Long Lunch to support Katie Rose THE Rotary Club of Eumundi, in its first year as a fully-fledged Rotary Club, is proud to take the lead on one of the most significant fundraisers for the Katie Rose Hospice in Doonan. The “Eumundi Summer-AllOver Lunch” will be held on Sunday March 22nd, 2015. Proudly supported by naming rights sponsor Ochre Health Eumundi and local business and community groups, the lunch in its third year has become a key event in the Eumundi calendar. The lunch will commence at 11.30am under the fig trees of the famous Original Eumundi Markets. A fabulous two course meal will again be prepared by well-known local chefs Max Porter (of Native Sun) and Peter Wolfe (of Cedar Creek Bush Foods) who again come together as “Old Dogs, New Trix”. Lunch menu consists of two choices of main course and two desserts – served on an alternate plate system. A good opportunity for discussion and possible negotiations with those seated near you. BYO soft drinks and alcohol

will allow guests their own choices for refreshment. Also, a limited bar of wine and beer will be available. Wine glasses will be available on tables. Entertainment will be provided by The Doo Wop Dolls - a unique three-part harmony group who write their own arrangements of popular songs in their very own Doo-Wop Dolls style. Sure to be an absolute delight. Door prizes, raffle prizes and auctions of valuable and interesting “stuff” will take place to further support the event. Tickets are $55 per person) of which $25 per ticket goes to the Katie Rose Hospice and is tax deductible. The funds raised will help continue the outstanding work of providing nursing care and support to terminally ill people – free of personal cost. Tables may be booked for 6 or more people but singles and couples are very welcome and will be seated with new friends. Inaugural President of The Rotary Club of Eumundi, Les Godwin, is so pleased to again be a part of this important

community event. “Last year was a great success again a lot of fun in a very Eumundi style setting under the trees and raised over $14,000 for the Hospice’s ongoing valuable work. With support from guests, we can

make this year’s event even more successful. Based on last year’s success, supporters should make their bookings quickly as we have to limit numbers to 300. Ticket sales are planned to close on

Wednesday, 11th March” Les said. For bookings and payment can be made at “Red Chair” either on line at www.redchair.com.au/ red-e-tix or by calling (07) 5473 9498.

COOROY RAG Noosa District Orchid & Foliage Society

A new broom Well here we are, with a Government all shining new, And a cyclone, to stir things up, for the new political crew. The LNP at the last election, gave Labor a bit of a thrashing, To now get the same treatment in turn with a similar bashing.

DATE: Monday 23rd March 2015; Time : 6.00pm Place: Sportsground, Black Stump Road, Eumundi. All Office Bearers Positions will be declared vacant at this meeting. Any interested persons in an Office Bearers Position or becoming a member must apply in writing 14 days prior to the above date and post to:- The President, Eumundi Park Recreation and Showgrounds Association Inc, PO 180, Eumundi, Q 4562. New Members Welcome.

The Premier got his marching orders, after just one term, To be beaten by a woman, too, must have made him squirm. We’ll see how the new lot handle things, how they spend our cheques, And it’s good that more than half the Cabinet, are members of the opposite sex. (But here’s a thought, it gives me a little puzzlement, Can this be the beginning of a Petticoat Government???). Please forget the next election, go easy on the privileges and perks, Just try to work together, get a scheme that really works. Be honest with the electorate, work for the common good, You’re well paid, so act your part, govern as you really should. Politics is full of people, who do nothing, but do it rather well. The most productive part of their day is over, when they wake to the bedside alarm bell. It’s too easy to judge you yet, you must be given a chance, But heed the warning now, it’s given in advance. The voters are tired of poor governments, they are getting rather restless, They demand a better standard, and are becoming rather friendless. They can be patient when it’s needed, and be ready to excuse, But quite unforgiving of dishonesty, and be party changers if they choose. Jim Dunstan

Etc. A sign to let others believe you know more than you actually do.

Where’s the rolled up Rag? AFTER the rainfall of late I have been asked how the orchids coped with all the water. This is a question that gets asked all the time with reference to how much water an orchid plant needs. At the next meeting I am speaking on the basics of growing orchids. Most of the orchids I grow are ephytes, which mean they grow on trees. So after it rains the plants roots dry quickly so we have to emulate nature. To do this I grow in very open bark and charcoal mix in a pot which most gardeners think are to small for the plant. The smaller the pot the quicker it drains. One thing the majority of orchids dislike is being sat in a saucer of water. This would be the quickest way to kill your plants. Spring and summer are the main growing times of my orchids so I water heavily when they are growing easing off in winter, as they are mainly dormant. Plants such as Dendrobium bigibbum (Cooktown Orchid) I water every second day during summer but I don’t water them at all from June through to September when their new growth begins. Most orchids need a rest period. To learn more visitors are welcome to the club, which meet at the Tinbeerwah hall the first Saturday of each month. Starting time is 1pm for a 1.30 start. For more information contact John Green Ph 54832764 or visit the Noosa Clubs web site. You can also like us on Facebook.

news Cooroy State School leaders ready to show the way

COOROY RAG

The 2015 Cooroy State School leadership group with (l-r) Karina Honeywell, Peter Wellington, Pam Hoens, Michael Small and Richard Barrie (1) THERE were a lot of proud young students and maybe even prouder parents at Cooroy State School on 13 February. At a full school assembly, the 2015 Cooroy State School leadership group was presented with their badges by some very special guests. Member for Nicklin, Peter Wellington MP, Bendigo Bank’s Pam

Hoens and Noosa District State High School’s Michael Small were on hand to make the special presentations. During the ceremony, Deputy Principal, Karina Honeywell spoke of the quality of applications received by the young leadership aspirants. “This year ’s student leaders have certainly raised the bar and which

made it a very hard job to determine the final group,” Ms. Honeywell said. “The 24 students selected will work throughout the year on various projects revolving around school improvement and making our school a great place for kids, as well as charitable endeavours to support charities within our community and our region.

“On 18 February, all 24 leaders attended the GRIP Student Leadership Conference held in Nambour where they had an amazing time learning about leadership and what it means to be a leader while also getting to meet other student leaders from around our area. We’re really looking forward to working with the 2015 team and seeing what we

can achieve,” she added. School Principal, Richard Barrie also had some wise words for the students at the ceremony. “Leadership is something that can be thrust upon us at any time throughout our life’s journey. How we handle that responsibility at any given time is something that will stay with us and be remembered by others,” Mr. Barrie stated. “I am very proud of this group of enthusiastic young people who are embracing their opportunity of leadership at Cooroy State School in 2015. They have been elected by their peers to be responsible for the student leadership at our school. “I was fortunate to have been on the leadership camp in 2014 with the Year 5 students and this group of future leaders in our community. It was great to see them supporting and encouraging others to do their best and complete all activities no matter how challenging. I encourage the student leadership group to continue in leadership not only here at Cooroy State School, but in their future journeys’ at high school and beyond,” Mr. Barrie said.

Bubble soccer to feature at Cooroy Fusion THINK of soccer mixed with bumper cars and you will have a fair idea of how bubble soccer works! The first rule in bubble soccer is that there are no rules! It is all very easy to to follow. It is a matter of bump or be bumped! Such is the novelty of this unique style of football that has recently arrived in Australia. Each player is encased in a giant inflatable bubble that covers everything from the knees up. Then it is a matter of running, or bouncing, around the inflatable arena trying to get boot to ball with the aim of scoring in one of the large inflatable nets. Bubble soccer will be a feature at this year’s Cooroy Fusion Festival on Saturday 9th May, thanks to a very generous sponsorship from your local IGA. With different sized bubbles for both adults and children, there will be organised team tournaments on the day, as well as an opportunity for anyone keen to try their luck at this latest craze. It is not just for the young but for anyone young at heart!

2015 university scholarship winner, Sarah Bailey is congratulated by Stacy Wilmore and Rick Cooper at Cooroy Community Bank branch FORMER Noosa District State High School student, Sarah Bailey just can’t wipe the smile off her face. The Cooroy local is about to head off to the University of Queensland with a scholarship in one hand and a suitcase in the other. Sarah was one of several impressive applicants of the annual Cooroy Community Bank branch scholarship program and will now use the funds towards realising her dream of tertiary study. Sarah plans to tackle a Bachelor of Arts degree this year and then transition to a dual degree of Bachelor of Arts/Bachelor of Laws (Honours). It’s the beginning of an exciting chapter for the Cooroy teen who has already found a lot of success through her hard work in recent years. Remarkably, Sarah has still found time to give

back through volunteer work with Meal on Wheels, Lifeline’s Bookfest and Noosa’s Ultimate Sports Festival. Sunshine Coast Community Financial Services Limited (SCCFSL) manages the Cooroy Community Bank branch, and its chairman, Rick Cooper said providing support to Sarah to further her tertiary education was part of the Community Bank branch’s commitment to building a stronger community. “The idea behind the scholarship is to assist one regional or rural student per year from Noosa District High School and who planned attending university for the first time in 2015,” Mr. Cooper said. “Because of the high costs associated with living away, we knew many applicants would need financial assistance to help their dreams

come true. Sarah was the finest applicant in a strong list of finalists and she’s a very impressive young woman to boot. We’re proud to award her the 2015 scholarship and wish Sarah well in her first steps towards what looks like a really bright future,” Mr. Cooper added. Noosa District State High School deputy principal, Stacy Wilmore said she was delighted Sarah will be financially supported to achieve her very best this year, thanks to the generosity of the bank. “This is the third year this scholarship has been awarded and it attracts our finest students each year. This will be such a great start for Sarah and we’re proud to have had her as a student at Noosa District. The sky’s the limit for Sarah and we wish her well. We’re also delighted to strengthen our relationship with the Cooroy Community Bank branch through this great initiative,” Ms. Wilmore said. The Cooroy Community Bank Scholarship will support Sarah with study related costs for the next two years at $5,000 per year and she says she can’t wait to get started. “It’s going to a great adventure and I’m so excited. I’m very thankful for our local Cooroy Community Bank branch and for giving me this opportunity. It means so much to me, my family and my future. I’ve been actively involved in my community for years and hope to put my study to good use by helping reduce poverty in our world. I feel impassioned to make a change and after a lot of hard work, look forward to seeing where all this will take me,” Sarah beamed.

news Free holiday bus program hailed a hit NOOSA Council’s Free Holiday Bus program has been hailed a hit, with more than 43,000 passengers climbing aboard at Christmas. Noosa Mayor Noel Playford said a passenger survey showed strong support, with 63 per cent of respondents indicating that they’d consider reducing their household’s number of cars if bus transport was free all year. If the buses had not been free, 57 per cent of the respondents said they would have driven their cars, and 20 per cent would have caught the bus anyway. “This feedback is encouraging. It suggests that people who perhaps wouldn’t normally use public transport, will give it a go if it’s free,” Cr Playford said. “When we have more people who would usually drive, opting to take the bus, it means fewer vehicles on our roads. “The Free Holiday Bus initiative helps ease traffic congestion and reduces pressure on parking at our busy holiday precincts at peak periods.”

THEY got rained out by the remnants of Cyclone Marcia last month but it’s time to get excited because the line-up for the Cooroy Originals this month includes Asa Broomhall, Rob Longstaff and Benny Walker – three amazing, mind blowing performers! Asa Broomhall’s is one of Australia’s best independent artists serving up a mix of rock, folk and blues along a dose of mischief. On stage, Asa’s powerful guitar driven songs and dynamic live show have taken him from clubs and festivals all over Australia to touring with national and international artists and regularly performing in the UK, USA and Canada. With the release of his third independent and self produced album, the momentum keeps building for this talented guitarist/songwriter that we can happily claim as a local! Soul and pop musician Rob Longstaff likes a challenge, he’s worked the tough Aussie pub circuit, released three studio albums, hitchhiked across three continents, toured Indian and African orphanages and hospitals, ventured to Antarctica and travelled overland from Berlin to Australia by bicycle, train and ship. The Cooroy Original’s stage is next on the agenda for March and his soulful acoustic musical gems are sure to delight! Hailing from regional Victoria, Indigenous singer and songwriter Benny Walker is the real deal. His love songs and epic tales are mixed with passion for the land, the people, summer vibes and deep grooves, all elements that emanate through his velvety vocals and sensitive delivery. Benny’s career has gone from strength to strength from being awarded Victorian Indigenous Performing Arts Award for Best New Talent in 2012 to performing at some of the country’s best loved festivals to releasing his fourth album this month! One more act, yet to be confirmed will also hit the stage on Sunday 22 March at this fantastic family friendly original music event that is powered by donations and proudly sponsored by Cooroy Community Bank Branch of Bendigo Bank, Cooroy Hotel, Wimmers Softdrinks, East Coast Originals, Cooroy Rag and Cooroy Chamber of Commerce Inc. news So what’s Community Banking all about? Geoff Edwards, Branch Manager, Bendigo Community Bank, Cooroy WE’RE proud to call the Noosa hinterland home. I have really enjoyed penning my thoughts in this column for a few years now, and look forward to providing suggestion about how you can take control of your finances in any number of ways through any number of products. But today, I want to share why we come to work each day and why we’re growing with our community. Cooroy Community Bank branch opened in 2002. Because of the faith so many local shareholders showed from the very beginning our branch continues to be a great success. However, many locals still don’t know what having the Cooroy Community Bank branch in town actually means for them and future generations. Locally, our branch is giving the Noosa hinterland a real say in its own future. We believe successful customers and successful communities

create a successful bank – in that order. As we work to provide banking products and services for our customers, we consider the bigger picture. We have branches right across the Sunshine Coast and provide our communities with more than just quality banking services. Our branches deliver e m p l o y m e n t opportunities for local people and keep local capital in our communities. Our branch team is passionate about our work, our community and proud to be part of the more than 300 Community Bank branches across the country have returned more than $125 million to date. This result tells us we’re continuing to feed into the prosperity of communities not from them. In Cooroy, we continue to partner with our community, sporting groups, schools and organisations in assisting the delivery of

projects and their messages. By the end of this financial year donations from our Cooroy Community Bank branch will total more than $500,000. Incredible stuff. That’s just a quick snapshot of what Community Banking is all about. Our team in Cooroy is always happy to share even more of our story with you, deliver the right advice and the products you need. To talk more about this or any other banking matter, please call into the branch or call me on 5447 7131. You can also email me at geoff.edwards@bendigo adelaide.com.au.

news Celebrate World Poetry Day with Noosa Library Service

COOROY RAG

NOOSA Library Service will celebrate World Poetry Day with events at both Noosaville and Cooroy libraries next month. Noosaville library will host SpokenNoosa – a two-hour event featuring guest and feature poets, and an open mic session. “The library has partnered with local poets to make this event a success and it is looking like becoming a regular fixture in our community,” says Noosa Library Service’s Liz Bleechmore. “This is a great opportunity for anyone with an interest in poetry to connect with Noosa’s local poetry community, perform their work and hear from other local

poets,” Ms Bleechmore says. Hamish Danks Brown – known in poetry circles as Danksta Downunder – has developed a strong following across Australia. He has sparked the enthusiasm for others to join the Spoken-Noosa line-up, and he hopes the event will become a regular feature on the local event calendar. The Noosa resident, who been writing since childhood, has worked in the arts and media industries in Sydney, Canberra, Wollongong and Brisbane. He has published journals and anthologies in Australia and overseas and he continues to perform across the country.

He will present a two-hour workshop at Cooroy Library called Poetry in the Digital Age. “This interesting workshop will look at the digital support available for the modern poet – tools such as apps and websites that allow poets to connect digitally with the rest of the world,” Ms Bleechmore says. Spoken-Noosa will be held on World Poetry Day, March 21, from noon to 2pm at Noosaville Library. Cooroy Library will host Poetry in the Digital Age on Wednesday, March 25, from noon to 2pm. For more information phone Noosa Library Service on (07) 5329 6555.

THE 14 Room Motel opposite the RSL Park on Cooroy Tewantin Road has all you could want and more for overnight or weekly stays. Caz and Brent, the owners and managers, spent years in the design and final layout of the motel and now after 20 years of operating a building business on the Sunshine Coast have decided to take it a little easier, settle in Cooroy and

manage the new motel. “Both Caz and I have been overwhelmed with the wonderful words of appreciation from our guests. They genuinely seem to recognize our efforts and we are humbled that already we have a large number of repeat business from workers and visitors to the area.” The units have everything the discerning traveller could want, including -

Five star. VERY large and beautifully fitted out. So modern and clean. A beautiful quiet location. The sounds of early morning birds are just lovely. Foxtel and free wifi a plus and accommodation at a reasonable price. Extremely friendly staff. Definitely be staying again. I would highly recommend staying here to anyone. We will certainly stay there again. Jockey 71 “Fantastic apartments” These luxury appointed apartments in a quiet location are a hidden gem

for anyone travelling through the Sunshine Coast. They are very modern, spacious and clean. We found the manager to be very friendly and helpful. Geoff, Brisbane “Perfect little hideaway”Being local I’ve stayed in quite a few hotels in Noosa, you won’t get the same quality of room for such a good price closer to the beach. Caz and Brent were wonderful and very helpful, we enjoyed our stay so much we paid for an extra night just so we didn’t have to leave, which Caz was more than happy to help with, most places won’t allow you to extend your stay so easily! Thanks guys, will definitely be returning soon :) Jess N Brent said “The motel business is a breath of fresh air after building for so long, with all the interesting people that stay with us it makes life that much more enjoyable, we should have done it years ago ” Phone 5442 6123 for bookings.

LIVING together before marriage – or indefinitely – is the new black. The latest AMP.NATSEM Income & Wealth report, Modern Family, found nearly 80 per cent of couples live together before marriage^. Over the past two decades marriage rates have been declining and de facto relationships before marriage have been steadily increasing. In the past decade alone the number of people living together before marriage has jumped from 72 per cent to 78 per cent. Regardless of whether people plan to get married ‘at some point’ – or not at all – when ‘I’ becomes ‘we’ and the conversation turns to moving in together, there are many things to consider. The law treats de facto relationships the same as marriage so a lot could be at stake if things don’t work out. Here are three questions to ask yourself and your partner before taking the de facto plunge: 1. What happens if we separate? It’s important to understand that after about two years, what’s ‘mine’ usually becomes ‘ours’. In the event of a separation a judge could rule on who gets what, if you can’t decide between yourselves. The expense of legal action can be so hefty that ‘ours’ quickly become ‘theirs’ (that is, the lawyers!). So as difficult as it may be to have a conversation with your partner about how you would divide your assets in the unlikely event of a separation, it could help avoid an emotional and very expensive financial tug-of-war down the track. Make a time to chat and set the scene along these lines: “Before we move in together, we need to talk about what would happen if, by some rare chance, things don’t work out between us.” Some people find it easier to have such a conversation with a financial planner present to facilitate the discussion. A financial planner can often put things on the table that you might not have considered and is also skilled at working with couples and making sure both parties are on the same page. You can consider formalising

things with a legally binding financial agreement, similar to a pre-nuptial but designed specifically for de factos. Remember though, that if you end up having children together, these agreements can be rendered worthless as the Family Court has the power to override them. 2. Do you have any debt? Hidden debt is a common relationship issue. You need to dig deep to discover if your partner has debt before you move in together. If things don’t work out and you’ve lived together for a few years, ‘their debt’ becomes your debt too – and you’ll be responsible for it. It’s worth asking your partner outright if they have any debts – and if so, what their plan is for repaying those debts. It can be useful to discuss what their parents were like with money as history tends to repeat. 3. How do you see it working dayto-day? It’s important to be clear about how you’ll handle day-to-day money issues. How you are going to divide household bills and will you combine your finances or keep your money separate? Being open and honest is key. What system would be fair – both now and down the track. For example, if you’re talking of having kids at some stage, what would happen when one of you is home with the baby? Would you expect your partner to return to work or that she or he would stay home while you bring home the bacon? Whatever you decide, after tackling these questions, remember good communication is key to a successful relationship. Don’t dance around, be direct and find out what you’re getting yourself into before you start packing those boxes and calling a removalist. *Chad Monroe of Provision Wealth Management Pty Ltd ABN 52 149 014 are authorised representative and credit representative of AMP Financial Planning Pty Limited AFS Licence No. 232706 What you need to know: Any advice in this editorial is of a general nature only and does not take into account the objectives, financial situation or needs of any particular person. DAVE and Debi Brant have recently moved to Cooroy with their two daughters and are keen to get their gardening and maintenance business up and running. “For the last 20 years we built a hugely successful commercial mowing, gardening, maintenance business, wholesale nursery, retail plant outlet and indoor plant hire company, both on the gold Coast and Victoria. Our commitment to honesty and sheer hard work rewards us with customer satisfaction on the completion of every job,” says Dave. A LOVELY day out was had by all who recently came along on the Sub Branch bus trip. John D was in charge of making sure everyone had fun, Thommo at the wheel and with Don as organiser it was guaranteed to be a great day out. First stop was the quaint Maleny Cheese Factory for morning tea. Coffee and cheese samples were delicious and gave the crew the energy to head on to explore the wonderful shopping at Montville. There were so many nice shops to visit, but the highlight of the Montville stopover was definitely the Cuckoo Clock shop. Shopping done, it was off to Mapleton for lunch at the hotel, with various sightseeing stops at lookouts along the way. All in all it was really pleasant day out with a really great group of people. Thank you to all who participated and helped to make it such a good day.

Sub Branch Bus Adventures are exclusively for our Sub Branch Veterans and Widows, who are encouraged to come along and enjoy a day out. The usual format is to leave the Cooroy RSL at about 9am and return mid afternoon. Don and Thommo try to host a trip every 2 months and can take up to 10 people per trip. The cost is minimal and is generally just $10 per head which will include morning tea, lunch and your seat on the bus. Our next bus adventure is scheduled for April 1st with Gayndah as the possible destination. Sounds like a great opportunity to stock up on your citrus fruit and have a visit to the Big Orange! If you’ve not been along on one of our bus trips, why not give it a go? Remember seats are limited to 10, so Sub Branch Veterans and Widows are invited to book for the next trip with Don or at Cooroy RSL Reception on 5447 6131.

Stir of excitement as Senior Jerseys arrive need a little bit more room to grow into their new role, but there will be plenty of other Year 11 students who will assist them and who will have their back (especially now as all their names are listed alphabetically on the inside of their new school jersey!)

THERE were squeals with delight and much excitement as the thick, sticky tape came off the first box containing the Year 11 Senior Jerseys this week. The little interview room at the back of the Student Services staff room was brimming with feelings of enchantment and great happiness… and that was even before a Year 11 student had seen the Senior Jerseys for the first time. I was so thrilled to have the privilege of being the first person to open up the boxes and begin the jersey ‘hand out’ to my wonderful Year 11’s. Whilst putting on their jersey, our Year 11 students now officially look and feel like the senior students of

NDSHS, and the positive feedback I have received from both parents and staff indicate that our Year 11’s are now also acting and behaving like Year 11’s. The reality is sinking in to our Year 11’s that they are the leaders and role models of our school. They are the students our junior school look up to and the ones our staff can now rely on for support, leadership and inspiration. Jerseys that were tried on for size last year looked so ridiculously out of place on such small, short bodies. These jerseys are now a perfect (or almost perfect) fit – just like the roles and expectations placed upon our Year 11’s as senior students. Some students may

So, Year 11 students, get out there and make some positive changes to your life, your school and your community. You are now officially a senior student and with this role and the recognition of this role (thanks to your very snazzy jerseys) comes prestige, power, influence

and a vast scope to make a difference. We have much talent, intelligence and a diverse range of skill in this cohort. Use your gifts to shape your world. As American comedian Steve Martin says, “Be so good (that) they can’t ignore you!”.

Chappy’s Breakfast

NOOSA District State High School is very grateful for the Noosa Outlook Bakery’s contribution to Chappy’s breakfast. NDSHS school chaplain Shane Brigg hosts a breakfast every Wednesday with a fantastic group of volunteers, and the assistance of Queensland charity, Foodbank. Students who would normally go without breakfast, are able to start the day with something nutritious every Wednesday, and many simply enjoy the social aspect of the morning, catching up with friends and ‘Chappy’, whilst listening to music. The Foodbank supplies will be supplemented this term, with a generous donation of rolls, raisin bread, pizza rolls, tear-a-parts and cheese and bacon rolls from the Noosa Outlook Bakery on St Andrew’s Drive, Tewantin.

PRIVATE & PEACEFUL WALK TO EVERYTHING

A REPORT completed by The housing Industry Association in conjunction with Core Logic has confirmed that land prices in Qld have reached a record high with sales in the September quarter reflecting a median price of $213,000 per lot. Shane Garnett senior economist at the HIA said the number of land sales fell in the quarter, even as prices accelerated. “These are classic hallmarks of a market which is fast running into supply problems,” he said. Hinternoosa David Crerar said that the supply of resale housing in the townships of Cooroy and Eumundi had tightened considerably in the last 6 months with new listings in the $400,000 to $500,000 market sector, meeting with solid buyer demand. This situation is already reflected in increased competition for these listings and will shortly flow on to an increase in land sales, as the supply of resales homes is rapidly absorbed, and we move to an undersupply situation in established housing. Mr Crerar went on to say the next stage of the Erindale Park Estate, was well placed to meet this demand as the construction phase on the next stage is due to commence in 2 weeks’ time. A number of the 9 lots available, adjoin the creek and 7 acres of parkland, these blocks will represent the best of the land available in the entire estate, he said. Title on lot’s in the next stage are expected to issue in June 2015 and this time frame provides an opportunity for new home builders to explore the cost of construction and design options prior to Settlement.

WHAT a find - a north facing 1/4 acre block right in town! Design and build your new home on this 1011m2 block that is set well back off the road. This allotment slopes gently up to the rear, capturing gentle breezes and a big blue sky outlook. Already cleared, this is an easy block to build on with a total of 1011m2, and no covenants to restrict or dictate your choice of style home or floor plan. It is fenced on 3 sides plus there’s a little garden shed and a couple of mature mango trees on the rear boundary and a mulberry tree. With blocks getting smaller and smaller, here’s your chance to own a true 1/4 acre within walking distance of schools, shops, transport and everything that thriving Cooroy has to offer. Make no mistake, this property will be sold! Also available is the adjoining property with an original. Inspection: Saturday’s 10.00-10.30am Price: Auction onsite March 20 @ 5pm Phone Jeanette Catalano, 0422 923 851 Hinternoosa.com.au, 5447 7000.

BUYING your first property is not like buying designer clothes, a holiday or even a new car. You will most likely own it for a while and it is a substantial expense. • Don’t rush- spend some time researching the area you would like to live in. This will allow you to properly understand value, what you should be paying and more importantly what you shouldn’t be paying. Even go to some auctions to get a proper feel of the market. • Be wary of hooks- If a home is listed at $500k it’s often just a hook to get people interested. Generally the real estate agent will want to sell it for an extra $100k. If your budget is around the $500k mark, look at places well below this. • What are your must haves?- If you definitely want a car space, don’t let a real estate agent talk you into a place without a car space. • Budget outside the actual purchase- you need to budget for expenses outside of buying your apartment or house. Make sure you

have allocated money to obtain a strata report (around $300), money for a lawyer to read the strata report (around $500) and money for a lawyer to write your contract agreement (around $1500). • Due diligence- Get a strata report if buying because you must know if there are maintenance issues on the building which could cost you an extra $50,000. This is exactly the same with b u i l d i n g a n d pest inspections. You need to know just how stable your potential new home is. • Which consultants to use- Understand the difference between a property conveyancer, a solicitor and why you might use a mortgage broker rather than getting a bank loan. Again, don’t settle for the first mortgage rate; go out and see who is offering the best deal and service. • Don’t judge a book by its cover- Make sure you actually go inside a property even if it looks bad from the outside. What’s inside is more important that what’s outside, because once

you are inside you can’t even see outside. Make sure you remember something called ‘stamp duty’ also. This is a compulsory tax for when you purchase property which is calculated by applying a sliding scale of taxation, depending on the value of your property. The general rule is that the cheaper the property, the less tax will be paid.

pomona Pomona agency construction well underway

COOROY RAG THE sound of hammers and saws have been well and truly evident in Pomona in recent weeks. It’s the sound of progress as Bendigo Bank prepares a new premises at 3 Station Street. The agency planned to service Pomona and the Noosa Hinterland will be open in March. Complete with its own ATM, the agency will initially be open three days a week on Monday, Wednesday and Friday from 10.00am - 3.00pm. It will offer transaction and lending services, be able to process home loans, personal loans, business lending and credit cards. There will also be opportunity to book in financial planning and business banking appointments. Sunshine Coast Community Financial Services Ltd (SCCFSL) owns and operates the Cooroy, Marcoola and Tewantin Community Bank branches of Bendigo Bank and company chairman Rick Cooper said the feedback from the Pomona community has been fantastic. “We know Pomona and the hinterland

is excited about having a real say in its own future, and the new agency will be a chance to exercise that. Plans are progressing well on the construction front,” Rick said. March will be the month when locals will once again have a bank to call their own, but a firm date for the doors opening hasn’t been confirmed as yet. It will be a matter of keeping an eye out as the final pieces fall into place. “Our message is simple the more support the Pomona agency receives, the more support we can give back to the community. Every savings or investment account, every home or personal loan, every insurance policy, and every product or service we offer, means money can go back into the community. As one of the new agency’s customers, you not only make a decision that benefits you, you make one that benefits the whole community,” Rick concluded. Stephen Hilditch has been a community advocate and organisational force to this point.

He’s delighted with the progress of the new agency and is even happier local tradesmen have been contracted for the fit out. ”I’m just looking forward to seeing the community commit to Bendigo Bank the way they’ve committed to us. They’ve made it easy for us to open accounts and we should be thinking about opening ones for our kids and grandkids and

their future. Our agency will only be as strong as we make it. Pomona is a great community and deserves a great community focussed bank, with Bendigo we have it,” Stephen said. Agencies represent about 20 percent of Bendigo Bank’s retail outlets and the new Pomona agency Branch will be fully supported by our Cooroy Community Bank branch

LASTING Impressions Gallery in Kenilworth is hosting a joint exhibition of renowned glass artist Amanda Louden and local painter Kym Barrett to 15th March. Though working with very different materials, both artists share the same sensibilities: Subtle shadings, delicate translucencies and multi-layering are the hallmark of both their work. Melbourne-based Amanda Louden’s glass art features motifs of the Australian flora and, often, the small insects that inhabit it. Hand-blown and decorated using multiple applications of sandblasting, each piece is a uniquely created collector’s item. ‘I am thrilled that an interstate

artist of such calibre has chosen us to represent her in Queensland,’ said Kaye Cathro, Director of Lasting Impressions Gallery. ‘Ever since Amanda’s first show here, collectors have sought out her work and are eagerly awaiting the new exhibition.’ Kym Barrett’s work complements Louden’s glass creations perfectly. Her paintings are luminous, mysterious and sensitive yet include elements with which the observers can connect. Her work in acrylic, oils and waxes may be interpreted as contemporary landscapes but don’t seek the constraints of realism. Rather, they imbue the viewer with a dream-like sense of contemplation.

COOROY RAG

FRANCHISEES Mike and Nicole Dodt are loving being back at Eagle Boys Cooroy, a store they put on the map in 2006. Working across the Eagle Boys network for 12 years, the Dodts opened the Cedar Street store just off the town’s main street and grew the brand within the community. Swapping dough for coffee beans a few years later, they never left the local community, continuing to run a successful small business in the heart of the town. A passion for pizza brought the Dodts back to Eagle Boys in July last year and the couple are delighted to announce from their Cooroy store they deliver to suburbs including Pomona, Black

Mountain, Eumundi, Doonan, Tinbeerwa, Lake Macdonald and Forest Acres. “We’re back and we are offering the service and quality people expect from Eagle Boys,” Nicole Dodt said. “For us, we love the locals and providing them with the best products and service. We know the pizza industry both in and out and knew this is where we belong. “Bringing our passion for pizza and reputation for service and quality, we are delighted that the store is returning to what it was in its heyday. “The community has been awesome and very receptive of our return so we’re looking forward to growing our store further in Cooroy.” Eagle Boys General Manager Retail, Nick Vincent said Mike and Nicole were an excellent asset to the pizza network and the success they had enjoyed since reopening last year was testament to their dedication to the community and the brand. “In the 12 years that Mike and Nicole were part of the Eagle Boys community, they were a valuable asset to the network and one of our longest standing franchisees,” Mr Vincent said. “As an example of the Eagle Boys model and ensuring the best value and product for our customers, the Cooroy store, under their guidance, was a training store and source of inspiration to other franchisees.” Eagle Boys Cooroy is located at Shop 1, 24 Cedar Street and can be contacted on 07 5472 0860. The store is open 4.30pm – 9pm, Sunday – Thursday with extended 10pm trading Friday Saturday. To order pizza from your local Aussie pizza shop contact Eagle Boys on 13 14 33, visit www.eagleboys.com.au or use the Eagle Boys mobile site or smart phone app.

Do you know all the benefits of receiving regular facials? SURE most people are aware of the relaxation, ‘me time’ and the detailed attention you receive from a professional facial. But is that it? Is it really worth the extra money and time? Can you replicate this at home? No, yes and no. Here’s why. 1. Professional trained esthetician (a person who specializes in the beautification of the skin). Salon facials use

products and equipment not available for home use, these products and equipment are delivered or supervised by a trained professional who can offer the very best treatment for your skin on each individual visit. In addition to extensive training, all the therapists at Lakeridge Health and Beauty continue to update their training and knowledge on the latest products and treatments. At Lakeridge

you are guaranteed a therapist who not only evolves with their clients skin but also evolves with technology and research. 2. Deep clean. Facials provide a deep but safe clean to the skin. Refreshing the pores, encouraging cell turnover, decreasing waste underneath the skin that can cause puffiness, ruddiness, detoxification. 3. Elastin and Collagen renewal. As we all know collagen is the structural component of our skin and deteriorates over time. Regular facials offer the stimulation the skin needs to produce more collagen. This stimulation is delivered through the products used such as Vitamin C or Amino Acids, and through the massaging of the skin, muscles and tissue of the face. 4. Compound results. Treating yourself to a facial leading up to a special event is great and should be continued but adding monthly facials to your skin care routine will maintain the health of your skin. Most people don’t do one workout every 6 or 12 months. Regular exercise is part of most people’s weekly routine to

maintain and strengthen the body which reaps many more benefits than irregular workouts. 5. Lymph and Sinus drainage. Massage techniques used during facials can remove excess fluid from your tissue and sinuses allowing this unnecessary fluid (usually bacteria, viral or harmful microorganisms) to be naturally removed through the body’s waste processes. 6. Can be cost effective. 30 minute facials are available as a time and cost effective option. Facials on offer at Lakeridge Health and Beauty – Petite Facial – 30 mins cleanse, exfoliate, mask and moisturise; Seasonal Facial – 60 mins seasonally inspired facial; Resurfacing Facial – 60 mins with medical grade peels; Hydradvance Facial – 60 mins intense rehydration; Collagen Intensive – 75 mins antiaging, sun damage treatment. Call us to discuss you skin concerns and we can suggest a treatment package specific to your needs. In conjunction with this article we are offering the following special -

Monthly Facial Package Special purchase any 6 facials and receive a free product after the final treatment. We suggest 1 facial per month from March through August, perfect to keep the skin looking and feeling fresh during these generally stagnant months. Products and facials are skin specific so call or drop in to discuss the various options. Phone 5442 6239.

Is My Elbow Pain “Tennis Elbow” TENNIS elbow is a common injury where the point of insertion for the forearm muscles into the bone becomes inflamed and painful. This occurs on the outside of the elbow with the pain often being local but can extend into the forearm. Pain is often produced when engaging in activities that require gripping and picking up objects. Activities that are repetitive and sustained are often the cause of this problem, which is why tennis players often get this condition. You don’t have to be a tennis player to get tennis elbow though. Many people who present to our clinic with lateral elbow pain have developed this from household chores such as window cleaning, pruning or whipper-snipping. Tennis elbow is an inflammatory

disorder that can last a long time when no treatment is sought. Soft tissue release, stretches, anti inflammatories, ice, bracing or strapping and adjusting aggravating activities often help to ease the acute phase. Seeking treatment and advice from a physiotherapist is important in both the early stages and then as the injury subsides. Specific loading and manual therapy can accelerate your recovery and ability to return to sport or simple work activities like typing. If you are think you may have symptoms of tennis elbow, come and see us at Hinteractive Physio to get yourself on the road to recovery. The experience physiotherapists at Hinteractive Physio can be contacted on 5442 5556.

Spinach Superfood Frittata Ingredients: 3 organic eggs, beaten and seasoned 2 cups baby spinach (organic) 200g wild mushrooms (crimini and shiitake), sliced 60g goat cheese 1/2 sweet onion, thinly sliced 4-5 cherry or grape tomatoes, cut in half 1 fresh garlic clove, finely chopped 3 tablespoons of olive oil, or just enough to cover the bottom of the pan Pinch of turmeric 1 sprig flat leaf Italian parsley + 1 sprig oregano (or rosemary or thyme), stems removed and finely chopped First, a few tips. The basic technique for cooking a frittata is to begin on the stovetop until it begins to set, then finish it in the oven until it’s completely set and puffy. So you need to use an oven-safe pan. You can put anything into a frittata, but usually the ingredients are set into the egg mixture (like a quiche). So if they need to be cooked, do it beforehand. A frittata is a great way to use your leftovers. To make a thick, but light frittata you need to use the right number of eggs for the size of the pan. A small 7-inch sauté pan will require 3-4 large eggs and will feed two people An 11-inch sauté pan will require about 6 large eggs and will feed 3 or more people. For this recipe, you’ll need two pans; one to sauté the ingredients and one for the frittata Page 2 - Cooroy Rag, March 4, 2015

Directions: • Preheat oven to 375 degrees. • Place the larger sauté pan over medium heat. • Add 2 tablespoons of the oil and heat until hot but not smoking, and add the sliced mushrooms. • Cook for about 2 minutes, or just until they start to colour, add the onions and cook until they begin to soften, about 2 - 3 minutes longer. Add a splash of water if too dry. • Add the garlic. Cook for about 30 seconds and add the spinach. Cook until the spinach wilts but still retains its bright colour, about 2 minutes. • Season and remove from the heat. • In the meantime, place the 7-inch pan (or the smaller of the two) over medium/low heat, add the remaining tablespoon of oil and heat for a few moments. • Add the ingredients from the larger sauté pan. • Beat the eggs with the turmeric, season with salt and pepper and add to the pan with the veggies. • Cook for 2 - 3 minutes, allowing the egg mixture to begin to set. Help it along by running a small spatula along the outer rim, allowing the runny part of the eggs to move to the sides. In the meantime, mix half the herbs with the cheese. • Once the sides and bottom begin to set, dot the cheese around the frittata. Sprinkle the remaining herbs, add the tomatoes, and place the pan into the oven for about 12 -15 minutes, or until the centre is firm when touched with your finger and the frittata is puffy. Remove from the oven. Run the spatula around the rim. It should loosen easily. Remove, slice and plate. UPGRADED TO THE LATEST TECHNOLOGY

NOOSA District State High School hosted two swimming carnivals on February 11 at the Cooroy and Nambour Swimming pools for the senior and junior campuses. The weather was kind, with the rain holding off and the enthusiasm of the students and staff was outstanding. NDSHS Principal Chris Roff was proud of the school spirit on show throughout the day. “Thanks to all who encouraged and supported, and in any other way, contributed towards the great spirit that was on display,” Mr Roff said.
