Industrial style-warehouse bowstring buildings, highly sough after office typology for creative tenants. Bowstring truss building developments create environment and financial issues. The C3 design concept is stacked bowstring spaces with bridge connections to parking that provide multiple front door entries. Over time, the project has flexbility to evolve beyond the traditional market expectation into hyper-personalized machine for work with purpose. Companies spanning all creative industries have witnessed a clear paradigm shift in workplace culture, and have had to adjust accordingly. With rapid deployment and dependence on technology, single, one-size-fits-all office space that promote products, production, manufacturing, and sameness no longer fits the needs. Instead of seeking space to house workers, companies are seeking spaces that foster purpose and have the power to focus the talents and identities of numerous individuals around common goal. The partitions have come down and the ties have loosened. Progressive, contemporary companies recognize that human capital is their most valuable asset. A new energetic workforce, along with Gen-Xers now moving into upper and middle management, looking for workplaces that shed the image of the large corporate monolith, while moving toward authentic, purposeful, and productive places for employees. People need personalized space to create. The project is a ground-up creative office building prototype that is designed for the unpredictable, yet highly personalized, future of work. Expand Vertically Another traditional approach to tenant expansion includes expanding occupied levels above or below to provide square footage for growing company. Expand Within Your Space The project is designed to give tenant plenty of volume for creative tenant fit outs, but this volume also allows tenant to grow their square footage by building out mezzanines within their existing space. Semi-conditioned Lobby 75% of the year the main lobby has the large lift doors open without using the mechanical system, only large ceiling fan. Balconies 12’ long continuous balconies anoint the entire east and west elevations not only to provide tenant communal outdoor spaces, but also to reduce solar heat gain and to achieve higher energy performance. Building Integrated Photo Voltaic (BIPV) The BIPV is installed the southern facade of the building to provide 26kw annually while also acting as integrated shading of the southern glazed wall. Large Operable Windows/Doors To take advantage of mild coastal weather, the project provides wide range of specialized doors from sliding doors, vertical lift door and over-sized pivot doors. Bridge/ Stair Circulations The multiple exterior stairs and bridges help eliminate multiple daily elevator trips. The tenants can add exterior stairs with pre-engineered embeds in the slabedges.
