on a daily basis. She has since become even more of a wound specialist, providing a service that includes the application of vacuum dressings and specialised drains. One of the reasons Norma loves her job so much is because of the support she receives from her company. Not only do they give her the freedom and flexibility to spend more time with patients when it is necessary, but they also provide access to “a whole bank of other specialists”, including other nurses, doctors, physios, OT’s, mental health experts and so on. This means she is able to get advice and/or call others in should the situation require it. “The focus is very much on holistic care,” says Norma, and this sometimes involves sitting down and having a chat with patients, finding out how they are coping generally and discussing any other support they may need. Norma loves the fact that she gets to meet “all these lovely people” and is able to nurse them all the way through until they get better. “I can focus on the patient, treat them individually, and pro-
vide continuity of care,” says Norma, which is something she finds very satisfying. A period of treatment can often take between one and three months so she gets to know people quite well during that time. She also clocks up a lot of mileage with her rounds taking her from Gympie all the way down to Caboolture. When she tells patients around the coast that she is from Cooroy, she is amazed at how many people say, “Jeez, that’s a lovely little town!” Norma couldn’t agree more, saying how blessed she feels to live in Cooroy. “It really has so much to offer,” she says. “The library, pottery at the Butter Factory, a quilting society, tap-dancing! If you can’t find something to do in Cooroy, you’re in big trouble!” Then she adds with a laugh, “I just wish I had more time to join in!” Many would agree that Norma’s loss is our gain. A picture is worth a thousand words With the number of properties a buyer will see, it is crucial that the opportunity you have with that ‘first impression’, is not undervalued or wasted. The more desirable your property appears, the better your sale price is likely to be. When you are presenting a property to the market, step into the shoes of the buyer and see what they see when they first get out to the car to enter the home. Maximise your homes’ curb appeal to attract your ideal buyer. Many people will driveby your home before deciding whether to inspect it on the open for inspection day, so it is important to create the best street appeal possible. What you are doing is selling a dream, you want people to imagine living there. Not many people may actually in reality live like the way it is styled, but everyone probably aspires to. If you don’t want to spend the money on a professional stylist, here are some simple tips to potentially add value: - Maximise the light in your home by bringing in as much natural light as possible by drawing back all the curtains and opening the blinds. In rooms without natural light, create a natural ambience with lamps strategically placed to highlight some small element e.g. fresh flowers - Use a high-pressure washer to clean the driveways, paths and exterior of the home to give a fresh, clean look. - Add fresh mulch to the garden beds, remove any weeds - Touch up paintwork or repaint as necessary. Buyers quite often like to move into a home without the need for any initial repairs. Many buyers don’t want to put more money and effort into a project after having already gone through the lengthy process of purchasing a home. - Clean windows & mirrors to add sparkle and allow light to flow in. - Set up an outdoor setting to show how the garden/entertaining areas can be used on lazy Sunday afternoon. Place a tablecloth or set the scene for lunch with a bread board and wine glasses. - Replace or get carpets cleaned, so they smell fresh and look clean. - Remove any unnecessary furniture and any personal photographs. Buyers want to visualize your Page 22 - Cooroy Rag, November 6, 2019
house being their house – and it’s difficult for them to do that with all your personal items marking the territory as yours. - Simplify the décor so it flows easily from room to room and encourages potential buyers to want to move further into the home. Give away what you can, throw away as much as possible of what remains, and then pack the rest to get it ready to move. - If you’ve been thinking about selling your house, pay a visit to the builders display village and imitate where possible the latest looks with throw rugs and contemporary colours. - Prior to having professional photos taken, walk around and take your own photos and then study them with the discerning eyes of a buyer. Sometimes this will highlight areas that need repair or cleaning that you may have just gotten used to. - Finally, where possible make it easy for your agent to get their clients into your home – if they have to make appointments way in advance, or can only show it during a very restrictive time frame, you may lose those buyers that are looking to buy in a certain timeframe and they will likely just cross your place off the list and go show the places that are easy to get into. The real estate market is competitive and can be facilitated by having a fully functional, aesthetically attractive home. Simply offering the lowest price on the block is not enough to make a lasting impression. When potential buyers are viewing several homes in your neighbourhood, you’ll want yours to be the one that stands out for the right reasons and ideally cultivate an emotional touchpoint with the buyer. If you are thinking of selling, I would love to help you. Drop in for a chat at our Eumundi office right opposite the markets or call me Rita Malone on 0434 140 940.

The sky may have been grey but Cooroy was awash with the colour pink on Saturday 19th October, with walkers dressed out in weird and wacky pink outfits and the shop windows sporting pink objects to be found on the pink treasure hunt for Cooroy’s Pink Precinct Fun Trail. Over 100 people got involved and raised over $1800 for the National Breast Cancer Foundation while having an absolute hoot doing it! The event also raised awareness about the most commonly diagnosed disease in Australia, breast cancer that sees 1 in 8 Australian women and 1 in 700 Australian men expected to be diagnosed in their lifetime.
