It’s easy to get stuck in the routine— your local farmstand, spin class, dog walking at the beach. But as everyone knows, the Hamptons has so much more to offer, if you can steel yourself against the traffic. (Some things never change.) On Memorial Day, my partner and I ventured out into the brisk and blissful late morning and headed from Bridgehampton to Orient Point, where we “scouted” a fabulous house for possible future publication and then wondered what to do next. After two ferry rides from the South Fork, it seemed like a shame to return home so quickly. We were advised to pop into Little Creek Oysters in Greenport (closed, alas), and then decided to head toward Southold, where I had been dying to check out the shops White Flower Farmhouse and White Flower, which have previously been featured in HC&G. They are utterly inventive and charming, and I was pleased to see that White Flower sells the heady fragrances of a local parfumier we are profiling soon, so all was good. Things got even better after we grabbed lunch at Southold General, where the acclaimed pastry chef François Payard turns out delicious sweet treats. And on the way back, we spontaneously detoured through Shelter Island Heights. Although I am familiar with most of the historic neighborhood, I had never gone to the very top of the hill, where houses with the most glorious views tower high above the water. Going off-piste is part of the thrill of the job, and usually (but unfortunately not always) part of my daily m.o. No matter what, I’m always eager to see what’s around the next turn.

Early Memories
Funny how names stay with you. The first trip I made after buying HC&G in 2009 was to the Hamptons, where I toured a house and met designers Jennifer Mabley and Austin Handler, who greeted me with open arms and best wishes for the continued success of their favorite magazine. It was my earliest inkling of the love the community has for HC&G ■ Then I kept hearing the name Lisa Perry. In 2012, when she hosted the inaugural Paddle for Pink event to benefit the Breast Cancer Research Foundation (BCRF), HC&G was working with Iris Dankner to launch Holiday House Hamptons, a designer showhouse also benefiting BCRF. What later evolved into the annual Paddle & Party for Pink grew to attract dozens of celebrities and raise millions of dollars for the cause. And so it went, Lisa Perry, Lisa Perry . . . who first appeared on our cover way back in July 2006 and more recently bought East Hampton’s legendary Scull House, designed in 1962 by architect Paul Lester Wiener, and transformed it into a showcase of work and furnishings by women artists and designers. These are only a couple of the reasons Lisa Perry will be presented with the 2023 Innovator Award at the Innovation in Design Awards (IDAs) at Bridgehampton’s Topping Rose House in August. (Previous recipients include Martha Stewart, Jack Lenor Larson, Edwina von Gal, and Harry Bates.) It’s a fun event for the design community and one of my favorites. TIPS
• If you’re fond of hardy tropicals but don’t completely trust Mother Nature, bring them inside for the winter before the first frost.
• Mulch or leaf litter is always a good idea for protecting plants that are marginally hardy in our region. Be sure to use these “exotics” in cut-flower arrangements, including their wonderful foliage. A vase of Farfugium leaves looks terrific on its own and will last a long time.
• Many of these plants grow rapidly, so learn how to propagate them, and share cuttings with friends.
• Regularly apply a good organic fertilizer, such as fish emulsion, and give some to your houseplants while you’re at it.

Pressing Engagement
A graphic designer applies her keen eye to the world of natural ephemera
Diane Burke sees beauty in found and forgotten objects that less attuned eyes might easily miss. A collage artist, forager, and collector based in Orient, she makes notecards and artworks that commingle some of nature’s simplest forms with manmade treasures salvaged from the past. Even dandelions are a marvelous thing to Burke, who enthuses over “their graphic shape and color.”
A graduate of Parsons School of Design, Burke worked as a graphic designer for 35 years at Eileen Fisher, where she honed her restrained aesthetic. “[Fisher] was my mentor,” Burke says, “and I had a front-row seat to her design process.”
During Burke’s tenure, she recalls being inspired by austere pressed-flower works on paper sold at Takashimaya, the iconic Japanese department store, and becoming fascinated by bookbinding. “I love paper and often attended
the annual stationery show at the Javits Center. There, I discovered paper by Fabriano, a family-owned mill in Italy, which I still use today.”
Upon retiring from corporate life, Burke launched Diane B. Handmade, a line of paper goods and framed works featuring pressed flowers and other ephemera both foraged during nature walks on local beaches and accumulated after visits with a passionate personal network of farmers and garden lovers. “I also have a closetful of vintage frames,” she adds, “mostly acquired from private estate sales and my antique collector friends.”
Burke has enjoyed gathering flora since she was a child. “My mother is from Montana, and my family would take summer trips there,” she recounts. “My stepgrandfather gave me a book about pressing wildflowers, and that’s when my love for the craft began.” The flora, she points out, needs to be free of moisture for

Each flower is hand-glued with the help of a fine paintbrush and then positioned on paper with tweezers. An antique bookbinding press completes the job. optimal pressing. “You have to forage when the sun is out and not on an overcast day, or the mist will linger on whatever you might be foraging.”
To begin a piece, she places her bounty face-down in a double layer of parchment, which she then positions between marble slabs and leaves untouched for 10 days so that it becomes as dry as possible. Next, she arranges the flowers on porcelain trays, typically organizing them in the way that she intends to glue them onto paper with a natural adhesive. The process of “building the piece,” she says, “often involves flipping the flowers, or maybe liking the underside better. Getting them to where I want them to be can sometimes take a few days.”
Before applying the flora to paper, she pencil-marks the area she’ll be working on, using precut Bainbridge mat board frames as a guide. With the help of a fine paintbrush, she dabs glue on the flowers and then places them with tweezers
within the marks into graphic patterns, whether circular wreaths or simple lines of singular stems. Although she previously used heavy books for the final pressing, she now relies on “Tom,” a circa-1880 bookbinding press named for the illustrator friend she acquired it from.
Final pieces are then hand-delivered to a smattering of shops on the North Fork and Shelter Island. “I choose who I think I want to sell my cards to,” she says, acknowledging the circle of supportive vendors in her tight-knit community. And she has recently found room to expand, having moved into a new farmhouse in Orient with “a scallop shed from 1850” and plenty of space to “hang wildflowers upside down to dry and also to store my collection of vintage frames. The North Fork, with its abundant big skies, beaches, and antiques, is my perfect environment.” —Doug Young

Jack’s Stir Brew has moved from Division Street to Main Street, giving Sylvester & Co. Modern General’s “Dreamy Coffee” and Sagtown Coffee a run for their Apple Pay. At 117 Main Street, their neighbor Jennifer Hallock Designs has opened a debut retail outlet offering housewares, kitchenware, accessories, and artwork.
“I am looking forward to combining my love of beautiful objects and creating art into one thoughtful space,” Hallock says. For 25 years, decorator Bella Mancini and her husband, Jeff, lived in New York City and spent weekends at their summer getaway on the North Fork, but the desire to make a permanent move to the East End grew more urgent as time went by, particularly with the dawn of the COVID-19 pandemic in 2020. “We had tossed around the idea of moving to Sag Harbor for many years,” Mancini says, “even though we weren’t ‘Hamptons people.’
We had both grown up in places that had more of a hometown feeling, and we knew that as our eldest was starting high school, the idea of trying something new was creeping up on us faster than we realized.”
While they were house-hunting for “a contemporary home—but not one that was huge, with lots of things to take care of,” Mancini and her husband found a single-story dwelling on a private two acres with lots of potential for them and
their two children, Paolo, 15, and Paloma, 11. The only problem? “There was already an accepted offer on it, but as luck would have it, the deal fell through, and the house became ours. We knew she was a winner.”
They decided to keep the footprint of the four-bedroom structure while reconfiguring the space to fit their lifestyle needs—a challenge pulled off with some facility, given Bella’s design chops and the input of Jeff, a marketing executive who has a master’s degree in architecture. “We’ve designed all our previous houses together,” Mancini says, “and luckily, we usually agree on everything! Here, we replaced all the windows and blew out the back of the house with huge expanses of glass. We entertain all summer long, and our home is always filled with people, so it has been designed to take advantage of the outdoors from almost every room.” Additionally, the couple are avid cooks, making good use of both the sleek Bulthaup kitchen indoors and a tricked-up outdoor kitchen. “My husband is a fisherman and also has a very robust garden, so we are pretty flush with fresh fish and produce from June to October.”

During the design process, Mancini recounts, her studio director “encouraged me to think of the project as sort of a lab. What normally doesn’t work for clients, for example, could easily work for us. I’ve always been influenced by my Southern California roots and have a rather obsessive love for Australian design, so you can find nods of both here and there.” Since founding her firm in 2000, Mancini has adhered to a guiding mantra of “beautiful, but livable,” a theme that’s deeply embedded in her new digs. “We ask clients to be as honest as possible about what their life looks like,” she says. “If you eat Indian takeout for dinner on your coffee table every Thursday night, then tell us. I don’t want to give you a coffee table that’s going to stain.” In every project, the decorator also routinely checks off what she calls her “always list,” key elements that make a successful home. These include a heady array of wood tones, gorgeous deep colors, lots of texture, and provocative lighting. She’s also partial to a combo of vintage and new. “I source vintage from all over the
place, from Beall & Bell in Greenport to 1stdibs, Chairish, and eBay. And I love a tag sale.”
Furnishings in the house include a marble slab from Marmi Stone that now serves as the top of her coffee table (“It kind of floats”), a vintage Aalto side table, wool-bouclé accent pillows from Pierre Frey, and a chrome pedestal that she “bought at the Chelsea flea market 25 years ago. I still like that shimmer.” Various textiles and textures add further layers of interest, from the living room’s Joseph Carini carpet to a fringed mirror in the guest room.
Having grown up in a home in which some spaces were “off limits,” Mancini is pleased to have risen to a higher level of “beautiful, but livable” functionality in her new Sag Harbor abode. “Some people might think that having a white couch in the living room is insane,” she says, “but ours is covered in a high-performance outdoor fabric. And the throw pillows—well, I’m not attached to them. After all, I have a puppy. Although I would be sad if anything happened to the pillows from Pierre Frey!” ✹

Sometime in the early 1920s, a Brooklyn stonemason built a country retreat for his growing family in Laurel, a farmland community on Long Island’s North Fork that still retains much of its agricultural charm. Later handed down over several generations, the cedar-shake structure had little left to recommend it when four present-day cousins put it up for sale in 2018, but that was just the right recommendation for Sarah Binder Mehta and her husband, Punit. “It’s better to put your own stamp on something,” Sarah says. “We wanted a fixer-upper.”
That they got. Although beautifully sited on a bluff overlooking Great Peconic Bay, the house was a warren of dark rooms with tiny windows just begging to be opened up to sweeping views of the water, and the staircase leading to the second floor was so steep, narrow, and tight against the front entrance that “you practically bumped your nose when you walked in,” Sarah recounts. Additionally, the bathrooms were antiquated, and the kitchen not much better. Although the couple
values cozy, “we also wanted to have lots of guests,” Punit says. Above all, adds Sarah, “it had to appeal to my sense of fun.”
To help transform the house into the getaway of their dreams, the Mehtas turned to designer Gideon Mendelson, who had worked on two previous projects for the couple and is known for his calming, elegant aesthetic. Although Sarah’s ideas for the house tended to lean toward “a little bit of fantasy,” she says, Mendelson remained unfazed by her storybook outlook, tempering her more fanciful suggestions while accommodating her husband’s desire for welcoming spaces fit for frequent entertaining. “Instead of drawing on the familiar Hamptons environment of neutral, sandy colors and pale water tones,” Mendelson says, “I went for a more dramatic palette, deepening it in places with jeweled hues.”
Local architect Nancy Steelman completed an elevation to the roof while Mendelson reconfigured the rest of the house. (“I don’t think an original wall remains,” Punit says.) Sliding glass doors now run the entire length of the lower level on the bayside, where a new combined living and dining area have replaced three

tiny bedrooms. Mendelson also added a generous skylight to illuminate an L-shaped staircase in the newly airy double-height foyer, designing a wave-like accent for the risers and covering the walls in a blue lattice inspired by a photograph of a garden room Sarah had shown him.
Positioned somewhat surprisingly against the entry’s whimsical lattice is a petite Bergmann piano—perhaps an unlikely choice for most people but an essential one for Sarah, who is president of PianoPiano, a rental company founded by her father in the 1970s. The Mehtas’ 16-month-old daughter can barely reach the keys, “but you can tell she already realizes that she can make a sound,” her mother says.
Sarah’s passion for printed wallpapers and luxuriant trims further reflects her taste for fantasy. The media room’s Fern wallpaper from Cole & Son “reminds me of the hanging plants I loved in the breakfast room of the home I grew up in,” she recalls, while her penchant for the far-flung is reflected in Quadrille’s Isfahan wallpaper in the downstairs guest room and Jim Thompson’s Peony Trellis fabric used for the drapes in the living and dining area. Mendelson struck a smart balance by opting for clean-lined seating pieces, including a suite of reissued mahogany-and-rattan dining chairs originally designed in 1957 by Josef Frank for Svenkst Tenn. Their lyre-like backs are suggestive of upside-down anchors or mermaids’ tails. “I insisted on keeping things sophisticated even when they were playful,” he says.
Nothing is more playful, though, than the proliferation of decorative monkeys, Sarah’s pet obsession, scattered throughout. “After Punit and I started dating,” she says, “he started calling me his ‘little monkey.’” It just so happens that Mendelson, a bit of a monkey maven himself, had been holding on to some of Clarence House’s Jembala fabric, a lively print featuring monkeys and other jungle creatures, “for a kid’s room or a playroom,” he says. Instead, it’s now the focal point in the secondfloor guest room in the form of eye-catching roman shades. Sarah even calls the house Bandarstan “because ‘bandar’ means ‘monkey’ in Hindi,” she says. It’s a fitting name for a place where fantasy has a home. ✹

At his own brand-new house overlooking Gardiners Bay, decorator Scott Sanders reaches for the sky

One would think that leaving a storied home and exquisite gardens on East Hampton’s prestigious Further Lane might be a heartbreaking endeavor, but for interior designer Scott Sanders and his husband, retired corporate lawyer Peter Wilson, the time came to embrace their wild side. “Peter has always had a desire to live on the water,” recounts Sanders, who keeps offices in New York and Palm Beach, “and unbeknownst to me, he had been looking [for another property] for a number of years.” Wilson eventually stumbled on a stunning cliffside setting overlooking Gardiners Bay, reached by a steep 93-step stairway leading down to a private beach. “I remember it was very cold and raining when we drove over to see it,” Sanders continues. “I said, ‘If it’s this beautiful in the rain, then it must be incredible in the sun.’”
During the nearly 15 years that the couple lived on Further Lane, Sanders says, the road “got busier and busier,” and this new parcel provided them with an opportunity to “create a space that was very quiet, all about nature and openness, light and air.” Designing the home from scratch presented an added bonus, since they used the same architect and builder as the Further Lane house, BarlisWedlick and Trunzo Building Contractors. “I give them a lot of credit for working with a couple who have a ton of opinions, one of whom is an interior designer!” Sanders says

with a laugh, adding that he and his husband are generally sympatico when it comes to decision-making. “The two of us collaborated on the architecture and the gardens and the overall feel of the house, and as for the decorating, I incorporated a lot of items from the previous house, which I either reupholstered, repainted, or reused. This home has a connection to our 17 years together as well as our earlier lives. It has a sense of continuity.” It’s also a fitting new showcase for Sanders’s “greatest hits”: furnishings he has aggregated
during the last two decades and longed to find a permanent place for. These come from various favorite sources including Wyeth, Orange in Los Angeles, and ShowPony in Palm Beach.
Ample in size, the house is surprisingly intimate, thanks to a floor plan that essentially comprises two separate, linked structures, so that “when you are in a space it’s about that one space, and you can see to the next space through a division or a pathway,” says Sanders, whose smart color sense, anchored by a pal-

ette of nautical blues, further connects the rooms into a seamless whole. “Peter, whose favorite color is green, was a very good sport about everything. He said, ‘I suppose you are going to do blue, since we’re on the water.’ But while you want a cohesive thread with any project you’re working on, you also want the rooms to have their own feel. Each pavilion and each wing here, for example, has its own shade of blue.”
Of note in the living room is a Sanders-designed rug whose pattern is meant to evoke “either oars or waves in the water,” and in the kitchen, blue stone and tile work in tandem with warm wood cabinetry to create a cocooning effect—most appropriate for a couple who love to entertain, cook, and bake.
Such a spectacular setting also calls for spending much time outdoors, so the couple enlisted landscape designer Craig Socia to make a plan that would be the antithesis of a formal garden. Invasive wisteria was replaced with a native plant palette centered on beach grasses, which went into the soil even before construction began. Now it forms an undulating field of green framing the infinity-edge pool. “It looks effortless, but it wasn’t effortless,” Sanders says with a smile. “It’s all about the view and how you get to the view. On some projects, things just click into place, and everything came together on this one. To have that happen while you are working on your own house is wonderful. All the surprises were pleasant surprises, which is very rare.” ✹

A 1920 Dutch Colonial in Greenport embarks on a colorful new life

welve-year-old Gretchen, a bouncy Brussels Griffon, didn’t exactly tell Roric Tobin and Justin Concannon to buy the 1920 Dutch Colonial they had been renting in Greenport. But she so enjoyed the walk to and from the beach that Concannon called Tobin one day and said, “We should just buy this house.”
TTobin, an interior designer who also produces his own furniture line, and Concannon, an agent with Sotheby’s International Realty, are no strangers to spotting real estate with lots of potential. They had been renting the Greenport property while building the third of three houses in nearby Orient, all of which had sold almost as soon as they were completed. Meanwhile, the shingled two-story rental had won their hearts even before they noticed how many original details hid beneath decades of paint layers or realized that the lot could accommodate a sweeping swimming pool—an unusual commodity in the heart of the village. The backyard, Tobin adds, provides ample space for Gretchen “to chase bunnies and squirrels and frolic in the sunshine.”
Two beaches lie just around the corner from either end of their block, and downtown Greenport’s shops, restaurants, and galleries are a three-minute walk away.

But the street, in a neighborhood known as West Dublin, is quiet and virtually free of traffic, ideal for enjoying lazy breakfasts and coffee on the side porch. In the spring, rows of cherry trees “form a tunnel of blossoms,” Tobin says.
Despite the house’s considerable charms, it was “tootoo small” for the couple’s needs, says Concannon, since it was “technically a three-bedroom, but the third bedroom was tiny, and there was only one bathroom.” So they built a 750-square-foot addition on the back, com-
prising a primary bedroom and bath upstairs and a family room below. The shower in the new bathroom has a view of the Shelter Island ferries as they come and go. Because the couple wanted to respect the history of the century-old house, they sourced as many vintage materials as possible. A floor joist from a nearby abandoned barn was hewn into floating shelves for the kitchen, and a beam from the salvage company Lumber & Salt now bisects the primary bedroom’s lofty ceiling. Tobin, who first got his taste for design while creat-

ing stage sets as an undergraduate at Yale, prefers to make bold statements, an aesthetic he fine-tuned during his years working with the larger-than-life decorator Geoffrey Bradfield. The architectural refinements to the home handsomely showcase the graphic, eye-catching art that Tobin says “is such a focus of my work and of our life.” Donald Sultan’s aluminum Red Wall Poppy punctuates the sitting room, holding a contemporary conversation with an Andy Warhol crayon daisy and a Takashi Murakami flower ball, while Roy Lichtenstein’s lithograph Still Life with Lemon and Glass holds court in the adjacent dining room.
The artworks—referencing the natural world of fruits and flowers, sea and sand—help give the house what Concannon calls a “good nature energy,” also evident in furnishings like the dining table, which Tobin designed from a single slab of strikingly veined black marble resting on a pedestal of whitewashed driftwood. Punctuating other spaces are occasional tables made from multicolored geodes sourced in South America. They are the inevitable outcome, Tobin says, of having grown up as “a nerdy kid who liked to order rocks from the Nature Company.” Outside, at the far end of the pool, two of Tobin’s sculptural, powdercoated steel Crane chairs seem poised to take flight. “Cranes,” Concannon says, “are Chinese symbols of longevity, immortality, and wisdom.” Arguably they have something in common with Gretchen, who obviously knew a good thing when she saw it. ✹

A light, flavorful dish that’s as easy to make as a smoothie
COLD CUCUMBER AND AVOCADO SOUP
3 medium cucumbers (1¼ lbs.), peeled, seeded if necessary, and cut into chunks
1 Haas avocado, pitted and quartered
2 c. arugula
1 c. loosely packed soft herbs, such as mint, basil, chives, and chervil, plus more for garnish
1 garlic clove, peeled
¼ c. lime juice (from 2 limes)
1 T rice vinegar
2 T extra-virgin olive oil, plus more for drizzling
Green sriracha, or your favorite hot sauce to taste
1 c. plain Greek yogurt, plus more for serving
1½ c. buttermilk
1 tsp. kosher salt, plus more to taste
Freshly ground pepper
1 c. sugar snap peas, thinly sliced
Put the cucumbers, avocado, arugula, herbs, garlic, lime juice, rice vinegar,
2 tablespoons olive oil, hot sauce, yogurt, buttermilk, salt, and pepper to taste in a blender and blend until smooth. Refrigerate until cold.
To serve, pour into bowls and top with a dollop of yogurt, some herbs, the snap peas, a drizzle of olive oil, and salt and pepper to taste. Serves 4 to 6.
