LETTER FROM THE EDITOR

HIGH FIVE! CHANGE, AS THEY SAY, IS ALWAYS IN THE AIR, PERHAPS NEVER

more so than in the past five years. The Hamptons has seen an unexpected surge in real estate transactions, home building, decorating projects, and garden transformations, and accordingly, this fifth annual edition of The Hamptons Design Guide has been devised to keep you up to speed on the newest trends, coolest resources, top design professionals, and more. Dreaming of building a house with an airy great room? Think again: With increased numbers of people working from home, hyper-delineated spaces serving specific purposes are becoming part of architects’ floor plans more than ever before. Holding back on taking the plunge, given the tight real estate market and higher interest rates? Some brokers would advise going for what you love, arguing that there’s no time like right now to aim for what your heart desires. Want to know more about wetland flagging, natural stone quartzite, and the best pollinator plants? Our experts have all the answers. And if you are buying, renting, or redecorating a home and want to shop till you drop, turn to our “Ultimate Shopping Guide” (page 158) for a comprehensive compilation of the East End’s top home accessories shops. So, grab this guide, tuck it into your bag, and get ready for your next Hamptons home lover’s adventure. Enjoy!

LETTER FROM THE CEO

REACHING OUT MY NEIGHBORS AND FRIENDS ARE COMPLAINING ABOUT HOW

difficult it is to get anything done at home, from large-scale redecorating projects to routine plumbing repairs. And my neighbors and friends who are architects, builders, and interior and garden designers are grateful to be swamped with business, but nevertheless stressed by having to turn clients away or asking them to reach out again in six months. HC&G predicted this situation last year with its annual readership survey, which revealed that 60 percent of our readers were intending to redecorate, remodel, or renovate within the next 12 months and planning to hire interior designers (72 percent), builders/contractors (66 percent), landscape designers (64 percent), and architects (57 percent) to help them. Interest in renovating old homes and building brand-new ones continues unabated, and the 2022 Hamptons Design Guide—brimming with opinions and advice from experts and all the products you may need—couldn’t be more timely. Particularly noteworthy is “The List” (page 161), a compendium of design professionals whose work has been featured in HC&G during the past year. It is completely objective and cannot be bought, as it has its origins solely with the projects showcased in HC&G and the talented people who created them. So, keep this guide handy for all the information you need, or view the digital edition anytime at cottagesgardens.com/hdgonline.

“Properties that go quickly and at a premium are the ones that don’t need any work. In this market, and even in markets that are not as robust, it’s a great time to buy something that needs work.” —Rylan Jacka

“If you can resolve issues that are daunting to most other buyers— those who maybe don’t want to get their hands dirty or don’t have the capital to do major improvements—then go for it. A C-minus property turned into a B-plus will sell quickly.” —RC Atlee

“Not everybody can afford new construction, so a fixerupper is the way to go for quite a few people.”

THE HAMPTONS DESIGN GUIDE 2022

—Martha Gundersen

DOUG YOUNG (JUNE 2020)

“If you’re a handy, DIY kind of person, and if you get a deal on a property in need of work, a fixer-upper can pay off handsomely.” —Denise Wilder

STYLE CENTRAL: WHAT’S HOTTER THAN HOT RIGHT NOW? “Higher-level finishes and slightly smaller square footage. And multigenerational flexibility, such as space for working from home or an in-laws suite.” —RC Atlee

“The great room has lost some of its appeal. People who are working from home like to work in one space while their kids are at work or play in another, so ideally they want more than one living room, plus a den.” —Denise Wilder

TOP AND BOTTOM: TRIA GIOVAN (JULY 1, 2021, AND AUGUST 2020)

“An open kitchen, high ceilings, and a morphing of modern and traditional.” —Martha Gundersen

“Transitional lines from the outside and an open floorplan inside.”—Dana Trotter “Homes that look traditional on the outside but are very modern within. People are leaning toward modern more than ever before.”

COMING TO TERMS: A BUYERS’ BRIEF “An offer that’s not contingent on a mortgage.” —Martha Gundersen

CERTIFICATE OF OCCUPANCY (CO):

“An updated CO ensures that a house is approved by the town and legally habitable. Older homes have often had changes made to them without permits, so you want to be sure that everything has been done to code.” —Denise Wilder

LOT COVERAGE:

“Always check the clearance restrictions on a property’s grounds—many of them have been overcleared or under-cleared.” —RC Atlee

PYRAMID LAW:

“A line drawn from the middle of the lot will dictate how tall a house can be and also affect the home’s overall silhouette.” —RC Atlee

THE HAMPTONS DESIGN GUIDE 2022

WETLAND FLAGGING:

“The distance of a property to a wetland can seriously impact a property’s value. Sometimes a large parcel can legally only accommodate a small house, so make sure its wetland flagging has been updated.” —Rylan Jacka

BUYING AND RENTING: THE INS AND OUTS “Many seasonal brokers don’t want to deal with rentals because there’s a lot of back and forth. But it’s important [for brokers] to do rentals, too, because it can lead to so many other possibilities.” —Dana Trotter

“As far as investment is concerned, you don’t want to be the most expensive house on the block. Buy something that you can add value to over time, and always be thinking about resale.” —Martha Gundersen

“Both the sales market and the rental market are challenging and competitive. Some potential buyers are exasperated by low inventory and might gravitate toward renting, whereas renters who can’t find something they like are opening up to the idea of purchasing.” —RC Atlee

“A lot of the deals we’re doing now, both sales and rentals, are for properties that haven’t even hit the market. There’s so little inventory, we’re practically knocking on doors to find more.”

—Rylan Jacka

36

THE HAMPTONS DESIGN GUIDE 2022

“We’re still in a seller’s market, and there’s not enough inventory, so you need to move quickly and be aggressive. The luxury of time is not on your side.”

—Denise Wilder

READ MCKENDREE (SEPTEMBER 2021)

“A broker with a lot of experience is key to guiding you to a sale. Most new agents in the business don’t have enough experience troubleshooting.” —Dana Trotter

IS STAGING WORTH THE EXPENSE? “Thirty percent of the time, staging is 100 percent worth the expense. Many houses will be torn down no matter what duvet covers are chosen, but I’ve seen some properties where a $30,000 staging investment could have netted the sellers $120,000.” —RC Atlee

“It’s difficult to talk clients into staging because they think it’s too expensive, but ultimately it makes them more money.” —Martha Gundersen “If a house is cluttered and doesn’t show well, staging can make a huge difference.” —Dana Trotter

“Staging is especially helpful with new construction or any kind of house that feels empty. It’s very difficult for people to envision what their new home might look like.”

—Denise Wilder

TOP AND BOTTOM: TRIA GIOVAN (JULY 1, 2021, AND MAY/JUNE 2021)

“People are buying everything now—not just nice furniture, but even utensils in the kitchen drawers. If you stage it right, they’ll buy it.” —Rylan Jacka

YOUR HAMPTONS DREAM HOME

WHERE TO RENT? WHERE TO BUY? “Sag Harbor Village is always in demand because it’s so close to everything, but you also sacrifice space, size, and elbow room.” —Martha Gundersen

“There’s really not a single spot on the East End that, if purchased for the right price, will not turn into a good investment.” —RC Atlee

“When possible, renters want to be walking distance to water and have easy access to amenities. That’s why Montauk is popular: There’s always water nearby.” —Denise Wilder

“Pine Neck, North Sea, and Noyack are good options for people who are looking in always-tight Sag Harbor, as long as they are willing to stretch outside their comfort zone.”

IS IT RISKY TO BUY OR RENT SIGHT UNSEEN? “During the pandemic, people were renting sight unseen, which led to some pretty uncomfortable situations if they felt they weren’t getting what they paid for. We had to develop a ‘sight unseen’ disclosure [in our contracts] because of this.” —Rylan Jacka

WHAT HOMEWORK SHOULD CLIENTS DO

BEFORE MEETING WITH OR HIRING AN ARCHITECT? “Investigate and become familiar with different architectural styles, and be ready to tell your architect how you’d like to live—both now and in the future.” —Nick Martin

WHAT, IF ANYTHING, SHOULD BE SALVAGED

FROM A REBUILD?

“Unfortunately, the East End’s harsh environment can take a toll on older buildings, and there are many new codes that dictate structural limitations and energy-saving measures. Salvaging parts of an original structure, especially a wood structure, usually leads to increased cost and time, which is ultimately counterintuitive. In the end, it often makes more sense to build new.” —Viola Rouhani

“A lot of the overall master plan is going to dictate what you keep and don’t keep. The architect needs to determine what can stay and still ensure that the design is flawless.”

—Neal Stufano

“Vintage architectural detailing can be pretty, but sometimes difficult to replicate—you have to determine if it’s worth it.”—Siyu Liu 46

THE HAMPTONS DESIGN GUIDE 2022

TOP: TRIA GIOVAN (SEPTEMBER 2021)

“Some houses, even those with no historic significance, often have sentimental value—especially to people who have lived in the same place for a long time or have difficulty picturing how living on the same property could be different, or better. One main driver for keeping original details is to assess the shape they’re in, and what it’s going to take to salvage them or incorporate them into the new structure.” —Viola Rouhani

WHAT CLIENTS WANT NOW 1 SHOULD AN OLD HOUSE BE TORN DOWN? “It depends on how much money you are willing to spend. If historic features really speak to you, and you want to preserve them, then new is not always the best choice.”

“Home gyms with infrared saunas, outdoor showers, and views that still afford privacy.” —Viola Rouhani

“Smaller historic houses are more difficult to save, especially older ones that weren’t built on a good foundation.” —Siyu Liu “In some cases, it’s not worth it, although certainly there is a green initiative behind restoring and renovating older homes. In these instances, there should be a strong argument for retaining historic architectural elements or vernacular components.” —Nick Martin

WHAT DO HOMEOWNERS NEED TO KNOW ABOUT

HIRING AN ARCHITECT? “Clients need to go in knowing that there is a process, but the end result is going to be far superior to what they could have done on their own.” —Neal Stufano “Due diligence is important: Meet the architects in person, visit their office, and find out how they work.” —Viola Rouhani

ERIC STRIFFLER (MAY/JUNE 2021)

“The client-architect relationship is based on trust, experience, and the imagination of the architect. If you’re able to align yourself with an architect’s vision, it can be a special experience.” —Nick Martin

WHAT’S THE OPTIMAL CLIENT-ARCHITECT RELATIONSHIP?

“Clients should communicate their ideas to their architects and trust them to come up with proposals and solutions. Clients usually have their own understanding of how they like to live, and architects bring a lot of experience to the table. So figure out early on if you can have a good working relationship. It’s so important.” —Viola Rouhani

NEW CONSTRUCTION?

WHAT SHOULD CLIENTS BE INVOLVED IN, AND WHAT SHOULD BE

LEFT TO THE ARCHITECT? “Some clients are interested in the entire process, and some let us maneuver through the various stages and simply arrive when it’s turnkey. But ideally clients will present their ideas at the very start, and leave all the technical stuff to their architect.” —Nick Martin

“I love to sketch things out with clients and have them contribute, but you need to play ball and keep watching, and jump in if they stray off course.” —Siyu Liu “Clients should be very involved in the design but leave the execution to the architect. A good architect understands the essentials of a project, sometimes in a way that clients might not have envisioned originally.” TOP: TRIA GIOVAN (AUGUST 2020); BOTTOM: BATES MASI + ARCHITECTS (AUGUST 15, 2021)

—Viola Rouhani

“Clients should always be involved in the design program and finishes—the stuff they are going to see and touch every day. But they should leave the spatial specifications and engineering to the architect. Sometimes clients want to get involved in that part of the process, but it typically slows progress and increases the price, and the project ultimately becomes a not-fun experience for the clients.” —Neal Stufano

It begins with the client’s stories – stories about their past and stories about their future. How do they collect these stories? They give their clients a seat at the design table. rederico Azevedo’s gardens integrate the natural landscape into a comprehensive and intentional design. His understanding of architecture and the environment give each of his designs a perfect balance. His unique skills blend exotic and native plants to create a surprisingly reassuring and unexpected landscape. Azevedo has developed numerous major landscaping projects over the last two decades, both commercial and residential. In June of 2019, his hardcover book, Bloom: The Luminous Gardens of Frederico Azevedo, was published by Pointed Leaf Press. Bloom features hundreds of stunning photographs of Azevedo’s garden and landscape designs and explores the technical and conceptual elements of natural design as a medium. In his projects Azevedo develops long borders, planting masses of the same species of flowers, shrubs, or trees to build a sense of depth and guide the eye through the design. Implementing a combination of basic concepts—repetition of color, texture, and shape—he imbues his gardens with simplicity, balance, and a special elegance. Azevedo’s approach is direct and personal, discussing individual clients’ lifestyle, interests, and needs before proceeding with a project. Azevedo considers the architecture of the building and the surrounding property, and examines the plants and structures that are best suited to achieve a harmonic design between structure and landscape. As maintenance is vital for the existence and preservation of any project, Azevedo provides full landscaping maintenance through his company, Unlimited Earth Care. Azevedo’s creativity and botanical knowledge make him stand out in his field. Azevedo describes his work as, “A modern concept in that everything flows and is interconnected. The challenge is to keep the spaces open, while still providing interest and a diversity zone.” His eclectic mix of plants is both poetic and chaotic, controlled, and spontaneous. It’s a contemporary design that speaks directly to the new global environment.

“Introduce airy furniture pieces, like wicker. And painted wide-plank floors, walls, and ceilings give off a nice, beachy feel.” —Katie Lydon

“Nothing says summer like classic blue and white, but coral and white also feels super-summery, and it’s less expected.” —Young Huh “Place lots of plants and potted trees in interior rooms to tie inside and outside together.” —Vicente Wolf

“Be practical and choose light upholstery and curtain fabrics that will reflect the sun. Make sure they are outdoor fabrics that can stand up to harsh rays.” —Vicente Wolf

“Lightweight curtains billowing over an open window can’t be beat.”

HOW TO DECK OUT YOUR HOME BAR

“Incorporate wine refrigerators that show off your favorite vintages. And keep arrangements of liquor bottles neat and elegant— such as all your whiskeys on one shelf, or bottles in similar colors.” —Young Huh

“Pile on the glassware to make a statement, along with a great-looking ice bucket. And always have a minimum of six glasses in any one design.” —Vicente Wolf

“If you have just a bar cart, make sure it’s stocked with lovely glasses, cocktail napkins, a bowl of nuts, mini tonic waters and club sodas in cans, an ice bucket, and a few gorgeous liquor bottles.” —Young Huh 134

BETTER BASEMENTS “Keep basements light, fresh, and graphic. High-contrast lighting and great patterns are key.” ISABEL PARRA (JULY 15, 2021)

“Outdoor living rooms and shaded spaces for working.” —Young Huh

WHAT ARE YOUR FAVORITE

NEUTRALS AND WHITES?

“Benjamin Moore Simply White is light, fresh, and warm, without being yellow. At night, it sometimes conveys a slightly gold undertone.” —Katie Lydon

“PPG Delicate White is a perfect white.” —Vicente Wolf

Benjamin Moore Pale Oak (shown) is a classic, warm offwhite with some gray tones, and Benjamin Moore Seapearl is a great neutral that’s not completely white.” —Young Huh

WHAT ARE SOME IDEAL

PAINT COLOR COMBINATIONS? “Champagne gold with a creamy ivory. It’s interesting against metallic hues and pops with a little black or charcoal.” —Katie Lydon

“Try a rose in a bedroom offset by an unexpected green. It’s cool and different.” —Katie Lydon

TRUTH BE TOLD:

THE CRAZIEST DECORATING STORIES IN THE HAMPTONS “I had two clients who ordered similarly “A client of mine wanted to lie flat on heated stone slabs around the pool, so we made custom folding cushions similar to yoga mats. I’ve also made staircases and toy boxes for clients’ dogs.” —Katie Lydon

“After purchasing some extraordinary, very expensive speakers from France, a client asked us to find a street artist to cover them with graffiti.” —Young Huh

colored antique Tabriz rugs from the same vendor. One was very unique and cost $100,000 more than the other. Lo and behold, the client who had ordered the less expensive rug received the higher priced one by mistake. My, did she love it! And it looked great in her dining room, too! Then, when the accidental switch came to light with the second client, the first client did not want to give the rug back. She eventually did, and ended up buying a different rug instead of going with the one she had originally chosen. In the end, after much embarrassment, everyone was happy.” —Vicente Wolf

PATTERN PLAY: FUN WITH FABRICS “Opposites attract. Think of fabric juxtapositions in terms of yin and yang: a smooth fabric with a textured one, patterns alongside solids.” —Vicente Wolf

“With a more refined silk, go for solids. And a big bold floral looks good against a thin stripe. Sometimes people err on the safe side and do a plain neutral against a bold print. But then you’re not giving the print a proper backup.” —Katie Lydon

HOW SHOULD ARTWORK BE INTEGRATED INTO A ROOM? “We add clients’ art pieces to renderings and Photoshop it into designs to make sure it’s going to work well.” —Young Huh

“Artwork can make a space come alive, independent of the design scheme. And it reflects the personality of the clients and what they love.” —Katie Lydon

“Avoid matching the colors in a room to a painting, which is often an insult to the artwork itself. Artwork can almost always stand on its own.” —Vicente Wolf 138

“Don’t get stuck in a beigeand-cream rut. Experiment with navy, eggplant, ocher, and burgundy.” —Young Huh

WHAT DO CLIENTS NEED TO KNOW ABOUT GETTING PROJECTS DONE IN THE HAMPTONS? “Permitting can take a long time, so factor this in visà-vis your ideal move-in date. A minimum of 20 weeks is a ballpark for renovation or construction work, and if furnishings are not in stock, count on a wait of approximately 16 weeks.” —Vicente Wolf

“Try to do an install before Memorial Day. Which means, don’t call in March and expect a May movein date. During the high season, there’s so much traffic and so many events. A winter install is ideal.”

WHAT SIMPLE DECORATING TRICKS WILL MAKE A SPACE FEEL

OTHER THAN PILES OF OVERSIZE BOOKS,

WHAT LOOKS NICE ON A COFFEE TABLE?

“Decorative objects in groups of threes: one high, one medium, and one low, plus a shallow bowl or dish for corralling remotes.” —Vicente Wolf

“Most people don’t smoke anymore, but a big chunky ashtray is great for serving nuts or snacks. There are so many vintage ones out there.”

—Young Huh

THROW PILLOWS:

“Create a tablescape around a unique small sculpture on a decorative box. And don’t be afraid to put a cheese plate next to it when you entertain.”

—Young Huh

TRIUMPH OR TOSS-UP? “Pillows are a lovely way to add texture and a pop of color without a huge financial commitment.”

TRIA GIOVAN (SEPTEMBER 2020)

—Katie Lydon

“Unless you are a Hobbit, avoid tiny pillows and go for those with a decent scale, from 18 to 22 inches.” —Vicente Wolf “Pillows create added interest, but make sure they aren’t all matchy-matchy. Pillows that don’t quite match add a layer of complexity to a room.” —Young Huh

acqueline Cutler believes that a house should look like those who call it home. Cutler specializes in large scale and luxury interiors that reflect and enhance her clients’ lifestyle. A great listener, Cutler transposes her clients’ needs and dreams, into interiors that radiate refinement, style, elegance, warmth, comfort and quality. Some projects start with one room while others involve the entire residence or space. Cutler boasts a long roster of repeat clients which speaks for itself and has also led to commercial projects including professional offices and boutique and new build condo/apartment buildings. Project locations include New York City, Westchester, the Hamptons, Miami, Greenwich, Nantucket, and Vail, Colorado. Cutler’s practice insists that good design is knowing when to stop; to not overdo or overwhelm, but to let the personality of the client shine. “After all, it’s all about the mix, not the matching to create truly timeless and thoughtful design.” By incorporating art, architecture, and the interests of the family, Cutler designs beautiful interiors that create backgrounds for her clients to fully enjoy the art of their living.

home is ‘living art’,” according to designer Jolie Korek. “It’s not a place to merely make a statement, it’s a dynamic, multi-faceted expression of the people who reside there. The key to truly outstanding design, weaves in seamless functionality, so that it’s also experiential, it makes you feel good.” With a thriving design practice from Westchester, to Manhattan, to the Hamptons, Korek’s work has been featured in magazines such as HC&G, Architectural Digest (as part of a Sub-Zero campaign), and NY Spaces. “Who wouldn’t want to design in the Hamptons?! Nature has already done half the work for you”, she jokes, discussing her many celebrated projects on the East End. Here, her work brings the inside outside and vice versa, tapping into the innately serene feeling inspired by the landscape and light. She should know, Korek spends time year-round at her East Hampton home of 20 years. Today, Korek leads the way integrating tech and green design elements. Solutions like remote shades, skylights and other modern innovations bring a sense of ease and flow. Solar, radiant floors, green building materials and recycling are all part of her ethos. Her aesthetic draws from a background as a fine art gallerist and an avid world traveler. “Every element of a design has the possibility to be something special, that’s what makes designing such a joy. Nothing gets phoned in, everything is always fresh and new.”responsibly sustainable methods and practices.
