Busting the Three Myths of Estate Agents

We know estate agents get a bad rap. But the way we work at Tuckfield Estates shows that sometimes myths are just misconceptions…

Tuckfield Estates is a progressive new brand, with a passion for everything property. Harpenden deserves something different!

Founder of Tuckfield Estates Suze e Shipton

01

Myth 1: Estate Agents Are Only Interested in a Quick Sale

At Tuckfield Estates, we work smart, not just fast. Our reputation depends on more than quick sales - we prefer to make you really happy and ensure you receive that exceptional experience. That quick sale might not always be the best deal for you. We’d rather get it right, than just get it done.

02

Myth 2: Estate Agents Are Pushy

True - some are. We aren’t. We find that we get better results by listening, building rapport, and really understanding what you need. We are open, transparent, and straightforward. You can count on our honesty. Sure, we are assertive when it comes to negotiations, but we are never just pushy.

03

Myth 3: Estate Agents Don't Know Anything About the Local Market

Unlike bigger agencies, we are your Harpenden neighbours, with a deep understanding of the local market, the property values, trends, schools and what people are really looking for. That means you get all the valuable insights you need to help you make an informed decision. Buying and selling property is a complex business that takes knowledge, time, and effort. You need someone who will be with you every step of the way…

Having the right agent by your side makes all the difference.

By understanding these myths and the truth behind them, you can make an informed decision about whether to instruct an estate agent to help you buy or sell your property.

To discover the difference a new approach to property can make,

arrange a chat with us today.

Has Your Double Glazing Steamed

Established for over 16 years, Cloudy2Clear windows have become the UK’s leading company for domestic glass replacement. Customers are no longer needing to risk their windows by using the dreaded double glazing cowboy down the road, instead, now they can join over 320,000 happy customers and have their glass replaced in an affordable and ethical manner. Remember, a failed glass unit may no longer provide you with the protection you need or be energy efficient. Why not spend a few minutes checking your home to see if you have any failed double glazing? If you act now you can avoid any future costly problems.

When talking to the Manager of Cloudy2Clear windows Stephen Moon it became clear that these values

have been held dear for a number of years. Since starting the business some years ago Cloudy2Clear have remained true to their core values of supporting the local community by providing a service that saves the public money.

The Cloudy2Clear service only requires the glass to be replaced and not the whole window once the unit has failed. Stephen commented “Cloudy2Clear were able to assist our community through the last financial crisis in 2008 due to the savings that can be made in using our service. Unfortunately we might be going through something similar again soon and the public can rest assured that we will be there to help once again”.

Fantastic Fireworks has enjoyed a long association with Harpenden. Many of the town’s young people have worked for us down the years. And in the centre, there stands another symbol of our affection for the town, the copper beech by Vaughan Road. When the old one died back in 2006, we stepped in with the offer to pay for a replacement. You can see it here as a young specimen about half the height it is today. As we head towards our 40th birthday next year, we look forward to many more years lighting up the town’s skies for Bonfire Night and the many other celebrations for which we have become renowned throughout the country.

The Lea Singers are a Harpenden-based chamber choir of 30 singers. Our aims are to achieve high standards of singing and performance, and to contribute to our local community.

We come from a wide range of musical backgrounds and have a thriving intern’s scheme for talented singers from local schools.

Over our 64-year history, the Leas have sung under 13 permanent conductors and many guests, each of whom has made a distinctive contribution to our style and repertoire. In May 2022 we appointed Ben Kirk to take up the baton.

The Lea Singers are a registered charity. In our first 50 years, we raised over £50,000 for local good causes.

Our annual programme typically includes 6-8 concerts in the Harpenden area and further afield, two of which are listed below.

HARPENDEN TOWN COUNCIL CELEBRATES BANKING HUB CAMPAIGN SUCCESS

Harpenden Town Council Celebrates Banking Hub Campaign Success Harpenden Town Council is delighted to have received confirmation this morning that Harpenden has been allocated a Banking Hub. This announcement follows close to three years’ work by the Town Council to secure what will be a vital community asset.

Back in February 2023, the Town Council made an application to the relevant bodies setting out the case for a Banking Hub in Harpenden. Unfortunately, this application was rejected due to criteria imposed on assessors that we believed were not fit for purpose. Rather than accepting this knock back, the Town Council embarked on a lobbying campaign for changes to the criteria that would see a Banking Hub secured for the Town. This has included liaison with the previous and current Government and national financial institutions including the Financial Conduct Authority. Councillor Pip Liver, Mayor of Harpenden, said “Confirmation that a Harpenden Banking Hub will go ahead is excellent news for our Town. The diminishing banking services has been hugely detrimental to residents and small businesses in Harpenden and neighbouring villages who rely heavily on Harpenden Town Centre. The Town Council’s resilience in its campaign to secure the Banking Hub has now been rewarded and will make an incredible difference. We would particularly like to express our gratitude to local resident and industry expert, Derek French, who has played a vital role in securing this essential service.”

Whilst this is great news for Harpenden, we are also pleased that our perseverance for change, could lead to the removal of blocks in other similar Towns across the Country.

We will now work closely with those responsible for setting up the Banking Hub to help ensure that it is in place as soon as possible. The next stage of this project, leading to a hub opening, does take time and the first step is to find a suitable venue that is accessible to residents and local businesses.

What is a banking hub?

A Banking Hub is a place where the public and businesses have daily access to face-to-face counter service, with the same transactional banking facilities that the high street banks offer. This includes the opportunity for scheduled private consultations with individual bank representatives. They are organised and funded by banks and would not be funded locally using public funds. A hub is a dedicated and appropriate banking space, open to customers of all retail banks, situated in the centre of town and aims to be accessible to everyone.

Why does Harpenden need a banking hub?

Across the country, high streets have seen many changes over recent years and ours in Harpenden is no different. One of the big changes is the reduction in banks and the services that they offer.

Harpenden Town Council engaged local people in 2022 which helped to identify the key reasons a Banking Hub is needed in Harpenden:

• Significant volume of closures so far have already made it very difficult for local people,businesses to access banking services;

• Reduction in banks has had a detrimental impact on High Street retail footfall

• Local people and businesses are unable to bank in the way that they would like;

• Impact is felt across age groups but more so in the over 55’s;

• Clear demand for transactional services (cash withdrawals above ATM and PO limits, need for denominated cash, regular or event related large cash deposits, depositing high value and foreign currency cheques);

• Clear demand for in person expertise (account problems, including digital), proof of identity, bereavement procedures, Power of Attorney registration, opening new accounts or adding/removing names, resolving fraud issues, signing/authorisation changes to charity accounts, arranging large - including international - payments/transfers).

Who would own, fund and operate the hub?

It would be owned by Cash Access UK, funded by the banking industry and operated by the Post Office (but in a separate location).

Where will the hub be located and who finds the appropriate property?

They are situated in the centre of town and aim to be accessible to all members of the public. There should be at least 1,000 sq ft, able to be secure and have appropriate back-office space.

WINTER WONDERLAND WEBSITES

Track Santa www.noradsanta.org

On Dec. 24, 1955, a call was made to the Continental Air Defense Command (CONAD) Operations Centre in Colorado Springs, Colo. However, this call was not from the president or a general It was from a girl in Colorado Springs who was following the directions in an advertisement printed in the local paper – she wanted to know the whereabouts of Santa Claus. The ad said “Hey, Kiddies! Call me direct and be sure and dial the correct number ” However, the number was printed incorrectly in the advertisement and rang into the CONAD operations centre. On duty that night was Colonel Harry Shoup, who has come to be known as the “Santa Colonel ” Colonel Shoup received numerous calls that night and rather than hanging up, he had his operators find the location of Santa Claus and reported it to every child who phoned in that night. Thus began a tradition carried on by the North American Aerospace Defense Command (NORAD) when it was formed in 1958 Today, through satellite systems, high-powered radars and jet fighters, NORAD tracks Santa Claus as he makes his Yuletide journey around the world.

PUMPKIN & BACON SOUP

Prep: 10 mins

Cook: 1hr & 10 mins

Level: Easy

Serves: 4 people

Ingredients:

• 1 tbsp vegetable oil

• 50g butter

• 1 onion, finely chopped

• 150g maple-cured bacon, cut into small pieces

• ½ Crown Prince pumpkin or onion squash, peeled, deseeded and cut into medium chunks (you need about 500g pumpkin flesh)

• 1l chicken stock

• 100ml double cream

• 3 tbsp pumpkin seeds, toasted

• Thyme to finish the dish off

Method:

STEP 1 - In a large, heavy-bottomed pan, heat the oil with 25g butter. Add the onion and a pinch of salt and cook on a low heat for 10 mins or until soft. Add 60g bacon and cook for a further 5 mins until the bacon releases its fat. Then increase the heat to medium, add the pumpkin and stock and season. Bring to the boil, then reduce the heat to a simmer, cover with a lid and cook for about 40 mins until the pumpkin is soft. Pour in the cream, bring to the boil again and remove from the heat. Set aside some of the liquid, then blend the remaining pumpkin until smooth and velvety, adding liquid back into the pan bit by bit as you go (add more liquid if you like it thinner). Strain through a fine sieve, check the seasoning and set aside.

STEP 2 - Melt the remaining butter in a pan over a high heat and fry the rest of the bacon with black pepper for 5 mins. Divide the bacon between four bowls, reheat the soup and pour over. To serve, sprinkle over the pumpkin seeds and Thyme.

The spicy wafting aroma of mulled wine on a chilly winter’s evening gives a festive air to even the gloomiest of weather. The warming spices of cinnamon, cloves and nutmeg and tangy zest of orange brighten up a plain red wine and put you in the mood for celebrating Christmas.

There are hundreds of recipes for mulled wine (or gluhwein) and everyone has their own secret ingredient. Maybe a little dash of cognac, or another spice added. The important thing is to get the amount of sugar right. Too much sugar makes it too sickly and cloying, too little and the tartness loses much of the comfort factor that makes mulled wine so warming and festive. So the golden rule is to add less sugar than you think you’ll need, then taste the wine once it is warmed through and add more sugar just until it tastes right for you. Each wine will be different and individual tastes vary, so bask in the heady warmth of wine and spices and stand over your mulled wine tasting little sips until it is just right!

Choosing a wine to mull is another important consideration. You don’t want to use total plonk, but it is a waste to use a well-aged bottle of prize wine. Ideally you should use a red wine that is not too tannic, so avoid wines aged in oak, but it should have enough flavour and body to be drinkable on its own. A medium bodied claret, chianti or merlot works well.

Ingredients – Serves 10

2 bottles of medium-bodied red wine

1 cup sugar and more to taste

6 cinnamon sticks

15 cloves grated nutmeg

2 oranges

Push the cloves into the skin of the oranges then cut the oranges in half. Pour the wine into a large stainless steel or enamel saucepan and warm over a medium heat. Add the sugar, spices and clove studded oranges. Keep an eye on the wine and turn the heat to very low as soon as it gets close to simmering. You don’t want it to boil or it will lose its alcohol content! Taste for sugar and add more until it tastes right for you. Keep it steaming over a low heat for an hour or so to allow the spices to infuse. Ladle it into glasses or mugs and breathe in the spicy aroma.

Other things you can add to mulled wine: Star anise, bay leaves, mace, ginger, cardamom, lemon, lime and brandy to name a few.

Test your carbon monoxide alarm

Autumn is the season when many of us start turning on the heating and lighting the fireplace, so, it’s important to test all your smoke and carbon monoxide detectors to ensure they’re working properly.

As we all know, having a broken smoke alarm is extremely dangerous, but did you know that a broken carbon monoxide alarm could also be deadly, with around 50 deaths and hundreds of injuries recorded nationally every year

Carbon monoxide is a clear, scentless gas which can be lethal if left undetected, so it’s vital to have your carbon monoxide alarm in working order.

This can happen when appliances such as boilers, cookers, heaters, gas fires and solid fuel burners are faulty, have been incorrectly fitted, or not regularly serviced. It can also occur if flues, chimneys or vents are blocked or poorly maintained.

Landlords, be aware that:

All landlords of private residential rental properties in England are required by law to install a carbon monoxide alarm in any room that contains a solid fuel burning appliance (e.g. coal or wood burning fires and stoves). The Government also ‘expect and encourage reputable landlords to cover all gas appliances’. Keep up to date with the regulations.

Tenants, be aware that:

You are responsible for testing the carbon monoxide alarms regularly during your tenancy and making sure they are working effectively (including arranging for the replacement of batteries or the alarms themselves with the landlord).

Thinking about your own Grand Design? Simply want some more space?

Alternative ways to keep warm at home.

As the temperatures drop in the autumn & winter months, it’s tempting to turn up the central heating to stay warm and comfortable which can easily lead to higher energy bills. There’s plenty of alternatives ways to avoid turning up the thermostat.

1. Layer Up:

Embrace autumn fashion by wearing your favourite jumpers, scarves, and cosy socks. Layering up with clothing can help you stay warm without relying solely on heating systems. Blankets are also super handy for another comforting and cosy layer.

2. Warm Beverages: Treat yourself to hot beverages like tea, coffee, or hot chocolate. Not only will these warm drinks keep you toasty, but they also create a sense of comfort and relaxation.

3. Use Draught Stoppers: Prevent cold draughts from seeping into your home by using draught stoppers at the base of doors and windows. This simple trick can make a significant difference in maintaining a cosy atmosphere.

4. Optimize Sunlight: During the daytime, keep your curtains open to let in natural sunlight. Sunlight can help warm up your living spaces without the need for heating systems. By embracing these cosy alternatives, you can significantly reduce your reliance on central heating and cut down on energy costs while still enjoying a warm and inviting home.

AUTUMN JOBS AROUND THE HOME

As October draws to a close, the clocks go back and the cold dark evenings set in, what better time to start fixing up your home and finish all of those jobs you promised yourself in the Summer.

To help keep your home looking its best, here are a few recommended household jobs you should think about doing this Autumn.

• Get your gutters cleaned - Now’s the time to clear gutters of moss, leaves and twigs and get broken guttering fixed in readiness for the Autumn / Winter weather

• Check doors, windows and fireplaces for drafts - There’s nothing worse than a draughty house in autumn and dealing with them now will keep you warm in the months ahead and save money on heating bills.

• Look at your thermostat - Setting your thermostat to an automatically lower temperature at night time when the temperatures begin to drop can save money on your heating bills.

• Get your boiler serviced - Whether this is a full service or a simple inspection by a Gas Safe engineer, keeping on top of your boiler’s status will not only avoid any horrible surprises but also potentially save you money on your heating bills

• Test devices - Device like smoke detectors and carbon monoxide detectors can run out of battery or become faulty after a time and in the autumn, having a fire on in your home means you are more likely to need them. Just give them a quick check and replace any batteries or devices where necessary.

St Albans Council are asking residents to properly dispose of waste generated by vapes and e-cigarettes.

Vapes are often thrown into general waste and litter bins with 143 million discarded a year in the UK.

However, there is a risk that the batteries they contain may cause a fire in a bin lorry or at a recycling centre.

St Albans Council waste contractor Veolia collects small electricals and vapes should be popped in a bag and included with them.

Leave the bag on top of your bin and the crew will take it for recycling. Valuable materials such as lithium, cobalt, nickel and manganese are extracted from batteries for reuse.

Alternatively you can also recycle disposable e-cigarette (vapes) at collection points at several supermarkets, including Tesco , Sainsburys, Asda and the Co-op. In store collection points may come in the form of a separate container for vapes or a joint battery/vape bin. If in doubt ask in store.

AUTUMN CONDENSATION SEASON IS COMING!

As properties become more energy efficient, & we spend more time inside them during the autumn and winter, moisture & humidity can build up inside alongside falling air temperatures outside - causing condensation.

The good news is condensation can usually be reduced through changes to lifestyle habits and improving your property’s ventilation, rather than requiring professional help.

To stop condensation forming, you should:

• Open your windows to allow air to circulate more freely

• Open the trickle vents on your windows at night and keep bedroom doors open

• Use extractor fans when bathing or cooking, or open windows to allow moist air to escape

• Never dry clothes inside on radiators

• Use a dehumidifier to remove excess moisture from the air

• Heat your home to a consistent temperature

• Move furniture away from walls to allow air to circulate around it.

Condensation on windows can be wiped away with a dry cloth or tissues, while there are also window vacuums available that can help to remove droplets from glass.

While cleaning away condensation can help limit the chance of mould forming around windows and on walls, make sure your home is well ventilated and heated, and try to minimise the amount of moist air you produce through cooking and bathing.

AUTUMN MOTORING

Driving conditions in autumn can become more challenging than other months due to heavy rainfall causing floods on the roads… to leaves piling up under trees causing cars to slip and slide. That’s why it pays to be prepared.

1. Preparing inside the car

Now’s the time to clean the inside of your car ensuring the windscreen is clean. Low sun in the autumn months are a potentially dangerous, as they bring out the worst in a dirty windscreen.

2. Preparing around the car

Be sure to check all the car’s bulbs are working and don’t forget the reversing light.

3. Preparing the tyres

Your tyres are vital to staying safe on the road. To ensure they perform as well as possible, the tread depth should be regularly inspected. If the tread drops below 3mm, you should consider replacing them.

4. Preparing under the bonnet

Grab your handbook, lift the bonnet (when the engine is cold) and roll up your sleeves: it’s time to check your car’s vital signs. Ensure the screen wash is full up, so it’s ready to use to clean your windscreen during autumn weather.

Next, ensure the level of engine coolant is correct; refer to the car’s handbook for the location of the reservoir and quantity required.

The last check is under the bonnet for engine oil. Do this at least 10 minutes after the engine is switched off, to allow oil to return to the sump. Grab two paper towels, one to grip and remove the dipstick and the other to wipe the end of the dipstick clean. The oil should be between the minimum & maximum marks. VICTORIA GARAGE

A visit to the woods during this spectacular season is always a treat. Grab your woolly scarf, pull on your wellies and venture out into the crisp autumn air. Listen to the crunch of leaves beneath your feet and get swept away in all that this season has to offer.

Take a walk

Woodland walks are a great way to get out and about during the autumn. Stroll along wooded paths, smell the ripening fruits and admire the beauty of the leaves as they change colour.

Go foraging

Autumn is one of the best times to head out foraging. The woods are filled with a feast of delights to forage, from hazelnuts to blackberries, sweet chestnuts to crab apples.

Search for fairytale fungi

Watch for wildlife

This time of year is perfect for observing wildlife. Watch the arrival of migrant birds, see the spectacle of deer rutting, admire the intricate spider webs as they appear & look out for foraging squirrels in search of nuts.

Weird and wonderful fungi is very much part of the woodland furniture at this time of year. Look out for the bright red caps of fly agaric, the aptly-named dead man’s fingers and the glow-in-the-dark honey fungus. Just remember lots of them will be poisonous, so look but don’t touch.

Record your findings

Recording your seasonal sightings at www.naturescalendar.woodlandtrust.org.uk will help scientists observe how the changing climate is affecting the UK’s wildlife. For more information visit: www.woodlandtrust.org.uk

AUTUMN GARDEN JOBS

Autumn is a beautiful time of year with all the stunning tree colours and leaves on the ground.

On breezy days it may see pointless raking up leaves, but if you do you can put them on the compost heap and look forward to rich leaf mulch next year. Leaf mould provides nutrients for the soil, helps reduce weeds and allows the soil to retain more moisture.

If you don’t already have a compost heap or bin then October is a great time to start one, with all those leaves and cuttings to dispose of.

Remember to be on the lookout for hedgehogs in any leaf piles, untidy areas or bonfires.

Autumn jobs include:

1. Move tender plants, including aquatic ones, into a greenhouse or conservatory

2. Cut back perennials that have died down

3. Divide herbaceous perennials

4. Divide established rhubarb crowns to create new plants

5. Plant out spring cabbages

6. Harvest apples, pears, grapes and nuts

7. Prune climbing roses

8. Finish collecting seeds from the garden to sow next year

9. Last chance to mow lawns & trim hedges in mild areas

10. Renovate old lawns or create new grass areas by laying turf

HOW TO BUILD A HEDGEHOG HOUSE

The best time to build a hedgehog house is in late autumn, usually from mid-October, this is when hedgehogs start looking for a safe place to hibernate.

To build a House follows these steps:

1. Find a flat, quiet & shady spot in your garden to set up the house. An area close to a garden boundary is ideal, such as at the foot of a wall or fence.

2. Use a spade to dig a hole about seven centimetres deep and 45 centimetres wide.

3. Fill the base of the hole with a thin layer of dry leaf litter - dead plant material such as leaves, twigs and bark.

4. Lay bricks around the outer edge of the hole, making sure to leave a gap for the entrance. Overlap the bricks as you build so that the structure is stable. This should help to prevent predators, such as foxes & cats, from being able to knock the house over.

5. For the tunnel, use two bricks across the gap to make a roof.

6. Place a sheet of wood on top of the house for the roof.

7. Stack logs on top of the roof to weight it down. Add more logs at the sides of the house for camouflage and to help attract insects, which are an important food source for hedgehogs.

1 17/02/2023 16:29

8. The house is now ready for a hedgehog to move in!
