Just listen to the people who live in them. ■ “The house is described as a staircase among the trees,” H20CM founder Tim Goldbold says of his Eugene Futterman abode in Southampton (“On the Edge,” page 110). “It has really sharp, defined lines, but it’s completely livable.” Interior decorator Jayne Michaels, who owns a 1972 Joe D’Urso home in Springs (“Boxed Gift,” page 66), marvels at how the designer proved that “a house could recede into nature.” And lawyer Susan Spagna, the owner of a Harry Bates home outside Sag Harbor (“Super Cool,” page 88), didn’t realize “the importance of nature to feelings of centeredness and well-being” until she and her husband, art dealer Fred Dorfman, bought their house on a wooded hillside. What’s more, her husband adds, “I think we became comfortable as a family here.” ■ Cold, forbidding, standoffish? I beg to differ.

You’ll notice that the five modernist houses featured in this issue all have black façades, but they have a lot more in common than that. All are dedicated stops on HC&G’s 20th-Century Modern House Tour with Hamptons 20 Century Modern (H20CM), and all were built in the 20-year stretch between the early 1960s and early 1980s. “Modern” houses often mistakenly get a bad rap for being cold and hard to live in, but on the contrary, the best ones embrace nature and a sense of place, ceding grand gestures or pompous extra layers.

The Talk around The company been about history and architecture. This month, HC&G’s first-ever 20th-Century Modern House Tour with Hamptons 20 Century Modern (H20CM) has invited design enthusiasts to tour a carefully curated collection of five modernist homes dating from the early 1960s to the early 1980s, all of which are featured in this issue. ■ The tour has made me think about my own little piece of architectural history. The dam and the foundation of what is said to be the oldest mill in continuous operation in the United States lies on my property. First built in 1688 on the Silvermine River in Silvermine, Connecticut, the Buttery Sawmill burned down and was rebuilt in 1741. I dug up architectural drawings for the mill on the Library of Congress’s Historic American Buildings Survey, and they look just like contemporary plans for modern barns. It makes me smile, for it appears that whether in the 1680s or the 1980s or right this minute, a simplicity of purpose defines the best architecture we have. m arianne h owaT son CEO/Publication mhowatson@candg.comDirector

TIM GODBOLD Hamptons 20 Century Modern, a nonprofit organization that aims to preserve modernist architecture on the East End, came about because “there are no other local conservancies looking out for important modernist buildings,” says its founder, interior designer Tim Godbold, whose own 1975 Eugene Futterman house in Southampton is featured in this issue’s “On the Edge” (page 110). “It reminds me of home, of grow ing up in Australia on the beach,” he says of the structure. “There’s a feeling of optimism and a better future.” —Shannon Assenza

A native of Merrick, Long Island, writer David Sokol grew up amid 19th-century farmhouses and 1920s Tudor Revivals, not to men tion “a mini movie colony that Ed Begley and Errol Flynn lived in when they worked in New York theater.” In addition to writing the texts for all five of the modern ist houses included in this issue, Sokol has a new book, Hamptons Modern: Contemporary Living on the East End, out this fall. “I feel uniquely energized about archi tecture from the modernist era,” he says. “I like knowing how a building stands and why it works.”

“It’s really exciting to shoot a longer-form project incorporating multiple homes and to see how they relate to one another,” says photographer David Mitchell, who trained his lens on all five of the modernist houses featured in this special issue. Having stud ied advertising photography at Rochester Institute of Technology before making his way to New York City, the Brooklyn resident credits photographer Scott Frances as his “biggest influence in learning about photographing architecture and interiors. I am forever grateful to him.”

So just what does one do when presented with a surfeit of extra wood and a little spare time during the Hamptons off-season? Make birdhouses, of course. Poulakis uses lots of pine and is especially partial to recycled Western cedar, since exposure to sun and rain heightens its grain and growth rings, giving his birdhouses a rustic charm. (The cedar, he says, is “God’s gift to man, like tuna in the ocean.”) The more weathered pieces (“the knottier, the wartier, the more holey, the better”) often become the front façades of the birdhouses, which Poulakis makes in his basement during the wintertime and sells in the hotel’s gift shop. His family deems his hobby “birdhouse therapy.”

A ny innkeeper knows that constant requiresrenovation,maintenance,andrebuildingalotofsweat equity—and a lot of lumber. “We’ve taken apart so many things over the years that there’s always a surplus of slightly used wood,” says Steve Poulakis, the secondgeneration owner of the Hampton Maid hotel in Hampton Bays. “Even a weathered board, once you plane it, can still be useful.”

In addition to using what material is at hand, Poulakis also sources salvaged split lumber from Riverhead Building Supply. “I typically make 12 to 20 birdhouses at a time, first deciding on which boards to use for the fronts, roofs, and floors,” he says. “Then I’ll start by cutting fronts, backs, and three-inch-wide sides by making marks on the chop saw.” The fronts are then placed in a clamp and drilled with a seven-eighths-inch hole, its edges softened with a rasp. “I make the holes small for wrens and chickadees so that more aggressive, larger birds can’t

access them.” Using nails and industrial bonding agents, he assembles the shells on top of slightly wider (four-anda-half-inch) floors. “Most of the roof angles on the buildings at the hotel are 45 degrees,” he adds, “and the birdhouse shapes are intentionally similar.” The finished structures are then branded with the Hampton Maid logo—a Colonialstyle maiden holding a tray of steaming food, originally sketched on a napkin by Poulakis’s mother, Marion, who founded the hotel with her husband, John, more than 60 years ago. Poulakis often adds a few scratches below the back of the entrance hole so that “baby birds can crawl up more easily to have a look at the world. But usually, their parents have already taken care of that for me by filling the birdhouses with just enough nesting material.”

Today, it’s celebrated for its crisp blue-and-white interiors and oceanfront dining deck—plus legendary barbecueRenownednights.for its 1892 McKim, Mead & White–designed clubhouse, the patrician Shinnecock Hills Golf Club in Southampton has been home to five U.S. Open tournaments and welcomes a slightly more diverse membership than its clubby beachfront brethren (it was the first American golf club to admit women). Sunset cocktail hour on its expansive veranda offers mind-bending views of pink-blue skies, the kind that inspired William Merritt Chase to get out his easel. Not to be outdone by the course at Shinnecock, East Hampton’s Maidstone Club, founded in 1891, is generally thought of as the most prestigious in the Hamptons, with two golf courses, tennis, beachside dining, and a huge pool all anchored by a half-timbered clubhouse soaring above the beach. It drew a flurry of attention when Norwegian shipping magnate Arne Naess, Jr., let his membership expire after the club denied membership to his wife, legendary entertainer Diana Ross. The property cemented its status in the film Grey Gardens with the line, “Someone has to pay for the Maidstone Club and all those goddamn crab sandwiches!” As it happens, the Maidstone doesn’t serve sandwiches—onlycrab lobster rolls. —Steven Stolman HISTORY OF A HOUSE A man’s home may be his castle, but that doesn’t mean it’s right for everyone. Balcastle, a crenellated brick-andlimestone structure inspired by an Irish castle and listed on the National Register of Historic Places, struggled to find a buyer for several years before quietly changing hands in 2021 (it was last listed for $3.55 million). Located on nearly half an acre in Southampton Village, the fortress-like pad was built in 1910 by J. Edward Elliston, a carpenter and selftaught designer, and has long been considered a local landmark. By 1920, though, the house had become a commercial space, home to Simmions Vocal Studio, and by 1938, the Hamptons outpost of Yovin, Inc. Hats and Gowns, which had shops in New York City, Palm Beach, and Paris. It later changed hands and again became a private residence, at one point housing a Bulova heiress who reportedly kept bear cubs on the property. In 1998, architect William Sofield purchased the home and spent nearly a decade restoring it. “I was in shock at its state of disrepair,” Sofield recalls, “but I can’t remember a time when I wasn’t enamored with Balcastle. Working with architect Jeff English, Michaels and Pickard replaced wall-to-wall carpeting with white oak planks and swapped a prefabricated sunroom, which had been attached to the building’s south elevation, with a 12-foot-tall volume. “It never occurred to me that you could work in that dimension,” Pickard exclaims, “although there’s no reason to feel that it’s an extension.” The residence otherwise appears almost like a time capsule that Blumenfeld and Falzack themselves had sealed and whose current owners have refrained from uncapping. “We’ve got to be stewards of this house,” Michaels recalls telling Pickard when they bought the structure. “We’ve got to maintain its integrity.”

Joe D’Urso, Springs residence, 1972

JOE D’URSO’S NAME WAS NOT ON everyone’s lips when he designed a threebedroom house in Springs for psychiatric social workers Harry Blumenfeld and Martin Falzack in 1972. D’Urso, not yet 30, had opened his eponymous studio five years earlier, after working briefly for the visionary Ward Bennett—and it would be another couple of years before he had his star turn, designing an unsentimentally minimal studio apartment for shoe-store heir Reed Evins, which then caught the eye of Calvin Klein, who tapped the phenom to design his bachelor pad and New York menswear offices. Owned since 2014 by interior decorator Jayne Michaels and lawyer Todd Pickard, the Springs residence demonstrates a preternaturally mature philosophy of home design that prioritized discipline and unorthodox material sources. For a profile in The East Hampton Star, D’Urso described his early clients as “people who had fairly low budgets and not a lot of baggage.” Blumenfeld and Falzack clearly belonged to this trailblazing group, as “[Blumenfeld] had been considering buying a builder’s model house for $30,000 until D’Urso talked him into a custom design for the same amount,” Norma Skurka wrote in a 1973 issue of The New York Times Magazine. (The median price for a home in America in 1972 was about $27,000.) Aiming for uniqueness on a budget, D’Urso composed a stepped rectilinear volume using off-theshelf grooved plywood siding and sliding doors, with a spiral staircase topped by an eight-foot-square skylight at its core. D’Urso further demarcated the atrium-like center with crisscrossing cable draped between lally columns.“Thisis a very rigorous, almost German house—nothing is left to chance,” Michaels says. “But it possesses a soul, and it is wonderful to be in.” The sun, she notes, flows through the domed skylight and infuses the interior with spirit, and the abundant sliding doors offer the ultimate in indoor-outdoor living, considering how occupants can open and shut the planes according to whim.D’Urso’s early fame was not necessarily kind to the designer as the years went on. For each critic who celebrated his abstract, functionfirst approach, another claimed that he traded domestic tropes for gimmicky rubber surfaces, meat-market doors, and restaurant sinks. Some industrial affinities are on display here, such as the stairwell cabling’s marine turnbuckles and the kitchen’s butcherblock counters. But Michaels, who has admired D’Urso throughout her career, prefers to view the vocabulary as deliberately muted. “Joe’s clients are brilliant individuals for whom the changing seasons are fascinating,” she explains, adding how D’Urso proved that “a house could recede into nature.”

BETTY REESE WAS ROCKET FUEL. When Raymond Loewy hired her to head public relations for his emerging design stu dio in 1940, Reese turned the industry talent into a household name and landed him on the cover of Time magazine in 1949. During the following decade, Reese wielded enough media power that she could sign off on Loewy coverage before it went to press. In 1955, Reese catapulted another young designer into the nation’s consciousness. After finding out that her office colleague Andrew Geller had begun moonlighting as an architect for residential clients, Reese asked the 30-yearold to create a budget-friendly summer escape for herself on a small stretch of Gibson Beach, in Sagaponack. The whimsical A-frame—at $7,000, it cost approximately the same as the first postwar Levittown houses—captured the attention of Reese’s newspaper and magazine contacts, whose coverage created a slew of commissions for her young protégé. A storm wiped out Reese’s getaway in 1962, and the following year Geller designed a new cottage that was equally small and easy to maintain. This time, though, the project was sited on five rolling acres much higher up, on the Bridgehampton moraine. It also ignited a significant shift for the architect, whose vocabulary of “basic geometries” had suddenly turned “ . . . fractured, their surfaces multifaceted or incised with flaps, fins, and slits,” Alastair Gordon writes in Beach Houses: Andrew Geller. Indeed, for the new Reese com mission, Geller truncated and creased the familiar A silhouette, studding its walls with triangular windows whose shading devices are folded out from the cedar-shingled skin. The lofty interior is a stark counterpoint to the exterior’s self-reflective appearance, anchored by a central stone fireplace that channels the wooded site’s camp spirit. “While still exuber ant,” Gordon continues, “the architecture feels more anxious, more defensive.”

Sag Harbor–based interior decorator John Bjørnen takes a more romantic view, calling the building a “living, breathing sculpture whose windows are like the gills of a fish, reminding Betty of the ocean.”

A recent owner, Bjørnen updated systems and employed a black-and-white palette—a throwback to the cottages of his Norwegian childhood, he says—as part of a 2011 reinvest ment project completed in tandem with land scape designer Joseph Cornetta. The house then sold to hospitality entrepreneur Noah Tepperberg, who later tapped Farrell Building Company to construct a larger main resi dence at a higher point on the site.

Reese’s prized woodland gem is currently owned by psychologist Ifat Knaan-Kostman and her husband, who purchased the proper ty in 2021. “I was blown away by it,” KnaanKostman recounts of her first walk-through of the structure, which the couple use as a guesthouse. Her appreciation for Geller—and for modernist preservation—has only ripened with the passing months. “The genius of the house is its ability to make a statement about the future and simultaneously to feel serenely open to light and air. To destroy beauty like this is simply wrong.”

Spagna and Dorfman’s updates and addi tions to the property are a testament to their reverence for both Bates’s handling of space and Spectre’s unflagging attention to execution. In 2003, Bates Masi + Architects designed a one-story pavilion adjacent to the original building, about which Masi says, “The different scale and volume was a way of separating the old from the new, and to not distract from the original architecture.”

The Spectre house, Spagna reflects, is a case study in the possibilities behind conserving resources. “Using a talented architect,” she says, “allows you to not demolish and rebuild from scratch. Planned obsolescence and a teardown mentality are harmful to the Earth. You should be able to make an original structure better by upgrading it.”

Speaking to Architectural Digest in 1975 about his weekend home in the woods north of Water Mill, for example, he claimed that “ground was broken within a week of finding the land.” In a monograph published a year before his death in 1992, he described the residence—occupied today by gallerist Fred Dorfman and lawyer Susan Spagna and originally designed by early Hamptons modernist architect Harry Bates—as “one of the first indoor-outdoor houses” out East, “a spaceship in the woods compared to its shingled neighbors.” The reality of the Spectre house diverges slightly from myth. “Expedited drawings would have taken closer to four weeks,” comments Bates’s longtime partner, Paul Masi, of Bates Masi + Architects. (Bates is retired and now lives mostly in Florida.)

Bates had been practicing architecture for two decades when Spectre commissioned the project in 1972. To meet Spectre’s exact ing schedule, the architect devised a soaring wood-and-glass volume that drew upon design conceits from his earlier successes on the South Fork and Fire Island. “The house, rather than intruding on the forest, seems an organic and natural part of it,” AD exclaimed in its cover story. That assertion still holds true for Spagna, who says, “My family was from Brooklyn, and all I ever wanted was to live in Manhattan. It wasn’t until Fred and I rented and later bought this house that I realized the importance of nature to feelings of centered ness and well-being. The house turned my head around.” Dorfman adds, “When our son, Blake, was a toddler, we could play tag around the house because there were no hallways. More generally speaking, I think we became comfortable as a family here.”

FIFTY YEARS AGO, THE IPX Corporation’s concept for the North Hollow community in Northwest Woods was just one of many subdivision requests being floated in the Town of East Hampton. But the developer’s proposal for a swath of land hugging the coastline of Gardiners Bay raised an unusual amount of local ire. When IPX submitted the 40-acre project to the public in 1972, the Town Planning Board deemed the street layout “unimaginative,” and the following year, when the North Hollow application was expanded to 64 acres, a newly formed watchdog group issued a counter-scheme to put pressure on investors to cluster houses and preserve local habitat. IPX ultimately developed the land with few substantive changes to its original vision. To call the completed subdivision unimaginative, however, would be to overlook an important innovation: IPX filled North Hollow’s one-acre lots with contemporary houses by progressive architects such as Norman Jaffe and Harry Bates. The home featured on these pages, designed by Bates in 1981, is now occupied by George Doomany and Norman Goldblatt, former New Yorkers who split their time between East Hampton and Palm Springs. In 1980, shortly after finishing a pyramidal house for himself on one of IPX’s own lots nearby, Bates permanently moved his studio from New York to Southampton. But the 1981 design on North Hollow’s namesake drive bears little resemblance to his own residence. The three-bedroom structure is almost classi cal in its bearing, with a double-height central volume flanked symmetrically by two shorter wings. Bates Masi + Architects’ Paul Masi says he “wouldn’t be surprised” that his mentor and business partner had veered a bit from boister ous modernism. “Harry was sort of dogmatic about working with a simple palette of materi als and focusing on experience, although he would have dabbled on the edge of something else if the client had wanted it. He’s never had the ego that you expect from architects. And he would have rather stayed home than do the same thing over and over again, too.”

After Dupuis’s death in 2012, a second owner “had done a beautiful job of renovating the kitchen and baths,” Doomany adds. In turn, he and Goldblatt focused on exterior repairs and replacements, as well as updating interior flour ishes like closet doors and baseboard moldings.

In addition to expressing Bates’s approach to his craft, the house eventually became a regal backdrop for specimen plants. Original owners Andre Dupuis and Kenneth Kroft were both avid gardeners, and after Kroft’s death from AIDS-related pneumonia in 1989, Dupuis continued improving the grounds with the help of his live-in friend David Murbach, a horticulturist who selected the Rockefeller Center Christmas tree, among his other headgardener duties, between 1984 and 2010. All three men were particularly devoted to shrubs and small trees, and from certain outdoor per spectives the house appears to occupy a bowl of Goldblatt,rhododendrons.aretired fashion executive, and Doomany, who works in private equity, bought the house in 2017, having recently shifted their taste toward mid-20th-century modernism after 40 years together. Bates’s design appealed for its ranch-style living, and Doomany notes that the pair’s Boris Gertzen–developed home in Palm Springs also boasts a cruciform plan and a single level.

Doomany has additionally invested sweat equity in the arboretum-like acre that activists had once feared would not be possible when North Hollow was developed. “I’ve been a seri ous gardener for 25 years and am so gratified that we have been able to restore the landscape like we’ve restored the house,” he says. “We feel like we inherited a legacy.”

Eugene Futterman was one such shapeshifter, first working as a modernist early in his career in the 1960s and ’70s. His 1975 design for the Southampton weekend resi dence of IBM manager Nancy Ford and her then-husband, advertising executive Charles Balestrino, was emblematic of how deftly Futterman handled that era’s prevail ing vernacular. Sited on an acre that had been peeled off a larger estate, the threebedroom house “has really sharp, defined lines, but it’s a completely livable home,” says the Australian-born interior designer

A RCHITECTURE IS OFTEN described in powerful terms. “When we build,” John Ruskin wrote in The Seven Lamps of Architecture, “let us think that we build forever.” Constantin Brancusi is said to have described architecture as “inhabited sculpture.” And then there’s the oft-quoted Mies van der Rohe maxim, “God is in the details.” In day-to-day practice, however, few architects wield such license. They are in fact service providers who depend on satisfied cli ents to stay in business. And staying in busi ness means shifting priorities and aesthetics to keep pace with trends.

Tim Godbold, who has owned the structure since 2019 and is the founder of Hamptons 20 Century Modern, a nonprofit that aims to preserve important modernist houses and save them from demolition. The building comprises a dynamic pair of triangular volumes, in which one wedge mimics the hillside that ultimately descends to an arm of Peconic Bay; its mate is narrow and spiky, seemingly breaking through the tree canopy. Ford says she remembers want ing to “put the house back off the road for privacy,” and Futterman obliged by position ing construction high up on the acre and minimizing windows on the project’s streetfacing elevation. Futterman gave the secluded residence a very public identity thanks to geometry alone. Inside, the architect achieved yet another balancing act, reconciling an open plan to Ford’s desire for vignettes by stacking the space over four levels. “The house is often described as a staircase among the trees,” Godbold comments. In his recently completed modernization, Godbold made Futterman’s layering more legible by inscrib ing the living area with a slanted wall. He also installed several counterpoints to the original design, such as a ziggurat-shaped fireplace and an integrated planter that he describes as an homage to other late-modernist architects such as Paul Rudolph. In his book Weekend Utopia, Alastair Gordon identifies Futterman as an early pro ponent of 1980s-era Shingle Style architec ture and tells of a 1983 commission for which he replicated drawings of a Southampton cottage from an 1897 issue of Harper’s. Two years later, Futterman was hired to design the revivalist house that replaced Robert Motherwell’s celebrated home and studio in East Hampton, which the Abstract Expressionist artist had adapted from a Quonset hut with French architect Pierre Chareau 40 years earlier. So why did Futterman turn his back on his earlier modernist impulses? He died too soon, at 51 in 1987, to share the reasons directly. But the homes that remain from the first part of his career demonstrate how, in the right hands, modernist architecture could relate to nature in an unprecedentedly energetic way. And how most architects, even very talented ones, sometimes decide to switch gears.
