roadsword Security Services was founded in 1985 by John Granville. Initially providing property security with night watchmen and security patrols at random times of day or night. One customer in those early days was the Bliss Tweed Mill in Chipping Norton who required security during the renovation of the buildings into apartments as building materials and artefacts were being stolen. John Granville was soon looking for another way to protect property. Night watchmen and random security patrols were only effective when physically on site and labour intensive, so electronic security systems was the way forward, they’re ready to detect an intruder when the property is vacant and if it’s in the middle of nowhere, the intruder alarm system, if triggered, would in those days play a recorded message over a telephone line to the local Police Station for them to respond and attend.
Technology has changed and improved massively since those early days and in some respects equipment has become better value for money. There are however increasingly more manufacturers producing new technologies but also competing with one another on cost therefore quality, reliability and conformance can sometimes suffer. Today, Broadsword Security is the largest NSI GOLD accredited independently owned fire and Security Company in the area employing 24 local people of which 14 are engineers. The journey started with the ‘PETALS’ photograph taken by Pam, first used as the basis for her ‘VENUS’ fabric and wallpaper range. Pam decided to add a third dimension to image and chose Esti Barnes, well known for her signature 3-D rugs, to bring this idea to life.

Pam approached Esti who used her skill and expertise to transpose the photo into a rug. Esti achieved the stunning effect through the use of graduated colours and the combination of silk and wool, rather than to capture the image through the use of carved pile. The same mesmerizing ‘trompe l’oeil’ effect has been successfully used in Esti’s ‘EVERY STONE’ rug design. Delighted with the rug, Pam came to Esti with an even greater challenge: to work with her on a new design – transposing a multi-hued photograph of a Phuket sunset that Pam took during her honeymoon into a rug. The big difference between ‘PETALS’ and ‘SUNSET’ was the subtlety and the considerably greater number of colours in the latter. ‘It is exciting to take something 2-dimensional and turn it into a 3-dimensional object, where look and feel become important, without losing the artistic element!’ says Pam. Esti’s challenge was therefore more demanding and the project required 2 manufacturers and 13 months to complete. The work involved visualizing and calculating the colour combinations to be used in each square inch of the rug to be able to portray a real sunset. ‘I only used 10 colours to achieve this look which is actually incredible when you see the finished result, as I didn’t want to go overboard with the cost involved in dying 60-70 different colours. I normally use this many with my graduating designs, such as ‘OH! FRIEND’,’ says Esti. Through the skills of the weavers, the extensive communication back and forth with Esti’s studio and by combining the hues in different ways, the 10 colours magically became 27. ‘It was like doing a jigsaw puzzle and the letters of the alphabet were insufficient to label the different areas with the different colours’ she adds. We love colour, patterns and mixing these to evoke and feeling of relaxation in the room.

Typically, French style pays attention to detail. Should I have a survey? uyers often ask this question when purchasing a home because it seems like adding an unnecessary expense to the buying costs. However, it is considered wise to have a surveyor come and inspect the property and report on findings because, as with many ‘second hand’ products (excluding new homes) that they have history which is useful to know. Not only does the survey highlight any construction and legal issues that may be present but they will also advise on things to watch out on in the future; such as maintenance issues. Having a survey could be a cost-effective way to avoid unpleasant and sometimes expensive surprises after moving in. Surveys should therefore be considered as documents which add value to the property (if purchased) and seen as an investment as opposed to just an added cost. A house with the benefit of a survey can fetch a higher price in the market. What type of survey should I have? For a

Mortgage Loan, there will be a Valuation Surveyor who is sent to carry out a valuation on behalf of the Bank or Building Society but it is still recommended that you instruct your own independent surveyor to carry out a survey (Both Consumers’ Association Magazine ‘Which?’ and the Council of Mortgage Lenders give this advice.) This is because mortgage valuations are prepared for your lender; not for you, the borrower. Therefore, reports do not highlight personal concerns or give details of the condition of the property – just whether it offers suitable security for your loan which is secured against it. The RICS offers two types of survey for buyers; A Building Survey (formerly a Full Structural Survey) or the HomeBuyer Report (HBR) A Building Survey is a customised service suitable for all residential properties and gives full details of the construction and condition. The Building Survey is especially recommended for unusually built, run down,
Listed/older properties – or properties which have been significantly altered or with which you are planning a major conversion or renovation. The RICS HomeBuyer Report includes an inspection, a report and a valuation. It is different to a Building Survey in three ways: 1) It is designed for modern/new built houses, bungalows and flats. (Flats and leasehold ownership have special terms for consideration prior to purchase). 2) The HBR contains ‘Condition Ratings’ (Scaled 1-3) to elements of the building, highlighting what the surveyor considers to be the most important issues or defects which may require immediate attention or could affect the value. 3) The HBR includes the surveyor’s opinion of the current Market Value and Reinstatement Cost for rebuilding required for insurance purposes.
If the survey highlights that there are problems with the house – what should I do? A: Firstly, do not panic! Read the survey carefully so that you fully understand what issues have been raised and if you do not understand the terminology, do not hesitate to contact your surveyor and ask him the meaning of what has been said. Often buyers panic when reading the Report and assume the worst but, in most cases the problems are solvable and not as bad as initially anticipated. Most Agents and Surveyors will expect some issues to be highlighted within a Report, especially if the house is over 20 years old. This does not mean that you should not go ahead with the sale though. Speak to both your Agent and Surveyor about the findings and liaise about working through the problem areas and resolution with them.
