DESIGNER PROFILE

Corey Klassen, CKD, CBD The intensely creative leader and analytically minded, residential design has been Corey's passion for over 20 years. Corey has worked in visual merchandising, set decoration, and luxury furniture sales and has a strong background in visual communication and graphic design. He is an NKBA-Accredited Member holding both a Certified Kitchen Designer (CKD) and Certified Bathroom Designer (CBD) designations in addition to a Bachelor of Fine Arts Degree (B.F.A.) from the School of Art at the University of Manitoba and Diploma in Kitchen & Bathroom Design (Dipl. KBD). he is also an educator at an NKBA-Accredited Institution and service as Chapter Representative on the NKBA British Columbia Executive Board.

The Design Team works directly with homeowners and Allied Professionals on all types of projects from renovations to custom homes. At CKID, we believe that design is a lifestyle solution and our clients value our streamlined, flexible process. The Firm was established in 2008 and has quickly become a leader and innovator. The entire design process - across tile and onto the carpet - is in-house. To keep things streamlined, focused, and realistic, Corey has developed 4 simple steps to help get you started on your project.

The CKID Design Team needs to be on the same page with your goals. Before we can help solve the big design problems, we need to know what your issues are. Start by developing a document with your Goals and Priorities because this is key to helping us understand your needs. Prioritize your list from "must have" to "nice to have" - and please share this document with us.

The first step with every project is finding your inspiration that permits us to facilitate the design process. From magazines to online resources, how you collect this information is best served in a digital folder or source book that allows us to view your likes, dislikes, and see comments on why you like what you do.

"Realistic" is subjective so we need to turn it into an objective budget. If you don't know what things will cost, The Team suggests that you begin shopping at reputable suppliers while avoid big-box stores (their prices are reflective of volume discounting not available to real property contractors.) We've provided you with a worksheet to use at the end of this booklet.

If you're expecting that calling a General Contractor is the first step, let's back up. Without a design package, how will they quote or price? Our Team works within your budget parameters using a source of previous projects and budgets to ensure that we can stay on track. Hiring us is the best first step in your project.

Scope assessment

Concept development

There are 2 stages to this phase:

During this phase the CKID Team will create up to 2 design and layout solutions to indicate the design direction. Together we solidify a general CAD layout option.

1) For 30 minutes during the Designer/Client Interview, we will talk about your project and see if we are a good fit for each other. We'll review the all the steps in our process. 2) We'll schedule a Design & Project Consultation with you in about 2 to 3 weeks. This on-site visit is 90-minutes and $400.00 including 5% G.S.T. During this visit we will review your project areas, design style, and asses the site. For Project Consultations, we will provide you with a Proposal for Residential Design & Planning Services in about 2 weeks.

From there, we begin by looking at all the materials and finishes for your project. Selecting these products at the front of the design permits the General Contractors the opportunity to provide a realistic estimate of construction costs. Before we move ahead to Phase 3, we settle on a design solution together and you select your General Contractor based upon a budget review.

Design plans & specifications

Project administration

We do love a good set of contract drawings and specifications. At the end of this phase you will receive a completed project binder containing the contract documents and material and finished specifications. Communication is an art form and maybe that's why our Project Binders are extremely detailed and clear.

Armed with the Project Binder, the CKID Team will be your advocate during the construction process. We will perform site visits and reports to ensure that the construction is executed to plan.

Although all drawings are considered conceptual until the installation is complete, we work with you during the construction process should the need arise.

We also procure all cabinetry and/or countertops, auxiliary furnishings, fixtures, and equipment (FF&E), and work with the Construction Manager to schedule, delivery and install all the product we supply. The final furnishing installations are scheduled after finishing stage and we look forward to the big reveal!

THE BUDGET WORKSHEET This budget worksheet provides an overview of the project financials for your project. Each area has been estimated based upon our experience with projects with similar scopes and budgets. In no way is this meant to be a hard budget, but rather a tool for us to set budget parameters in order to start working and selecting products and design solutions for your project. Design fees always need to be considered outside of a project budget, as we have indicated. They are important but not to be forgotten. If you choose to include them, please adjust accordingly.

Sign our Letter of Agreement. We bill in phases up front so Phase 1 will be due upon signing.

GOOD STUFF TO KNOW What happens when you pull the trigger and the project starts it's momentum? Well, our experience tells us that there are 4 key factors that affect our wellness during a project.

The worst day. The worst day in every project is demolition day. We do not have Xray vision therefore can not foresee potential problems that will be uncovered. There may be extra costs, there may be design changes made to accommodate an unknown, but most of all it is very important to know that the worst day can be overcome if we stick together as a Team.

Scope creep. The design process will save you money and you need to trust it and the CKID Design Team. Changing your mind about a product or detail will delay the project and add additional charges. Similarly, adding onto the project will increase the project budget and costs will soon escalate. It's important to work together and let us know if you are questioning something before you go off on your own and change things. That's where many budgets escalate.

Plan for disruption. REMEMBER:

Your life and day-to-day will be disrupted. If you're doing a kitchen and living at home, plan for microwave dinners and a temporary kitchen set-up, also washing dishes in the bathtub. If you're doing a bathroom and it's the only bathroom, please move out. Sponge baths and showering at the gym only goes so far after 6 weeks have gone by.

Have fun! Look, projects can be very stressful especially when all that money is involved. It is therefore impressive to enjoy the process as much as possible and make the most out of it. Keeping your mind-set healthy is very important, don't let little things frustrate you. It's better to talk to your CKID Design Team and your Construction manger because we are your allies in this venture.
